중년층이 선호하는 미래 노인주거 환경에 관한 연구 (The Preferences for Elderly Housing Characteristics: Viewpoint of A Middle-Aged)

  • This study delineates the preferences of elderly housing characteristics among a middle-aged population. The data were collected from an independent, random, age-stratified sample of house wives using structured questionaire and interview methods. The data were analyzed using a SAS statistics analysis program. The preferred way of living style and housing characteristics were investigated. Preferred housing characteristics were influenced by age, income, job and education. Education was the most powerful indicator for predicting the preferences.

중소형 공동주택거주자의 주거선호 (Housing preferences for Small/medium size multi-family dwellings of Ulsan Households)

  • The purpose of the study was to supply the demand prediction of housing market with useful information by identifying housing preferences as housing norms of family levels. The survey uses questionnaires which are delivered to the 329 households who live in more $66m^2$-less than $99m^2$(2 0pyoung) or more $99m^2$-less than $132m^2$(30 pyoung) multi-family dwellings in Ulsan. The frequency test, t-test, factor analysis and One-Way analysis were used for the analysis of the results. more than half of households have held house-moving plan within 3 years. most of them have desired to live at the high-rise apartment in Nam-Ku area and have wanted wide size through an average of $3.3m^2$(10 pyoung) than present house size. It was revealed that the characteristics of moving behaviors, residential areas and housing preferences were significant variables which affected to housing satisfaction.

단지형 도시근교주거의 현황 및 선호 조사 (A Study on the Housing Condition and the Residents' Preferences of the Suburban Housing Complexes)

  • The purpose of this study is to understand the present housing condition of the suburban housing complex, and the residents' preferences to make their living condition better in Yong-in and Yang-pyeong, Pocheon, Kwang-ju and Kimpo in Kyung-Ki province, Korea. Questionnaire survey has been carried out to figure out the current status and residents' preferences of the Suburban housing complexes (hereafter SHC). The study showed the present status and the demands of people for their houses as a result like the below. First, currently the SHCs are managed by a joint control type, and the preferences of the residents' showed the similar way. Because of this status, the SHC planning is supposed to have the self-governing management and community space to support the activity of their community. Second, most SHCs doesn't have many public facility, in contrast, each house has various exteriors. This result shows the residents want more to develop their own houses' exterior than that of the SHC's public facility. Prior to plan the SHC, a program should be considered to give better understanding to residens what is the complexed life and make them choose what they really want to have. Third, the studied SHCs' renovation activities are commonly focussed on the exteriors. This shows the residents' life style is focussed more on the out-door life. The planning for the future SHC is supposed to have the points that could follow up the out-door friendly situations.

미국 아파트 노인거주자의 주거이동 의사, 주거이동 고려이유 및 주거 선호에 관한 연구 (Intention to Move, Reasons for Considering Moving, and Future Housing Preferences of Senior Residents Living in Multifamily Housing in the United States)

  • This study identifies intention to move, reasons for moving and housing preferences of US residents 55 and older living in non-subsidized and market-rate multifamily housing in the United States. Data were collected using an on-line survey; mixed methods were used for data analysis (N=431). Results show that more than half of the respondents intend to move. Senior residents who were younger than average age of the respondents, not married, renters, had no elevator, and reported lower residential satisfaction with their housing unit, multifamily housing community and local area were more likely to intend to move. Seven reasons for considering moving were found: finance, health, lifecycle stage, housing unit, multifamily housing community, other. When asked about their future housing, more than 80% desired independent living rather than assisted living facilities or nursing homes, 40% wanted to live in multifamily housing, and 51% hoped to own their housing rather than renting. The findings offer meaningful information to the multifamily housing industry in the United States and in countries where the population is aging and where multifamily housing is the predominant housing type.

독신 가구의 주거계획 방향에 관한 연구 (A Study of Housing Design Guidelines for the Single Household)

  • This study was conducted to examine housing preferences among single-person households and to propose guidelines for housing design choices for single people. One hundred and sixty responses to the questionnaire developed by this researcher were analyzed utilizing frequencies, percentages, and t-tests. There were significant differences between single households and non-single households in various aspects of housing preferences. Differences were found in the desired type and size of housing, needed amount of space, and the importance of space itself. Single persons wanted to live in a small apartment, about 83.45$m^2$ (25.29 pyung) size. They consider the bathroom and the master bedroom more important than the living room and kitchen. They prefer to have specifically function-oriented rooms such as shower, home office, computer room, exercise room, or leisure space. Single persons consider information-technological facilities within an apartment very important. They would like to adopt automatic and electronic technology in the house, such as optical communication network, automatic air-cleaning system, and internet TV. Housing preferences differ significantly according to socio-demographic variables such as gender and age. I propose in this study a small-sized, information-, high-tech- and leisure-oriented design that corresponds with the actual housing preferences of the single-person households.

노인공동생활주택 개별주호 특성에 대한 예비노인의 선호 분석 (The Preferences for the Physical Features of Senior Congregate Housing)

  • The purpose of this study was to analyze the preferences for the physical features of senior congregate housing. The survey was conducted among middle-aged people in their fifties, who lived in Seoul, using the systematic random sampling method. The data were collected from November 3, 2003 to November 14, 2003 and the final subjects consisted of 498 respondents. Various statistical methods such as frequency, mean, cross tabulation, t-test, factor analysis, and multiple regression were used in this study. The results of this study were as follows. Firstly, most of the respondents preferred 55 to $70m^2$ sized individual units and they rarely wanted smaller units of less than $35m^2$. Individual units of one or two bedrooms were also preferred by future users. Small towns were preferred to large complex. For housing type, they preferred row houses or single detached houses to high-rise apartments. Secondly, there were no significant statistical differences between income and the preference of the physical features. From the results, we concluded that senior congregate housing should be developed not only in accordance with the users' preferences but also over a certain minimum physical quality level, regardless of the users' income.

도시신혼기가계의 경제구조, 주거실태 및 선호에 관한 연구 (A Study on the Family Economic Structures, Housing States, and Housing Preferences of Urban Establishing Families)

  • The purpose of this study was to figure out the urban establishing families' economic structures(income, expenditure, assets, first-present-future housing cost etc.), the states of first-present housing, the future housing plans, and the housing preferences. For this purpose 274 establishing families in Seoul and its metro-politan area were interviewed through the standardized questionnares. Finally 264 questionnares were analyzed. The major findings were as follows; 1. The important source of their monthly incomes was the labor income. But there was often the transfer income from their parents. And the important items of monthly expenditures were savings and foods. In higher income classes, the traffic cost was important relatively. 2. It was found that the urban establishing families were very dependent on their parents for their first-present housing costs. The dependency was stronger in high education classes compared to the low. This was the case in future housing costs. 3. The states and changes of first-present housing showed the demands for an apartment, homeowership, and privacy. These tendencies were higher in high education classes compared to low education classes, but the demands for future housing were according to the monthly income. The present locations were determined majorly by the distance from office and parents. 4. Their housing preferences were different from the present housing states. Furnished rental housing, open living space, large common spaces, and common using of unusual appliances etc. were more preferred by high education classes compared to low education classes.

미디어가 대학생의 주거 기대에 미치는 영향력 수준 결정 요인 (Determinants of Media Influence on College Students' Housing Expectations)

  • The purpose of this study was to examine media influence on college students' thoughts and explore determinants of the media influence. Between September 7, 2013, and September 12, 2013, a questionnaire survey was administered to students at university-A and total 328 useable responses were collected. Findings are as follows: (1) Houses in TV drama had a strong influence on college students' future housing preferences but had a relatively weak influence on housing satisfaction and concrete housing expectations; (2) students perceived that houses in TV dramas did not reflect reality well; (3) females and/or relatively younger respondents tended to perceive a stronger influence of media on their thoughts and expectation on housing; (4) respondents who had a stronger desire to imitate lifestyle of TV drama characters and a stronger perception that houses in TV drama reflected reality well, and the respondents whose consumption preferences were more easily influenced by media were found to perceive media influence on their housing expectation stronger; and (5) to see regression analysis results, a linear combination of desire to imitate lifestyle of TV drama characters, perception of reality reflection of houses in TV dramas, gender, perceived media influences on clothes and accessories, and electronics preferences was found to be able to explain 46.4% of variance in media influence on housing expectations.

대학생의 라이프스타일과 주거만족도, 미래주거환경선호도에 관한 연구 (A Study on the Life Style and Housing Satisfaction, Future-housing environment preferences among the College Students)

  • The purpose of this study was to research the college students' life styles, housing satisfaction and future-housing environment preferences according to demographic variables. So the eventual purpose is to offer basic data of future-housing development. This study has a subject of 512 college students living in Jeonbuk province. In this statistical analysis, SPSS 11.5 for Windows program. The results of this research were as follows; The college students' life style showed higher in the self-confidence-directed and the home-directed types. And the college students' housing satisfaction showed higher in housing equipments. The life style and housing satisfaction were significant difference according to major, their parents' academic career, fathers' occupation, average incomes, type of house. The college students' future-housing preference showed higher in housing equipments and environment. And the significant difference according to gender, school year, major, mothers' occupation, and type of house in the college students' future-housing environment preference. College students' life style, housing satisfaction, and future-housing environment preference have a significant correlation one another. Housing satisfaction variables had positive correlations with life style and future-housing environment preference. Partially, negative correlation was showed between life style and future-housing environment preference. As a conclusion, college students' life style and housing satisfaction constituted important characteristics which could affect future-housing environment preference directly. These results should be provide fundamental information for the new generation's future-housing development.

실내공간계획에 대한 신세대의 주거기대와 주거선호 (A Study of Housing Interior Design through Housing Expectations and Housing Preferences of Future Consumers-College Students)

  • The purpose of this study is to analyze housing expectations and housing preferences of college students' first purchased house for the future. Data was collected through self-administered questionnaires for this study and the samples consisted of 797 college students. This study found that college students preferred a high-rise apartments, a 20-24 pyung (66.0㎡-79.2㎡) house in housing size and relatively new house. The housing features and interior features that college students like to have and expected to have in the first residence were different. Their housing expectations were fairly realistic considering their affordability. College students preferred to furnish video and audio equipments, exercise equipments and ceiling fans. They generally preferred hardwood floorings and decorative moldings and expected to have built-in closet in their master bedrooms. They expected to have linen closets and large mirrors in their bathrooms. They preferred ceramic tile counter tops, wood cabinets, vinyl floorings in their kitchens and they also preferred to use kitchen as a utility.
