This study delineates the preferences of elderly housing characteristics among a middle-aged population. The data were collected from an independent, random, age-stratified sample of house wives using structured questionaire and interview methods. The data were analyzed using a SAS statistics analysis program. The preferred way of living style and housing characteristics were investigated. Preferred housing characteristics were influenced by age, income, job and education. Education was the most powerful indicator for predicting the preferences.

This study was designed to examine the determinants of housing decisions of prospective home buyers in newly constructed areas in Ulsan. The main focus was to clarify the current mobility motives. reasons for choosing present dwelling, housing values , housing satisfaction, housing Preferences of households. The data used in this study were collected from a probability sample consisting of 350 households, and analyzed through descriptive statistics, factor analysis, and analysis of variance. The major findings were as follows: 1) The motives of current mobility of households were home ownership, larger space, and better neighborhoods. 2) The reasons for choosing present dwelling were location. dwelling size, air quality and housing price. 3) Seventeen items of housing values were identified important. 4) Households were satisfied with dwelling size, number of rooms, views, and neighborhood facilities, 5) Dwelling features preferred by the households were the individual opinion of interior, perfect antinoise, better construction materials, better bath, kitchen facility etc.

Housing environments of individuals and families can have considerable influence on their quality of life. This study examines the factors influencing housing satisfaction and compares them between rural and urban areas. A total of 3,958 households collected from a nationwide survey were analyzed using an ordered probit model. The results indicate that housing satisfaction was influenced by individual, housing, and neighborhood attributes. The factors that differentiated between rural and urban models were sex, housing type, and relationships with neighbors. The results have important policy issues for improving rural housing.

The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

The purpose of this study are to examine the types and sources of information used for housing choices and to figure out the related factors. Data are collected through self-administered questionnaires designed for this study, and the sample consists of 396 households in Pusan and Ulsan. The purposes are accomplished through descriptive statistics and multiple regression analyses. Based on the results of analysis, housing information are divided into four specific types : economic. technical, housing unit, and neighborhood information. It is found that housing unit information including housing quality and economic information such as housing prices are identified as the most important ones for current and future housing choices. The most useful sources of housing information utilized for current housing are friends, relatives and neighbors. In addition, model house, real estate office, newspaper and adverizement are the another useful sources for housing information. Among them, the model house is the most helpful one for variety of housing information. Young households and those with a head whose occupation is professional/managerial tend to have higher recognition of the importance of housing information than do the other groups. The households currently living in small apartment and with a young eldest child are likely to have higher recognition of the importance of econimic information. Tenure type, the occupation of the household head, the age of the eldest child, and length of residence are the significant explanatory variables of the recognition of the importance of housing unit information.

Nowadays, diverse mass media discovers and introduces outstanding management cases of apartment complexes to induce vital competitions of constructors and active participation of residents to apartment management. This study statistically analyzed the management issues of outstanding apartment complexes that have been introduced by mass media with lexical criteria to examine the characteristics of their exemplary management. The key issues of outstanding apartment management are summarized as: efficient management of convenient facilities for residents, community activities based on residents' participation, and maintenance of pleasant living environments through transparent management. Also, the result of the relation arrangement of co-occurrence word from a Social Network Analysis included three key concepts of multi-family housing management - Maintenance Management, Operating Management, and Community Life Management - with emphasis on 'residents' and 'apartment complexes.' However, Operating Management was relatively deemphasized.

본 연구에서는 부산·경남지역 청년 1인가구 임차인의 주거만족도에 영향을 미치는 주요 특성 및 청년층 주거관에 대한 영향력을 분석하고 세부적으로 분류하여 향후 주거 문제 및 방향에 대한 시사점을 제시하고자 한다. 이를 위해 선행연구를 토대로 한 이론을 바탕으로 청년 1인가구 임차인의 주거 특성 만족도에 대한 주요 변수 및 향후 1인가구 지속 의향, 혼인 의향 및 가구원 증가에 대한 의향을 질문하기 위한 청년층 주거관에 대한 변수도 포함하여 연구하였다. 실증분석은 설문조사의 결과를 바탕으로 SPSS Statistics 25.0 통계 프로그램을 사용하여 다중회귀분석 및 의사결정나무모형 분석을 실시하였다. 실증분석 결과 첫째, 주거 임차특성 만족도 및 1인가구 지속 의향은 자연적 특성, 주거 특성, 물리적 특성, 1인가구 지속 의향 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 둘째, 주거 임차특성 만족도 및 향후 혼인 의향은 자연적 특성, 주거 특성, 물리적 특성 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 셋째, 주거 임차특성 만족도 및 향후 가구원 증가 의향은 자연적 특성, 주거 특성, 물리적 특성 만족도 순으로 주거만족도에 정(+)의 영향을 미치는 것으로 나타났다. 넷째, 주거만족도를 종속변수로 한 의사결정나무모형 분석 결과, 자연적 특성이 3.4 초과이며, 전세일 때 주거만족도가 가장 높게 나타났다. 본 연구의 시사점은 다음과 같다. 첫째, 부산·경남지역 청년 1인가구의 주거환경 개선 정책이 필요하다. 둘째, 부산·경남지역 청년 1인가구 임차인을 위한 맞춤형 주택 공급은 청년층의 주거만족도를 향상시키는데 도움이 될 것이다. 셋째, 부산·경남지역 청년 1인가구 임차인의 라이프스타일에 적합한 공간에 일정비율 주거공급이 이루어져야 한다.

The rental housing has been a main role to supply a living space to the household who can not be available for the home-owner. Specially, the public rental housing is targeted for the low-income household and supplied with low rental fee. Therefore, the rent owner should manage and maintain the housing condition decently with a systematically maintenance plan which includes a repair time and scope, a repair cost. Among them, the repair time is important to make a repair plan. The repair time would be explained with two types, which is divided into a breakdown maintenance and a preventive maintenance. Each of them has a advantage in a repair cost, maintenance of the living condition and provision of the repair scope and method. In this paper, it aimed at providing the repair time in 12 components of the public rental housing which is reflected from a preventive maintenance. This study shows that overall, a permanent rental housing has a longer repair time than any other rental housing in 12 housing components. A public rental housing is closer to the a permanent rental housing then a redevelopment rental housing in repair time. On the other hand, the repair time of the 12 housing components is different form the rental housing. This leads to further study in difference of the repair time according to a tenant type.

The purpose of the study was to identify the level of housing choice behavior by using the factors of residential satisfaction level, mobility motivation, and housing needs of potential purchasers in Bukgu New Housing Area, Ulsan. The survey used questionnaire from 326 households living in Bukgu and nearby area and analyzed using descriptive statistics. The research results showed low degree of residential satisfaction in storage space and neighborhood. The mobility motivations were improvement of physical environment improvement, education environment, walking road, view and lighting. The housing needs for indoor spaces showed to want more functional arrangement than the room size. The housing needs for outdoor spaces showed to want neighborhood environment in connection with the education or hospital facilities, the welfare facilities for pre-kindergarten children and elders and the leisure facilities. And the housing needs for facilities were floor furnishing for health, crime prevention system for safety needs, housekeeping appliance against environmental pollution, additional function for energy saving. The housing needs for common spaces showed that the residents preferred playing facilities by age group, exercise facilities, the community hall and the rest room which can do games or meetings.

주택시장 통계와 관련된 국가 정보시스템들의 현황조사와 업무 프로세스 정립을 기반으로 실제 적용 가능한 시스템들의 매뉴얼 및 데이터 통합 가이드라인을 제시한다면 주택시장 구조 변화에 신속하고 정확한 대응이 가능할 것이다. 본 연구에서는 국가정보시스템인 건축행정시스템(세움터)과 주택공급통계정보시스템(HIS)을 대상으로 주택시장 통계고도화에 따른 데이터 통합 가이드라인 및 관련정보시스템의 업무 개선 매뉴얼을 제시했다. 각 기관들의 체계적인 자료 생성은 주택시장분야의 합리적이고 효율적인 의사결정을 도울 수 있을 것이라 기대한다.
