  • The purpose of this study was to determine the present condition of sick house syndrome of newly built apartments a mid-sized city. The questionnaire survey was carried out from $19^{th}\;to\;22^{nd}$ of May 2004, with respondents consisting of 160 households living in two apartment complexes of Cheongju. Their residency periods after moving in were within $six{\sim}ten$ months. From the survey results of the respondents, sick house syndrome items revealed high percentages with the highest value of 49.3%. The respondents answered that they knew relatively well about sick house syndrome but they had no knowledge about 'bake-out'. The response percentages of sick house syndrome items in E complex, consisting of $106m^2$ (32 pyeong) size units, were significantly higher than those in A complex, consisting of $76m^2$ (23 pyeong) size units. This result suggests that the pollution levels emitted from interior materials in larger sized apartment units are higher than those in small sized units. The response percentages of sick house syndrome items in houses with fulfilled ventilation which had been ventilated before or after moving in were lower than in houses not ventilated.

  • Housing is one of the most important factors determining the quality of rural life. Housing condition in rural area has been deteriorating over the past years in spite of many rural development programs. Korean government formulated 'Rural Housing Environment Improving Plan' including rural rent-house program in 2006. This study aims to find the fundamental intension of rural people for adopting the rent-house system in rural area. To do this, background and current state of rural rent-house program are presented and the demand for rural rent-house is analyzed based on the survey results done by Korea Rural Community Corporation in 2005. Major findings from the survey analysis imply that the size/age/ownership of the current houses and the age of householders, motive and time period of current residing, and components of households are significant factors when considering whether they are willing to apply rural rent-house.

This study examines, band on e analysis of the primary source materials, e specifics of traditional housing of South Kyongsang Province with special reference to the magnitude of housing lots, size of dwellings, land and house ownership, and distribution of thatch and tile roof houses by dong, myon and county. Findings from the survey of the household register suggest that approximately 20 percent of households were established on the private or rented public lands, that 90 percent resided in undersized housing with just one or two rooms besides a kitchen, and that the regional average of dwelling size was no bigger than 2.75 rooms. The fact clarifies that the three-room thatch houses prevailed in South Kyongsang Province about a century ago. • This study explores the plausible socio-economic variables that influence joint choice of tenure and dwelling type in Cheonan. For estimating these joint choice models, multinomial logit framework is employed. Following the practice of other studies, we chose the age of householder, education level of householder, occupation of householder, residence duration in Cheonan, experience of capital area residence, plan of capital area move and the monthly income of household as socio-economic variables, and size of house, access of subway area, residence area as house characteristics. According to the estimation result, we can derive som implications. For example, the higher monthly income of household, more member of student, bigger size of house, longer residence duration of Cheonan, the more they prefer owing house apartment to renting it. In addition, as householders are older, size of house is bigger, they prefer owing-non apartment to owing house-apartment.

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.
