  • After 2004, as the community mixed-support facility in Japan was admitted as a private business of public facilities based on the Special Law for Urban Regeneration, the community mixed-support facilities in Japan are developed into various types with the view of the urban regeneration and urban renewal, more different point of view, and a tendency of establishment of the community facility has been considerably changed for the past twenty years. The reasons of the change are the social demand for the reformation of facility and the modification of subsidy constitution according to the establishment of equal facility. Some examples of that are the construction of lifelong education community and the change into a equivalent society between male and female and the adjusting to the aging and the welfare society and the social situation of more consumption recently, and in order to emerge from former building system, new facilities related to the contents are being expanded. • Due to the growing interest in eco-friendly and sustainable design in the architectural and urban planning field, we are witnessing numerous projects in which old buildings are being reused. However, with the exception of domestic apartments, there hasn't been a systematic approach or policy regarding the reuse of specific building types. On the other hand, we were able to point out two public building types, dong-offices and primary schools, that are expected to be underused, with future needs for conversion. Because the two building types are public buildings, we believe that their conversion must address the needs of the society. In this study, we have chosen 'social integration' as the ultimate goal of reusing public buildings. Upon the conceptual model of 'Housing-Mixed Public Facility', which was produced in a previous study, we have added other core programs that could be adopted into the model. Then, we applied the improved model onto the two building types by producing conversion plans and introducing key planning techniques. During this process, we have found some regulations that would not allow the realization of some models. Therefore, we have suggested amendments to the related regulations.

  • The community mixed-support facility in Japan is making efforts to try various approaches according to the changes made to allow the privatization of public facilities on the basis of Act on Special Measures for Urban Regeneration since 2004. Due to this change in policy, the community mixed-support facility is now taking further steps in trying to implement variety of approaches in the perspective of urban regeneration and urban maintenance and at the same time the trend of installation of community facility has gone through vivid changes for the last 20 years. The causes of this are from the social demand that claims for of new facilities and the change in the subsidy system in relation to equality in facility installation. Examples of the first cause can be the building of perpetuating educational society, an execution or a movement towards the society of gender equality, a countermovement for an aging society as well as a welfare society, and recently social phenomenon related to consumption is becoming an issue. And for the last, the number of construction of facilities is increasing that grow out of the traditional facility system. The complex of community mixed-support facility will provide public administrative and community mixed-support services to local people as well as to form a notion of community and a feeling of solidarity. Ultimately, this will develop local areas by regional interchanging of information. In this very research, we will analyze the community mixed-support facility and its characteristics as well as its implications and consider the types of complex through many preceding instances in Japanese community mixed-support facility.

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.

  • Community centers have been public facilities for the welfare and conveniences for the residents since 1999. Currently, the numbers of community centers meet the demands in quantity, but they do not satisfy the quality service needs for the improved life style of residents and the activation of local community. Therefore, the purposes of this research are to find out the current status, types and characters of facilities for the quality improvement of community centers. As the research methods, 'home pages of community centers', 'gujung backseo' were used, and '40 case studies' were completed. Case studies were done by observation and research on the actual conditions. The case works were done between July- September in 2008. Followings are the results of the study; 1. Area measurements of the community centers are being increased since 2000. 2. Complex facility types of community centers are mainly public administrative facilities (community center)+public administrative facilities of mixed type. 3. There are three architectural types of community centers: horizontal type, vertical type, mixed type. 4. There are three classified entrance types for the community centers. 5. There are twelve classified facility types for the community centers. Community centers are usually mixed with diverse facilities, especially welfare facilities and cultural facilities. Proper community center types which contain the functional characters and varieties of facilities should be developed, and these active centers should be used conveniently by residents, thus, further study is required in this regard.

  • The aims of this study are to present the basic data of a school facilities complex and to analyze the necessity of a school facilities complex, school facilities characteristics and program characteristics. In the study, there can be found an analysis of the present conditions of the school facilities complex by literature research and the analysis of school facilities characteristics and program characteristics by case study. The results of this study are as follows: First, the elementary school facilities are mixed with the gym, swimming pool, culture center and convenient facility(parking lot). Second, the school facilities complex is not connected with the number of elementary school students. As the number of elementary school students decrease, it is possible to apply the generated surplus space of the school facilities to the community facility. Third, the school facilities complex is not connected to the reliance ratio of local finance. It is necessary for the central government to provide active financial and to build a financial support model. Fourth, most of the time, the entrance of the facility complex is divided from the entrance of the school facility. Fifth, the programs of many school facility complexes are composed of swimming and physical fitness programs.
