  • Purpose: This study discusses efficient operation plans in terms of public rental housing maintenance in terms of LH, a major supplier. Research design, data, and methodology: After reviewing problems related to the maintenance and management of public rental housing discussed in several previous studies, problems in technology setting for repair maintenance costs for public rental housing, lack of public assistance for maintenance and management of public rental housing, management of housing funds, and lack of role of local governments in the supply and repair of public rental housing were derived. Based on this, the researcher conducted using literature research methods to present relevant improvement measures based on reasonable arguments. Results: this study presented four operational plans related to (1) realization of repair costs for public rental housing, (2) a public subsidy system for covering the maintenance costs for public rental housing, (3) efficient operation of the Housing City Fund, and (4) establishment of the public rental housing. This study aims to provide a foundation for the qualitative growth of the domestic public rental housing system. Conclusions: With this study, it is expected that social interest in maintenance of public rental housing centered on LH will be amplified to improve the quality of maintenance problems of public rental housing.

  • When disasters happen specially in islands, we have a lot of problems of 'managing many workers and heavy equipments because of bad weather', 'being hard to offer, transport and install container-houses as temporary housing', 'being hard to store and use again after disassembling', too. More serious problems come from bad conditions that more and more people leave the islands and only old people live there, moreover, islands get easy to be isolated by inclement weather. So the purpose of this research is to develop and design emergency housing for sufferers which is light, efficient to be stored, easy to transport and build in disasters by resolving such problems, after rethinking the concept of temporary housing. Also, this research intends to suggest the concept of 'emergency housing'. The process of this research includes selection of architectural materials, experiments, constructional simulation, design and building test.

Results: Problems in Government's youth residential support housing policy include high rents, lack of supply, difficulty in acquiring rental housing, inconvenience in using shared spaces, conflicts with cohabitants, and invasion of privacy. Solutions include expanding supply to urban areas, establishing long-term plans, securing privacy, diversifying business methods, establishing platforms for rental housing transactions, and expanding various public support (financial support, etc). • The aim of this study was to analyse the design characteristics of court housing. In spite of changes of housing design condition, especially density, there have been changes only in the height of housing block, not in the housing types, layout system and other design properties. Due to the situation, housing design in Korea has been criticised as too routine and monotonous one. As one of the alternatives to respond to the criticism, this study focused on the positive aspects of the court housing type, and suggested the design strategies throughout the analysis of 8 entries in the design competition of EunPyeong NewTown, which attempted to overcome the negative problems - mainly the daylighting, orientation, and privacy- of this housing type. Throughout the analysis, there suggested design strategies to respond to the problems of court housing type, which can be the basis for the court housing design in Korea.

  • Domestic apartment housing has been designed in accordance with the new housing supply-driven policies for a long time. As a result, its design, material production, construction, maintenance and remodeling process, rather than being systematically performed, were individually approached to cause insufficient linkage between technologies. For these problems and the supply of long life housing, active research on long life housing has been conducted in Korea since 2005. However, the existing research on long life housing has been focused on a single item with no connection made between infill systems, and no overall interface rule, resulting in no activation of the business. In this study, for the supply and activation of long life housing, we aim to analyze the problems of existing long life housing to set up its matching standards for infill systems.

The fact that the lack of interpersonal communication caused this gap was founded. Managerial rules and guidelines should be described in detail and be known by all residents. Specified guideline should be suggested regarding the boundaries of the manager's job, responsibilities and rights, and extra work beyond the management job in order to prevent conflicts or problems between the managing body and the residents. There guidelines also play an important role in solving the conflicts and problems in multi-family housing.

  • Korea is moving toward an aging society faster than the other advance countries such as the U.S. and France. Such aging phenomena are posing greater problems in rural areas than in urban areas, and particularly, decrease in productivity caused by aging population leads to economic difficulties and hinders the improvement of housing life. The purpose of this research is to examine and identify the housing conditions of the vulnerable in rural areas and to present ways to improve the elderly housing and the housing environment in rural areas and to provide basic data for materializing the policies to enhance the quality of life. The results of this research are as follows. First, the elderly in rural areas were found to receive relatively smooth supports for services related to clothing and food through the government and social organizations. But for the housing problems, it was found that there were not any supports. Second, the poor housing environment may cause diseases to the elderly with weak immunity, so ways to remedy these problems are urgently needed. Third, the vulnerable in rural areas can hardly bear the burden of improving the housing environment, so supports from the government and social organizations are needed. Fourth, ways to support the vulnerable such as households receiving basic living subsidies and to support the poor who are not receiving such subsidies should be explored.
