Housing Defects and Housing Satisfaction for Supporting to the Aged - Emphasis on the Jeonbuk Aged Households - (고령자 주거지원을 위한 주택시설설비결함과 주거만족에 관한 연구 - 전북지역의 노인가구를 중심으로 -)

  • This paper investigates housing defects and housing satisfaction of the aged according to the personal characteristics and their housing environment. Personal interview was made on the 280 senior persons living in Jeonbuk area. Research results are following. Low levels were found in education, self privately-owned property, monthly income. Most of them live in a detached house that is outdated and obsolete. The facility defects of housing were the most serious level in case of the female senior citizen who lives alone. Their house aging was old but had the high deviation among households. Main influencing factors on facility defects of housing were perceived economic status and ownership of house, the next was age of the aged. Main influencing factors on the housing satisfaction were perceived economic status. Housing satisfaction was higher, the better economic level of the aged was, male than female, the less the age was, in case of hot-water usage in bathroom, owner of houses, no difference in floor level, larger storage space of kitchen was. According to the empirical results, we propose the supporting policy of hosing safety for the aged in order to reduce the risk and social cost. Especially the rate of population aging, the aged household, and the detached houses are higher in Jeonbuk rural areas than the other area. Housing facility defects of the elder who lives alone and house aging of theirs are serious level. Local government should have supporting system that considers local difference and characteristics of the aged housing.

Window defects identification method by using photos collected through the pre-handover inspection of multifamily housing (창호 하자 식별을 위한 컴퓨터 비전 기반 결함 탐지 방법)

  • This study proposed how to identify window defects by using photos uploaded by occupants during the pre-handover inspection of mulch-family housing. A total of 1168 door images were acquired to generate training data and validation data. Subsequently, through the proposed algorithms, every pixel in images labeled a door was binarized using the OTSU threshold, and then dark pixels were identified as defects. Experimental results demonstrated that our computer vision-based defects identification method detects the door with a recall of 57.9%, and door defects with 63.6%. Although it is still a challenge to automatically identify building defects because of the distortion and brightness of photos, this study has the potential to support better defects management. Ultimately, the improved pre-handover inspection may lead to increased customer satisfaction.

Major Issues and Improvement Measures for Disputes between Construction Companies and Residents Related to Defects in Multi-Family Housing Complexes (건설사와 입주민의 공동주택 하자분쟁 쟁점 및 개선 방안)

  • In the area of construction defects, residents have a tendency to focus on visually identifiable defects, while construction companies focus on defects that affect the structural and functional integrity of apartment housing. Accordingly, construction companies and residents have conflicting views on defects in apartment housing. To address this issue, this study aimed to accurately identify the main disputes surrounding defects in multi-family housing complexes or multi-dwelling unit apartment housing caused by such sharply different perspectives and suggest improvement measures. First, standards to determine different defects and remuneration standards between the Ministry of Land, Infrastructure and Transport and the court were analyzed. Then, problems were derived through an analysis of defects in past court cases, and the differences in perspectives between construction companies and residents were identified based on defect data from various construction companies. To tackle these issues, a classification measure for establishing a defect database for multi-family homes was also proposed.

Analysis on Defect Disputes in Housing & Interior Design from Consumers' Perspective and Interior Design Service Evaluation (소비자 관점에서 본 주택 및 인테리어 하자 실태 분석 및 인테리어 서비스 평가)

  • The purpose of the study was to investigate defect cases in residential interior design, to identify the state of defects, and to categorize types of defect and disputes. In addition, consumer appraisal to residential interior design service were analyzed. The results of this study could provide fundamental information regarding the defects and claims in residential interior design. First, we did literature review for defect disputes in architectural design and interior design. We identify the definition of defects by building life cycle, by state of construction, by activity, and by design performance. Second, we analysed interior design defects cases reported in Korea Consumer Agency & Ministry of Land, Infrastructure and Transport. A total of 49 cases of defect disputes in residential interior design from 2000 to 2015 were investigated. As a result, many defects appeared during the construction stage. A majority of defects cases fall into insulation, water-proofing/leakage work. In terms of design aspects claim, functional and aesthetic defects were claimed. Third, from Consumer Market Evaluation Indicators, raw data from 500 respondents were investigated for the housing repair and interior design. It is found that information comparability, responsiveness to consumer claim, price, and safety are important factors for consumer satisfaction in interior design.

A Study on the Newly Recognized Defect Factors in Defect Lawsuits of Apartment Housing (공동주택 하자소송단계에서의 하자인정항목에 관한 연구)

  • This study proposes additional items to be recognized as defects in a defect lawsuit through a case analysis of lawsuit cases in apartment housing. Identifying these defects prevents an unexpected increase in litigation costs, delays in the date of litigation, and emotion repercussions or additional lawsuits. In this study, the defects that were not discovered by the existing occupants and construction companies, but were newly discovered in litigation, were defined as defects in lawsuits. Fifteen cases of lawsuits were analyzed and a total of 77 defects were derived. Each item was then reviewed for location, work type, number of occurrences, and cost. The results were yielded 23 defect items, which were validated by appraisers who directly appraised the cases. In addition, the derived defect factors were analyzed. Finally, the 23 defect items were categorized into 10 main factors which include attributes such as causes of occurrence and characteristics. This can provide an overall area of defects to be considered in addition to existing defect items in the life cycle of the housing. The results of this study can contribute to reducing the actual occurrence of defects and minimizing the disputes in the case of defect lawsuits.

Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience (프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

A Study on the Analyses of Defect Occurrences and its Repair Costs in the Public Equipment of an Deteriorated Apartment House (노후 아파트 공용설비부문의 하자발생과 보수비용 분석에 관한 연구)

  • This study intends to predict prospective defects and establish the plan of Preventive Maintenance through research and analysis of defect occurrences and their repair costs in the public equipment of ‘H’ apartment house from 1998 to 2001. According to results of the analysis, more than 90% of defects and their repair costs for 4 years of the building have occurred in heating, hot water and water supply equipments. In case of specific classification in each equipment, more than 60% of defects were found at hot water pipes and heating pipes, and their repair costs covered more than 60% of the total defect costs. After two repairs by ‘Preventive Maintenance’ had been performed in the year 1998, total defects and defects of each equipment each yew have increased in number from 1999 to 2001. But total repair costs and repair costs of each equipment have not increased as time has gone by, because repair costs have relationship with the price of materials and labor, the part of defect and the scale of repair.

The Management Method for Preventing Frequent Defect about Each Inspection Part from The Data Analysis of Pre-qualification of Residential Building Reconstruction (주택 재건축 예비평가 자료분석을 통한 분야별 주요결함 발생현황 및 유지관리방안 고찰)

  • The purpose of this study is to classify defects of the residential building by analyzing the defect specified by prequalification of residential building reconstruction and to suggest the solution of the problem which can be arisen during each stage of plan, construction and maintenance. By sorting the main defects which is specified by pre-qualification of residential building reconstruction for three years from August 2006 to August 2009 into 4 catagories and analyzing the cause of the defects, we draw the way of maintenance to prevent the defects and make pleasant residential environment. The reason for the frequent defects from residential building is mainly deterioration. It occured on the finishing more than on the structure, which means that residents can find defects easier on the finishing than the structure and clear the demand for repair. The result of analyzing of pre-qualification of residential building reconstruction is that the defects mostly caused small, masonry constructed and lower apartment. The apartment which is not into legal right for maintenance naturally have more defects than the others. In conclusion, it is necessary to establish a law of obligation duty of the maintenance of small apartment.

Research on the Mold Design of Motor Housing using Die Casting Process (다이캐스팅에 의한 모터 하우징의 금형설계에 관한 연구)

  • In this paper, research on the mold design of motor housing produced by the HPDC process was conducted using computer simulations and experiments. Recently, automobile parts have been required to be light and have high strength. The die casting process was used to manufacture automotive motor housings. In the die casting process, the control of casting defects is very important. However, it has usually depended on the experience of the foundry engineer. For the analysis of the manufacturing process of motor housing, the finite element method is applied. Through the simulations using commercial software, the filling pattern and product defects could be confirmed. The analysis results obtained from the filling behavior of the casting process agreed with the experimental results. The computer simulation results of filling behavior were reflected in the optimal mold design of motor housing.
