The purpose of this study is to find decisive factors affecting Share-styled Apartment house Lee Myung-bak announced for the homeless masses in February 2008. This policy tried to add up defects from Half-priced Apartment house enforced in 2007. Seoul is ranked as the highest PIR(Price Income Rate) city in the world, as far as the difficulties in getting own house is concerned. Korean government has announced a lot of policies to control the price of real-estate, especially housing bubble phenomenon, since the convalescence from IMF financial crisis. By making questionnaires to get an important factor and taking counsel with related specialists, this thesis found what kind of roles the objects including government, institutions and people should play or focus on.
Caused by the Cheonanham attack and the Yeonpyeongdo bombardment occurred a few years ago, and the recent North Korea's nuclear test, the war crisis between South and North Korea has been increasing. Accordingly, an interest in obtaining a temporary residential space, for the case of the outbreak of war, where people can reside safely over a period of time has been escalating. However, in the disaster relief planning guidelines of the National Emergency Management Agency, the standards on the temporary residential spaces in preparation for storm and flood or earthquake are included, but the standards on the ones in responding to war are not yet equipped. In particular, the standards on the underground temporary residential spaces that can accommodate massive victims should be developed in preparation. In this study, through a requirements analysis based on the survey of war victims and a comparative analysis between disaster-related laws and regulations, the direction of relevant system improvement for the utilization of temporary residential spaces in responding to war is established.

The extinction crisis of local cities, caused by a population density increase phenomenon in capital regions, directly causes the increase of vacant houses in local cities. According to population and housing census, Gunsan-si has continuously shown increasing trend of vacant houses during 2015 to 2019. In particular, since Gunsan-si is the city which suffers from doughnut effect and industrial decline, problems regrading to vacant house seems to exacerbate. This study aims to provide a foundation of a system which can predict and deal with the building that has high risk of becoming vacant house through implementing a data driven vacant house prediction machine learning model. Methodologically, this study analyzes three types of machine learning model by differing the data components. First model is trained based on building register, individual declared land value, house price and socioeconomic data and second model is trained with the same data as first model but with additional POI(Point of Interest) data. Finally, third model is trained with same data as the second model but with excluding water usage and electricity usage data. As a result, second model shows the best performance based on F1-score. Random Forest, Gradient Boosting Machine, XGBoost and LightGBM which are tree ensemble series, show the best performance as a whole. Additionally, the complexity of the model can be reduced through eliminating independent variables that have correlation coefficient between the variables and vacant house status lower than the 0.1 based on absolute value. Finally, this study suggests XGBoost and LightGBM based machine learning model, which can handle missing values, as final vacant house prediction model.

This study is conducted to provide an empirical review on how schools play a pivotal role in the regional communities. For this, the use of closed schools, activities to revive small-scale schools, and activities related to nearby schools outside the village were analyzed for villages that have participated and have been awarded in the Contest for Making Happy Rural Communities by the Ministry of Agriculture, Food and Rural Affairs. The results of this are as follows. Out of 204 villages that won the contest, there were 19 cases of school closures. Of these 19 cases, there are 17 cases in which the closed school facilities still exist. For the two remaining cases, there are no buildings and only the site remains. To summarize the use of these schools, the functions are being combined and are determined within the range that local residents can operate. The impact or success factors on the region can be summarized into five main categories through the revival of schools in the crisis of closure. First, it was an opportunity to lay an organizational foundation for village projects in the future by reorganizing the village's organization, such as the formation of a village promotion committee to revive the schools. Second, it did not just introduce outsiders to increase the population, but supported housing and jobs for them to successfully settle down. Third, a cultural community was created with senior and junior residents, and finally, the residents became teachers or formed a village education communities such as lifelong education. In the relationship with schools existing outside the village, activities with members of the surrounding schools and linked activities are being carried out in the sense of "school".

The advent of the carbon neutrality era has led to a paradigm shift in education toward ecological transition education. It is time to understand the concept and practice of ecological transition education pursued in the 2022 revised curriculum and prepare for changes to the main life education covered in home economics education. Therefore, the purpose of this study is to explore the role of home economics education for carbon neutrality for future generations who will have to live in the era of rapidly changing climate crisis, and to propose a practice plan for ecological transition education in the main living area based on the educational contents of the 2022 revised curriculum. To achieve these objectives, this study reviewed previous research on carbon neutrality and ecological transition education, analyzed the curriculum for main life from the first curriculum to the 2022 revised curriculum, and proposed the direction of main life education for ecological transition education. Through this study, the importance of carbon neutrality and ecological transition can be emphasized in home economics education, and it is expected that it can be used as a basis for realizing ecological transition education in actual education sites.
In this study, we examine how land use zoning affects the land price controlling other variables such as road-facing condition of the land, land form, land age after its development and land size. We employ geographically weighted regression analysis which reflects spatial dependency as methodology with a data sample of land transaction price data of Jangyu, a new town, in Korea. The results of our empirical analysis show that the respective coefficients of traditional regression and geographically weighted regression are not significantly different. However, after calculating Moran's Index with residuals of both OLS and GWR models, we find that Moran's Index of GWR decreases around 26% compared to that of OLS model, thus improving the problem of spatial autoregression of residuals considerably. Unlike our expectation, though, in both traditional regression and geographically weighted regression where residential exclusive area is used as a reference variable, the dummy variable of the residential land for both housing and shops shows a negative sign. This may be because the residential land for both housing and shops is usually located in the level area while the residential exclusive area is located at the foot of a mountain or on a gentle hill where the residents can have good quality air and scenery. Although the utility of the residential land for both housing and shops is higher than its counterpart's since it has higher floor area ratio, amenity which can be explained as high quality of air and scenery in this study seems to have higher impact in purchase of land for housing. On the other hand, land for neighbourhood living facility seems to be valued higher than any other land zonings used in this research since it has much higher floor area ratio than the two land zonings above and can have a building with up to 5 stories constructed on it. With regard to road-facing condition, land buyers seem to prefer land which faces a medium-width road as expected. Land facing a wide-width road may have some disadvantage in that it can be exposed to noise and exhaust gas from cars and that entrance may not be easy due to the high speed traffic of the road. In contrast, land facing a narrow road can be free of noise or fume from cars and have privacy protected while it has some inconvenience in that entrance may be blocked by cars parked in both sides of the narrow road. Finally, land age variable shows a negative sign, which means that the price of land declines over time. This may be because decline of the land price of Jangyu was bigger than that of other regions in Gimhae where Jangyu, a new town, also belong, during the global financial crisis of 2008.

After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.
This study attempted to clarify (1) the meaning of 'people's livelihood (Minsaeng, 民生)' conveyed by the newspapers in Korean society and the specific matter it refers to, and (2) consider the discourse formed by the newspapers and what does and does not change in that discourse over the passage of time. Editorials were classified and analyzed based on the framework of Fairclough's critical discourse analysis(CDA). It was clear, from the political perspective, that the discourse was respectively formed and changed for each administration. The discourse on 'people's livelihood' was critical and at the same time generally negative, because it dealt with the important social incidents or controversies of the time. The discourse on 'people's livelihood' related to the massive social streams of Korea's democratization and globalization process. Whereas the discourse on 'people's livelihood' in the 1990s, seen from an economic perspective, tried to resolve labor strikes, inflation rate, housing problem, and financial crisis. The discourse in the 2000s changed to issues ranging from economic growth and distribution to bi-polarization problem, job creation, abolishment of non-regular employments, etc. The meaning of 'people's livelihood' produced in the editorials of the major daily newspapers is different from the word's dictionary definition as 'the people's lives'.
The study starts from the critical thought on why most of female-headed single-parent families are under poverty regardless of their hard working. The study is to explore the lives of low-income single-parent families as working poor and to develop comprehensive policies for them out of poverty and other social vulnerability, using the concept of social exclusion which has been broadly introduced in the field of social science. Specifically, the study aims to analyse the process of social exclusion of low-income single-parent households, by comparing the differential lives in the economic, social, political aspects among male-headed dual-parent household, female-headed single-parent household, and poor female-headed lone-parent household who is under the public poverty line. The study was based on the secondary data analysis. A total of 3182 samples(the first 2508, the second 235, and the third 439) were included. Using SAS 6.12, frequency, chi-square, means, and ANOVA were utilized for the statistical analysis. Results show that single mothers, on the whole, are vulnerable population in terms of employment, housing stability and income. Also, low-income households of single mothers are more negatively affected by the IMF economic crisis and carry more pessimism on their future. In comparison with male-headed households, single mothers have fewer support from social insurance as well as family resources and higher burdens of additional caring need for the old, the disabled, and the chronically ill. These findings identify the reality in which female-headed households with dependent children are exposed to the overall social vulnerability and thus are easily trapped into the social disadvantaged. finally, the study suggests the development of comprehensive policies and counter-measurements for low-income female-headed families to be the primary member in our society.
This study aims to analyze consumption inequality of Korean elderly households. The justification for analyzing consumption inequality during old age could be summarized as follows. First, due to the rapid growth of elderly population, the intra generational inequality of older people will bring greater consequences to the society in the coming years. Second, inequality is more actualized during old age when income stops playing a major role and the everyday lives are based mostly on consumption activities. For analysis, this study used the 2nd, 5th, 7th and 9th wave of 『Korea Labor and Income Panel Study』. The findings are as follows. First, total consumption inequality of elderly households is gradually decreasing after the economic crisis. Also, the gini coefficient of consumption items representing modern consumption culture, such as expenditures on eating out and car maintenance is decreasing. However, the inequality contribution rate of such items is continually rising, indicating that whereas the elderly households in general are being assimilated to the mainstream consumption culture, the disparity between classes is continually expanding. Second, gini coefficient and inequality contribution rate of the essentials such as food and housing has decreased indicating that basic livelihoods in general has risen. Third, the inequality of education expenditure is increasing after the year 2000 which implies that the problem of education inequality in general might have an effect on elderly households.
