A Study on the Residential Satisfaction of Public Rental Housing in Chungbuk -Focusing on Physical and Social Factors- (충북지역 공공임대주택의 주거만족도 분석 -물리적·사회적 요인을 중심으로-)

  • The Purpose of this study is to propose policy directions for residential level improvement of residents in Public Rental Housing. In this study, the contents coverage was limited to the policy proposal on the efficient management of public rental housing by reviewing papers, understanding present situations of supply and management of Public Rental Housing and investigating residential conditions. First, the residential satisfaction of physical factors were different from by the type of public rental housing. The satisfaction of physical factors was highest in the kookmin rental housing, permanent and 50 years rental housing were lower than kookmin rental housing. Second, resident's satisfactions of social factor such as neighborhood relationship and the image of apartment complex were differed by each housing types. However, there was no difference in satisfaction of community participation by each housing types.

Need of Dormitory Environment Improvement and School-life Stress in the Special-purpose high school according to Residential Satisfaction in Dormitory and Housing (기숙사와 자가의 주거환경 만족도에 따른 특목고의 기숙사 환경개선 요구도 및 학교생활 스트레스)

  • The purpose of this study is to investigate the influence the need for improvements to dormitory environments and to study the stress from school-life according to residential satisfaction in dormitories and housing. For the purpose of this study, a survey was conducted including a questionnaire consisting of a residential satisfaction scale, a need of dormitory environment improvement scale, and a school-life stress scale. The subjects were 453 special purpose students in Daegu and Gyeongsangbuk-do who all live in a dormitory. Factor analysis, Cronbach' $\alpha$ and MANOVA were employed for data analysis, and Scheffe test was used for post-hoc analysis. First, the lower group the satisfaction of a physical residential environment in a dormitory, the more likely it is that the dormitory environment need improvement. The result of this study suggests that dormitory students are much more sensitive to conditions relating to physical residential satisfaction than to sociopsychological residential satisfaction. Also, the residents believe that change to these physical residential conditions facilitate an improvement to sociopsychological residential satisfaction. Moreover, when the satisfaction of a physical residential environment is lower group, more perceptive stress occurs from academic, health and personal factors while a lower satisfaction for the sociopsychological residential environment results in a more perceptive stress from the environment. The result of this study suggests that dormitory conditions indicate the necessity of improving the environment to adapt well to school-life, thus reducing stress. Also when simply providing a supplementary physical residential environment the sociopsychological residential environment should be considered, as this can cause conflicts between roommates. Second, the lower group the satisfaction for a physical residential environment in housing, the more likely it is that the dormitory environment need improvement. The result of this study suggests that for environments of inadequate housing there is a strong urge towards needing more independence and a better living environment. Third, when group feel there is a more substantial difference in the physical residential environment between dormitories and housing, it is more likely it is that the dormitory environment need to be improved. Also, when they feel there is more substantial difference in the sociopsychological residential environment between dormitories and housing, a more perceptive stress is detected from the environment. The result of this study suggests that dormitory students want to have the same level of conditions as those provided in housing. Also, dormitory students want to need more physical environment improvement than sociopsychological environment improvement.

  • The purpose of this study is to investigate the correlation between the affective responses and residents' satisfaction in apartment housing estates. This study was conducted to empirically identify the effect of physical contents of apartment buildings on the affective response and satisfaction of residents. The area for evaluation was limited to four apartment buildings in Daegu, and the subjects for evaluation were also limited to a group of residents living at the four apartment buildings. SPSSWIN, a statistical program was used for analysis.

The Effect of Residential Environmental Satisfaction on Quality of Life and the Moderating Effect of Housing Type: The Case of Gyeonggi, Korea

  • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.

  • The purpose of this paper is to analyze the correlation analysis between the experienced crime victimization rate and the evaluation indicator of residents' safety of outdoor spaces from crime in multi-family housing. Additionally this paper intend to analyze the correlation analysis between the residents' satisfaction about safety and the evaluation indicator of residents' safety of outdoor spaces. For that purpose, 9 Multi-Family Housing located in the metropolitan area were selected to perform a survey against 349 residents during May 26-29, 2006. The SPSS program was used and the level of satisfaction ranged from 1 to 5. Scale of 5 being most satisfied while 1 being most dissatisfied. The results of this study are the followings; 1) Most occurred crime were auto theft and damages, poster matter theft, housebreaking. 2) The crime rate is higher in outdoor than in indoor. 3) This study proved the correlation between the residents' satisfaction about housing safety and most indicators except the number of households etc. 4) By the results of the correlation coefficient it makes clear that the number of apartment building, the visibility of Green Space, the location of pedestrian etc. have relation with the residents' satisfaction about housing safety.

  • The purposes of this study are to investigate the living environments, focused on economic and housing environments, of the elderly households in Chungbuk and to provide for the suggestions from the perspective of the well-being of the elderly. The results are as follows: for the economic environment, 70% of the elderly households receive the economic help from children, but the amount of the help is not much. Less than 20% of the households receive the pension and public assistance. Most elderly households had more assets than debt. The households tend to spend more for the necessties than for the non-necessities. The higher the income, the more the assets and the higher the consumption expenditures the higher is the life satisfaction. Therefore it is necessary to provide the elderly with opportunities to increase their income. For the housing environment, most elderly live in their own detached house with average size of 23 pyung. And there is 1.6 households per house. The condition of housing facilities is poor. The elderly prefer staying in the same place to moving, and invest little for their housing even though being able to afford to do so. The housing satisfaction, which is significantly influenced by the ownership the size the quality change in moving and the housing facilities, is correlated with the satisfaction of their condition as elderly households and their living satisfaction. Therefore, thoughtful policy is required to improve the standard of housing condition for the elderly households.

A Study on the Deduction of Satisfaction Survey Factors in the Study of One-person Living Sharehouse (1인 거주 쉐어하우스 연구에서 만족도 조사항목 추출에 관한 연구)

  • Sharehouse has been supplied as an alternative to solving the steadily increasing one-room housing problem of single-person households every year, and it is necessary to investigate the satisfaction of residents who actually live in sharehouse through P.O.E. Therefore, this study analyzed priror researches related to the existing one-person households, sharehouses, and satisfaction surveys, and summarized indicators with high relevance and frequency to derive satisfaction survey factors that can clearly evaluate the improvement architectural plan of sharehouses. As a result, it was classified into 4 items in the 'general information' category to investigate the status, housing rental type, and housing cost of the sharehouse, 15 factors in the 'peripheral environment' category to evaluate the safety, 3 factors in the 'community' category, and 17 factors in the space (facility) and service category. In the "General Information" section, the overall one-person housing satisfaction, desired sharehouse type, housing rental type, housing cost, and living expenses were reduced. In the "Surrounding Environment", accessibility to public office, accessibility to cultural facilities, accessibility to medical facilities, accessibility to work and school, convenience stores, noise pollution and safety. In addition, in the "community" section, it consists of interactions with various people, relationships with housemates and in the "space (facilities) and service" section, heating, waterproof, soundproof, ventilation, moisture and condensation blocking, facility management, interior, room size, built-in furniture, storage space, laundry, parking. Most of the scales for each factor were 5-point Likert scales, allowing evaluation of the degree of satisfaction, and some factors presented criteria to induce structured answers. Therfore, it is expected that the survey will be conducted on residents who actually live by deriving factors for the satisfaction survey of one-person households living in the sharehouse, and the current status of the sharehouse will be identified, and the degree of satisfaction will be analyzed to be used for research.

  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

  • The study aims to establish the systematic residential satisfaction index which reflected perception of high rise residents are demand on the Apartment housing. Apartment house is developed to reduce the housing shortage caused by urbanism after industrialization in Korea. It has increased constantly since the 1970s and has become the most common residential type of Korean city dwellers. It shows Korean dwelling pattern and culture. Furthermore, it can be an index of private wealth. The main purpose of the thesis is the highlight on systematic planning process for actual users' needs. In other words, city planners are eager to reflect each individual preference when he/she designs a house. More practical and accurate research in user's satisfaction of housing can be helpful to overcome limitations of city planner's personal preference which can't provide certain evidences. First, the study has carried out the survey of importance of design elements which were selected on the basis of the results of the POE, Residential Quality, Quality Of Life which were carried out for the same subject. Then, the data were analyzed by SPSS 12+ program package in terms of frequency, factor analysis and reliability analysis. The results reveals that the Residential Satisfaction Index of Apartment housing are consisted of 8 factors which had been sorted out in factor analysis which can be interpreted to be closely related to the Physical, Social psychological and General environment.

  • Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.
