도시주거수준의 변화추이 분석 - 1945년 이후 서울을 중심으로 - (An Analysis of the Changes of Urban Housing Conditions in Korea since 1945)

  • This study is to investigate urban housing conditions in Seoul since 1945. The purposes of this study is to analyze the changes of housing conditions and the gap of average housing conditions and the housing norms longitudinally.For those purposes, the indicators that present the housing conditions are introduced, and the changes of average housing conditions are analyzed by social class, using Population and Housing Census and relateddata. Korean urban housing conditions has been better since 1970s in the aspect of quality. It is, however, relatively much worse than that of developed countries. The gap of housing conditions among social classes is large, especially in qualitative indicators, density and housing facilities. Comparing it with housing norm(as an ideal measurement), it is much worse.

농촌 주거수준의 변화에 관한 연구 (A Study of the Changes of Rural Housing Conditions)

  • The purpose of this study is to analyze the changes of rural housing conditions by comparing the general housing indicators of rural area and those of urban. For those purposes, the indicators that present the housing conditions are set up, and the changes of average housing conditions are analyzed by a region : Shis(cities), Ups, Myons. For the analysis, Population and Housing Census Report and related data were used. Rural housing conditions have become better since the 1960s in the aspect of quality. They are, however, relatively much worse than those of urban areas. The gap of housing conditions between urban and rural housing is big, especially in qualitative indicators, which are housing facilities. Quantitative indicators, which are housing supply rate and ownership rate, are better than urban conditions.

The Analysis of Fiscal Conditions for Public Rental Housing

  • This paper is focused on the sustainability of public rental housing policy. We have analyzed the general fiscal conditions of central government, the public welfare fiscal conditions, the public expenditure on rental housing, and the Korea Land & Housing Corporation (LH) financial structure. Central government fiscal conditions is controlled by the midium-term fiscal operation plan(2010~2014) and fiscal rules. And the fiscal mandatory expenditures on welfare is increased rapidly by the expansion of beneficiaries, but the fiscal discretionary expenditures particularly on public rental housing can be gradually cut down. LH, the dominant agency responsible for affordable housing, is now confronted with financial distress accruing to excessive burden for public rental housing construction. As a result this paper, we find the discrepancy between the fiscal conditons and public rental housing policies. We suggest the fiscally sustainable rental housing policy. Firstly, the construction plan should be realized reflecting the market and fiscal conditions. Secondly, the provsion and financing system of rental housing should be rebuild within the government fiscal condtions and financial ability of LH.

  • The purpose of this qualitative study are to understand housing environmental conditions of the beneficiaries of housing welfare program. A case study was adopted to collect and analyze data from 6 persons who are low-income dwellers in 'Dagagu' housing purchase and public rental program and permanent rental apartment. Data were collected by in-depth interview. The lowest income bracket would be the beneficiaries of housing welfare program, consider the type of the target households are selected directly by visiting there home life, housing and welfare-related aspects of interviewing evaluate the significance of the housing satisfaction and residential conditions.

  • The purpose of this research was to analyze the correlation of development conditions and residential satisfaction in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consisted of two main parts. The first part was to identify development conditions, which might have an influence on residential satisfaction. The second part was to analyze the characteristics of residential satisfaction based on the identified development conditions, which might express the correlation of development conditions and residential satisfaction in apartment housing. this research will contribute to promoting the quality of residential environment in Korea.

일본 나고야 광역시의 주거빈곤에 관한 연구 (A Study on Housing Poverty in the Nagoya Metropolitan Area, Japan)

  • The Japanese economy has been unstable since 1990. Economic instability and changes in working conditions have made the acquisition of housing and the improvement in housing standards difficult. Unstable working and habitation conditions have also spread, and the Nagoya Metropolitan Area is recognized as a traction community in the Japanese economy. This study employed existing statistics and helpline consultations in 2013 to clarify the state of housing poverty in the Nagoya Metropolitan Area. Moreover, it clarified the conditions for improvement in the housing standards for the low-income households, a regional gap, and reasons for the deteriorating housing levels of low-income households by investigating the "Housing and Land Survey." Furthermore, it clarified housing difficulties that do not appear in existing statistics by investigating the examples of "toll-free call consultations" in 2013.

공동주택관리상의 문제점과 개선방안에 관한 연구 - 위탁관리업 종사자의 의견조사를 중심으로 - (A Study on the Problems and Improvements of Housing Management - Focused on the Worker's Opinions of Management -)

  • The purpose of this study was to offer improvements, by deriving practical problems and suggesting ways to improve more realistic solutions in the multi-family housing management industry. This study is conducted in two ways. First, it was performed by reviewing related previous studies and clarifying major issues in the multi-family housing management. Second, it was performed by a questionnaire survey method, focused on the worker's opinions for that matters. The respondents work in an apartment in Seoul and the metropolitan area. A questionnaire distributed via e-mail, and then were collected. And questionnaire did not respond were excluded from the analysis. Finding were as follows -; first, it was possible to clarify four types regarding major issues in the multi-family housing management such as 'management system', 'housing management market conditions', 'management consciousness of resident', 'management performances'. Second, it was found that the competition was fierce in the same kind. And it was quite a high turnover rate of workers because of poor working conditions. Third, the most hard part was that the employee welfare was not good at work.

예비노인의 노후상황별 주거환경 선호에 관한 연구 (Preference of Residential Environment According to the Situation of Old Age of Pre-Elderly)

  • The purpose of this study was to suggest the basic material of elderly housing complex development by examining the preferred residential environmental characteristics of the elderly housing complexes according to the situation of old age of the pre-elderly. The study was conducted assuming eight different situations of old age according to health conditions, couple living conditions, and economic conditions. The subject is the pre-elderly who want to live in the elderly housing complexes in the future is unlike other studies, so the result of their preferred residential environmental characteristics would be more concrete and reliable. In general, the preferred residential environmental characteristics of the elderly housing complex change with the situation of old age. This suggests various elderly housing should be considered as the situation of old age develops.

  • The purpose of this study was to analyze the preferences for the physical features of senior congregate housing. The survey was conducted to target the elderly households living in senior congregate housing and general elderly households living in the rural. The results of this study were as follows. Showed that housing conditions are more important than environmental conditions, elderly households living in senior congregate housing. Among them was the most important house prices and rents. Also among the external factors such as environmental conditions is the distance to the workplace were very important. So the elderly households living in congregate housing showed that more important considering the economic aspects. Finally, want to be the foundation of sustainable housing policies for rural elderly households.

대전지역 저소득층 주거환경의 질적인 개선에 관한 연구 (A Study on the Quality Improvement of Housing Environment in Low-Income Families of Daejeon Area)

  • The purpose of this study were ; (1) to analyze the relationship between actual housing condition and housing satisfaction with socio-demographic and housing characteristics of respondents and (2) to present the device on the quality of housing environment in low-income families. The sample was a proportional, stratified, random sample of 299 low-income families in Deajeon. The major findings were as follows: 1) The wholey, actual housing conditions were not good; especially the worst conditions appeared exterior walls, roof, kitchen, bath and toilet, heating, noise, recreation facilities as play-ground. 2) Actual housing condition has been found to be related to income, tenure(rent or own), persons/room. In the relation of the socio-demographic and housing characteristics, actual housing condition, housing satisfaction, income and persons/room were found to be a significant explanatory variable in actual housing condition. And actual housing condition ws appeared to be the strongest variable in housing satisfaction. 3) Housing of the low-income families should be improved physical aspects of the environment and be reflected in need of the occupant that based on the social-welfare housing concept.
