A Study on Planning Factors of Apartment House in Newspaper Advertising - Since autonomy of lotting-out price of house - (신문광고에 나타난 아파트 계획요소에 관한 연구 - 주택의 분양가 자율화 이후를 중심으로 -)

  • This study is to examine changes since autonomy of lotting-out price of apartment house and planning factors related to sale of apartment house through leaflet of sale of apartment house. Objects of the study were leaflets of sale of apartment houses through the Donga Il Bo daily newspaper from 2001 to 2003. The results of research can be summarized to three. First, traffic of locational factors in advertisement of sale of apartment house showed the highest frequency and it was found that it was an important planning factor of apartment house. Second, considering that advanced facilities and the highest finishing materials were used, quality of apartment house has been advanced. Third, considering that community space, theme park and green zone showed high occupancy in external space, there has been high increase in external space as well as in internal one since autonomy of lotting-out price.

  • In this study, we analyzed the effect of the Eungam Loop Line of Seoul Subway Line 6 on the sale price of adjacent row and multi-family houses on the accessibility and structural characteristics of subway stations. This study empirically analyzed a total of 17,938 cases from 2006 to 2017 based on data on the sale price of row and multi-family houses. In summary, the results of this study using the Hedonic Price Model are as follows. First, this study confirms that the Eungam Loop Line characteristics have a positive effect on the sale price as it is adjacent to the subway station. It is noteworthy that the sale price of 100-200m segment has a positive effect, and the sale price of Bulgwang station, which has excellent mobility and connectivity with CBD, YBD and GBD, has a positive effect. Second, this study shows the locational characteristics such as distance to bus stop, distance to mart, and distance to school have influence on the sale price. Third, this study finds the land characteristics such as land area, land shape, land facing, and road width, have significant effects on the sale price. Fourth, this study discovers the sale price is also is also affected by building and floor characteristics such as the type of housing, building area, the number of households, building age, elevator, and floor level.

  • This study focuses on the relationship between housing sale prices and Jeonse prices, amid a recent surge of Jeonse price and Jeonse-to-housing sale price ratio. There are many studies about the relationship between house prices and Jeonse, but they couldn't fully explain what makes them spike up. In addition to this relationship, this paper deals with the difference of Jeonse system on regions and price levels. Using Granger causality and Spearman's Correlation Coefficient, the outcome is drawn. As the result, the expected rate for housing sale prices effects on the Jeonse-to-housing sale price ratio. The higher on sale price, the lower the Jeonse-to-housing sale price ratio regarding the region difference.

  • The district unit planning (DUP) in Korea is a planning instrument. One of the key methods is the incentive system focused on the mitigation of the financial charge of business proprietors with use of various planning deregulation. Here in this paper, it is examined whether the incentive system is indiscriminately applied not only in the metropolitan cities but also in the rural cities. The analysis is carried out with six indicators in relation to the effect on the incentive system on the market of Apartment Housing Development. The indicators are a. the building-to-land ratio(BLR), b. the floor area ratio(FAR) c. the publicly assessed value of land(PAVL), d. the sale price of land(SPL), e. the sale/lease price of apartment house(SLPH) and f. the ratio of housing subscription(RHS). The final result is that the incentive system has different effects between metropolitan cities and rural cities. One of reasons lies on the too high FAR in rural cities to be given basically. Another reason lies on the difference between the cost for purchasing public installation and the profit of the sale & lease price of apartment house. In rural cities their difference becomes much narrow. Finally, the low ratio of housing subscription(RHS) in rural cities makes the effect of the incentive system nearby meaningless.

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

  • Increasing construction costs are required due to increasing the supply of small type houses with changes in multi-family housing trends. However, a sharp rise in the construction cost of small type houses can raise the sale price, threatening the stability of national housing. Therefore, this study aims to estimate the change in the construction cost of small type houses from the basic construction cost of the sale price ceiling system and suggest an improvement plan.

  • The purpose of this study is to analyse the effects of the eco-friendly factors on the apartment housing price rise and to suggest the desirable way of marketing strategy for apartment housing. For the analysis, the data of apartment sites in Seoul had been collected from September 2006 to February 2007. The data consisted of 95 apartment sites in Seoul. Data were analyzed with descriptives, crosstabs, and discriminant analysis by SPSS/PC for Window. Following result was obtained. The eco-friendly apartment housing price rate in Seoul was determined by eco-friendly landscape, green space rate, house unit size, installment sale price per pyeong, floor space index, distance from subway station when it was not considered the impact of building age, construction company's brand, and autonomous districts. Findings of this research can provide valuable information for marketing strategy of housing construction company.

A Spatial-Temporal Correlation Analysis of Housing Prices in Busan Using SpVAR and GSTAR (SpVAR(공간적 벡터자기회귀모델)과 GSTAR(일반화 시공간자기회귀모델)를 이용한 부산지역 주택가격의 시공간적 상관성 분석)

  • Since 2020, quantitative easing and easy money policies have been implemented for the purpose of economic stimulus. As a result, real estate prices have skyrocketed. In this study, the relationship between sales and rental prices by housing type during the period of soaring real estate prices in Busan was analyzed spatio-temporally. Based on the actual transaction price data, housing type, transaction type, and monthly data of district units were constructed. Among the spatio-temporal analysis models, the SpVAR, which is used to understand the temporal and spatial effects of variables, and the GSTAR, which is used to understand the effects of each region on those variables, were used. As a result, the sales price of apartment had positive effect on the sale price of apartment, row house, and detached house in the surrounding area, including the target area. On the other hand, it was confirmed that demand was converted to apartment rental due to an increase in apartment sales prices, and the sale price fell again over time. The spatio-temporal spillover effect of apartments was positive, but the positive effect of row house and detached house were concentrated in the original downtown area.

A Study of the Decision to Standardize Sale Price Model of Supplying Apartment Houses (공동주택 분양가 결정모형에 관한 연구)

  • The purpose of this research is to set a standard for deciding competitive marketing prices of new supplying apartment houses and to analyze decision factors in sale price of supplying apartment houses with Analytic Hierarchy Process; the resulted model does not use the method that joins the land cost and the cost of construction together, but the method that compares the sales prices of surrounding apartments. This research tries to set a standard for decision of the prices of newly supplying apartment houses by classifying the determinants into the $1^{st}$ step(4 factors), the $2^{nd}$ step(9 factors), and the $3^{rd}$ step(25 factors). According to the process, the relative importance of decision factors in the sale prices is determined and this should be used as the index of sale prices for newly supplying apartment houses when the houses are provided. In addition, through the $2^{nd}$ step including 9 factors, the comparative model for sale prices is defined and the model is presented to be applied in the real business. Subsequent study additionally considering the factors apart from marketing which tries to find a generalized standard needs to be conducted.

  • The analysis used in this work was cost-benefit analysis method. All future costs and returns of a given mushroom house were discounted to the time of initial investment (present) by means of 3.5% discount rate. Then the cost of ownership was compared to the return from the system. This analysis method has been developed and coded into a balance sheet for use on a EXCEL program. Using this programmed analysis,a large number of the case studies were examined using different combinations of economic conditions. These results will be very useful to individuals considering investment in a mushroom house, or any similar production system. By the way of the sensitivity analysis for each important parameter, the change of the marginal cost-benefit period could be finally determined. These parameters were typically construction cost of mushroom house, cost of cooling system, required cooling and heating energy amounts, unit price of mushroom media bottle, growing number of media bottles, production weight per unit bottle, sale price of mushroom, and annual number of growing period, etc.
