Trusted and Transparent Blockchain-based Land Registration System

  • Fraudulence, cheating, and deception can occur in the commercial real estate (CRE) industry, besides the difficulty in searching for and transferring properties while ensuring the operation is processed through an authoritative source in a trusted manner. Nowadays, real estate transactions use neutral third parties to sell land. Indeed, properties can be sold by the owners or third parties multiple times or without a proper deed. Moreover, third parties request a large amount of money to mediate between the seller and buyer. Methods: We propose a new framework that uses a private blockchain network and predefined BPMN instances to enable the fast and easy recording of deeds and their proprietary transfer management controlled by the government. The blockchain allows for multiple verifications of transactions by permitted parties called peers. It promotes transparency, privacy, trust, and commercial competition. Results: We demonstrated the easy adoption of blockchain for land registration and transfer. The paper presents a prototype of the implemented product that follows the proposed framework. Conclusion: The use of Blockchain-based solutions to resolve the current land registration and transfer issues is promising and will contribute to smart cities and digital governance.

  • This study examined the importance of screening for changing bodybuilding and fitness category. The screening criteria for bodybuilding, the background and reason for the creation of new bodybuilding and fitness items, the screening criteria for new items, and the use of drugs were described. The current bodybuilding gives high marks to excessive muscles and excessive diet conditions, and new bodybuilding category have been newly established in line with the recent global trend of pursuing natural beauty over abnormally excessive muscles, and the screening criteria also prioritize the balance of ideal and overall muscles to fit your height and weight. In addition, fitness events such as physique and bikini are gaining popularity with the establishment because they focus on not excessive muscles and natural elements of the body that ordinary people can challenge. Since athletes as well as ordinary people are using drugs to increase muscles and suffer side effects, IFBB(International Federation of BodyBuilding) and KBBF(Korea Body Building Federation) should consider and improve the current bodybuilding screening standards that avoid excessive muscles, and it is believed that bodybuilding and fitness events will develop only when strict punishment and continuous anti-doping education are carried out.

  • The domestic gaming industry is a globally competitive field, but growth has recently slowed and competition in overseas markets is intensifying. Accordingly, it is important to analyze the investment status of the domestic gaming industry and study ways to revitalize it. The game industry is a labor-intensive, high-value-added industry that occupies an important position in the domestic content industry. However, the number of businesses and employees has been steadily decreasing for several years, and polarization within the industry is worsening. This is the effect of a decrease in investment in an industrial structure in which labor costs are the majority of production costs. Accordingly, we analyze the current status of the domestic gaming industry, and also analyze the investment status of the gaming industry and the investment structure of domestic venture capital to study the scale and required period of investment and investment projects needed to promote the industry. In this study, "the investment status of the domestic gaming industry and proposed revitalization measures. We study cooperation between the government, businesses, and academia to solve the problem of declining investment and slowing growth." We expect to strengthen competitiveness and continue to grow as we pursue revitalization plans.

  • This study was conducted to understand the essential structure and meaning of the experience of participating in the Jigsaw class designed to achieve the learning goals for nursing students with different basic learning abilities, and to prepare a plan for each individual to learn as a collaborator rather than a competition with each other. As a study based on Giorgi's phenomenological research method and in-depth interviews, data collection was collected from 10 study participants from December 1, 2023 to December 20, 2023. The main question used in the interview was "What impressed you after participating in Jigsaw teaching meathod?" The transcribed data were analyzed through the stages of overall recognition, classification of semantic units, transformation of semantic units into psychological expressions, and integration into general structures according to Giorgi's qualitative analysis method. As a result, a total of 89 semantic units, 35 essential psychological meanings, 13 sub-components, and 6 components were derived. The six components include 'good communication', 'difference appear in material preparation', 'easy to understand', 'finding team members who form a learning atmosphere well', 'A talkative class', and 'Unprepared team members are uncomfortable'. Based on the above results, it is expected that students in a passive position in class will become teachers themselves, take responsibility for preparing for learning, and provide useful basic data for developing programs that cooperate among students.

  • The aim of this case research is to describe the convergence education of Akita International University. Today, competition among universities in Korea are becoming more and more intensified, its strength is expected to continue to rise. In this situation, the Akita International University provides meaningful implications for universities in Korea. Universities in Japan are at similar situation in Korea. The unique values of Akita that we identified are twofold: The first is internationalization in education. The purpose of the internationalization is for Japanese students. For exchange students, AIU provides japan studies program and japan language program. To do this, AIU forms an international community to mingle Japanese students with foreign exchange students by living and learning together. Second thing is about international liberal arts education. The focus of international liberal arts education is that students acquire comprehensive range of skills and knowledge to build the intellectual foundation for specialist study by providing a broad range of academic disciplines. In doing so, students promotes learner autonomy. Unlike specialized education, in which students acquire an in-depth knowledge of a particular field, providing international liberal arts education is to find a field in which students want to study further. The implications and conclusions are discussed.

  • Korean construction companies first advanced to the international markets in 1960's and so far have brought more than 4,900 projects which account for 193 billion dollars approximately. With the large increase of national employment and income being followed by the achievement, Korea's construction industry has made an enormous contribution to the improvement of domestic economy for the last 40 years. However, recently the increased risk in international markets as well as the sharpening competition with foreign companies promising in terms of advanced technologies and low labor cost have been driving Korean construction away from the market shares. According to ENR (Engineering News Record, 1994~2003), it is revealed that 15.1% of top 225 global contractors are suffering from loss in international construction markets. This phenomenon is largely due to the highly uncertain characteristics of international projects, which are inherently exposed to various and complicated risky situations. Furthermore, especially for Korean construction companies, it is often the case that the failure in an international construction project cannot be offset by even a sufficient number of successful domestic achievements. Therefore, not only the selective screening among the nominated projects which have strong possibility of collapse but the systematic strategies for controlling potential risk factors are also considered indispensable in international construction portfolio management. The purpose of this study is to first analyze the causal relationships of the profit-influencing variables and the project success, and develop the profitability forecasting model in international construction projects.

It has become the only martial arts action film festival going on in Korea, with 32 feature films and 24 short films for a total of six days during the event from August 30 to September 6. has the slogan 'Muye, change the history of movies!' Through the movie, it sheds light on the value of life pursued by the martial arts spirit around Samjae, the core value of martial arts, and explores the aesthetic value of the most beautiful gesture that humans can make through the movement of martial arts centered on the space of dots, good and cotton. And through this film festival, I saw the potential to grow into a festival with the world. With this film festival, the identity of is established as a sustainable film festival, not as a single film festival, and image of martial arts action movies, which are part of genre movies, through the certainty of this image, differentiates itself from domestic and international film festivals, and does not stay in Northeast Asia or in Southeast Asia. Then, let's study the value of the future through the results of this film festival. In addition, we will study ways to increase the probability of growth as the best cultural and arts festival held along with the world's only international martial arts competition.

A Study on the Factors of Choosing the Liner Shipping Companies Using AHP Method by International Freight Forwarder (AHP기법을 이용한 국제물류주선업체의 정기해운선사 선택요인에 관한 연구)

  • The Purpose of this study is to identify important factors in choosing liner shipping companies using the AHP. The Analytic Hierarchy Process(AHP), introduced by Satty T. L. in 1970, is a decision technique the has been applied to private and public sectors and to group decision problems. This paper will demonstrate the level of importance in 4 major factors: cost, service, transportation and promotion. In detail, the 4 major factors are divided into 14 sub-factors. In the present research, various service attributes for shipping lines were selected from previous studies and the observed data for 4 main service attributes were collected through a questionnaire survey from 26 concerned international freight forwarder experts. The conclusion of this study is as follows. First, it is found that the cost factor is the most important factor among the 4 main service attributes. It is very obvious that the cost factor directly affects the choosing the liner shipping company by international freight forwarders. Second, it is found that the second important factor in choosing the liner shipping company is the transportation factor and the third is the service factor. The promotion factor is underestimated, comparatively speaking. With the ever-increasing competition, liner shipping companies will need to study and understand the selection criteria of their clients(international freight forwarder), and apply the results to their daily and long-terms operations. In particular, liner shipping companies should establish a system to identify and sort the various selection criteria used by international freight forwarding companies.

A Method to Calculate Charge for Reactive Power Service under Competition of Electric Power Utilities

  • As electric power systems have been moving from vertically integrated utilities to a deregulated environment, the charging of reactive power management is a new challenging them for market operators. This paper proposes a new methodology to compute the costs of providing reactive power management service in a competitive electrical power market. The proposed formulation, which is basically different from those shown in the literature, consists of two parts. One is to recover investment capital costs of reactive power supporting equipment based on a reactive power flow tracing algorithm. The other is to recover operational costs based on variable spot prices using the optimal power flow algorithm. The charging shapes resulted from the proposed approach exhibit a quite good meaning viewed from a practical sense. It turns out that reactive power charged are mostly due to recovery of capital costs and slightly due to recovery of operational costs. The methods can be useful in providing additional insight into power system operation and can be used to determined tariffs of a reactive power management service.
