주택통계 지표간의 상관분석을 이용한 아파트 주거 확산에 관한 고찰 (A Study on the Spread of Apartments Using the Correlation Analysis among Housing Statistics Indices)

  • This study is to find some clues about background or causes of the mass supply of apartments in Korea in terms of correlation analysis using 30 indices extracted from the representative housing statistics data. Some findings include that the supply ratio of apartments is deeply related to 'average floor area ratio' and 'the construction amount of Dagagu housing and Dasedae housing' from the perspective of housing flow. Instead, from the perspective of housing stock, the supply amount of apartments is strongly related to 'housing redevelopment construction' and 'housing construction by public sector'. These indices are involved deeply in the spread of apartments, however, because the indices that used in the analysis are mutually highly related and the indices related to housing policy or system are absent, a critical index for the spread of apartments was not found.

도시지역의 빈집정비 활성화를 위한 제도 개선방안 (Study on the Reforming Policies to Manage Vacant Housing of Urban Areas in Korea)

  • The aim of this study is to minimize the various social problems caused by the growing number of vacant houses in the urban areas and suggest ways to improve the legal and institutional system for promoting the maintenance and utilization of vacant houses. Due to changes in social conditions, the vacant houses continue to increase, and urban regeneration is emerging as a policy tool for renovating old and deteriorating built-up areas. In the face of the necessity of the managing vacant houses and its surrounding areas, it was suggested that vacant housing should be defined as "housing and buildings", not just "housing", since there are limitations on the maintenance of them. In addition, statistics on vacant houses are causing confusion because of the difference between surveyed data and vacant houses, which are recognized as problems in urban areas. Therefore, it was suggested to improve the accuracy and reliability of vacant housing statistics. In order to promote the maintenance and utilization of vacant housing, it was proposed an amendment of vacant housing-related laws that grant substantive tax benefits to enable more active participation of vacant homeowners and people who participate in vacant housing maintenance.

일본 나고야 광역시의 주거빈곤에 관한 연구 (A Study on Housing Poverty in the Nagoya Metropolitan Area, Japan)

  • The Japanese economy has been unstable since 1990. Economic instability and changes in working conditions have made the acquisition of housing and the improvement in housing standards difficult. Unstable working and habitation conditions have also spread, and the Nagoya Metropolitan Area is recognized as a traction community in the Japanese economy. This study employed existing statistics and helpline consultations in 2013 to clarify the state of housing poverty in the Nagoya Metropolitan Area. Moreover, it clarified the conditions for improvement in the housing standards for the low-income households, a regional gap, and reasons for the deteriorating housing levels of low-income households by investigating the "Housing and Land Survey." Furthermore, it clarified housing difficulties that do not appear in existing statistics by investigating the examples of "toll-free call consultations" in 2013.

울산시 거주 가구의 공간규범 변화 특성과 관련요인 분석 (Changes in Space Norms and Related Factors of Households in Ulsan, Korea)

  • The study was conducted to analyze whether the recent trends in preference toward small and medium-sized housing in Korea represent changes in space norms. To accomplish this, the existing data from Statistics Korea and two different empirical data sets collected in 2007 and 2012 from Ulsan, Korea, were statistically analyzed through descriptive statistics, cross-tabulation analysis with a chi-squared test and multiple regression analysis. In the analyses, the space norms of households were compared and any changes in the space norms and the related factors were determined. The space norms were mainly investigated in terms of the housing size and the number of rooms. The results are as follows: 1) since 2010, there have been changes in the housing stock distribution in terms of size. Stocks of small housing increased, while those of medium and large housing decreased. Nevertheless, the overall conditions of spatial density have improved considerably in the recent 30 years. 2) It was found that there were statistically significant differences between 2007 and 2012 in space norms. The norms for housing sized less than 99 m2 and with one or two rooms were found to have increased, while that for housing sized more than 132 m2 decreased. 3) Household size, education of the head, monthly household income, housing type and the number of bedrooms in the current dwelling were the significant explanatory variables of space norms.

Imputation Methods for the Population and Housing Census 2000 in Korea

  • We proposed imputation strategies for the Population and Housing Census 2000 in Korea. The total area of floor space and marital status which have relatively high non-response rates in the Census are considered to develope the effective missing value imputation procedures. The Classification and Regression Tree(CART) is employed to construct the imputation cells for hot-deck imputation, as well as to predict missing value by model-based approach. We compare three imputation methods which include CART model-based imputation, hot-deck imputation based on CART and logical hot-deck imputation proposed by The Korea National Statistical Office. The results suggest that the proposed hot-deck imputation based on CART is very efficient and strongly recommendable.

  • While we go through a rapid change in society, family types composing social relationship underwent lots of changes. Recently the range of family is included not only families on the basis of blood relationship but also single family, a one-parent family and non-blood relationship family. Now we need not unified types of housing but social integrated housing models responding to family diversity. The purpose of this study is that examine family diversity through social statistics and demography and grasp the current housing types responding to family diversity. The features of family diversity are reducing the number of family member and turning up a unformal family type. At the social statistics and demography in 2005, the number of family member is only 2.9 people per family. Due to decline of birth rate and change of marriage consciousness, various family types appear and increase such as single family, a one-parent family and non-blood relationship family. But there is lack of housing types responding to such family diversity. This study will be a basic research to develop social integrated housing models responding to family diversity. Housing must be sensitive to change of family type, so it responds our needs based on thorough understanding on various housing life.

도시가계의 주거이동유형별 주택자금규모와 관련변수에 관한 연구 (The urban household's housing fund and its contributing factors according to the type of housing mobility)

  • The purpose of this study were 1) to identity housing fund by the type of housing mobility and 2) to analyze the variable contributing to housing fund by the type of housing mobility. For these purposes, the 1993 KHPSD data was used and the sample in this study consisted of 2,796 couple households. Statistics employed for the analysis were frequencies, means, univariate analysis and multiple regression analysis. As the results, the composition and the amount of housing fund according to the type of housing mobility, were different respectively. Housing fund was consisted of previous housing sales price, savings deposits, loans, inheritance, subsidy, and personal debts. Households who already own houses used housing finance for their housing fund easily while renters were at a disadvantage to use housing finance. Moreover, among the contributing factors, home ownership, number of family member, residence, average monthly income, average monthly expenditure, husband's education attainment, satisfaction with housing, husband's job, and the type fo housing were positively associated with the amounts of housing funds. However, duration fo residence tended to negatively related to the amounts of housing funds.

  • 사회가 민주화, 선진화되어감에 따라 합리적인 정책과정의 중요성이 강조되어 이른바, 증거기반 정책(evidence-based policy) 이 정책 분야에서의 중요한 화두로 떠오르게 되었다. 증거기반 정책, 그 중에서도 통계에 기반을 둔 정책에 관한 관심이 고조되고 있기는 하지만 구체적인 정책분야에서 통계가 어떻게 사용되고 있는지에 대한 구체적인 사례들이 소개된 것은 그다지 많지 않다. 본 연구의 목적은, 현재 국민은행이 작성하여 공표하는 주택가격지수가 구축, 발전되어 온 과정을 더듬으면서 구체적으로 통계가 어떻게 주택정책의 기반으로 활용되어 왔는지를 조명하는데 있다. 시기별 주택가격지수의 통계적 특징 및 문제점들을 지적하고, 이러한 문제점들이 개선되는 과정을 살펴본다. 아울러 주택가격지수가 구체적인 부동산 관련 정책과정에서 어떻게 활용 되는지를 소개한다.

  • The purpose of the study was to identify the housing Plan responding to lifestyles of residents living in Center of Ulsan city. The survey used questionnaire from 230 households and analyzed using descriptive statistics. cross analysis, One-Way ANOVA, factor analysis, cluster analysis. The research centered on the possibility of categorizing life styles of residents based upon their living awareness and housing awareness. The results showed that there are two major categorizes of residents's lifestyles. According to classification of their lifestyles, This study tried to analyse the characteristics of residents about housing preference, housing development opinion, housing satisfaction, etc. The application of the lifestyles variable in classifying residents will be important in such activities as large-scale housing supply planning or in the preliminary research and understanding of actual conditions for the housing improvement industry.

주거실태에 대응하는 소규모 공동주택 리모델링 정책에 관한 연구 (A Study on the Policy for Small-sized Apartment Housing Remodeling Focusing on Housing Status)

  • The aged small-sized apartment housing threats the safety and comfort of the residents. It is excluded from the scope of mandatory management under the Article 34 of the "Apartment Housing Management Act". According to various domestic statistics, the number of small-sized apartment housing is 261,203, which is about 66% of the total 396,076 residences in Korea, so it is urgent to formulate a systematic management plan including remodeling. However, support programs for old-aged small-sized apartment housing of the central government and local governments are not enough to solve the problems. This study aims to propose useful policy ideas to promote remodeling for small-sized apartment housing based on the analysis on the housing status in our country. The first suggestion is the diversification of government programs. Second is the development of remodeling industry technology, and third is a complement of the law about the remodeling of small-sized apartment housing.
