The study was conducted to analyze whether the recent trends in preference toward small and medium-sized housing in Korea represent changes in space norms. To accomplish this, the existing data from Statistics Korea and two different empirical data sets collected in 2007 and 2012 from Ulsan, Korea, were statistically analyzed through descriptive statistics, cross-tabulation analysis with a chi-squared test and multiple regression analysis. In the analyses, the space norms of households were compared and any changes in the space norms and the related factors were determined. The space norms were mainly investigated in terms of the housing size and the number of rooms. The results are as follows: 1) since 2010, there have been changes in the housing stock distribution in terms of size. Stocks of small housing increased, while those of medium and large housing decreased. Nevertheless, the overall conditions of spatial density have improved considerably in the recent 30 years. 2) It was found that there were statistically significant differences between 2007 and 2012 in space norms. The norms for housing sized less than 99 m2 and with one or two rooms were found to have increased, while that for housing sized more than 132 m2 decreased. 3) Household size, education of the head, monthly household income, housing type and the number of bedrooms in the current dwelling were the significant explanatory variables of space norms.
The principal measure of housing demand is income and the preferences expressed by households through their respective indifference curves. In this context, housing essentially becomes a derived demand, i.e., the household consumes land and a location (or distance-in time and money costs), according to its relative preferences for space, accessibility, and all other nonhousing goods. From observations on the market prices of dwelling units and on the underlying characteristics of housing, one can estimte the relationships between the two empirically. In predicting the probability of the future moves into new towns in the Seoul Metropolitan areas, the best predictors of the future moves into new best predictors are found to be the degree of satisfaction not only with the current residence as a whole, but with some of the major amenities, accessibility and child education. The reasons for moving into new towns are diverse depending on the households' current situation; the most frequently cited is "improvement of housing conditions," followed by "improvement of living environment," "asset improvement" and "home ownership". It appears that people move houses because of a dissatisfaction with their current housing status, relative their income or needs, or a desire to improve their housing and neighborhood amenities, or both. The purpose of this study is to investigate residential characters and consciousness about housing environment concerned with earth housing, and to suggest basic data reflectible on the planning of earth housing. Residential characters and consciousness are investigated with the people lived in forty seven earth housings located in nationwide scale through interviews and questionnaire. As a result, it is shown that a reason of health like sick house syndrome, residential environments such as ventilation and lighting, site environment such as neighbor and greenfield are very influential elements to the consciousness of inhabitants. Meanwhile, approximation of residential area, the connection with public facilities including medical service, educational and commercial conditions, additionally, preparation of disaster and crime prevention in a viewpoint of safety are pointed out as relatively weak ones. It means that earth housing is not systematically fixed as a residential site because it is personally progressed by small number of peoples having different reasons. For the improvement of systematic housing environment, development and proposition of various model are needed on earth housing and its site.
The regional economic crises in the late 1990s and the global economic crisis in the late 2000s had reduced the differences in housing policies among the major Asian economies. This paper attempts to explain and compare housing welfare policy shifts between subsidizing home owning and subsidized renting from the perspectives of the economic and social roles of housing, the lock-in effect of policy processes, and the welfare provision strategy of the East Asian economies. It argues that the impact of economic crises on housing welfare policy in East Asia depended on the duration and the intensity of the crisis and the length and severity of the subsequent economic depression. Another important factor was the role of housing in the economic and social development, especially whether housing market development was considered as an engine of economic growth or revival, and whether the tools of housing policy caused the economic crisis. The loss of impetus for home ownership drive and the new emphasis on rental subsidy provision are new policy trends. Nonetheless, the economic revival since mid-2009 has caused the re-introduction of home ownership subsidies for quenching the housing affordability problems and enhancing home ownership making use of the strong economic conditions.
South and North Korean societies have been segregated during the past 50 years with different socioeconomic conditions and ideologies resulting in disparate living cultures even though sharing the same traditional culture. The purpose of this study was intended to examine the housing life situations of North Koreans their housing behaviors and their perceptions of differences between South and North Korean culture. The study was based on in-depth interviews and an tempirical survey with North Korean defectors. The interviews were conducted with ten defectors and the empirical survey was done with 158 North Koreans who escaped after 1990. This study revealed housing life situations such as housing type. length of residence housing layout finishing materials levels of housing facilities and the residential system. It also revealed housing dissatisfaction and housing behaviors while they were living in North Korea and attempted to discover the defectors' perceptions of the differ nces between their housing life in the South and North. The findings of this research will present a realistic and recent account of the housing situation in North Korea. We hope that the result of this study will serve to foster understanding between two Koreas.
The housing policy of Korea has been pushed with a focus on the middle-class. The aim of this study is to minimize the various social problems caused by the growing number of vacant houses in the urban areas and suggest ways to improve the legal and institutional system for promoting the maintenance and utilization of vacant houses. Due to changes in social conditions, the vacant houses continue to increase, and urban regeneration is emerging as a policy tool for renovating old and deteriorating built-up areas. In the face of the necessity of the managing vacant houses and its surrounding areas, it was suggested that vacant housing should be defined as "housing and buildings", not just "housing", since there are limitations on the maintenance of them. In addition, statistics on vacant houses are causing confusion because of the difference between surveyed data and vacant houses, which are recognized as problems in urban areas. Therefore, it was suggested to improve the accuracy and reliability of vacant housing statistics. In order to promote the maintenance and utilization of vacant housing, it was proposed an amendment of vacant housing-related laws that grant substantive tax benefits to enable more active participation of vacant homeowners and people who participate in vacant housing maintenance.
The purpose of this research is to analyze the planning characteristics based on the physical quality indicators and the users' satisfaction of parking space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of three main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of parking space in apartment housing. The second part is to analyze the correlation of quality indicators of parking space and development conditions in apartment housing. This study focuses on the applicability of hill housing design in accordance with topographic characteristics on sloping sites. The urgency for housing still exists but hill sites have to be planned by gradual development using 'all available land' within any particular community. However, there is a reaction towards being more closely involved with nature and landscape. Sloping and hill sites must be developed by intelligent and sensitive planning, integrating the existing environmental factors. The results of this study are as follows : 1. The conditions of location are regarded as the concepts of spactial configuration. It should be developed on the basis of awareness that nature and human beings exist together. 2. It is inevitable that the development of the hill housing should be performed prefer to the topographic characteristics. 3. Planning elements of ecological residental blocks which are possible for constructing on the hill site can be developed and applied, on the basis of geographical characteristics, by housing types.
