The Design Criteria for the Model Development of the New-hanok Type Public buildings - Focused on Expert Opinion Surveys -

  • Purpose: According to the characteristic of hanok public building, Planning criterion of structure, technology, efficiency, design is needed which can includes various type of new-hanok type public buildings. In this paper, we collect expert opinions to be used as a basis for developing models of New-hanok type Public Buildings. Method: This study was conducted in Research Study and expert surveys. The Part of reviewing Study looked at conception of new-hanok type public buildings model development and overview planning criterion set briefly. Expert surveys were targeted to professors and architects who are related in new-hanok type public buildings model development research. Result: In this study, we suggest improvement direction about planning criterion of new-hanok type public buildings model development based on opinions collected by expert surveys. In conclusion, first, In concept and legal status, it is necessary to adjust clearly than the term and legal status of new-hanok type. Second, various applicability is needed by using new materials and new construction method at the part of planning elements. Third, 'composed structure-convergence type' and 'composed structure-juxtaposed type' should be clearly classified or combined at the part of Setting of type. Forth, improvement on heat insulation, soundproof, waterproof efficiency is demanded to roof, wall, window systems. Fifth, arranging revitalization plan is important.

지속가능한 주거 개발을 위한 가변성 개념의 유형학적 분석 (Typological Analysis of the Flexibility Concept for Sustainable Housing)

  • From an sustainable perspective, one unique characteristic of Open Housing is its ability to individualize variable elements (infill) from the permanent elements (support) in accordance with the residents' needs. Such environment-friendly elements of Open Housing can contribute to increasing the life span of the building, reducing the scope of reconstruction, and minimizing the amount of disposed building materials during demolition. The purpose of this research is to analyze the flexibility concept from a typological perspective, so that the concept of open housing can be better understood and its development can be promoted. The main method of this study was content analysis. Based on literature review of flexibility concept in a typological approach, a primary categories were established to describe the flexibility concept such as time for flexibility, scope, and the degree of openness. Subsequently each criterion was elaborated as follows: planning, supply, and utility in the time stage; internal and external flexibility in its scope; and fixed, semi-free, and free flexibility in its openness degree. This research exposes the lack of comprehensive knowledge of Open Housing caused by rather uniform features of previous studies. This research establishes and promotes a systematic approach for a more holistic meaning of Open Housing. This approach should contribute to the proper utilization and further development of sustainable housing.

주택가격이 센서스에 기반한 박탈지수의 대안이 될 수 있는가?: 다수준 모델에 기반한 평가 (Can Housing Prices Be an Alternative to a Census-based Deprivation Index? An Evaluation Based on Multilevel Modeling)

  • 본 연구에서는 건강에 대한 공간적 연구에서 통상적으로 사용되는 센서스에 기반한 지역 박탈지수의 대안으로 지역 주택가격이 사용될 수 있는지 평가하였다. 평가를 위해 개인을 1수준으로, 수도권의 보건소 구역을 2수준으로 하는 다수준 로지스틱 모델이 추정되었다. 다수준 모델에는 개인의 점심식사후 칫솔질과 치간실 사용을 설명하기 위한 개인수준의 변수들과 보건소 구역을 대표하는 사회적 박탈지수 및 지역주택가격 수준이 포함되었다. 추정된 모델들의 설명력은 Akaike Information Criterion (AIC)와 Bayesian Information Criterion (BIC)를 이용하여 평가되었다. 모델의 추정결과는 사회적 박탈지수 및 지역 주택가격이 모두 개인의 치아관리 행동을 설명하는 데 기여하나 지역 주택가격을 사용한 모델의 AIC 및 BIC가 통상적인 센서스 기반 지역 박탈지수를 사용한 경우 보다 낮은 것을 보여 주었다. 본 연구결과는 센서스에 기반한 박탈지수를 생성하는 데 사용된 센서스 변수가 시점의 차이 등의 이유로 적절하지 않을 경우 지역 주택가격이 지역의 사회경제적 수준을 대표하기 위해 대안적으로 사용될 수 있음을 보여준다.

사용자혜택 이론에 따른 신혼·육아가구 맞춤형 주택계획가이드 라인의 특성 연구 (User Benefit Characteristics of Customized Housing Design Guideline for Childcare Families)

  • Modern society is suffering from the phenomena of low-fertile, ultra-aging, and low-growth. On this social flow, most social classes undergo vulnerable situation and their overall housing and living condition have difficulties. So far many housing guidelines for diverse population were developed, recently, inclusive 'Customized Housing Design Guideline for Childcare Families' in terms of maintaining family and society has been completed. The purpose of this study is to analyze User Benefit Characteristics of 'Customized Housing Design Guideline for Childcare Families'. The research subjects are essential 140 guidelines appropriate to children's development and parents' care. The research method is contents analysis and the analysis criterion are 4 concepts of the User Benefit Criteria- 'Behavioral Facilitation (BF)', 'Physiological Maintenance (PhM)', 'Perceptual Maintenance (PM)', 'Social Facilitation (SF)'. 3 people inter-raters reliability was established. Altogether, the guidelines were rated in the order of PhM>PM>BF>SF, and these characteristics are similar as common universal design guidelines. This showed the supportability of spatial characteristics in the guidelines related to user's special behaviors. Also, the results show the importance of outdoor space planning for safe social interactions. The supportable characteristics of 'Customized Housing Design Guideline for Childcare Families' could be expected to efficiently apply for new housing development in the future.

MCDM 기법을 이용한 도심지 토사재해 예방을 위한 도시계획적 대책 위치 결정방법 제안 (Determining the Location of Urban Planning Measures for Preventing Debris-Flow Risks: Based on the MCDM Method)

  • The landslide disaster damage has been increased by mountain development, leading to construction of educational facilities, medical facilities, petty industrial facilities, and large housing complexes. Therefore, effective regulation is required as an effort in urban planning solutions. For suggesting specific mitigation strategies on urban landslide, this study aims to define evaluation criteria for urban planning management of debris-flow disaster. AHP (Analytic Hierarchy Process), one of the multiple criterion decision making methods, was utilized in this study. This study makes use of 16 sub-criteria under the framework of hazard, exposure, and vulnerability, and well-planned expert survey measures their weights. The weights are also applied to evaluate each grid in urban space (min $10{\times}10m$) and classify it with red, orange, yellow, or green grade so that areas at higher risk are clearly identified. This study concludes that the suggested method is useful to support a strategies for urban planning management of debris-flow disaster, particularly in a GIS base.

액티브 시니어 계층을 고려한 주택단지 계획기준 연구 -서울시 베이비붐 세대를 중심으로- (Housing Planning Criterion for Active Senior Generation -Focused on Baby Boomer in Seoul-)

  • 우리나라의 베이비 부머는 전체 인구구조의 약 1/4을 차지하는 인구집단으로서, 기존의 세대들이 경험하지 못한 기대수명 100세라는 초 고령화 시대에 직면하고 있다. 이들 세대는 압축적 경제성장의 주역으로 건강한 신체와 풍부한 경제력, 여가 문화적 소비욕구를 바탕으로 지속적 경제활동과 적극적 사회참여 욕구를 가지고 있어 기존의 노인세대와 구분되는 새로운 인구계층으로 '액티브 시니어'의 주 대상으로 불리고 있다. 본 연구는 전국에서 가장 높은 베이비 부머 거주 밀도를 보이는 서울시를 대상으로 예비적 고령자로서 베이비 부머의 주거욕구가 무엇인지 소비자 관점에서 상향식 과정을 통해 살펴보고 이를 주거단지계획 기준으로 선정하고자 하였다. 분석결과, 서울시의 베이비부머는 주거단지계획 기준요소로 '사회 접근성'을 가장 높게 평가하고, '의료 접근성'은 두 번째로 중요한 요소로 판단하였다. 기타 '생활 편의성', '공간 인지성' 등이 차하의 순위를 기록하였다. 연구를 통해 서울시에 거주하는 베이비 부머는 생애주기적 관점에서 액티브 시니어가 지향하는 라이프 스타일과 매우 유사하다고 분석되었고, 이는 기존 노인세대가 보였던 고령자 전용적 거주선호와 구별되는 액티브 시니어의 틈새적 주거욕구라 판단된다.

한국과 미국의 공동주택 관리제도 비교 (The Comparison of Apartment Management System between Korea and America)

  • This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.

주택개발사업의 사업성분석인자 모델에 관한 연구;사업성 분석인자의 중요도 분석 및 타당성 검증을 증심으로 (A study on the Feasibility Analysis factor Model for Housing Development Projects)

  • 최근 주택시장의 사업주체들은 다양하고 복잡한 시장 환경의 주택시장에서 성공적인 사업을 위하여 사업 기획단계 부터 체계적이고 객관적인 사업성분석을 필요로 하고 있다. 따라서 이러한 주택시장의 환경을 이해하고 사업성 분석에 필요한 모델을 제시하는 것은 의미 있는 것이다. 이에 본 연구에서는 주택시장에 현실적이고 실용적인 사업성분석인자와 중요도를 도출하고 사업성분석인자 모델을 제시하여 사례현장에 적용, 타당성을 검증하였다. 주택개발사업 전문가그룹인터뷰와 설문조사를 통해 중요도를 검증하고 분석한 결과 첫째, 본 연구에서 도출된 중요 사업성 분석인자는 개발사업의 기획단계에서 분석지수에 의해 평가대상 프로젝트의 사업성을 판단할 수 있는 근거를 제시하였다. 둘째, 사업추진등급 이하의 결과일 경우 기준 점수 이하인 분석인자를 도출하고 개선 가능한 분석인자에 대하여 피드백 과정을 통해 사업추진에 대한 재검토가 가능하였다. 따라서 본 연구의 사업성 분석모델은 실제 주택개발 사업에 대하여 사례현장 분석을 수행한 결과, 분석지수를 통하여 개발업무 실무자에게 현실성 있는 판단기준을 제공할 수 있는 것으로 확인되었다.

A new viewpoint on stability theorem for engineering structural and geotechnical parameter

  • Many uncertainties affect the stability assessment of rock structures. Some of these factors significantly influence technology decisions. Some of these factors belong to the geological domain, and spatial uncertainty measurements are useful for structural stability analysis. This paper presents an integrated approach to study the stability of rock structures, including spatial factors. This study models two main components: discrete structures (fault zones) and well known geotechnical parameters (rock quality indicators). The geostatistical modeling criterion are used to quantify geographic uncertainty by producing simulated maps and RQD values for multiple equally likely error regions. Slope stability theorem would be demonstrated by modeling local failure zones and RQDs. The approach proided is validated and finally, the slope stability analysis method and fuzzy Laypunov criterion are applied to mining projects with limited measurement data. The goals of this paper are towards access to adequate, safe and affordable housing and basic services, promotion of inclusive and sustainable urbanization and participation, implementation of sustainable and disaster-resilient buildings, sustainable human settlement planning and manage. Simulation results of linear and nonlinear structures show that the proposed method is able to identify structural parameters and their changes due to damage and unknown excitations. Therefore, the goal is believed to achieved in the near future by the ongoing development of AI and fuzzy theory.

보육시설의 실내공간계획 및 설비와 소방설비의 안전성 관련 기준에 대한 연구 (A Study on the Safety-related Criteria for the Interior Space Planning, Facilities and Fire-fighting Equipment in Child Care Centers)

  • Because of the increasing demand for day care centers, The Korean government has enforced childcare accreditation. The government has created the evaluation certification system for child care facilities. But the system includes variable items, and the physical rules are not sufficient for ensuring security and quality amenities. So this study, through literature search, examined the rules of Child Care Centers in the U.S. and compared them with those in Korea focusing on the provision of security and amenities. The standards found in 4 U.S. states were investigated, and the results are as follows. The rule pertaining to the size of indoor activity spaces in C.C.C. allows the spaces to be smaller in Korea than in the U.S. There is no specific criterion for infants and toddlers in our standard. When comparing the standards of Korea with those of the United States, Korea's standards do not state specific rules about child care facilities such as indoor furniture, finishes and space planning. Additionally, the binding force ensuring compliance with the standards of physical facilities is weak. Thus, the ratings of child care standards for the physical environment should be presented in detail. And if a center does not comply with the criteria, stronger penalties will have to be imposed.
