  • In 2018, the real estate markets have hardly been transacted according to the government's tight regulations of real estates, and have the high possibility to reach a low hit due to the hike of loan interest rates following the U. S rise of base money rate. The key profits for the large construction companies mainly come from the overseas plant projects and the domestic non-governmental construction projects. They suffered a lot such as the lowering of their credit ratings due to the large losses caused by the frquent design changes and work delay. Even in the domestic non-governmental construction projects, the general business risks are on the rise due to the property marketing moving over to the decreasing phase. The small and medium sized security companies has realized a lot of operaring profits as they participated in the PF market to make up for the losses in the securities trading business. But, now as the housing market is not so good around the nation except Seoul and the financial states of large construction companies are not good enough, they can face the liquidity crisis if there happens the problems in the PF backed securities which they have handled. As Korean economy experienced the crisis in the savings banks before, it is recommended that Financial Supervisory Service proposes the preemptive control method and supervision direction to overcome the crisis.

  • The power tools is the product using working power generated by electric motor. Many companies are manufacturing numerous devices. Main features of tools are included various assembled products, small, light and solid and durable enough to match several standards. Fundamental requirements for the product is excellent performance and convenience for use. The quality of them depends on the equipped motor'(s) capability, accuracy of gear and endurance against worn-out. By adapting the state-of-the-art parts, they could be used in the place from home to heavy industry broadly. They can be classified electronic drills, grinders, saws and sanders families for the household appliances. For industrial tools, bore drill, grinder, polisher, and driver drill are classified as special and high priced group. This study presents the strategy of power tool development of BOSCH, BLACK&DECKER and KEYANG. Their products were analyzed in terms of product line and product mix concept. Then they are examined by design elements, such as color, shape and material for housing. As an analysis method, the image scale parameter and criteria were applied to each company's product.

Odor Removal Efficiency of Biofilter Ducting Systems in Indoor Pig House (바이오 필터를 이용한 비육돈사 배기덕트 시설의 악취저감 효과)

  • Management of odors is essential to swine industry in the Republic of Korea. This study was conducted to evaluate the odor removal efficiency of biofilter ducting systems. Rice straw and auto clave concrete(ALC) were used as filter medium. The ventilation fans(5 units, diameter: 500 mm) at the side wall of a growing pig housing were connected to a biofilter using a duct. The size of a biofilter is $2.5{\times}2{\times}1.2(W{\times}L{\times}H)$. The air velocities at the 300 mm above rice straw and ALC were 0.77 and 0.56 m/s, respectively. Ammonia concentration at the outlet of rice straw and ALC media were 2 and 3 ppm, respectively. Dust concentrations were also measured. The dust concentrations of rice straw and ALC were 93, $32\;mg/m^3$, respectively. There was no significant difference between filter mediums in terms of carbon dioxide concentrations(rice straw: 320, ALC: 270 mg/l). The concentration of hydrogen sulfide was stable over the experimentation. The actual concentrations of hydrogen sulfide were 4, 3 and 3 ppm at the days of 7, 21 and 36, respectively. These results suggest that biofilter ducting systems may remove odors from pig house effectively.

Study on the Plan for Reduction of Credit Risk of Medium-size Construction Companies Preparing for Restructuring (구조조정에 대비한 중견건설사 신용리스크 저감방안에 관한 연구)

  • The government announced a plan for fund support to the enterprises with high possibility of recovery and early restructuring for the enterprises with low recovery by objectifying credit assessment system. Such announcement of government could be extended to restructuring risk of middle standing enterprises with low financial soundness by establishing the basis to prepare prompt restructuring by reinforcing the basis for restructuring through capital market. This research analyzed financial soundness based on the financial evaluation of bank by selecting 10 middle standing construction companies which focused on housing business in 2019, based on such analysis result, it was confirmed that there was a high possibility of restructuring risk. This research determined that there would be a decrease in growth rate of construction industry on the whole in 2020 due to fall of economic growth rate and reinforced real estate regulation, accordingly, there's a big possibility for middle standing construction companies with paid-in capital ratio due to its low possibility of maintenance of stable credit rating. This research established KCSI assessment model by utilizing the material of a reliable research institute in order for middle standing construction companies to evade restructuring risk, and indicated risk ratio differentiated per each item through a working-level expert survey. Such research result could suggest credit risk reduction method to middle standing construction company management staffs, and prepare a basis to evade restructuring risk.

  • As part of the digital era, a digital twin that simulates the weak part of a product by performing a stress test that reduces the lifespan of some expensive equipment that cannot be done in reality by accurately moving the real world to virtual reality is being actively used in the manufacturing industry. Due to the development of IoT, the digital twin, which accurately collects data collected from the real world and makes it the same in the virtual space, is mutually beneficial through accurate prediction of urban life problems such as traffic, disaster, housing, quarantine, energy, environment, and aging. Based on its action, it is positioned as a necessary tool for smart city construction. Although digital twin is widely applied to the manufacturing field, this study proposes a smart city model suitable for the 4th industrial revolution era by using it to smart cities and increasing citizens' safety, welfare, and convenience through the proposed model. In addition, when a digital twin is applied to a smart city, it is expected that more accurate prediction and analysis will be possible by real-time synchronization between the real and virtual by maintaining realism and immediacy through real-time interaction.

  • Recently, as the problem of the traditional on-site labor-intensive construction production method has been raised due to changes in construction work labor and site conditions, the OSC method is gradually spreading as an alternative to this. Even in apartment houses, the application of the PC method is expanding centered on the underground parking lot, but the high cost structure is a problem compared to the conventional formwork method. In this study, factors affecting the calculation of construction cost in the economic evaluation, which are the core of determining the construction method for apartment buildings, are derived through domestic and foreign literature review and expert advice, the importance was analyzed through an opinion survey targeting industry experts. The measures to reduce construction cost were mainly derived from the improvement of the design and manufacturing process. It is expected that the factors affecting the construction cost and improvement measures of the PC method derived from this study will serve as a direction for technology development to spread the application of the PC method for apartment houses in the future.

Status of Satisfaction with Settlement Conditions and Residential Environment of Chungnam-do Residents (충남도민의 정주여건 거주환경의 만족도 현황)

  • This study is a study on the satisfaction of the living conditions of the residents of Chungcheongnam-do, and the analysis data was based on the results of the Chungcheongnam-do social survey conducted in 2020 by Statistics Korea. The results of the analysis on the satisfaction of the living conditions of the residents of Chungnam Province are summarized as follows. The level of satisfaction with the quality of life of the living environment, which is a personal characteristic, was 5.92 out of 10 for the degree of satisfaction with one's life, and 6.28 out of 10 for the overall value of the work one is doing. The overall life satisfaction of the region (city and gun) was analyzed as 5.81 out of 10, indicating that the satisfaction of Chungnam residents was more than average. In addition, satisfaction with the residential housing environment was analyzed with the highest frequency and ratio of 43.5%, with 226 people being slightly satisfied. Satisfaction with facility use was also slightly higher in 231 people, showing 44.5% response rate, and slightly higher in women than in men. This study is meaningful in that it provides basic data such as policy implications for improving the quality of life by grasping the social interests related to the quality of life and the subjective consciousness of the people of Chungnam.

A Study on the Research Trends for Smart City using Topic Modeling (토픽 모델링을 활용한 스마트시티 연구동향 분석)

  • This study aims to analyze the research trends on Smart City and to present implications to policy maker, industry professional, and researcher. Cities around globe have undergone the rapid progress in urbanization and the consequent dramatic increase in urban dwellings over the past few decades, and faced many urban problems in such areas as transportation, environment and housing. Cities around the globe are in a hurry to introduce Smart City to pursue a common goal of solving these urban problems and improving the quality of their lives. However, various conceptual approaches to smart city are causing uncertainty in setting policy goals and establishing direction for implementation. The study collected 11,527 papers titled "Smart City(cities)" from the Scopus DB and Springer DB, and then analyze research status, topic, trends based on abstracts and publication date(year) information using the LDA based Topic Modeling approaches. Research topics are classified into three categories(Services, Technologies, and User Perspective) and eight regarding topics. Out of eight topics, citizen-driven innovation is the most frequently referred. Additional topic network analysis reveals that data and privacy/security are the most prevailing topics affecting others. This study is expected to helps understand the trends of Smart City researches and predict the future researches.

  • The construction of a facility is an act whereby infrastructure such as roads and railways and other facilities such as housing and office spaces are constructed, and due to the characteristics of the relevant industry where such construction is carried out in a custom order method, it requires a long period of time mostly. While the construction is carried out over a long period of time, fluctuations in the price of raw materials required for the construction occur. Therefore, the cost of the construction also fluctuates inevitably. The fluctuation of the construction cost meshes closely with the profit of a constructor and the efficiency of government spending. Therefore, it is necessary to maintain the construction cost at a reasonable level by adjusting the construction cost rationally in order to secure the required construction quality and spend the budget efficiently. The buffer system for solving such problem is the contract amount adjustment system by fluctuations in prices (Escalation/De-Escalation). In this study, the method combining the escalation method based on the item adjustment method was suggested for an efficient contract amount adjustment method. In addition, it is proposed that there be an investigation and codification of matters not applied to government acts and regulations on contracts related to the adjustment of fluctuations in prices legally.

Analysis of Domestic and Foreign Electricity Rates based on Electricity Usage Patterns of AMI applied Apartments (AMI 적용 아파트의 전기사용 패턴 기반 국내외 전기요금제 분석)

  • Currently, the domestic electricity rates for houses are charged by applying a progressive level according to monthly electricity usage. Electricity rates rise sharply wWhen the amount of electricity used is large, electricity rates rise sharply. The standardized electricity rate progressive system has limitations in that it lacks consideration of the consumers' power usage patterns and limits consumers' their options. Accordingly, the Ministry of Trade, Industry and Energy and the Korea Electric Power Corporation have been demonstrating the basis of a rate system for housing, which is a method of charging electricity according to the amount of electricity used by season and time. In this paper, 10 electricity usage patterns were derived through from AMI data analysis for 5 five years of 362 apartment complexes located in metropolitan cities. The patterns were, and then applied to the existing domestic electricity rate and time-by-time rates applied to demonstrations, and by time-by-time rates in the US and Australia. The effect of the optional rate by pattern was compared and analyzed. As a result, it was confirmed that benefits occurred in five5 patterns compared to existing rate plans, and the electricity rates increased in 5 five patterns, and t. This phenomenon shows the same phenomenon withis the same as the overseas rates, including domestic rates being demonstrated.
