An Empirical Analysis on Urban Consumption Structure in Shandong Province, China

  • Purpose - The study on the consumption structure of urban residents can help us to understand demand law and to grasp the changing consumption trend of people. Consumption structure is an important indicator reflecting the people's living standard. It is of realistic significance to study urban consumption structure. Research data and methodology - This study is carried out with data connected with urban residents from Shandong Statistical Yearbook for the period 2000-2010 analyzing eight commodity groups. The almost ideal demand system (AIDS) is one of the important models related to consumption structure. Results - This paper shows that firstly gives a brief introduction to AIDS. Then it makes an empirical analysis on the urban residents' consumption structure in Shandong province, China on the basis of AIDS model. Conclusions - the authorities are supposed to control the prices of HC, Foodstuff and Housing and encourage the consumption of HC, Housing, EE accordingly. At the same time, local government should increase the supply of goods connected with housing, HA, HC, and EE so as to attract more consumption from the urban residents in Shandong.

Revitalization of Urban Regeneration through the Happiness Housing Project as Public Housing Policy

  • Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas. Moreover, the residentially vulnerable classes consisting of young, 1~2-member households is expanding, with the real estate market in recess. Therefore, the government is trying to achieve urban regeneration through public housing policies so as to resolve the urban space problem and the housing problem at the same time, and the Happiness Housing Project has been implemented as a policy to achieve that goal. The Happiness Housing Project for young, residentially vulnerable classes in downtown areas, is going through diversification aimed at conjunction with urban regeneration projects in downtown areas, as exemplified by conversion of rental houses in residential environment improvement project districts and redevelopment/reconstruction project districts into happiness housing, and supply of happiness housing in conjunction with small reorganization projects for deteriorated residential areas in such areas as those excluded from New Town designation. Continuous supply of Happiness Housing in conjunction with urban regeneration requires mixed-use residential development which includes convenience facilities and public facilities, along with improvement of rental conditions (rental period/rent) and diversification of project methods, considering that the project is implemented in downtown areas.

  • Recent opening of the era of local government and management randers study tasks concerning the improvement of the housing conditions by improving the problems in the residential conditions of the cheju Island region so as to help improve the life qualities of this legion make the area as an international resort place, and thus develop the indentify in the heat of the people in this region. The suggestions based on the study for the improvement of housing environment are summarized as follows: (1) To improve the collective housing. housing construction plan shall b made in harmony with the skylines of the Hanra mountain alongside the East-West rides across the long diameter of the oval shape of the Island, which includes 1) the construction of housing complex in harmony with and taking advantage of the natural scene of the area. and 2) the construction of variable housing readjustable in accordance with each family structure of variable housings for multi-families, which are believed not to provide quality housing conditions. Shall be entrained. (2) Encouraging the construction of detached house : 1) construction of housings in which three generations can reside together according to the traditional family structure in the region. 2) construction of the pastoral housings. 3) construction of tenement housings partitioned for each two families. 4) development of sliver town in the rural area. (3) Using the construction mateials produced in the Cheju I land will help promote the development of identity in the heart of the people in this region.

미국 도심에 거주하는 55세 이상 독신가구의 주거만족도에 관한 연구 (Housing Satisfaction of 55+ Single-Person Householders in U.S. Urban Communities)

  • This study aims to analyze the housing satisfaction of 55 years and older (55+) single-person householders in U.S. urban communities with the 2011 American Housing Survey Data. Single-person householders younger than 55 years of age (55-) were used as a reference group. Housing Adjustment Theory was used to develop a research framework to depict the relationships of housing satisfaction (dependent variable) with demographic and housing variables (independent variables). The regression analysis revealed that age, health status, government income, race, gender, age of house, housing quality, neighborhood, structure type, and tenure status had a significant effect on housing satisfaction levels of both those aged 55- and 55+. However, for the cohort of 55+, education, census region, housing affordability, and structure size also affected their housing satisfaction. Neighborhood satisfaction had the strongest effect on housing satisfaction of both groups. These variables were discussed in terms of resources and constraints contributing to their housing satisfaction. This study highlights the present and future housing trends and challenges of U.S. single householders in U.S. urban communities.

인구구조 상이점에 의해 본 지역별 주택수요예측에 관한 연구 (A Study on the Estimation of the Housing Demand in Different Local Areas in Relation with the Differents of Population Structure)

  • At the moment the housing demand needs estimated at the level of provinces and big cities. But at the level of small cities and smaller administrative unit like Goon, it is not, for lack of appropriate estimating method. Therefore it is very much required to develope appropriate estimating method at such levels. This study is an attempt to apply to some local areas the estimating method developed by Professor Miyqke of Japan as is suggested in his article. "How to Estimate the Housing Demand in Relation with the Different of Poulation Structure." The result shows that the applied local areas showed repective characteristics distinguished from one another in the pattern of housing demand, to prove the approprateness of the method when applied to the areas at the level of small cities and Goons.

거주자 요구를 토대로 본 가변형 아파트의 서포트와 인필 시스템 (The Support and Infill System of the Flexible Plan of Multi-Family Housing Based on Inhabitants' Need)

  • The study suggests that to compensate for the variety of inhabitants, flexible housing plans are needed. Furthermore, it proposes the support and infill system for the flexible plan of multi-family housing based on the inhabitants need. The inhabitants' need for the flexible plan of multi-family housing was studied using a survey using models. The survey target was the 100 housewives living in a $126.6m^2$(sold as 45 Pyeong) Apartment in Busan. The characteristics of the respondents were first examined, then to figure out the attitude towards the need for the flexible plan of multi-family housing, the concept and preference for the plan, and the satisfaction level of the current apartment plan were analyzed. To find out the structure of the flexible plan of multi-family housing, the need for the structure, furniture, light, and finishing materials were studied. Lastly, to learn the durability of the construction material, the preferred moving period and the reasons were researched. On the basis of the findings, the support and infill system was suggested.

주거환경의 질 척도에 관한 연구 (Exploring an Instrumental Measurement of Quality of Housing Environment)

  • This article tries to develop an instrument for assessing the quality of housing environment by using 67 housing environment variables. The method of factor analysis is used to explore the dimension of the quality of housing. As the result, 5 dimensions of housing environment are extracted. They are, according to the order of their importances, house structure and indoor environment, outdoor facilities and natural environment, indoor facilities and economy, public facilities and social relationship, and convenient facilities and residential feasibility.

Numerical Study on the Behavior of Ground and Structure in Geosynthetic-Reinforced Soil (GRS) Integral Bridges

  • 교대구조물에서는 교대 배면의 성토체 축조로 인한 수평방향응력의 증가로 인한 측방유동문제 및 구조물에 작용하는 온도하중 등의 영향으로 인해 접속슬래브, 거더, 베어링등의 파손이 빈번히 발생되고 있는 실정이다. 이에 대한 대책공법으로 보강토 일체형 교대(GRS (Geosynthetic-Reinforced Soil) integral bridge)가 제안되었다. 보강토 일체형 교대는 GRS 보강토 옹벽과 일체형 교대의 구조형식을 혼합한 형태의 구조물이다. 본 연구에서는 기존 PSC 거더교, 기존 보강토 일체형 교대 및 브라켓형 보강토 일체형 교대(새롭게 개발된 LH형 GRS 보강토 교대)의 시공순서와 지진하중조건을 고려하여 수치해석을 실시하였다. 그 결과 브라켓형 보강토 일체형 교대가 다른 구조물에 비해 응력집중과 교대·뒷채움간 부등침하 영향에 의한 기초지반의 변형에 대해 가장 유리한 것으로 파악되었다. 더 나아가 GRS 보강토 일체형 교대(브라켓형 포함) 구조물은 내진안정성에서도 가장 안정한 것으로 파악되었다.

The Analysis of Fiscal Conditions for Public Rental Housing

  • This paper is focused on the sustainability of public rental housing policy. We have analyzed the general fiscal conditions of central government, the public welfare fiscal conditions, the public expenditure on rental housing, and the Korea Land & Housing Corporation (LH) financial structure. Central government fiscal conditions is controlled by the midium-term fiscal operation plan(2010~2014) and fiscal rules. And the fiscal mandatory expenditures on welfare is increased rapidly by the expansion of beneficiaries, but the fiscal discretionary expenditures particularly on public rental housing can be gradually cut down. LH, the dominant agency responsible for affordable housing, is now confronted with financial distress accruing to excessive burden for public rental housing construction. As a result this paper, we find the discrepancy between the fiscal conditons and public rental housing policies. We suggest the fiscally sustainable rental housing policy. Firstly, the construction plan should be realized reflecting the market and fiscal conditions. Secondly, the provsion and financing system of rental housing should be rebuild within the government fiscal condtions and financial ability of LH.
