A Study on the Selection for View Target and View Points of Townscape Planning in Chung-ju City (충주시 경관계획 수립을 위한 조망대상 및 조망점 선정에 관한 연구;거주기간을 포함한 사용자 특성을 중심으로)

  • Since townscape planning zones were introduced in 2000 by a revised Urban Planning Law, interest and understanding on townscape have been enhanced in Korea. Driven by this trend of the time, interest in townscape planning has been growing in the area of urban planning, and local governments have been expressing their interest in townscape management. This study is intended to provide criteria for setting goals of constructing desirable urban environments in harmony with existing condition in Chung-ju City. To this end, questionnaire surveys and awareness research were administered and following findings were obtained in relation to user-specific preferences on view targets and view points for townscape planning in Chung-ju City. In general, citizens of Chung-ju City were found to prefer townscape frequently in use practically, while residents in other areas preferred such townscape as linked with the city' s overall reputation. Both groups were found to prefer natural landscape (Gaemyeongsan, Namsan, etc.) to artificial one as a view target, and Chung-ju Terminal and the neighborhoods and downtown(Seongseo-dong) were presumably preferred as a view point.

  • Recently, the number of unsold apartments has been increasing, and apartment furnishing companies have tried a marketing strategy by utilizing the outdoor space for differentiation. There are many differentiation strategies. One of them is to improve the dwellings-on-ground space in apartment complex. Owing to the high density and high-rise of apartment buildings, the dwellings-on-ground apartment complex have been recognized as not good housing by residents in korea. The precedent study on the responses from residents showed the negative effects mainly due to sunlight, daylight, view and privacy and the positive effects from good accessibility and good environment for children and elderly people. The purpose of this study was to improve the dwellings-on-ground space and to suggest the most appropriate type of the dwellings-on-ground space through the residents' desires and preferences. In this point of view, this study shows three results for the design improvement: 1) Providing private gardens and individual accesses to the dwellings-on-ground. 2) Providing private garden with flower bed to intensify the visual aspect. 3) Furnishing variable transformation of unit plan in dwellings-on-ground, for example, maisonette, etc.

A Study on the Characteristic of Resettlement Decision in Urban Redevelopment Project District (도시정비사업지구의 거주자 재입주 선택 특성에 관한 연구)

  • The subject of this study is capital area including Seoul and Incheon, and metropolitan area including Daejeon and Busan among urban redevelopment project district that are currently promoting urban redevelopment project. Data for analysis is implemented collected through visiting each households in project district. Resettlement decision characteristics are analyzed with considering householder's characteristic, house member's characteristic, residential space's characteristic, and area characteristic of families residing in urban redevelopment project area. Through researching characteristics and preferences of residents in project area by urban redevelopment business, improvement were found and implications were provided. Consequently, there are many factors to consider resettlement when deciding household's resettlement when deciding on household's resettlement after the redevelopment project depending on household's characteristics. So, political methods are needed to accomplish urban redevelopment project by resident's position through characteristic and preference survey of resident on project district. Therefore, the study can be utilized as basic data that considers characteristic of each households and region when establishing house policy in order to correspond to housing market that satisfies future consumer's demand.

Pre-retirement Planning Programs for Male Salary Workers - Focus on Perception and Solving of Life Problems (남성 봉급생활자의 은퇴 전 생활설계프로그램 - 생활문제 인식 및 대처방안을 중심으로)

  • The purpose of this study was to analyze the affecting factors on male salary workers' pre-retirement plans and pre-retirement planning programs. The focus was on male workers' pre-retirement plans and programs for economy, housing, family relationship, leisure and health care in their elderly life. The major findings were as follows: First, the salary workers estimated their level of economic and health problems among their elderly life as relatively high. Second, the major factors affecting the level of planning for post-retirement were salary workers' age, job satisfaction, and reserved savings for their elderly life. Third, the major affecting factors on participation in pre-retirement planning programs were age, educational attainment, and spouse's job status. From these findings, it can be concluded that salary workers' level of pre-retirement planning and the needs of pre-retirement planning programs differed from their personal characteristics and preferences. Also, salary workers' characteristics related to job and retirement had more important effects on their pre-retirement planning than economic status.

A Grey MCDM Based on DEMATEL Model for Real Estate Evaluation and Selection Problems: A Numerical Example

  • Real estate markets play an essential role in the economic development of both developed and developing countries. Investment decisions in private real estate demand the consideration of several qualitative and quantitative criteria. Especially in Vietnam, demand for housing, apartments are rising which has resulted because of the migration from rural to urban areas. This study aims to determine the influencing factors of the real estate purchasing behavior and then recommend a grey Multi-Criteria Decision Making (MCDM) support model to evaluate real estate alternatives based on a numerical example in Vietnam. A set of essential criteria are identified based on experts' opinion, and the proposed determinants are initial investment, maintenance cost, prestige location, distance to interesting places, parking lot, public transportation, property condition, total area size, number of rooms, and neighbors. The subjective weights were obtained by using the Decision-Making Trial and Evaluation Laboratory (DEMATEL) model, and the Grey Relational Analysis (GRA) technique is employed to prioritize and rank real estate alternatives. The results reveal that this approach can be useful to make purchasing decisions for many kinds of real estate property under uncertain business environments. These findings indicate that the presented hybrid model has advantages in granting flexibility to the preferences of decision makers.

A Study on Eating-out Behavior by Cluster Analysis according to The Lifestyle of Female Consumers in Seoul (서울시 여성 소비자의 라이프스타일에 따른 군집분석과 외식행동에 대한 연구)

  • The objective of this study was to use cluster analysis to determine differences in eating-out behavior among grouped clusters of female consumers after each cluster was divided based on lifestyle patterns. The data were collected by interview survey from a biased sample of 1,300 females, ranging from ages 20 to 59, and living in residential districts of Seoul. Reliability analysis, factor analysis, cluster analysis, cross-tabulation analysis, and analysis of variance (ANOVA) were applied to the data. Four lifestyle factors were extracted by lower-division and classified as follows: health condition, consuming, food, and housing lifestyles. Based on these four factors, the female consumers were grouped as three clusters: the consuming-individuality type, rational-pursuit type, and conservative-stability type. The eating-out behavior of each cluster was significantly different in terms of frequency of eating-out, eating-out expenditures, restaurant selection criteria, food preferences, and the purpose for eating-out. Since this study surveyed females from ages 20 to 59, age and demographics were the differential factors in determining the various lifestyle types. Thus, to target the consumers who form a target market, the food industry should consider market segmentation that combines demographic factors such as age, income, and marital status.

An Analysis of the Household Characteristics by Residential Type and Region: Focused on Income and Wealth Effects (지역별 거주유형별 가구특성에 관한 연구: 소득효과와 자산효과를 중심으로)

  • This paper investigates the distinct characteristics of freehold and leasehold households living in the seven largest cities and the other areas. We employ the two-stage logit regression analysis to identify the marginal effects of wealth and income after controlling for the other one. We document the following results. First, households with more net wealth are more likely to reside in their own houses, regardless of living areas. Second, the pure income effect after controlling for wealth and other variables lowers the tendency of freeholders to live in the seven largest cities while increasing the tendency to live in the other areas. Furthermore, the income effects reduce the tendency to live in the former regions. Our results suggest that the pure income effects enhance preferences for a better living environment (e.g., larger spaces, better school districts, etc.), whereas the wealth effect increases the likelihood of freeholds.

A Study on the Landscape Color Analysis of the Energy Industry in Jeju Rural Area (제주 농촌지역의 에너지사업 유무에 따른 경관색채 분석 연구)

  • The objective of this study is to propose a color plan for rural villages that seeks harmony between natural and artificial environments in consideration of the fact that as new and renewable energy businesses increase drastically, problems of landscape color occur in rural areas. To this end, the current color conditions over the target regions are examined in context of energy businesses; a land simulation is developed; a survey on the preferences is conducted with the result analyzed; and finally, a color plan for villages where energy businesses and non-energy businesses are conducted. For the survey, 40 photos including simulation photos and original photos of villages were used: the photos before and after the simulation was applied were shown to village residents. The validity of the selected colors was then evaluated accordingly. The survey was conducted among 15 residents in villages where energy businesses were conducted and 15 in villages where non-energy businesses were conducted. As new and renewable energy methods such as solar energy panels are utilized over rural villages in the future, selecting artificial environmental colors that can better represent the region's identity and that are in harmony with natural environments will be an important factor in community center or housing remodeling projects, local community development projects, and so forth. It is expected that the present study can be utilized as the basis for village color plans that seek to consider actual local conditions based on objective data rather than selecting colors uniformly or based on subjective judgment.

A research on Apartment Interior Plans by POE of Residents - Focusing on Residents in Daegu - (거주자 평가 (POE)를 통한 아파트 주호 실내 계획에 관한 연구 - 대구 지역 아파트 거주자를 중심으로 -)

  • As the increase in quantity of apartments has been stable, consumers' needs in housing quality become more diverse. According to the changes in the tendency of residents, construction companies has developed brands of apartment buildings with the concepts of LOHAS, well-being, ergonomics, ubiquitous. However, these trends has been focusing on the Capital area, and becoming fixed and typical in the way of delux quality, large-sized houses and a healthful residence. For that reason, this research is about survey on the needs of the local apartment residents, especially in Daegu. This analysis of their preferences will furnish basic data and offer possible interior plans to building companies making inroads into the Daegu apartment market. This research is based on the questionnaire forms which had been collected for two months(in Aug.-Oct.) of 2005 in Daegu and the amount of the samples is 135. All of them are the residents of the apartments where they moved in after 2000. The contents of this research include the evaluation of plane composition and practicality, interior finishing and design, and spaces for items. The results of this research show that the interior design and finishing materials of apartments in Daegu should be improved and the drainage and uncleanness of bathroom also need to be considered, much like the results of Seoul area. However, regarding the higher age range and life stage, the bedroom 2 needs to be planned for a study and the design of livingroom is prefered to be widely open. Besides, comparing with those in Seoul, the residents in Daegu demand that spaces for things (especially those in secondary kitchen and dress room) be more organized and convenient.

Senior Citizens' Image Preference for Interior Design Styles (실내디자인 스타일에 대한 노인들의 선호이미지 연구)

  • As Korea has rapidly entered the aging society, the Korean government and academia are currently undergoing many researches on senior citizens. There also has been an increase in senior citizens' awareness on the importance of spatial designs that reflect the newly emerged needs brought out by their psychological and emotional changes as well as their physical aspects. Therefore, the purpose of this research is to propose a model for senior citizens' image preference to be adopted in future developments for senior-friendly spatial designs. A literature review and a questionnaire survey were implemented as research methods. The questionnaire survey was conducted at two senior welfare centers located in Seoul and Ansan and two disparate senior colleges, on the subjects of 86 senior citizens aged 60 and older. 7 styles of Romantic, Classic, Country, Modern, Natural, Casual, and Traditional were chosen for the study and the realms to apply the image preference were divided into Space, Element1 and Element2. For Space, its subcategories have been restricted to living room and bedroom while color, furniture and lighting for Element1 and material, pattern and props for Element2. Survey results were statistically analyzed for the correlation among socio-demographic factors of senior citizens, spaces and the elements. The study result showed that older age and men tended to prefer the modern style than younger age or women, and younger women preferred the romantic style. For the color preference in Element1, older men preferred the classic style while women preferred the romantic style. And, for the furniture preference, men with higher income preferred the natural style while women preferred the romantic style. For the pattern preference in Element2, younger people preferred the casual style and it showed that the housing type was the main reason for their preferences. Therefore, the image preference according to their age and gender shall be taken account of as the most important factors when designing environments for senior citizens.
