  • In response to the economic depression, the demand for fixed rent income has increased according to the easing construction regulations. it caused indiscriminated investment to stakeholders. This leads to oversupply in the multi-family Housing market and increases unsold housing and vacancy rates except specific area such as Gangnam-gu.In order to solve this issue, although studies on the optimization price of apartment houses has been conducted, the study is insufficient regarding on residential officetel. Therefore, the objective is to suggest a basic study on optimal price estimation model development by using probabilistic forecasting method in planning phase. To achieve the objective, first, variables are defined such as expenses, financial costs, income, etc. Second, causal loop diagram is suggested. Third, basic optimization prices estimation model is developed. In the future, this study can be used as one of decision making tools in planning phase of officetel development projects.

  • The number of business closure is one of key indicators diagnosing the status of local economy. The increases in closure are attributed to various endogenous/exogenous factors such as decreases in sales of stores, decline of local market, deterioration of global financial condition, but it is not trivial task to figure out the cause and effect mechanism among variables. The effects of those factors are expected to show geographical variations, which the empirical analysis results in this study presented. As such, the objective of this study is to estimate the effects of variables on increase in the number of business closure and examine the distributional properties of the geographic variations of the effects among spatial units of analysis. To this end, GWR (Geographically Weighted Regression) model was utilized to draw empirical analysis outcomes. It is expected that the outcomes of the sort in this research may be useful in aiding decision-making process of drafting locality-specific policies and/or deciding where to prioritize the limited public resources available.

Preliminary Study on the Coordination of the Repair works' items of the Long Term Repair Plan in Apartment Housing (공동주택 장기수선계획 수립기준 항목 조정에 관한 기초 연구)

  • The long term plan for apartment housing has a important role to make a decision making whether a repair work should be done or not. But, items for repair works are so various that field workers could not understand the context or plan the repair cost and time. These difficulties are drawn from the number of repair items, duplicated application and meaning, new material application and technology time-gap. Therefore, it needs to change or coordinate the repair items to improve the repair condition, reflecting the current material level or repair technologies. In this paper, it aimed at coordination of the repair items through the repair recording sheet which was surveyed in 22 metropolitan areas of Seoul, conducted between 2011 and 2014. The surveyed data are classified into six categories such as building exterior, building interior and so on, according to long term repair plan and the number of data are 1,918. It analyzed the appearing word for repair-concerned and compared the existing items of the long term plan. Items of building exterior are proposed as roof, exterior wall and painting. Building interior has a little meaning to propose the repair items. The water supply facilities are proper to keep the existing repair items. Items of the outdoor facilities could not need a sign board, drainage root and PVC sheath. Through this study, we can coordinate the repair items in apartment and provide the repair item and cost level.

  • The purpose of this study is to understand the perceptions of stakeholders in environmental conflicts. The private rental housing project in Busan Sasang-gu Jurye 3 District, which took place in 2017 is one of many cases of environmental conflicts between developers and local residents. The case is considered as a typical failure of collaborative governance that has consequently caused negative impacts to both local residents and government. To understand why local residents could not come to consensus even though the majority of them were against the development project, we analyzed residents' perceptions and subjective opinions towards environmental conflicts. This study adopted 'Q methodology' to investigate human subjectivity. The results showed three distinguished types of subjectivity structures. Each type was named as 'collaborative governance advocates', 'public administration distrusters', and 'current local government supporters' based on their characteristics. Participants in all three types showed opposition to environmental damages that can be caused by the private rental housing development, but they revealed different perspectives on the importance of public participation and institutional responsibility in the process of decision-making. This study makes better understand what makes it difficult to build collaborative governance as a means of overcoming environmental conflicts.

A Study on Consumers' Information Demand of Genetically Modified Organisms(GMO) (유전자재조합식품(GMO)에 대한 소비자 정보요구도 연구)

  • This study analyzed the degree of demand for genetically modified organisms(GMOs) to provide the basic information for consumers' reasonable purchase decision making and their right to know about GMOs. Based on the (Ed-there are no study results above) study results, the following suggestion were made. First, throughout the survey, it was found that those consumers who participated had a high level of perception on the harm of GMOs. Therefore, reliable organizations such as government agencies are required to present the results of safety tests and formulate plans related to the safety of GMOs. Second, the average score on consumers' level of consumer knowledge on GMOs was very low, being 1.68 out of a possible 8 points. Third, since women and housewives engaged in dietary habits and food had high demand for information on GMOs, it is necessary to provide women with information on GMOs. Fourth, since it is difficult to confirm the presence or absence of GMOs. in rapidly increasing demand for fast-food, it is necessary that consumers be provided with relevant information and make a reasonable judgement in purchasing food. Fifth, it is necessary to provide detailed regulations and measures for concrete contents and directions of information on GMOs. Sixth, it is necessary to provid information on GMOs from the commercial sources of information that are most preferred by consumers.

  • Since the contents of large-scale repair of a condominium were various, a plan document was not prepared. The owners association of the condominium has given priority to decision-making of price priority over quality. Examination is not performed about the contents of the construction supervision business, which checks whether suitable construction is performed, either. On the other hand, the know-how for builders, such as decision of the process plan under which the repair work lessens influence to the safety and life as much as possible since the place where the resident is living turns into a construction site, and selection of a method of construction, is just going to ask. It is an important subject how the structure of the construction contractor selection, which considered quality, is built. Then, this research focuses on large-scale repair construction of the condominium, and arranges the actual condition of a series of processes from plan document creation to construction supervision. The method of research collects the construction documents of the condominium that carried out Barge-scale repair construction. Next, collection arrangement of the data of construction builder selection is carried out. The method of the construction builder selection of those other than a construction price is examined. The method of quality control of large-scale repair construction is examined.

Wife-Husband Role Division on Household Financial Management : Comparing Between Dual Income Household and Single Income Household (가계재무관리의 부부간 역할분담에 관한 연구 : 맞벌이여부별 비교를 중심으로)

  • The purpose of the study was to investigate the wife and husband role division in household financial management between dual-income household and single-income household. Household financial management included the following five categories: financial planning, consumption/expenditure management, savings/investment management, risk management and credit management. Data for this research was collected through 610 married women living in Seoul, Korea. Using SAS-PC program, Chi-square and t-test Analyses were executed. The results showed that dual- and single-income households tend to have different perspectives on marital role division in household management. Wives of dual-income households had more significant roles in financial management rather than wives of single income households. Especially, wives of dual-income managed more active credit management and saving/investment management. On the other hand, wives of single-income households played a major role in making decision over cheap items than that of wives of dual-income household.

  • A data warehouse is a system that collectively manages and integrates data of a company. And provides the basis for decision making for management strategy. Nowadays, analysis data volumes are reaching critical size challenging traditional data ware housing approaches. Current implemented solutions are mainly based on relational database that are no longer adapted to these data volume. NoSQL solutions allow us to consider new approaches for data warehousing, especially from the multidimensional data management point of view. In this paper, we extend the data warehouse design methodology based on relational database using star schema, and have developed a consistent design methodology from information requirement analysis to data warehouse construction for large scale data warehouse construction based on MongoDB, one of NoSQL.

  • The purpose of this study lies in presenting a methodology to estimate the amount of water to be used in the future by grasping the state of water use in real time based on a statistical analysis using water unit factor application of urban water demand of existing housing, education facilities, and industrial water as well as sensing data by water type. The results of the study would provide in real time the state of water use per water type and the amount of water to be consumed in the future in order to provide basic data for decision-making when planning and managing water facilities based on GIS at times water lacks.

  • Risk Assessment to list possible safety disasters and their probability and severity is the starting point for effective safety management on construction project site. However, the safety managers in owners, construction supervisors, contractors, and sub-contractors still have difficulties in judging the priorities of safety activities and preparing responses to each potential safety disasters. Therefore, this study aimed to suggest a systematic method in assessing safety risk prior to commencement with the agreement of stakeholders. FMECA(failure mode effects and criticality analysis) was selected as a main assessment tool and it was modified according to the characteristics of construction projects and trades. Each risk is, firstly, evaluated with occurrence probability, possible loss and impacts to projects, and detections, and then risk priority number(RPN) is calculated. Subsequently, the managers of each stakeholder discuss the types, timing, and responsibilities of responses as a group decision-making process.
