Second, independent type of urban regeneration project should consider local characteristics while center-spread type of urban regeneration project should build a center by providing neighborhood facilities and proper housings. Third, urban regeneration project should be able to utilize local assets, such as cultural heritages, natural landscapes, transportation facilities. This study is about the research of living environment in residential areas created by the land readjustment projects in the modern era, and recently lifted from Residential Environment Improvement district at the same time. The five criteria for evaluating the residential area are safety, health, convenience, comfort, and sustainability. The level of resident satisfaction in general is as follows. [completely dissatisfy as 5.30%, dissatisfy as 16.29%, neutral as 49.62%, satisfy as 16.29% and completely satisfy as 6.82%]. The results of the five survey items on the residential areas show that residents are aware of the area not as an old residential area to be demolished, but as a comparatively excellent residential area, namely very different results from the designation criteria of the redevelopment area designated by the Urban and Residential Environment Improvement Act. If the road conditions and the deterioration of the buildings are judged to be designated as the redevelopment area and to be removed these settlements, the residential areas with social sustainability could demolished. Based on this study, it is necessary to conduct the research to find out the reason for deriving the results of each evaluation item in the succeeding study. These studies are needed to rediscover, to develop and manage the value of many old residential areas scattered in the city centers of local areas.

Globally, the issue of aging populations has become a significant one, and while Korea is not yet in the same position as many other countries, it has been changing rapidly into an aged society. Korea will be an aged society and this will increase the problems which are associated with an aged society. So we are in the urgent situation of looking the solutions for aged society problems. On this theme, a society which is rapidly aging has a growing interest with developing solutions for suitable elderly housing. A possible model of elderly housing which accomplished this is shared housing. Shared housing is more integrated in local society, and is designed like a small-scale house concept. Also as it provides benefits for social, economical and practical to the continuance of independent life, the shared housing which gives the possibility of sustainable life in the local society is a unique housing type and not only an extension of a housing community, but also it an alternative plan of social integration. This study is one of the methods for the proposal of an alternative plan for the sustainable housing using a small group workshop. It aims to understand the housing preferences of seniors and introduce various shared housing types to a low-income senior group and offer new information of the shared housing for the future. So I give the source that senior could think about their housing plan and what is housing preference type. I anticipate that the better elderly environments, facilities and service to the elderly shared housing development in the future.
To improve the environment of individual residential area, the uniform development of multiple dwellings through site should be avoided. As an alternative to a large scale development of the currently popular high-density and high-rise apartment buildings, which disintegrates and destroys existing communities, a new residential type that is applicable to the individual residential area should be developed. From the new residential type, even for short history of Korea of modem urban residence, a new concept of residence can be formed, changing from the concept of a temporary staying place to the concept of a stable residing place. Also, a gradual improvement that transcends time can be expected, and the present and past appearances can co-exist. This study was conducted to suggest a new residential type with unit blocks that can improve the physical structure of existing individual residential area without destroying the structure. That is, among the factors that comprise the individual residential area, this study will focus on the unit block with a medium role between a site and a mega-block, and will suggest a new concept of residential unit in order not to destroy its physical structure. The physical characteristics of the unit block will also be analyzed.
The purpose of this research is to investigate the realities and problem cases that occurred in the establishment and management of elderly housing facility in order to suggest the recommendations that help to improve the problem cases. For this purpose, 21 elderly housing facilities, which were established between 1996 and 2008 in Korea, were investigated with a documentary research method in terms of founders, managers, locations, the number of housing units, how to move-in. Also the problem cases that occurred in the establishment and management of 21 elderly housing facilities were investigated. The results were as followings. 1. Main founders and managers of 21 elderly housing facilities were the special companies for elderly housing, building companies, and social welfare corporation. Changes in the founders and managers were caused by financial problems; More than half of 21 elderly housing facilities were located in Seoul and near area; About a half of 21 elderly housing facilities had 100~200 housing units; An individual unit of elderly housing facilities can be rented or purchased, rented only, and purchased only. 2. The problems in the establishment and management of elderly housing facilities were non-return of deposit money, illegal sale of housing units, non-public registration of elderly housing facility, false advertisement, and unfair contract. 3. The problems in the establishment and management were mainly caused by the weakness in the regal and administration system for elderly housing and the illegal acts of founders and managers.

In the area of construction defects, residents have a tendency to focus on visually identifiable defects, while construction companies focus on defects that affect the structural and functional integrity of apartment housing. Accordingly, construction companies and residents have conflicting views on defects in apartment housing. To address this issue, this study aimed to accurately identify the main disputes surrounding defects in multi-family housing complexes or multi-dwelling unit apartment housing caused by such sharply different perspectives and suggest improvement measures. First, standards to determine different defects and remuneration standards between the Ministry of Land, Infrastructure and Transport and the court were analyzed. Then, problems were derived through an analysis of defects in past court cases, and the differences in perspectives between construction companies and residents were identified based on defect data from various construction companies. To tackle these issues, a classification measure for establishing a defect database for multi-family homes was also proposed.
