A Study on the Apartment Choice and Housing Satisfaction by the Type of Housing Value (주거가치 유형화에 따른 아파트 선택 및 주거만족도에 관한 연구)

  • The purpose of this study is to find the apartment Choice and Housing Satisfaction by the Housing Value Segmentation. Survey questionnaires were conducted on 1103 married women from three residential areas in Daegu. Data were analized by SPSS package program. Major findings are the following: Quality oriented type preferred environment oriented and multiple apartment. Safety investment type answered the bases of the information as of sales/model house, real estate office, oral information from relative neighbor. Ostentation negative type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, education environment for children, privacy protection, convenient transportation for the urban area. Convenience educational environment type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, anti sonic materials, education environment for children, privacy protection.

  • Using the Artificial Neural Network model and Binary Logistic Regression model, this study investigates influence factors on the quality of life in terms of housing environment during the COVID-19 in Seoul. The results show that the lower the satisfaction level of housing policy, the lower the quality of life in the employment field and the lower the quality of residential field. On the other hand, permanent workers and self-employed respondents have experienced improvement in residential quality during the pandemic. A limitation of this study is associated with disentangling the causal relationship using the 'black box' characteristics of ANN method.

A Study on the Evaluation Indicators of Healthy Housing Quality of Multi-Family Housing (공동주택의 건강성능 평가지표 개발에 관한 연구)

  • The purpose this study is to develop indicators that measure the healthy housing condition of multi-family housing. The major findings are as follow: first, healthy housing was defined by physical, mental, social, and management aspects and proposed the conceptual model of hierarchy structure of evaluation of healthy housing by literature reviews. Second, evaluating items were selected based on literature reviews of existing indicators and preceding studies about both domestic and overseas multi-family housing. The evaluating indicators were identified as a total of 87 evaluating items which were composed of four dimensions and 16 attributes on the basis of the conceptual model. They cover comprehensive scope of the multi-family housing such as unit, building, complex, and site. Third, as the measurement, the 5-point ordinal scale measure was suggested. The evaluating measurement including measure standards, measure methods, and measure contents were developed by each evaluating items. Lastly, the weighting of evaluating indicators was developed by AHP method conducted by survey of an expert group. Items were identified as high contributors or low contributors. The weighting of these items could suggest several evaluations according to the situation. The level of healthy housing condition may be evaluated by both total evaluation and a specific field of evaluation.

  • Judging from recent aspects of lift, Housing of diverse types are emerzing as the interest of housing quality takes a growing with advanced life-cycle, varity of dweller needs and high-grade consuming patterns. This study is to explore more positive design method of steel-framed house through analysis about the decorative properties, choosing steel-framed house designed by domestic architects after 1990.   • The apartment house taking most part of our housing types was facing the limit of consumption from the housing supply-oriented policy in the past of rapid urbanization resulting in being transferred to the housing supply-oriented one. Accordingly the requirement for housing quality by customers is diversified varied, in order to meet this the effective and systematic quality control for preventing the defects from the stage of building is required. In this study for the effective and systematic quality management for defects of apartment house analysis on the frequencies and loss expenses from defective maintenance regarding examples of apartment houses having been moved in within five years recently, and the survey on their dwellers' consciousness were made, and the table for quantified apartment house defective risk.

  • Transmission of a tracked vehicle designed for multiple functions such as steering, gear-shifting, and braking is a core component of heavy vehicle to which the power is transferred based on combined technology of various gears, bearing, and fluid machineries. Robustness and durability of transmission, however, have been issued due to a large number of driving units and sub-components inside its body. Particularly, transmission housing is important structure which supports the transmission, and is made of aluminum alloy. Thus, structural robustness against such mechanical loading or vibration must be attained. Structural reliability evaluation through FEM analysis can save time and cost of the actual tests. In this study, structural evaluation is conducted on output housing of transmission, which is core component of tracked vehicle, using the simulation program. In addition, transmission dynamo test is performed to evaluate structural robustness of the output housing against the vibration which can be produced during the transmission operation.

  • This article deals the investigations how to solve the social deficiencies of deteriorate apartments, which is a half cycle of a building and it goes slum clearance and redevelopment. And this proposes an active remodeling and design strategy, management, and housing policies for extending the usage of the resource. Most of apartment housing in Korea is built by the panel wall and slab structure system fur economic price. To remake is possible, even though not designed in flexibility and variation. The remodeling strategies are dwelling unification, transformation of two units to one or three units, addition of a room, changing into commercial and community required spaces, and reshaping of a envelop and facade by addition of a dwelling or dwellings, roof floors, change of materials and colors, and so on. And, all activities in structural aspect are proposed removal in upper part and addition in lower part of an apartment housing. Active remodeling cost a great deal compare to new construction, so any remodeling activities should be based on a minimal interfere and budgets to enhancing the quality in existing building. The final aim of an active remodeling is to enhance the quality in economic values, and to keep original state and to put on the new one in a small part. To promote the active and careful management and rehabilitation, it is necessary to give the positive incentive in terms of architectural law, bank loan, and any redevelopment project should get the remodeling record in national resources.

The Characteristics of Behavior for Ventilation and Maintenance for Ventilation Equipments by Multi-family Housing Residents to Actualize Healthy Housing (건강주택 실현을 위한 공동주택 거주자의 환기행태 및 환기기기 관리 특성에 관한 연구)

  • The purpose of the study is to investigate the behaviors for ventilation to control indoor air quality and characteristics of the maintenance for ventilation equipments by multi-family housing residents. This study was conducted by the survey in the area of Seoul and Kyungki-do. The results of the study are as follows: the majority of respondents conduct ventilation once a day, below 20 minutes with opening some windows of the inside of the house. The time for ventilation is generally between 9-11 am. and 5-7 pm. Most of the wives are responsible for ventilation activities. In addition, so far building materials and furniture are not seriously considered as the source of indoor air pollution by the respondents. Their satisfaction for indoor air before and after ventilation is perceived as just the level of average. As the mechanical ventilation equipments such as a hood and an exhaust fan, half of the respondents are using them frequently. However, the ventilation equipments are not maintained well. Specially maintenance and checks for exhaust fans are hardly conducted. In conclusion, the frequency of ventilation is very limited and residents show passive attitudes about ventilation and maintenance of ventilation equipments. Therefore, for the actualization of healthy housing, educational programs and guidelines on the way of ventilation targeting the residents should be set up and a certain organization has to check periodically the performance of the ventilation equipments of each house in the multi-family housing complex.
