A Study on the Design Characteristic and Improvement of the Studio Type Urban Lifestyle Housing in Seoul (서울시 도시형 생활주택 원룸형 주거의 계획특성 및 개선방안 연구)

  • A studio type urban lifestyle housing was recently introduced as a new urban multi-housing typology. It was particularly created to meet the increasing housing demand of one-person households due to the population change and the shortage of housing supply. However, some concerns have been raised, because the government's policy has been focused on expanding housing supply by easing certain legal regulations in construction. Poorly planned and managed urban lifestyle housings might degrade living conditions for one-person households and ultimately harm urban environments. As such, this research is conducted to investigate the design characteristics of the studio type urban lifestyle housing from selected construction precedents in Seoul. Critical evaluations are made for the facilities and uses in site plans, unit plans, and shared public spaces. As a result, problem areas are found in the lack of design varieties, privacy protection in units, control of natural environment conditions, and the absence of community spaces. Improvement strategies can be suggested by comparing with some overseas' housing precedents: Design variations can be extended through flexible structure, facility, and furniture systems. Privacy and natural environment can be controled through the integration of interior space configurations and exterior envelope systems. The housing policy needs to be reconsidered to improve a variety in design, residents' social interaction, security, and management. Thereby, the studio type urban lifestyle housing should be holistically approached in terms of design and policy to enrich urban living experiences by residents and communities.

A Study on the Characteristics of PC Use Space and Users' Consciousness at Residences (주거 내 PC 사용공간의 특성 및 사용자 의식에 관한 조사연구)

  • The objective of this study is to provide new direction on house design in consideration of the PC users' life pattern. This study found that PC use present conditions at home, demand for PC using space, and requirements for PC using area were analyzed. A survey was taken by 1108 residences, and the SPSS win.10 was applied for analysis. The survey was conducted to see the computer usage at home, demand and satisfaction for the PC using space. The results of this study were as follows; forty-seven percent of respondents said they used the PC in son's and daughter's room while 36.8% answered living room. It reflects that the whole family want to use the PC in the same area, or for their children's convenience. Users' consciousness was analyzed four factor, which were 'physical inconvenience:'satisfactions in PC position', 'inconvenience caused by narrowness', 'notion of privacy'. PC users' consciousness had significant differences in the satisfaction by PC users' characteristic and housing characteristic. It was to be classified that the PC use space into several pattern according to furniture arrangement, and channel pattern had the highest satisfaction among those pattern. Through this study, it is expected that new housing designs need to be made to reflect lese requirements into interior design and house plan for PC user's needs.

  • Demand of new suburban residential development and a variety of new types for housing have intensified by urban Citizens overused of poor urban residential environment. Income growth and improvement of living standards for the quality of the living environment are increasing demands of creating a more comfortable living environment. Thus, according to changes in social conditions, the development of urban area while accommodating additional development pressure adequately, particularly residential development in order to promote the efficient development of suburban areas are planned for the rational development direction. This study suggests the following improvement measures by analyzing the characteristics of the Suburban Housing Complexes built recently. In order to create a more pleasant Suburban Housing Complexes First, the accessibility of the traffic conditions, education and public facilities is good Second, the construction plans reflected needs of the consumers should be made Third, necessary facilities for activation of the urban-rural exchanges must be equipped.

  • The objective of the study is to know demographic characteristics mobility motivation housing aspiration and housing values of expected purchasers of the small/medium size apartments located at 'H-area' in Ulsan to enhance their level of housing satisfaction through better planning. The result shows that moving motivation housing aspiration and housing values differ as what size respective expected purchasers want. As a regional characteristic the reality-oriented view of housing is apparent in that their interests are focused on the setups or facilities after-service and maintenance and that they think conveniency more important than the edifices' appearance or beauty.

  • In order to overcome social exclusion and to integrate social housing, it is necessary to plan a communal space in urban collective housing so that residents can have belonging sense and community consciousness. In this study, it is necessary to consider the linkage between social integration and residential space, and to derive the characteristics of planning the collective housing for social integration. We analyzed the planning characteristics of MVRDV's communal spaces of collective housing and suggested a method of planning communal spaces of urban collective housing for social integration. Urban density is an important tool and background for MVRDV's design methodology. For this reason, MVRDV's collective housing is selected as a case study in this study. As a result of case analysis, openness and connection characteristics should be considered by using various devices such as glass exterior, balcony, and void in planning the communal space in urban collective housing for social integration. However, since it has appeared in many cases, it can be criticized that the application of this is merely a logic. In other words, it is possible to suggest that we should actively introduce less accessible access. This problem should be solved through more case studies.

  • The purpose of this study was to investigate the middle-class housewives` experience of housing environment through their own cognitive expressions. Subjects were 18 housewives living in the apartments at Junggye-Dong, Seoul and Field survey method was used. Indepth interview technique with planned questionnaire was used. The contents of individual`s housing life history were recorded by means of a recording machine. Cognitive expressions of subjects ontheir experience of housing environment were analiyzed by Content Analysis. Subjects have respectively experienced various housing types. The housing experiences were classified by stimuli and respones. Stimuli were again classified by the factors and characteristics of housing environment, whereas responses were classified by types and directions. Negative experiences were more frequent than positive ones. Negative evaluations were appeared more frequently In such case as the existence of community facilities, interior structure, bathrooms, and heating systems. The positive emotional experiences appeared more frequently were the natural characteristic$ of outdoors. When all the contents were analyzed by housing types experienced, subjects negatively remembered community facilities in high-rise apartments, and positively outdoors in detached single houses including traditional houses, and negatively heating systems in low-rise apartments and tenement houses. These contents, especially positive and negative aspects of past experience. can be used as basic data to understand residents` reponses and to plan furture houses more desirable for them.

  • Since the 21st century, major cities in Vietnam faced housing shortage and there was a lack in office spaces. As a result, construction companies from over seas provided mixed-use apartment as a new type of urban housing. A large number of mixed-use apartments are built in big cities such as Hanoi and Ho-chi-minh City. However, research on mixed-use housing in Vietnam is insufficient. Therefore, the main purpose of this study is to understand the characteristics of mixed-use apartments and have an effect on the development of urban housing in Vietnam. This study focuses on examining the planning characteristics of mixed-use apartments in Hanoi. The research will be based on 10 mixed-use apartments that are already built or expected to be built in a few years. Therefore, this study starts by looking into the history of the Vietnamese urban housing. The study focuses on the transformation of urban housing since 2000. Then, the study will mainly focus on examining the mixed-use apartments in different aspects, in order to analyze the planning characteristics.

  • Since luxurious apartments have appeared in Korean common housing, there have been a series of stages in reflecting the demands of residents. However, lifestyles have been restricted to a typified pattern because housing was provided extensively during a short period. The ensuring of residency in common housing lies in seeking how to utilize a given space to the maximum. In the presence of residents, the characteristic of today's housing is not merely satisfied with residents, but provokes the function of a new supplier. Residents are changing by situation (economic, social, cultural, and family types), yet housing is falling short of the change. In particular, it is necessary to closely observe the change in housing by time and space in accordance with both psychological and physical changes of family members. Therefore, this study aims to furnish an opportunity to prepare the foundation of alternatives, which may cope with the future in housing design and furniture design through the latest cases at home and abroad as well as a theoretical background of issues concerning a variable system, which will suit the demands of residents.

  • From an sustainable perspective, one unique characteristic of Open Housing is its ability to individualize variable elements (infill) from the permanent elements (support) in accordance with the residents' needs. Such environment-friendly elements of Open Housing can contribute to increasing the life span of the building, reducing the scope of reconstruction, and minimizing the amount of disposed building materials during demolition. The purpose of this research is to analyze the flexibility concept from a typological perspective, so that the concept of open housing can be better understood and its development can be promoted. The main method of this study was content analysis. Based on literature review of flexibility concept in a typological approach, a primary categories were established to describe the flexibility concept such as time for flexibility, scope, and the degree of openness. Subsequently each criterion was elaborated as follows: planning, supply, and utility in the time stage; internal and external flexibility in its scope; and fixed, semi-free, and free flexibility in its openness degree. This research exposes the lack of comprehensive knowledge of Open Housing caused by rather uniform features of previous studies. This research establishes and promotes a systematic approach for a more holistic meaning of Open Housing. This approach should contribute to the proper utilization and further development of sustainable housing.

  • Housing market is segmented through 1) housing supply classified by housing characteristics and 2) housing demand classified by different housing opportunity of household. Moreover, neighborhood plays a role in intensifying housing market segmentation as a factor affecting on decision making relevant to housing supply and demand. while segmented housing markets have different mechanism, existing studies on residential differentiation and housing market have overlooked the characteristic differences among housing submarkets as the studies presume metropolitan housing market to be a single housing market. while the concept of 'residential differentiation' pays much attention on spatial pattern after the ecological approach appeared, the concept of ‘housing submarkets' is explanatory of the process of urban space structure formation. Analysis on housing submarkets makes up for the weak points of the behavioral approach inquiring into socio-economic constraint and different housing opportunity of household.
