The study on Analysis of Influence factors on Items in Apartment House Maintenance Cost (공동주택 관리비 항목별 영향요인 분석 연구)

  • In this research, I finally came to a conclusion analyzing the connection among managing of each items in management expenses, the size of each complex and stories, and the term of using. (1) In the managing cost regarding to the management manner, although the managing cost of self-governing management is less imposed than the one of commission management, there is slight difference between those Costs. And it is more important to consider the effectiveness of management than to emphasize reduction of management cost. (2) The higher the stories, the higher the managing cost of elevator per the unit area. It Is caused by the fact that the father the distance of the elevator operating, the higher the electric charges. (3) The third of one of total management cost goes to pay the personnel expenses. So I found that the effective management of the expenses is available to reduce management cost. (4) The higher the stones, the lower the cost of personnel expenses including the cleaner cost. (5) The sum of costs assigned in repairment and management increases in proportion to the term of using. The costs assigned in special repairment and management are interacting to each other. (6) To reduce the management cost, we have to cut down the personnel in security guard that occupies one third of total management cost with application to the joint security system and operation of the self-governing guard. Through this process, it will be easy to accomplish the rationalization of contract with an outside order. Because the improvement of management service is not only the responsibility of owner but also the one of dwellers. And it Is imperative to realize the importance of cooperation and trust between the owner and dwellers. And the establishment of effective managing system which has convenience and rationality must be settled without delay.

Study for determining cross docking point local bases approach (크로스도킹 거점 결정을 위한 연구 -지역거점을 중심으로-)

  • The respective delivering vehicle loaded with the own cargo moves into the respective delivery area. At the base, the delivery points D1 and D2, for example, have the same starting point but the destination is different. The average delivering time of the delivery vehicle is mostly more than 8 hours a day. Therefore, the efficiency of delivery is generally low. In this study, the deliveries will be forwarded from a base station to a delivery point where cross docking will be applied to a single vehicle, and will be distributed from the cross docking point through cross docking. If the distribution is implemented, one vehicle will not have to be operated from the base to the cross docking point. In that case, logistics cost will be reasonably saved by the reduction of transportation cost and labor time. If one vehicle only runs from the base to the cross docking point, each vehicle will be operated in two shifts, and the vehicle operation can be efficiently implemented. This research model is based on the assumption that the 3 types of ratios between the traffic volume of the vehicles starting at the base and the vehicles waiting at the cross docking point are set to the first ratio of 30% to 70%, the second ratio of 50% to 50% and the final ratio of 70% to 30%. As a result of the study, The delivery time in the cross docking point is much higher than that in present on the condition that the cargo volume in the D2 area is more than 50%. Likewise, the delivery time is slightly higher on the condition that the cargo volume is less than 50%. Time is reduced in terms of 50% model like AS-IS model.

  • Recently, one of the solutions for the problems of construction industry such as low productivity, lack of experts, insufficiency of manpower, high percentage of calamity and so forth, construction automation which let underdeveloped construction production system be a ultramodern technology is under research. Internal study of construction automation has been initiated since 1980s focusing on robotics and semi-automation for reduction of labor. Therefore development of construction robots is being concentrated with the high development of information technology and Intelligent Excavating System(IES) project had been launched by ministry of land, transportation, and maritime affairs as one way of construction technology revolution business. This study introduces the final goal and the research progress until second year of IES.

Strategic Planning for the Contract-Managed Hospital Foodservice Through QFD Methodology (QFD 기법을 이용한 병원 위탁급식 운영전략 수립)

  • At present, health care industries throughout the world are struggling with the challenges to set up financial structures as cost-effective ways and means of satisfying customer needs for health care services. Many hospitals consign foodservice management to foodservice companies for the purpose of efficiency. The companies taking charge of hospital foodservice are also striving to gain an advantage over keen competitions. This study applied Quality Function Deployment(QFD) to one hospital (which will be shown as $\ulcorner$A hospital$\lrcorner$ below) managed by a contract foodservice company for the purpose of strategy planning to provide sustainable competitive advantage. First of all, this study scanned internal and external environment of $\ulcorner$A hospital$\lrcorner$ by means of a Quality Measurement Tool and a fieldwork study. With the result of environment scanning, this study elicited 20 strategies through SWOT analysis, which were categorized by 4 perspectives such as financial, customer, internal process, learning and growth perspectives. Finally, the priorities of 20 strategies were extracted from QFD methodology. According to the results obtained by applying QFD to $\ulcorner$A hospital$\lrcorner$'s foodservice, the strategies which $\ulcorner$A hospital$\lrcorner$ foodservice was obliged to introduce and implement were : the specialization of Children's hospital foodservice, scientific foodservice management through the standardization of foodservice operations, the maintenance of sanitary quality through sanitary system, the remodeling of facilities, the introduction of new equipment, the prompt and accurate response to customer needs, the development of appropriate patient menus, the provision of competitively priced meals for patient selection, the development of a demand forecast model by considering the characteristics of a children's hospital, improvement of productivity and the reduction of labor costs through the employment of experienced employees based on their seniority.

Evaluation of a Prototype SF6 Purification System for Commercialization

  • Korea Electric Power Corporation (KEPCO) uses large amount of SF6, one of the potent greenhouse gases, in electric equipment for electrical insulation. KEPCO is developing SF6 recovery and purification technology to minimize the release of SF6 into the environment, to secure certified emission reduction, and to save purchase cost of new SF6 by reusing the refined SF6. A prototype SF6 purification system using cryogenic solidification technology has been built in demonstration scale. To evaluate the feasibility of the commercialization, the system has been operated to purify large amount of used SF6 in a long-term operation and the performance has been economically evaluated. The system was stable enough for commercial operation such that it was able to purify 5.4 tons of used SF6 from power transmission equipment in 2-month operation. Over 99% of the SF6 was recovered from the used gas and the purity of the purified gas was over 99.7 vol%. The operation cost, which is the cost of refrigerant (liquid nitrogen), electricity and labor, per kilogram of purified SF6 was 6,526 KRW. Considering the price of new SF6 in Korea is about 15,000 KRW per kilogram this year, about 56% of the purchase cost can be saved.

A Study on the Performance of Mechanical Pressurizing Equipment(MPE) for Improving Bond Strength of Repair Materials for Concrete Box Structures (콘크리트 박스 구조물용 보수재의 부착강도 향상을 위한 기계식 가압장비(MPE) 성능에 관한 연구)

  • The rehabilitation methods used in existing concrete box structures rely on the method of attaching the repair material to the section of the structure with a spray equipment. In the case of ceiling or wall parts, the adhesion force to the repair material may be reduced by the gravity and dead load after construction. In subway structures, vibration causes a problem that reduces the initial adhesion. Supplementary measures are needed as the quality of repair varies depending on the worker's proficiency and construction environment. In this study, mechanical pressurization equipment was developed that can apply a certain pressure after construction of a repairwork to solve problems such as reduction of adhesion of repair materials by gravity and variation of repair quality by labor work. To find out the effect of the pressurized equipment, a chamber similar to the field conditions was constructed to measure the attachment strength different from the pressurized condition, the section, and the environmental conditions. The pressurization differed from the other parts, but the adhesion strength of up to 70% was increased.

No-till Farming System: Research Direction and Outlook in Korea

  • No-till farming system has been extensively studied all over the world as the effective method for maintaining the soil fertility. The general advantages of this system have been well known for reducing the labor, fuel, machinery, and irrigation cost as well as for increasing the soil quality through soil aggregation, water infiltration, microbial population and etc. Recently, it becomes more popular with the increase of interest on sustainable agriculture, especially because of its higher carbon sequestration potential compared to conventional tillage. Crop residue management should be essentially included to look forward to achieving the positive effect on reduction of greenhouse gas. Nonetheless, there are also negative opinions on effect of no-till farming system. For example, some researchers reported that soil physical properties were not improved by no-till under certain soil and climatic conditions. This means no-till farming systems were strongly affected by the soil characters and climatic conditions. Therefore, the researches to meet the specific-regional characters are greatly needed in order for no-till farming system to successfully settle in Korea. The objective of the review article is to present the future direction and perspective on no-till farming system in Korea. For this purpose, we summarized the results of domestic and foreign researches about no-till farming system until now. Specifically, the chapter on foreign research consisted of four parts: positive and negative effects, the effect in paddy soil, and latest research direction (2012-2013) of no-till farming systems. Whereas, review for domestic researches was divided into two main parts: paddy and upland soils. In the final chapter, the priorities for the optimum conservation tillage in Korea were discussed and proposed through the previous researches.

  • To cope with increasing requirements of cost reduction, labor saving, and rapid construction, the purpose of this study is to investigate the structural behavior of PSC monolithic and spliced girders. Three tests were conducted on reduced-scale girder specimens having same type. This paper presents the result of experimental studies on the load-deflection behavior in which different joint and amount of tendon as major variables were investigated. The first one used a monolithic girder was arranged with three tendons. The second one used a spliced girder was joined with three tendons after producing five segments. And the third girder was produced in same conditions with the second girder and arranged with additional tendons. The experimental results show the difference of behavior between monolithic and spliced girders.

Current Situation of Environment-Friendly Production of Apples (환경농법에 의한 사과생산 실태 및 경영개선)

  • In this study, questionnaire were made to environment-friendly producers of apples regarding farm management methods in low-input production method. utilizing organic materials, production and marketing of apples with lower agricultural chemical residues. Besides, five apples farms were visited to find out their management situation by employing the low-input production method in order to protect the environment as well as consumer's health. Those five low-input apple farms were scattered in Kyungbuk, Chungnam, and Chonnam Provinces, There were not many low-input apple farms across the nation from the beginning and, as a result, increasing the sample size was basically very difficult. Most of these farms were using 140hrs of labor per 10a, of which 30hrs in pre-season management, 25hrs in plowing and weed control, 15hrs in disease and pest control, 20hrs in harvest and marketing and 50hrs in miscellaneous activities. Relatively, pest control takes much time in that they would spray pesticides 7-10 times a season to control the apple disease, 9 times on the average. The average gross revenue of low-input apple farms was about \2,000,000/10a, and their average yield was 2,000kg/10a, which are 25% and 13% lower, respectively, than the ordinary apple production case. This means the low-input farmers are inefficient in marketing their products. On the other hand, their production costs were 20.4% higher than the ordinary apple farms on the average. Since the imported foreign fruits including apples must use various agricultural chemicals on their way to the export markets, the domestic low-input apples have competitive edge over them in therms of food safety. In order to improve the low-input apple industry, active cooperation is needed among the producers, government and researchers more than ever. Among other things, production cost reduction and quality improvement with lower chemical residues are part of the urgent matters to be done.

An Empirical Analysis on the Compromised Delivery Model of Traditional Market Using Delivery Application (배달앱을 활용한 전통시장 배송 모형에 관한 실증분석)

  • Purpose - The purpose of this study was to propose a win-win development plan for not only suppliers of delivery applications but also traditional market vendor companies and delivery riders by analyzing existing delivery models and presenting a new delivery model to enhance competitiveness of the traditional market using delivery apps. Research desgin, data, and methodology - Specifically, small retailers, such as traditional markets and supermarkets, presented a compromised delivery model that utilizes the platform of specialized delivery app service providers for order reception, and that the delivery is delivered by delivery systems jointly hired by Vendor companies, such as franchising companies. To validate the significance of the trade-off delivery model, a cost-benefit analysis was conducted by those involved in the delivery application. Results - From the perspective of suppliers of specialized delivery applications, it is analyzed that the use of specialized delivery applications in traditional markets will be a new market opportunity for service providers to achieve increased sales. It is expected that consumer choice and satisfaction will be increased as convenience and accessibility of traditional market businesses that were available only through direct visit from the user side of the delivery application will be expanded. From the standpoint of delivery application franchises, it is analyzed that they can seek to increase sales and increase customer service as well as ease labor cost burden due to joint employment of delivery riders. The delivery rider will be able to seek to improve customer service due to job security, wage stability, risk reduction and overheated competition due to direct employment. Conclusion - In conclusion, the compromised delivery model solved the problems raised in the preceding study conducted on delivery application suppliers, users, franchises, and riders to establish that it could be a strategic alternative to increasing sales and expanding detailed rights for the self-employed in the traditional market, which are experiencing difficulties in management. However, the adoption of a compromise delivery model requires social consensus from those involved in the delivery application and requires legal, institutional and policy support, which will require continued follow-up research on the delivery model in the future.
