한.영 공동주택 관리사의 업무 (The Apartment House Manager's Duty of Korean and England)

  • This study is primarily concerned with the apartment house manager's duty of korea and England. The results are as follows ; 1. In England, detailed duty is prescribed to apartment house managers, where as Korea has not specific prescription. Therefore, we suggest 7 items as the management duty of apartment house manager. Namely, that is inhabitant management, external duty management, business management, account management, estate and public institution management, environment management and safety management. 2. In England, apartment house manager is executing their duty before moving into. But in Korea, their management duty is executed after moving into. There are problems which each of them(inhabitant-user-manager) has plural responsibility.

울산시 거주자의 주거이동동기와 주거만족에 관한 연구 (An Experimental Study on Residential Moving and Satisfaction Causes in Ulsan city)

  • The purpose of this study is to identify the causes-effects of residential mobility and satisfaction. The research design employes a survey questionnaire for gathering a set of statistically-reasonable number of data among one million population of Ulsan metropolitan city. To make it more concrete, the attentions to be taken are on establishing (1) motives for moving (2) satisfaction factors in living, and (3) a relationship between houses and their environmental characteristics and the degree of satisfactions by them. The results of empirical analyses provide the following major findings: The most significant house-moving motivations were to achieve living-space at an affordable size or as wide as possible and to gain access to a comfortable and convenient environment. Per the residential satisfaction, highly respected factors were having good neighbors and active interactions with them and having good cooling-heating conditions, sunny rooms, and less noise and air pollution. Finally, the relation of house and its environment with the satisfaction indicated the following significant two: The higher the satisfaction, the shorter the duration of living and the history of construction. The less the satisfaction, the smaller the size of house and/or its complex.

신축 아파트 거주자의 새집증후군 반응 및 의식 조사 - 청주시를 중심으로 - (Residents' Responses and Consciousness on Sick House Syndrome of Newly Built Apartments - Focusing on Cheongju -)

  • The purpose of this study was to determine the present condition of sick house syndrome of newly built apartments a mid-sized city. The questionnaire survey was carried out from $19^{th}\;to\;22^{nd}$ of May 2004, with respondents consisting of 160 households living in two apartment complexes of Cheongju. Their residency periods after moving in were within $six{\sim}ten$ months. From the survey results of the respondents, sick house syndrome items revealed high percentages with the highest value of 49.3%. The respondents answered that they knew relatively well about sick house syndrome but they had no knowledge about 'bake-out'. The response percentages of sick house syndrome items in E complex, consisting of $106m^2$ (32 pyeong) size units, were significantly higher than those in A complex, consisting of $76m^2$ (23 pyeong) size units. This result suggests that the pollution levels emitted from interior materials in larger sized apartment units are higher than those in small sized units. The response percentages of sick house syndrome items in houses with fulfilled ventilation which had been ventilated before or after moving in were lower than in houses not ventilated.

  • The important goal of urban renewal is not to reform only Physical environment but to improve people' life quality. people who have been lived in urban renewal area are grouped to owner and tenant. owner of land or house has substituent right but tenant has only house-moving money or rental house by urban renewal. But rental house condition is not good to tenant because tenant has large family, low-income and low grade and it is essential to provide rental house for low-income class and it is worth to analyze tenant house problem The purpose of this study is to analyze the problems of public rental house and to presents solutions. The study was done in following process. First, the literatures on this subject were investigated to seek the problems of public rental house. Second, Survey were done on the staff, who works in the cooperative housing redevelopment and whose jobs are officer, consultant, real estate introducer and designer, to seek problems and solution of public rntal house. survey which is made by three group. one group is made by people who already lived in tenant APT, second group is made by people who are waiting for moving in tenant APT. Third group is made by specialist who has many experience-more than 3years- to urban renewal. Third, the Correlation Analysis was used to analyze the relation between the Area and dwelling satisfaction. Fourth, tenant policy' altenative is presented to solve tenant APT' problem which is analyzed by this study The results are as follows : First, tenant APT' size Which is regulated to 30-$45m^{2}$ is enlarged to more than $45m^{2}$ because tenant family is made up averagely of 4.8 persons. Second, tenant APT' rental cost is reduced to 100 thousand won. Third tenant APT' arrangement is divided from owner because tenant and owner want to live in group by group. Fourth, tenant house type is changed to various house type because tenant is not familiar with APT

하우스증 예방을 위한 비닐하우스내 작업환경 개선에 관한 연구 (Study on Improvement of Working Environment in Plastic House to Prevent Plastic House Syndrome)

  • This study was conducted to provide a counterplan for preventing so celled “plastic house syndrome” revealed among farmers spending much time in the plastic houses. For this, working environment inside a plastic house was observed. Then, experiments were carried out mostly in a climatic chamber with three kinds of working posture on uneven($D_1-F_1$) or even($D_2-F_2$) ground surface. Tested work loads with three kinds of working posture were : moving in a sitting posture with attaching breast to legs and waving arms ($A_1$), moving in a bending posture with waving arms ($B_1$), and moving a 6kg weighting luggage in a standing posture ($C_1$) Physiological responses in the workers to three different work loads were observed in a climatic chamber, with or without using some instruments, to evaluate work efficiencies. The results obtained are summerized as follows. 1. $C_1$ was the hardest work and $B_1$ was harder than $A_1$ on the even ground. 2. Worker's physiological fatigue and physical loads remarkably decreased when using the instruments such as a chair and a cart with some rollers on the even ground. 3. Working with pushing a cart($F_1$) was the hardest work, and standing($D_1$) was harder than walking($E_1$) on the uneven ground. 4. Worker's physiological fatigues and physical loads remarkably decreased on the even ground. 5. Similar results were obtained when the same experiment was carried out in a plastic house.

웹기반 참가형 가상모델하우스에 관한 연구 (A Study on Participating virtual model house on the web)

  • In this study, we would like to suggest a virtual model house where the users participate in the planning of the apartment directly in order to supply the apartment which is suitable for the fast change of the resident's characterization, multiplication, and preference in this like high-speed information society. The users have various preferences and demands in the high level information society. It is necessary for the architect to communicate with the users in order to suggest the various styles of habitats that one can treat various life style and life cycle which reflects the demand. In addition, the object of this paper is the construction and using of the participating virtual model house that the resident can plan the preferred space design of the main house before moving Into the apartment and change space design of the main house after moving into the apartment following the variety of life style and the changing of life cycle. Regarding the effect of this study, firstly, it is possible to supply the plate type following the user's preference in order to enhance the quality of uniformed type apartment. Secondly, it is possible to maintain and control the high quality building using sharing the building information with planning, construction, maintain, interior, and related company by constructing the database. Thirdly, the unified database which is constructed by XML can supply the effective environment of apartment information exchange between other companies.

일본 유료 노인홈의 건물 내 층별 실구성의 특성 (Characters on building floor of Japanese elderly house)

  • It is predicted that Japan will be in super-aged society at 2010. Recently elderly house buildings with self-supporting life and personal care senior house types have supplied over the area. So Elderly house buildings in Japan were studied for characters of room arrangement, through documents and internet from Jan. 2007 to Apr. 2007. Five cases built since 2000 were examined. There were self-supporting life house type, personal care senior house type, convenient facilities, etc. There were not lots of facilities in the building. Generally multi-purpose dining room and general bath room, lots for car and bicycle or restaurant or kindergarten or home helper station or green food shop or day service or moving service or clinic were there. These facilities were shared with local community. The reason of not being many facilities in the building was that the houses were located at urban with good transportation and convenient facilities. The residents in the building were get the utmost of regional facilities and the local people did the facilities in it because scare facilities in the building and fluent facilities in region. So strong community was composed of the residents and local people, on the contrary.

도시 공동주택에 대한 소비자의 선택 단계 (A Study on the Consumer's Housing Choice Procedure of Multi-Family Housing in Pusan)

  • The residential mobility and the housing choice procedures play a significant role on households welfare. This procedure consists of $\circled1$ Moving motives step, $\circled2$ Housing search step, $\circled3$ Assessment of housing alternative step, $\circled4$ Choice and evaluating after choice step, $\circled5$ Intention to move step. There are linkages with each step. The higher the level of moving motives, the higher the level of housing search efforts. The higher the level of housing search efforts, the higher the level of housing alternative evaluating. The higher the level of housing alternative evaluating, the higher the level of housing satisfaction after they choose a house. The higher the level of housing satisfaction after they choose a house, the lower the level of intention to move. So the whole procedure of housing choice among consumers has a main streaming throughout the steps.

시설하우스 이동형 환경 및 생장 모니터링 시스템 개발 (Development of a Moving Monitor System for Growing Crops and Environmental Information in Green House)

  • 우리 농촌은 시장개방화와 생산 비용 상승으로 수익성 악화에 직면하고 있다. 최근, 정부는 농업 및 농촌의 보유자원과 정보통신기술을 결합한 6차산업의 활성화를 독려하고 있다. 이에 따라 시설 원예 작물의 생육 환경을 원격 모니터하고 제어할 수 있는 '스마트 그린하우스' 보급에 투자를 하고 있다. 본 과제의 목표는 하우스를 이동하는 작물 생장 모니터링 시스템을 개발하는 것이다. 이 시스템은 이동형 센싱 모듈, 제어 모듈, 서버 PC로 구성된다. 이동체는 고해상도 IP 카메라, 온습도 센서, 아이파이 중계기를 포함하고 있다. 이 장치는 그린 하우스 천정에 매달린 레일에 걸려 굴러간다. 제어 모듈은 임베디드 PC, PLC, 와이파이 라우터, 그리고 이동체를 끌기위한 BLDC 모터를 포함한다. 그리고 서버 PC는 통합 농장관리 소프트웨어, 홈페이지, 그리고 작물의 영상과 환경정보가 저장된 데이터베이스를 포함한다. 이동체는 하우스 내에서 넓게 이동하며 여러 정보를 수집한다. 서버는 이 정보들을 저장하고 직거래 장터 웹 페이지를 통해 고객에게 제공한다. 이 시스템은 농부들이 하우스의 환경을 제어하고 온라인 시장에 그들의 작물을 판매하는데 도움을 줄 것이다. 궁극적으로 농가 소득증대에 기여할 수 있을 것이다.

중소형 공동주택거주자의 주거선호 (Housing preferences for Small/medium size multi-family dwellings of Ulsan Households)

  • The purpose of the study was to supply the demand prediction of housing market with useful information by identifying housing preferences as housing norms of family levels. The survey uses questionnaires which are delivered to the 329 households who live in more $66m^2$-less than $99m^2$(2 0pyoung) or more $99m^2$-less than $132m^2$(30 pyoung) multi-family dwellings in Ulsan. The frequency test, t-test, factor analysis and One-Way analysis were used for the analysis of the results. more than half of households have held house-moving plan within 3 years. most of them have desired to live at the high-rise apartment in Nam-Ku area and have wanted wide size through an average of $3.3m^2$(10 pyoung) than present house size. It was revealed that the characteristics of moving behaviors, residential areas and housing preferences were significant variables which affected to housing satisfaction.
