주거비 지출구조 분석을 통한 노인가계와 비노인가계 비교 (Housing Expenditure Patterns of Elderly and Nonelderly Households)

  • The purpose of this study was to compare the housing expenditure patterns of elderly and non-elderly households. The raw data from the National Survey of Family Income and Expenditure 1996were used for this study. The final sample was 12,007 households. Generally, elderly households tended to spend less on housing expenditure than non-elderly ones. Also the effects of the household characteristics on housing expenditure were significantly different between elderly and non-elderly house holds. the household characteristics significantly effected on housing expenditure of both two house holds were household income, household size, and location of the residence. Occupation, duction, and sex of the head were household characteristics which had more influences on housing expenditure of elderly households.

An Empirical Study on the Housing Affordability of Multi-Family Dwellers

  • The purpose of this study is to investigate the housing affordability of multi-family dwelling in Seoul and to systemize the housing expenditure patterns and housing affordability according to household and housing characteristics. Housing expenditures are basically composed of the payments of four major items. including utilities. home alteration and interior furnishing. home mortgage debt. and monthly rent. Housing affordability index as operationally defined in this study is Housing Expenditure-to-Income Ratio (HEIR). The ratios were computed for each of the four housing expenditure items. Data for 465 multi-family dwellers were gathered from the structured questionnaire. The results showed the differences between household and housing characteristics on housing expenditure levels and HEIR. In addition. this differences had influence on future housing choice behavior. The analysis on the variables of housing choice behavior showed the result that user cost considering capital gains were less important. comparing those of early 1990's.

가계특성과 주거비지출: 근로자가계 분석 (The Effects of Household Characteristics on Housing Expenditure)

  • The purpose of the study is to examine the effects of household characteristics on housing expenditure. The data from the National Survey of Family Income and Expenditure 1996 were used for the analysis of this study, and the final sample included 12,323 households. It was found that total housing expenditure was significantly different according to the tenure type, household income, household size, age, occupation and education of the head, or location of housing. The significantly explanatory variables in the model of total housing expenditure were owner and yearly-renter dummy, household income and the household income squared, mortgage-off dummy, Seoul and metropolitan city dummy, and employed-wife dummy.

가계의 소비지출유형과 특성에 관한연구 (Household Expenditure patterns and Its Characteristics)

  • This study analyzed household expenditure patterns using the 1990 Korean Consumer Expenditure Survey and identified the factors determining a household's probability to be in an expenditure pattern. The results of cluster analysis revealed five expenditure patterns: Education and Recreation-dominated; Necessities-dominated; Miscellaneous expenditure-dominated Housing dominated; and Transportation and Communication-dominated patterns. Based on the results of descriptive and Logit analyses household income household size age of household head and housing status were major factors to determine the type of househld expenditure pattern.

가계의재무관리와 재무목표달성도 (Financial Management and Financial Goal Attainment among Urban Household)

  • The purpose of this study was (1) to assess the level of financial management and financial goal attainment on housing purchase and children's educational expenditure, (2) to identify individual, family and environment variables which influence financial goal attainment, and (3) to investigate causal relation of variables which affect financial goal attainment. Data were collected from questionnaire with 772 married women who were residents of Jeonju. The major finding were as follows; (1) The levels of financial management and financial goal attainment on housing purchase and children's educational expenditure were middle. (2) The variables which exerted direct effects on financial goal attainment on housing purchase were time orientation of consumption life, asset, income stability, easiness in extending credit, financial planning, and financial implementing. the most powerful predictor of financial goal attainment on housing purchase was asset. (30 The variables which exerted direct effects on financial goal attainment on children's educational expenditure were time orientation of consumption life, asset, children's presence on the camp8us, easiness I extending credit, financial planning, and financial implementing. The most powerful predictor of financial goal attainment on children's educational expenditure was financial planning.

음식물류폐기물 제로화 주거단지 구축 시나리오별 비용 및 환경효과 분석 (Analysis of Greenhouse Gas Reduction according to Different Scenarios of Zero Food Waste Residential Buildings)

  • 본 연구에서는 공동주택 단지에서의 음식물류폐기물을 수거 이송하여 대용량처리시설에 자원화 혹은 재활용하는 기존 방식과 발생지인 공동주택 내에서 처리하는 제안 방식을 가상하여 차량수거방식, 자동집하방식, 자동집하처리방식, 소규모분산처리방식, 오수처리연계방식으로 시나리오를 설정하고 각 시나리오별 초기 투자비용, 석유 사용량, 이산화탄소 배출량, 음식물류폐기물 처리 운영비용, 입주자 부담 관리비를 비교 분석하였다. 기존처리 방식에 비해 제안하는 소규모분산처리방식이 초기 투자비용, 연간 석유사용량, 이산화탄소 배출량이 가장 낮았으며 적용, 도입 가능성이 높았다. 음식물류폐기물 처리 운영비용은 기존 처리방식과 비교하여 1톤당 334,465원(약 91%)이 절감되며 세대 당 월 1,500원인 입주자 부담 관리비용 또한 902원으로 약 40% 절감이 가능하다고 분석되었다. 각 시나리오별 초기 투자비용과 석유사용량, 이산화탄소 배출량을 비교한 결과, 초기 투자비용이 낮은 처리방식이 연료 사용량과 이산화탄소 발생량도 낮은 경향을 나타내었다. 초기 투자비용과 석유사용량, 이산화탄소 배출량이 가장 낮은 시나리오는 소규모분산처리방식이며 가장 높은 시나리오는 오수처리연계방식이었다. 연구의 공간적 범위를 공동주택 단지로 설정할 때 소규모분산처리방식이 음식물류폐기물 제로화 모델로서 가장 적합한 방식으로 판단된다.

도시 노동자가계의 소비지출분석 - 時系列 자료를 중심으로- (Analysis of consumption expenditure in urban household budgets -Using time series data-)

  • The purpose of this paper is to analyze empirically the tendency of household consumption expenditure according to the change of social and economical condition, and the factor which influences consumption expenditure of urban household. The data used in analysis are time-series. The data are statistic form Urban Household Economy Survey published by the Economic Planning Board, dating form the first quarter of 1970 to the fourth quarter of 1989. The income of household and consumption expenditure materials were deflated as consumer price index to exclude the influence of prices and the influence of household composition are considered to deflated as the size of the household under assumption of homogeneity. The consumption expenditure items were categorized to 12 relatively large range items. The time-series data were analyzed by using the Two Stage Least Squares and the Ordinary Least Squares. The following is the result of analysis. 1) Rather than the income increase of previous years. the average income increase for two years influences more significantly on consumption expenditure of household. In the case of influence on consumption expenditure for each item by increase in disposable income, such categories as furniture and utensils. clothing and footwear, housing, medical care, culture and recreation, and transportation and communication have significant influence. 2) Among consumption expenditure categories, the increasing factors were furniture and utensils, and clothing and footwear. And the decreasing factors were housing, medical care, culture and recreation ,and transportation and communication. The relative prices, however, had significant influence on categories such as housing, furniture and utensils, medical care , culture and recreation, and transportation and communication and all of them were the decreation factors. 3) Among with changes of social and economical conditions, miscellaneous showed the highest increase in marginal propensity to consume and foods was the lowest. Also culture and recreation and housing brought up a great change of the income elasticity of demand.

The Analysis of Fiscal Conditions for Public Rental Housing

  • This paper is focused on the sustainability of public rental housing policy. We have analyzed the general fiscal conditions of central government, the public welfare fiscal conditions, the public expenditure on rental housing, and the Korea Land & Housing Corporation (LH) financial structure. Central government fiscal conditions is controlled by the midium-term fiscal operation plan(2010~2014) and fiscal rules. And the fiscal mandatory expenditures on welfare is increased rapidly by the expansion of beneficiaries, but the fiscal discretionary expenditures particularly on public rental housing can be gradually cut down. LH, the dominant agency responsible for affordable housing, is now confronted with financial distress accruing to excessive burden for public rental housing construction. As a result this paper, we find the discrepancy between the fiscal conditons and public rental housing policies. We suggest the fiscally sustainable rental housing policy. Firstly, the construction plan should be realized reflecting the market and fiscal conditions. Secondly, the provsion and financing system of rental housing should be rebuild within the government fiscal condtions and financial ability of LH.

임차가구의 주거비용에 관한 연구 (A study on the total housing cost of households living in rental house)

  • The purposes of this study were to identify the housing maintenance cost, imputed rent fee and total housing cost of households living in rental house, to analyze the factors related to their housing maintenance cost, imputed rent fee and total housing cost and to investigate the factors contributing to total housing cost to total household income ratio. The data used for these purposes, was 97 KHPS of Daewoo Economic Research Institute. Sample size of households living in rental house, was 663. Statistics performed for the analysis were frequencies, percentiles, t-test, Lorenz cutie and Gini coefficient, Tobit analysis, OLS and Logistic analysis. The results of this study were as fellows: First, monthly cost of monthly rent & maintenance and repairs of households living in rental house with a deposit was lower than rental house, while the imputed rent fee of households living rental house with a deposit was higher than monthly rent households'And, total housing cost of households living in rental house with a deposit was higher than monthly rent households'. Second, Gini coefficient of the housing maintenance cost was 0.440, Gini coefficient of imputed rent fee was 0.362, and Gini coefficient of total housing cost was 0.291. Third, the variables related to their housing maintenance cost were family type, total household expenditure of socio-demographic characteristics and residence, type of rent, housing type of housing environmental factor. Also, the variables contributing to imputed rent fee were job type and educational attainment of household hearts, the number of family members, total household expenditure, residence, type of rent, housing type and tole number of rooms. In addition, the variables associated with total housing cost were job type and educational attainment of household head, total household income and residence, type of rent, housing type and the number of room. Finally, age, job type, educational attainment of household head, wife's employment status, the number of family members, family type, total household expenditure, residence, rent type of rent, housing type, the size of living space, and the number of room were significant variables contributing to total household cost to total household income ratio.

공공임대주택 수선비 지출 실태에 관한 연구 (A Study on the Maintenance Expenses of the Public Rental Rousing)

  • 공공임대주택은 공공이 건설, 소유하고 관리하는 임대주택으로 사업주체는 건설부터 폐기처분에 이르는 전 과정을 관리하게 된다. 일반분양주택 사업주체가 초기투자비에 적극적인 관심을 보이는 반면, 공공임대주택 사업주체는 초기투자비와 더불어 건물의 유지보전을 위해 지출되는 수선비에 관심을 기울이지 않을 수 없다. 하지만 국내 공공임대주택의 수선비용은 단지 회계상의 지출요소로 관리되어 왔을 뿐, 체계적인 실태조사 및 분석에 대한 선행연구가 많이 부족한 실정이다. 따라서 본 논문은 공동주택 LCC모델링이나 수선비 예측모델의 신뢰성 향상 및 실무적 활용성 제고를 목적으로 공공임대주택에 지출된 수선비 실적자료를 바탕으로 통계적 방법을 활용, 경과연수와 지출비용과의 관계, 단지별 수선비 지출차이, 준공 후 시기에 따른 수선비 지출 경향에 초점을 맞추어 실태를 분석하였고, 단지별 수선비 지출격차가 발생하는 원인과 경과 연수에 따른 수선비 변화의 특성을 파악하여 제시하였다.
