An Analysis of Community Space of High-rise Housing for Convergence Model (융합화 모델 개발을 위한 초고층 주거 커뮤니티 공간 분석)

  • The Purpose of this paper is to analyze of community space of high-rise housing as a basic research towards developing a model of spacial convergence. For this, 10 cases of high-rise housing complexes are compiled. Research methods are as follows. First, through the analysis of 10 high-rise housing complexes, the types of community space program are categorized by concepts. Second, community space plans are analyzed by floor. The results of this study are summarized as follows. First, through the analysis of 10 cases, the types of community space program are classified 8 categories : Culture, Health, Leisure, Education, Life-style Assistance, Business Assistance, Open Space, Commercial Facility. Second, community space plans are arranged at the lower floor of the building at a high ratio. Third, the types of convergence model for community programs are suggested by 4 categories : Human, Time, Experience, Local Community. Fourth, community space configuration is categorized by 4 types.

  • Purpose of this study is to supply data that need in qualitative improvement and plan for middle class through a post occupancy evaluation by the tenants in the rental apartment of national housing size. The results of this study are as follows; 1) Characteristic of household differ as the size tenants live in at present. But, usually characteristic of household was family life cycle was from child-rearing time to secondary education time, a family's number was 3${\sim}$4 person, and income per month was 1${\sim}$3 million won. 2) The satisfaction of whole and physical environment were satisfied more than average 3 points. However, the satisfaction of economic performance and administration environment were dissatisfied by average 3 points low. 3) Factors that affect in housing satisfaction were administration environment, the housing size, a family's number.

A spatial housing domand analysis with the use of residential choice probabilities (주거지 선택확률을 이용한 지역적 주택수요의 분석)

  • The purpose of this study was to predict the spatial housing demand of households in Seoul with the use of residential choice probabilitics. An multinomial legit model is developed using socio-demographic and housing characteristics. SAS package was utilized to estimate this model. This study used the data obtained by the Korea Rosearch Institute for Human Settlemente in 1989. The sample size was 3941 households in Seoul.The residential choice probability varicd depending upon the residential area, head age, head age, tenure and work place. The households with students were more likely to choose kangnam are. The households without young children had higher probability to choose new town near Seoul. Prime reason of this two results were considered the chi Id education and their better housing, Kangnam area was known to be the first consideration for residential choice regardless of work place. Low level of choice probability of kangman area for future residences however, was evidenced. Prime reason of such seemingly contradicting phenomenon is suspected for higher housing prices and limited affordability of people surveyed.

  • Since the foreign currency crisis, Korean economy has suffered recession and the government launches residence and real estate policy in order to increase the demand and trade of real estate and to help the economy revitalization. 1 As a result, the rate of economy growth is shown the high increase with the figure of 10.9% in 1999 and 8.8% in 2000. However, it brings overheating market as a negative effect. Although, the government established the policy for the control of speculation, the policy causes instability of economy. This study is to analyze the effect between the residence policy and the housing cost since the foreign currency crisis through housing sale price estimation and housing lease price estimation and is to apply the basis data of the next residence policy.

  • The purpose of this study was to compare the characteristics of floor plan of $85m^2$-sized housing units with 2-bay and 3-bay and the residents' satisfaction with them. The subjects for analyzing floor plan were six floor plans of $85m^2$-sized housing units with 2-bay and nine floor plans of housing units with 3-bay in the new town, Hwamyeong-dong, in Busan. The floor plans were analyzed based on seven characteristics of floor plans such as the composition type of entrance core hall, the entrance arrangement, width and depth of the housing unit, size of each room, LDK arrangement, arrangement of family bathroom and private bathroom for husband and wife, and balcony arrangement. The subjects for grasping satisfaction with each housing unit were 400 residents of $85m^2$-sized housing units. A half of them lived in housing units with 2-bay and another half of them with 3-bay in the same area. They answered about the degree of satisfaction with the characteristics of each room and the preferred floor plan type if they move to the same size housing units through a questionnaire. The results were as follows; First, the floor plan with 3-bay had more diverse elements than one with 2-bay. Second, the residents who lived in 3-bay housing unit were younger, higher education, and higher income than the ones in 2-bay. Third, the residents who lived in $85m^2$-sized housing unit were more satisfied with and preferred to 3-bay housing units than 2-bay one.

  • Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values

A Study on the Classification of Management of Multi-Family Housing (공동주택 관리업무의 체계적인 분류에 관한 연구)

  • The purpose of the study was to develop a classification of management for the qualitative improvement of the management of multi-family housing. The date were analyzed using the Excel program in terms of frequency and, criticality analysis in order to draw items stage by stage. The process of research was as follows: The first process drew classification of types using the content analysis of the documented studies. The second process examined subcategories according to classification of types via interviews of supervisors. Further, the criticality analysis between the two items was examined. Additionally, when this study surveys and analyzes the satisfactions and importance of management on the basis of the classification, it can have an effect on management by reflecting the result. In conclusion, the classification of the management of multi-family housing will make up the improvement scheme of supplement education, certification related management and management regulations on the characteristics of multi-family housing by types of houses in the future.

  • As environmental Problems are increasing, many attempts to solve problems and preserve environment are appearing around the world. Not only in construction, but also dwelling life, residents attend many activities to improve environmental problems. Ecological development example of Freiburg in Germany was focused in this study to show the direction of development of environmental friendly housing complex in Korea. The target of study is Vauban Housing Complex of Freiburg in Germany. The study methods are literature study and field trip. Contents of the study include 1) formation process of the complex 2) physical environment of the complex 3) environmental friendly factors of the complex 4) environmental friendly life style of the residents, etc. Result of this study is as follows. Vauban Housing Complex was remodeled from the existed army buildings by residents themselves through education and negotiations. Residents' life satisfaction and housing adaptation level were high on the whole. The principle of the complex formation was use of natural feature itself in maximum against developing in minimum. For instance, construction materials, energy saving, resources saving were planned and used carefully. The residents led community successfully according to environmental friendly life principles. In conclusion, the persistent study on environmental components is necessary that is suitable to Korean situation.

A Study on the Cooperative Housing for Foreign Students Education (외국인 유학생 교육을 위한 공동기숙사에 관한 연구)

  • Amid concentrating on inviting foreign students in the aspect of securing talents as well as advanced educational service industry in the world, the number of foreign students in Korea exceeded over 90,000 in 2015, increased to 104,262 anticipating further increase according to National Statistical Office. The government tried to expand the dormitory supply to the foreign students upon the discretion that short of the basic infrastructure in the universities such as quantitative shortage and facilities of the dormitories limited to lure the foreign students, despite the will of inviting more foreign students by the government, however, the rate of foreign students' staying in the dormitories was low with 36.0% nationwide in 2016, reflecting the difficulties of residence for the foreign students in Metropolitan areas. Hence, this study is to suggest the alternative potential as the cooperative housing for the foreign students with the expanded concept and its foundation methods, upon reviewing the concept and trend of the common dormitory such as universities-cooperative housing with the initiative of public institutions and the common dormitories for the Korean students studying in Seoul, and analyzing the university city of Paris and Tokyo International Exchange Center that are the examples of existing cooperative housing in overseas.

Participation in Common Activities and Satisfaction with Common Space - In a Tentative Framework of Housing Adjustment for Swedish Cohousing Residents - (공동활동참여도와 공동생활공간만족도의 효과 - 스웨덴 코하우징 거주자의 잠정적 주거조절 틀 속에서 -)

  • The purpose of this study was to find the role of participation in common activities and satisfaction with common space in a tentative housing adjustment framework for Swedish cohousing residents, applying the housing adjustment behavior model of Morris and Winter (1978, 1996). The data used for this research were a subset of data Choi and Paulsson (2011) surveyed from 12 Swedish cohousing units. Number of 216 cases whose age was 40 and over were selected and analyzed with Pearson correlations and hierarchical linear regressions by SPSS. The regression analyses included four main concepts as endogenous variables, which were participation in common activities, satisfaction with common space, overall life satisfaction, and intention to move out. The results showed that participation in common activities raised satisfaction with common space and overall life satisfaction but reduced intention to move out. Meanwhile, satisfaction with common space diminished intention to move out but did not impact overall life satisfaction. When overall life satisfaction was added to the final regression model, the direct impacts of security reasons, participation in common activities, and satisfaction with common space on intention to move out disappeared. It may be concluded that participation in common activities and satisfaction with common space acted as intervening variables in the tentative cohousing adjustment framework. Even though this study leaves further research on specifying the framework, it may be noteworthy as a first attempt that explains the flow of main concepts. This study may broaden the possibility of empirical studies to develop an analytical path model of housing adjustment for cohousing residents.
