The Effect of the Consumers' Residential Satisfaction and Investment Value on the Purchase Intention (소비자의 주거만족도와 투자가치가 매입의도에 미치는 영향)

  • The purpose of this study is to analyze the relation between the housing value and residential satisfaction, housing' investment value, and also the effect the purchase intention. Recently it has been argued that the consumers' investment value can have influence on the housing market, however it is extremely rare to find research market. Through this study, influencing relationship on how the factors of housing value can affect the residential satisfaction and investment value is figured out. Last, in order to analysis the influencing relationship of purchase intention, the questionnaire for residents were conducted. The analysis is done based on 585 significant research materials gathered from the questionnaires. For analysis methodology, this research is using SPSS 21.0, AMOS 18.0, along with analytic techniques, such as implementation of basic statistical analysis, reliability, and structural analysis. Following is the results summary of the research: First, results of a factor analysis extracted four factors of housing value: residential quality factor, economic factor, brand factor, accessibility factor. Second, we find from the residential quality, brand of the housing value were statistically effect of the residential satisfaction and investment value. Finally, residential satisfaction and investment value had a positive influence on purchase intention. The result indicates the housing buyers' positive investment value and residential satisfaction increase the purchase intention in housing market. The better the housing buyers' investment value on the real estate market, the higher the market activity.

The Effect of Foreign Direct Investment on Corporate Financial Performances: Focused on Comparison between Korean SMEs and Large Enterprises (해외직접투자가 기업의 재무성과에 미치는 영향: 한국의 중소기업과 대기업 비교를 중심으로)

  • This study aimed to empirically analyze the effect of Korean companies' FDI(Foreign Direct Investment) on their financial performances, particularly divided into profitability, stability, growth and activity, while comparing distinct financial performances between SMEs(small and medium-sized enterprises) and large enterprises whose corporate attributes are different from each other. As research subjects, this study selected FDI Korean companies from the directory of oversea-expanded companies of KOTRA(Korea Trade-Investment Promotion Agency) and used financial data from a total of 409 companies(136 SMEs and 273 large enterprises) with complete financial data for the first five years after the initial investment out of all the financial data from 1990 to 2021. The analysis results can be summarized as follows; In the profitability sector, FDI had positive effects on ROA(Return on Assets) and ROS(Return on Sales) of SMEs, while having negative effects on those of large enterprises to the contrary. In the stability sector, FDI had no statistical significance for SMEs, while having significantly negative effect on LEV(Debt to Equity Ratio) of large enterprises. In the growth sector, FDI had significantly negative effect on AGR(Asset Growth) of SMEs, but showed no significant results for large enterprises. In the activity sector, FDI showed no statistical significance for SMEs, while having positive effects on ATR(Asset Turnover Ratio) and FATA(Fixed Asset Turnover Ratio) of large enterprises. In conclusion, it was found that when having made FDI, SMEs and large enterprises showed different financial performances from each other in terms of profitability, stability, growth and activity.

  • The previous studies have investigated the effect of social capital on innovation performance. However, the previous studies investigating the relationship between social capital and innovation performance have assumed a black box in the linkage. According to the knowledge based view, firms with inter-dependent relationship can make innovation through sharing processes of knowledge. In other words, social capital as intangible resource results in knowledge management activities which can increase innovation performance. And increasing innovation can make relationship satisfaction promoting relationship investment gradually. Therefore, research hypotheses are made from social capital to relationship investment. From the empirical results, except for the effect of knowledge sharing on both product innovation and relationship satisfaction, almost all hypotheses are reported to be significant. And product innovation performance positively affects relationship satisfaction, and relationship investment is positively affected by relationship satisfaction. From this study, we can know the importance of knowledge management activities in strategic management view.

Monetary Policy Independence and Bond Yield in Developing Countries

  • This paper investigates the impact of monetary policy independence shock on bond yield by allowing for heterogeneous coefficients in the model based on panel data for 19 developing countries using quarterly data from 1991 to 2016. First, we estimate the model using conventional panel VAR estimation with the assumption of homogeneous coefficients across countries. Second, by performing Chow and Roy-Zellner tests to check the homogeneity assumption, we find that the assumption does not hold in the model. Third, we apply a mean-group estimation for panel VAR as a solution for heterogeneity panel model. The results reveal that central bank independence is effective in reducing bond yield with the maximum at period 6 after the shock. Shock one standard deviation bond yield has a negative effect on consumption and investment. We determine that central bank independence has a contradictory effect on real activity; a negative effect on consumption but a positive influence on investment for the first two years after the shock. Additionally, we split our sample into three groups to make the subgroups pool. Our empirical result shows that monetary policy independence shock reduces bond yield. Meanwhile, the response of economic activity to bond yield varies for all three groups.

The Analysis of Investment Determinants in Angel Investors: Focus on the Financial Characteristics (엔젤투자자의 투자의사 결정요인 분석: 재무적 특성을 중심으로)

  • This paper investigates the financial factors affecting angel investors' investment decisions for 818 firms from 2009 to 2018 in the Korean venture investment market. We construct a quasi-experimental design using propensity scoring matching and compare the investment determinants between investment firms and matching firms. The main empirical findings are as follows. First, we find that angel investors are more likely to choose firms based on a firm's growth such as profit and assets rather than profitability or financial stability. In addition, we identify that they prefer the firm not only higher intangible assets but also higher R&D expenditures. Second, we find that angel investors consider both growth and activity ratios in the firms for over three years and have entered the mid-stage of startups. Overall, we confirm that the investment decision of angel investors mainly focuses on the venture startups' growth trend or future growth potential rather than the realized profitability or financial stability. We also infer that the possibility of performance creation is an important investment factor along with growth for the mid-stage startup.

  • Urban public service is goods and activities which satisfy public demands for the political, social, economic, cultural activity and household affairs of individual or groups and which urban government supply with free of charge. In view of government, in addition to fairness of facilities location, location of such facilities are to be determined the respect to cost of locating facilities and developmental direction in the future. Therefore, it is necessary to study on feasibility. A feasibility study Is an effective tool in determining the decision of investment or not and the level of investment priority on Projects requiring a sizeable investment and the feasibility of a project. The first, it is to select reasonable location. It was selected four and two by consideration of facilities distribution and connection with others. Six proposal selected was estimated by five element of approach, demand, symbol, reality, environment. In result proposal I was chosen. The next, it is to estimate scales. The finally, it is to study on economical efficiency. Net Present Value was came out ₩4.4billion by 20years and Inter Rate of Return showed up 11%. in addition, it offer various benefit by public facilities. In conclusion, this project is reasonable.

Analysis of the Capability of Korean Construction Companies for International Investment Development Business

  • Korean overseas construction has been on the rise, and exceeded the 2011 goal of $50 billion by securing $59.1 billion in orders. However, these orders were heavily concentrated in the Middle East (50%) and plant construction contracts (75%). This study suggests that, to maintain growth in foreign markets, Korea construction companies should enter into the high value-added investment development business and aggressively seek ways to diversify their regions of activity and construction types. To secure the entry of Korean construction companies into lucrative markets and better understand the competitive factors facing Korean construction concerns, a survey of the literature and focus group discussions targeting relevant experts were carried out. From those efforts, a list of 44 competitive factors crucial to entering and competing in the international investment development business was developed. Survey responses were analyzed by applying IPA. The results revealed that while Korean concerns compete well in engineering/technical capabilities, maintaining a cooperative relationship with contractors, and warranty/after sales service capabilities, their ability to obtain business information on the target country, to form private/public cooperative systems, and to build international human networks require immediate improvement.

  • The growth of digitalization processes around the world, covering almost all areas of human life, including the Fintech sector. In the field of financial technology, radical changes are taking place with increasing levels of automation, openness and consumer focus. In addition, in the context of the spread of coronavirus infection, quarantine and forced isolation, the role of digital technology is coming to the fore worldwide, including in Ukraine. The purpose of the article is to assess the development of Fintech ecosystem of European countries and outline the strategic parameters of domestic Fintech development. The study concluded that the investment raised for the Fintech industry increases annually and the quality and size of transactions gradually increases. Today, Fintech maintains its position as one of the most attractive markets for venture capitalists and the image of an industry with high potential, especially in the era of open banking. The most attractive markets for investors are mature markets, such as the United States, Germany and the United Kingdom, and the preferred niches for investment - the vertical of payments and lending. Trends in investment activity in terms of investing in financial technologies are studied. Moreover, investors prefer businesses that already have a significant scale or considerable potential to achieve it and become sustainable businesses.
