Strategies for Housing Education Toward Current fronds in Housing Industry (주택산업 변화에 대응한 주거학 교육)

  • The purpose of this paper was to suggest new strategies available for the housing education considering the enhancement of professional practices in the housing industry. The purpose was accomplished examining the businesses of housing industries and the undergraduate programs in housing. The housing industry was considered in following areas: housing department of construction company. comprehensive marketing. management/lease and building/environment examination. And the undergraduate programs of nine universities offering housing as a whole or a half portion of the department were analyzed. Both the examination results and the suggestions including course recommendations, the educational-industrial cooperation programs, and the accreditation housing education program could be valuable informations for the housing educators.

  • The purpose of this study was to identify the characteristics of housing product through housebuilders' strategies. As a methodology for this study, literature survey and questionnaire survey were used. Questionnaires were delivered on mail to 232 housing-builders and return rate was 34.1%. In summary, housing product was characterized long gestation period, periodically building cycle, future uncertainty of market volatility, maximization of land development gain, utilization of public fund for continuous building activity, moral hazard by accidental bankruptcy. Therefore private housebuilding could be defined speculative industry.

The Impact of Housing Price on the Performance of Listed Steel Companies Evidence in China

  • Purpose - This study explores the impact of the real estate industry on related industries for the perspective of Chinese steel companies. Design/methodology/approach - The impact of housing prices on the 41 listed steel companies' performance was analyzed by using the panel data model. We used two kinds of housing price indexes that are set in the panel data models to estimate the range of the real estate market, driving the performance growth of steel listed companies. Moreover, the net profit of steel companies is used as the dependent variable. To test the stability of the model, ROA used as a dependent variable for the robustness test. Also, to avoid the time trend of housing prices, this paper selects the growth rate of housing prices as the primary research variable. After Fisher-type testings, there is no unit root problem in both independent and dependent variables. Findings - The results indicated that the rise in the housing price has a positive influence on the steel company performance. When the housing price increases by 1%, the net profit of steel enterprises will increase by 5 to 20 million yuan. Research implications or Originality - In this paper, empirical data at the micro-level and panel model are used to quantify China's real estate industry's driving effect on the iron and steel industry, providing evidence from the microdata level. It helps us to understand further the status and role of China's real estate industry in the economic structure.

Dynamic Spillover for the Economic Risk in Korea on Global Uncertainty

  • Purpose - We document the impact of economic policy uncertainty (EPU) in the US and China on the dynamic spillover effect of macroeconomics such as stock price, housing price in Korea. Research design, data, and methodology - We use the nine variables to analyze the effect which produces a result among the EPU indexes of the US and China on economic variables which is the consumer price index (CPI), housing purchase price composite index, housing lease price, the stock price index in banking industry, construction industry and distribution industry, and composite leading indicator from January 1995 to December 2016 with the Vector Error Correction Model. Result - The US EPU index has significantly a negative relation on the CPI, housing purchase price index, housing lease price index, the stock price index in banking industry, construction industry, and distribution industry in Korea. Conclusions - We find the dynamic effect of the EPU indexes in the US and China on the macroeconomics returns in Korea. This study has an empirical evidence that the economy market in Korea is influenced by the EPU index of the US rather than it of China. The higher EPU, the more risky the economy of in Korea.

Reverse Engineering and 3D Printing of Turbine Housing for Tank Diesel Turbo Engine

  • The tank uses a twin turbo diesel engine equipped with two turbocharger systems for high output. The main component of the turbocharger system is the turbine housing through which the exhaust flows. Turbine housing is manufactured through a sand casting process, taking into account the shape and material characteristics according to the environmental conditions in which it is used. Currently, turbine housing is imported, and local production is necessary. In this study, basic research was conducted to localize the turbine housing of a tank diesel turbo engine. Reverse engineering and finite element analysis of the imported turbine housing were performed. The prototype of the turbine housing was printed using FDM and PBF 3D printers. The prototype of the turbine housing printed with an FDM 3D printer has an overall appearance similar to 3D modeling, but the printed surface of the whorl part is rough. The prototype printed with the PBF 3D printer is completely identical to the 3D modeling, including the whorl part.

  • The focus of this paper is en symbolic interaction of housing and self identity. In terms of housing \ulcorner self interactions, this paper aims at defining how human self is influenced by housing and is reflected on housing.This paper discusses meanings and symbols of housing, it also clarifies the development of industry and technology have effect on housing - self indentify and enrich reification, pseudoindividuality, alienation.This paper concludes that human beings are creative agent and accordingly suggests revitalizing housing environmental representations .

  • This study aims to identify the structure and system to make close relationship among planning elements, legal regulation and evaluation index toward sustainable development in the ecological housing estate. Through these close relationships the ecological housing estate could get more sustainability. With this consideration, this study consists of following three parts. First, we review the key issues of sustainability in ecological housing which are focused on the energy-efficient planning. Second, we extract the planning elements, legal regulation and evaluation index using the qualitative system dynamics that is found out all phenomenons from viewpoint of closed loop thinking and circular feedback system. Third, we analyse the correlationship among them in terms of energy efficient planning in the ecological housing estate. Finally, we summarize the findings toward sustainability in ecological housing estate through these analysis.

External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing (장수명주택 해외진출을 위한 대상국가의 외부환경분석)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques.   • Recently, by applying the 4th industrial revolution technologies such as A.I., IoT, and big data to general residential infrastructure, various application services of residential-based are provided to residents through linkage and utilization between technologies. Accordingly, smart housing system is increasing as advanced living spaces that can improve the quality of life and convenience of residents. Such a smart housing is expected to be an item that can create new demands and markets in the construction industry since it provides a new paradigm that combines construction technology and IT by combining IT technology with existing construction industry. Based on this, it is expected that it will be possible to gradually develop large-scale markets such as smart buildings and smart cities. In this paper, therefore, we propose an artificial intelligence multiplex smart housing system as an intelligent platform that can autonomously manage and control the size of places and spaces, used for various purposes based on smart housing technology by using artificial intelligence systems.
