The authors derived rental housing policy measures that are appropriate for the current conditions of Korean housing supply and demand based on the confirmation of the issues of Korean rental housing system and reviewing implications from review of cases of foreign countries and these measures can be categorized into linkage with the urban regeneration and multi-functional development, acquisition of financial resources, operational management, policy and institutional aspects. For the expansion of supply of rental housing, it is essential to link the rental housing policy with urban regeneration. To pursue regeneration of underdeveloped areas and expansion of supply of rental housing in line with urban regeneration, more development sites should be added. Further, the rental home policy must be integrated into a new paradigm that includes securing commercial viability and providing various residential conveniences through multi-functional development. In addition, diversification of developers of real estates turning away from the existing framework of policy that has been focused only on the state-led housing supply so that local governments and private sector players can take part in. Next, new options for funding the supply of rental housing must be sought. First, raising financial resources sequentially through cyclical development approach could be considered. Or, various funding schemes including utilizing Tax-increment financing (TIF) based on the local tax revenues that will be accrued after the development projects and supply of rental housing. Or there should be various schemes to raise funds including utilization of TIFs that are based on the revenues that will be realized after the development projects and supply of rental housing, or utilizing REITs where funds can be provided through private sector investments. Also, getting out from the planning practice that focused only on physical expansion of supply of rental housing, continual operational management must be performed even after the development. These activities must be supported through establishment of control tower at the national level and continuous attention must be paid even after the development by developing specialized operational management companies that are led by private sector players. Finally, in addition to the hardware support that is focused on the public rental housing only, software support such as conditional provision of housing voucher or tax exemption for low-income classes should be provided, too. In other words, a shift from policies that are supplier-centric to ones that are customer-centric must take place.
The purpose of this study is to provide basic data for the solution of occupant problems related to the house purchasing. For the purpose, the content of problems and actual conditions of house purchasing are examined. Also the structural analysis of occupant's evaluation of housing purchasing is executed. For these purposes, a survey was conducted using questionnaires. Data analysis was conducted from 263 house owners in Seoul. Major findings of this study can be summarized as follows ; 1) The frequency and the contend of occupation's problems with house purchasing are studied. The rate of housing problem occurrence is 71.2%, so the majority of respondents experience problems. The most common problems are the difference from supplier's description(53.2%). The rate of housing problems occurrence is qenerally high with the houses of mult-housedhold houses and mult-family houses type. 2) There is a significant difference in housing satisfaction extend according to the existence of an housing problem experience. Therefore, it can be inferred that experience of housing problem has an important effects upon the housing satasfaction extent. 3) Occupants' countermoves to the housing problems are examined. Occupants make active regotiation with house suppliers only on the direct damages such as an economical loss or a living difficulty. However, they usually make no countermove at all on the other indirect troubles. House suppliers make correction only when occupants' countermove actively, but refuse to do when occupant's reactions are not active. 4) As a means of countermove, most occupants depend on direct personal regotiation with house suppliers. The rate of using a specialist or public and private consultant is extremely low. 5) Problems with house purchasing and the countermove process of both occupant and house supplier are displayed in the figure(Fig. 4-4).
The planning of access area, so called "core" plays an important role of planning for multifamily housing, especially multistory housing. For all possibility of various planning and design, this area has been mostly planned and designed in uniformity. And only few attempts have so far been made in studying core, on the contrary to the unit plan or plotplan. It is keenly needed to develop various skills of planning and design in this sector. The purpose of this study is to find out the usable elements of planning and design, those are correspondent to normative targets. For this end, most possible core types are classified in to three categories: circulation types in the housing block, axis types to the entrance of housing units and number of accessed housing units. And then, sizable developments for norm of core have been effectuating in view of function, relationships both with housing unit and block. Based on this classification of types and listed norm, several European examples are analyzed and evaluated by merits and demerits of their respective core types. In addition to this analysis, some adequate planning conditions, positive vs. negative types of core, and detailed planning elements are prepared with regard to the norm of core. It is noteworthy that a variety of possible core planning cases are available by means of combination of lower categories in the classified core types. The effects of housing and nutrition on the performance of first lactation sows of the Nepalese Pakhribas breed were investigated. A total of 36 sows, from a previous experiment on nutrition during gilt rearing, were allocated according to a factorial design with 2 levels of nutrition, 60 or 80% of the calculated lactation requirement, and two types of housing, traditional or improved. The mean live weight loss of sows during lactation was reduced to a slightly greater extent by improved housing (p<0.05) than by better nutrition (p<0.10). There was also a significantly lower loss of $P_2$ backfat thickness (p<0.05) and mean body condition score (p<0.05) for sows on the higher plane of nutrition. Piglet weight gain in early and mid lactation was influenced by gestation feeding of the gilt (p<0.10) and by housing (p<0.05). Late lactation gain was influenced only by lactation feeding (p<0.05). In consequence, piglet weight at 42 day weaning was increased to a similar extent by improved housing (p<0.05) and better lactation nutrition (p<0.01). Significantly more sows were remated by day 10 after weaning from a higher level of rearing nutrition ($x^2=13.57$, p=0.001), and from improved housing and improved lactation (both $x^2=4.57$, p=0.033). It is concluded that, under Nepalese village conditions, improvements in housing may be a more cost effective way of improving sow performance than expenditure on additional feed resources.
The purpose of this study is to analyze the characteristics for the needs of rural residents and return farmer on rural rental housing. Through these rural rental housing as it wants to improve the living environment of rural areas. Housing problems of rural areas is one of the important factors that determine the quality of life in rural areas. Despite many rural development program it has been deteriorating housing conditions in rural areas. The purpose of this study aims to find the required characteristics of the rural residents and return farmer for rental housing system introduced in rural areas. As research methods, the survey it was required to rent the properties rural residents and expectant return farmer. The main analysis results are summarized as follows. First, expectant return farmer than rural residents are more flavors of rental Residential high. Second, rural residents prefer ratio was higher this apartment, expectant return farmer appeared to prefer the house. Finally, rural residents may prefer concrete homes, expectant return farmer appeared to favor the wooden houses. The results of this study can be a basis for effective strategies for future rural rental housing. More sustainable in the future, including the analysis of various parameters in progress by being linked to policy measures that will be provided. This study aims to be the foundation of sustainability in rural rental housing policy.
The goal of this research is to explore quantitative and residential features and spatial patterns of two-person households to suggest policy implications for housing supply and development in Seoul. Major findings of this study are as follows. First, the number of two-person households has increased rapidly mainly due to the growth of the elderly and single-parent households. They are mainly composed of the elderly over 60s and the youth of 30s of householder age. They are less likely to have well-paying jobs, and thus more likely to suffer from poverty. They are also inclined to live in rental and small-sized residential units and spatial segregation between the youth and the elderly became serious. In addition, their residential area can be classified into four types: area adjacent to employment centers, hinterland of urban centers, affordable multi-family housing area and redeveloped apartment area. It is necessary to change the current housing policy directions to take changing population and household structure into consideration. Also, diversified housing strategies and programs should be prepared to consider various household types and their needs and demands. Place-based strategies for housing supply and development are needed in consideration of spatial patterns and locational attributes of two-person households. Attention needs to be paid to resolving the social issue of residential segregation between different generations.
Recently, there has been inter-Korean exchanges are active, in company with an assertive international activity with North Korea and inter-Korean Summits. Thus, there is a growing possibility of Korean reunification. However, when the unification situation occurs, population inflow by North Korean residents will be expected, and it will be necessary to prepare a housing supply strategy. In addition, even if North Koreans are prevented from entering, a plan is necessary to ensure structural safety since most buildings in North Korea are aging and a recent natural disaster occurs frequently. In this research, we will try to present a temporary housing supply strategy and a short-term structural reinforcement plan based on analysis of the standard housing conditions in North Korea. In this research, we represent the analysis result of the existing construction level, supply status and structural performance of North Korea. When we consider the reinforcement period and social costs, a short-term reinforcement plan is recommended rather than the full reinforcement of the aged housing in North Korea. Furthermore, we examine the ways to secure the residential safety of North Koreans through a case study of domestic and overseas temporary residential facilities, until the permanent residential facilities were supplied. According to the analysis, the tent houses were used as a form of relief housing in overseas frequently. However, the tent house is difficult to apply for domestic country with clear seasons due to insulation and heating problems. Therefore, it is appropriate to develop a residential supply strategy as focusing on the temporary housing facilities in assembled or container from, in preparation for the future population inflow.
본 연구에서는 쿠웨이트 신도시 건설 이후 도시관리 분야로의 진출전략을 수립하기 위해 쿠웨이트의 도시 및 주택관리 현황을 살펴보았다. 또한, 도시인프라 및 주택관리와 관련된 법제도와 거버넌스를 검토하였으며, 국내외 사례조사를 통해 시사점을 도출하였다. 이를 통해 쿠웨이트 신도시 도시관리 부문에 진출하기 위해 전제되어야 하는 현지 제도개선 사항과 함께 도시인프라 및 주택관리를 위한 거버넌스 구성방안을 제안하였다. 한국의 공동주택관리법과 유사한 수준의 법제도 확립을 제도개선의 핵심사안으로 판단하고, 현지 여건을 고려하여 의무관리대상 주택의 범위와 관리방법을 핵심으로 하는 '(가칭)주택관리법'을 제안하였다. 본 연구에서 제시한 공동주택 관리범위와 추진체계 등 진출방향은 중동의 유사 국가에서도 도시 및 주택관리 부문 진출시 기초자료로 활용될 수 있을 것이다.
The purposes of the study were to investingate selected living conditions of the elderly I Inchon and to examine if they can be disaggregated according to their socio-demographic characteristics in terms of living conditions. Four living areas were examined in the study : health and food habit, housing, economic status, and family relationships. Data were collected by questionaires. The sample consisted of 202 elderly. It was found in general that the living conditions were relatively poor for the elderly who were female, older and less educated, and had higher household income and no spouse.
In this paper, the casting design of the integrated twin-scroll turbine housing with exhaust manifold using stainless steel is investigated. Due to the complexity in its geometry and the poor castability of stainless steel, it is more crucial to set up the appropriate casting design to avoid casting defects. Gas porosity and shrinkage formation with the changes of gating systems (one-/two-side), riser conditions and pouring temperatures are examined via casting simulation and virtual castings. Simulation results show that two-side gating system produced better quality casting than that of one-side gating system, minimizing the gas content of the castings and it is also verified by X-ray analysis for the virtual castings. For the changes of riser conditions and pouring temperatures in the two-side gating system, it is found that the change of the height of two risers plays an important role in obtaining the best quality by reducing shrinkage defects.
