A Study on the Regional Rate of Return and Stability on Investment in Officetel (오피스텔의 지역별 투자수익률 및 안정성에 대한 연구)

  • The officetel introduced into Korea in the mid-1980s has thus far been in the limelight as the object of investment for the substitute for small-sized housing and for lease income. But to raise the possibility of succeeding in officetel investment in the future, it has been necessary to make a systematic analysis of the changed direction of the officetel market and the profitability and stability of investment. Accordingly, this study attempted to analyze demand for officetel with a focus on the possibility of increase in the households composed of one or two members, the major consuming bracket of small-sized housing. And it attempted to analyze the possibility of investment in officetel as the investment goods for lease income due to the entry of Korea into aging society. And past analysis of investment in officetel was confined to profitability analysis, but this study sought to develop the stability indicator of the officetel for the analytical purpose. As a result, it is predicted that demand for small-sized housing will increase due to the increase in 1-to 2-person households. Accordingly, it is predicted that demand for officetel as the place of residence will come to increase. And taking into consideration the more serious degree of sustained aging in the population, older people's preference for real estate and need for lease income, it is predicted that preference for officetel as the object of investment will increase. An attempt was made to analyze the profitability and stability of investment in the metropolitan area which the officetel has principally been supplied, in order to analyze the profitability and stability of officetels. For the purpose of this study, Yeoksam-dong in Kangnam-gu, Yeoui-dong in Youngdeungpo-gu, Bongcheon-dong in Kwanak-gu were selected in Seoul as the area for analysis. Jung-dong in Wonmi-gu, Bucheon, Seohyun-dong in Bundang-gu, Seongnam, Janghang-dong in Ilsan-gu, Koyang were selected in Kyonggi province as the area for analysis. As a result, it was found that the small-sized officetel had higher profitability and stability than the large-sized officetel. It was found that the area of Kyonggi Province had the larger deviation by size. That is, it was found that the small-sized officetel in the area of Kyonggi Province was significant as the object of investment for stable lease income.

A Study on the Cognitive Characteristics and Image Formation Structure of Hotel Access Space (호텔 진입공간의 유형별 인지특성 및 이미지형성구조에 관한 연구)

  • This study classified visual perception types of access space at 17 five-star hotels in Jejudo and examined their cognitive characteristics and image formation structures in an effort to provide basic information important for designing the elevation and the access spaces of a hotel. The results of this study are as follows. Access space image of experimental hotels showed more negative evaluations at both city hotels and resort hotels, viewing angle (upward angle) was also positively evaluated between $10^{\circ}{\sim}12^{\circ}$ and $18^{\circ}$ and central type in arrangement type and detour access and straight access types in access circulation type were positively evaluated. When viewed from an upward angle of $10^{\circ}$ to $12^{\circ}$, the most important factors were as plasticity, decorativeness, and creativity; from $18^{\circ}$ it was such factors as harmony and peculiarity; and at $45^{\circ}$ it was factors like decorativeness and stability. In considering the various access types, the most important factors in a straight access type were peculiarity and harmony; for one-time curved access type it was by decorativeness, creativity, Peculiarity, and stability; and for detour access types it was decorativeness, stability, and peculiarity. Influential of factors affecting image formation and plasticity and harmony factors and the form had more influences on image formation.

Analyzing Dynamics of Korean Housing Market Using Causal Loop Structures (주택시장의 동태성 분석을 위한 시스템 사고의 적용에 관한 연구 - 인과순환지도를 중심으로 -)

  • Since 1950s, the Korean housing market has continually experienced the chronicle lack of housing stock because of lower housing investment in comparison with a population explosion, prompt urbanization and rapid restructuring of family. The Korean housing market have thus been driven not by the pricing model by housing demand-supply chain but by the Korean housing policies focusing on the increase of housing supply and the living stability of the middle or low-income bracket. After all, repetitive economic vicious circle of housing price and the increase of unsold apartments aggravated the malfunction of the Korean housing market. Meanwhile, the Korean construction firms have exacerbated their profitability. Such terrible situations are mainly triggered by the Korean construction firms that weighed on the short-term profits and quick response of the government policy alterations rather than the prospect of housing market Therefore, this research focusing on the dynamics of housing market identified and classified the demand and supply elements that consist not only of housing system structures but also of the environmental elements that affect the structures. Based on the system thinking and traditional theory of consumer's choice, the interactions of these elements were constructed as a causal loop diagram that explains the mutual influences among housing subsystems with feedback loops. This paper describes and discusses about the causes of the dynamic changes in the Korean housing market. This study would help housing suppliers, including housing developers, construction firms, etc., to form a more comprehensive understanding on the fundamental issues that constitute the Korean housing market and thereby increasing their long term as well as minimizing the risk involved in the housing supply businesses.

A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens (서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구)

  • The research study conducted logistics regression analysis through HLM (Hierarchical Linear Modeling) and presented the value of the outcome in order to investigate characteristic factors of demanders which influence the intention to move into public rental housing. (1) The results of the regression analysis of characteristic factors of household and housing were analyzed as having the significant effect on the intention to move in public rental housing, according to residents moving in monthly rent housing, residents' occupations, rental housing, the number of household, the location of surrounding public rental housing, monthly average income, children's educational level, the number of children, the types of housing and one's own house, in order, out of the types of housing tenure. (2) The results of the regression analysis of characteristic factors of the conditions of location were analyzed that out of the conditions of location of the top five areas in public rental rates, what influences significant effects on the intention to move in public rental housing is the location of surrounding rental housing, income, the number of household and children, children's educational level, job state, housing types, ones' own house, rent housing, monthly rent housing, in order. (3) In case of Seoul, Expanding public rental housing is inevitable in order to stabilize ordinary people's housing stability, owing to the high and rental prices of private housing. Nevertheless, an accurate analysis of the intention to move in public rental housing has not been conducted. Eventually, the research was, thus, conducted, based on the fact that the preference on public housing is low. According to the analytic results of the study, it is required for the government institutions and agencies should consider individual and local characteristics and provide an alternative that meets the real situation, in order to help ordinary citizens with low incomes stabilize housing.

Improvement of Outdoor Spaces for the Children's Safety in Public Rental Housing (어린이 안전을 위한 공공임대주택단지 외부공간 환경개선에 관한 연구)

  • Public rental housing in Korea has been initially provided for residential stability of low-income household focusing on solving quantitative insufficiency since 1980s. In the process of early stage of designing and planning public rental housing, qualitative aspects of considering children were not primary concern. This study aims to analyze the priority of environmental improvement of outdoor spaces for children's safety in public rental housing. First, literature review was performed in the reference of local residential safety guidelines, Universal Design, and CPTED guidelines. In each guidelines, common safety planning factors for children were extracted within different types of outdoor spaces. Second, based on literature analysis, residents evaluated importance and satisfaction level by different safety types, outdoor space type, and environmental planning factors. In results, residents evaluated high importance and showed low satisfaction for crime and traffic safety. Through IPA, facilities and parking space was evaluated where improvement is needed for the first priority, and planning factors were mostly concerned with surveillance and safety management system. Result shows general concern of public rental housing residents, about weak facility management and security system, and about socially isolated environment which heightened the fear of crime safety. Overall, poor maintenance of the complex environment and decrepit facilities are constantly raising risk of safety accidents especially for children. Considering residents' concern, environmental improvement should be considered in perspective of not only physical repair, but also facility management and security system.

A Study on the Actual Conditions of Living Room Lighting in Daegu and Gyeongbuk Districts (대구·경북 지역 거실 조명 실태조사)

  • This research study was conducted to determine the actual conditions of living room lighting in Daegu and Gyeongbuk districts. For this study, 112 households were surveyed. The results of this study are as follows: Firstly, fluorescent light was used as the general illumination of living rooms, and the ratio of not using local sources of illumination was high. Secondly, the standard illuminance was found to be 221. The illuminance was the value that satisfied the activities for togetherness and entertainment, but did not reach the illuminance necessary for other activities, such as reading, make-up, and sewing. In addition, the uniformity of brightness used as a measure of uniformity in examining the results was normal. Thirdly, both the brightness and the satisfaction of lighting in the living room space were indicated to be normal. In addition, in regard to housing lighting, 'stability', and 'brightness of lighting' were indicated as important considerations and 'brightness of lighting', 'shadow' and 'management of lighting' were indicated as problem areas.

The Practical Application of Modular Construction for Residential Facilities (주거시설로서 모듈러건축 활용화 방안)

  • The purpose of this research is to provide basic data for the promotion strategy to activate modular construction system as residential facilities, through a study on the architectural planning, institutions and policies and research on connection details, for the use as residential facilities of the modular construction that is not actively supplied for the general residential facilities. As a result, I suggest sample model plan of domestic and foreign case analysis and characteristic of modular construction and practical application of modular construction for Residential Facilities. Owing to many advantages including short construction period structural stability and economic benefits, modular construction is expected to play a role as residential alternative of socially controversial affordable housing and weekend homes, and potential housing shortage after reunification; and to contribute to the development of design automation and industrialized constructions. Though Korea is still lacking development of the system that meets the domestic context, if supported by ongoing researches on the development of construction methods, materials and details, the settlement of appropriate modular residential facilities to suit the national situation will serve a possible alternative solution for many housing and environmental problems.

A Study on the Financial Stabilityof households (가계의 경제적 안정에 관한 연구)

  • Financial stability of households is the basic and most important factor of the quality of life. It affects emotional psychological mental and social aspects of family personal develop-ment and family healths etc. This study investigated and analyzed the data on financial stability of households. The data collected through the self-administered questionnaire from 466 house-holds in Kwangju area were analyzed. As statistical methods Frequency Percentile. Anova Duncan-test and Regression analysis were used. The results obtained are as follow: Education job status housing tenure type numbers of income source assets income and income flexibility have positive effects on financial stability. Especially numbers of income sources has most important effect. Significant correlation coefficients between financial stability and economic pressures mental healths financial satisfaction life satisfaction and coping behaviors were revealed respectively To improve the quality of life financial stability of household is severely considered. To be financially stable providing various income sources is more desirable than having regular and fixed income.

  • Landslides cause enormous economic losses and casualties. Korea has mountainous regions and heavy slopes in most parts of the land and has consistently built new roads and large-scale housing complexes according to its industrial and urban growth. As a result, the damage from landslides becomes greater every year. In this study, performed a GIS-based landslide hazard analysis by SINMAP(Stability Index MAPping) model in Gyeonggi Icheon area coupling with geomorphological and geological data. SINMAP model has its theoretical basis in the infinite plane slope stability model with wetness obtained from a topographically based steady state model of hydrology. To Gyeonggi Icheon area landslides hazards evaluated, these SINMAP model were analysed results while simultaneously referring to the stability index map, where lines distinguish the zones categorized into the different stability classes and a table giving summary statistics.

Detector Mount Design for IGRINS

  • The Immersion Grating Infrared Spectrometer (IGRINS) is a near-infrared wide-band high-resolution spectrograph jointly developed by the Korea Astronomy and Space Science Institute and the University of Texas at Austin. IGRINS employs three HAWAII-2RG Focal Plane Array (H2RG FPA) detectors. We present the design and fabrication of the detector mount for the H2RG detector. The detector mount consists of a detector housing, an ASIC housing, a Field Flattener Lens (FFL) mount, and a support base frame. The detector and the ASIC housing should be kept at 65 K and the support base frame at 130 K. Therefore they are thermally isolated by the support made of GFRP material. The detector mount is designed so that it has features of fine adjusting the position of the detector surface in the optical axis and of fine adjusting yaw and pitch angles in order to utilize as an optical system alignment compensator. We optimized the structural stability and thermal characteristics of the mount design using computer-aided 3D modeling and finite element analysis. Based on the structural and thermal analysis, the designed detector mount meets an optical stability tolerance and system thermal requirements. Actual detector mount fabricated based on the design has been installed into the IGRINS cryostat and successfully passed a vacuum test and a cold test.
