Regulating Natural Lighting and Ventilation of Residential Buildings in Hong Kong Policy Implications for High-rise, High-density Housing Environments in South Korea

  • This study discusses the features of the lighting and ventilation regulations for residential buildings in Hong Kong. Given the compact built environment and public concerns about the environmental quality of housing, various lighting and ventilation regulations have been enacted in Hong Kong. The application of building regulations on the micro scale and incentive systems on the macro scale are present, and the governments' calls for more active participation of the private sector and use of the building environmental assessment tools were also noted. Unlike South Korea, however, Hong Kong was found to adopt more performance-based standards, consider the external factors of the lighting and ventilation conditions together with the indoor elements, and provide specific design guidelines. Notwithstanding the different climatic conditions and socio-political contexts of Hong Kong and South Korea, these findings provide some policy implications for the South Korean government in its efforts to achieve a healthy environment for high-rise, high-density housing. It is suggested that the South Korean government adopt more on-site measurement methods to reflect the environmental conditions accurately and broaden the scope and scale of the implementation of the lighting and ventilation regulations with more specific, practical planning and design guidelines.

Analysis of Factors Influencing Street Vitality in High-Density Residential Areas Based on Multi-source Data: A Case Study of Shanghai

  • Currently, big data and open data, together with traditional measured data, have come to constitute a new data environment, expanding new technical paths for quantitative analysis of the street environment. Streets provide precious linear public space in high-density residential areas. Pedestrian activities are the main body of street vitality. In this paper, 441 street segments were selected from 21 residential districts in high-density downtown area of Shanghai as cases, to quantitatively evaluate the influencing factors of pedestrian activities. Bivariate analysis was performed, and the results showed that street vitality was not only correlated with a highly populated environment, but also with other factors. In particular, the density of entrances and exits of residential properties, the proportion of walkable areas, and the density of retail and service facilities, were correlated with the vitality of street segments. The magnitudes of correlation between the street environmental factors and the pedestrian traffic differed across various trip purposes. Segment connectivity factors were more correlated with walking for leisure than for transportation. While public transportation factors were mainly correlated with walking for transportation, vehicular traffic factors were negatively correlated with walking for leisure.

자연환기 시스템을 이용한 고층 공동주택의 환기성능 향상에 관한 연구 (A Study on Improving Ventilation Performance in High-rise Residential Building by Natural Ventilation System)

  • This study focuses on developing natural ventilation system which is able to satisfy the good indoor air quality and air speed. The natural ventilation system developed in this study is for double window façade and it has two operation modes for summer and winter. Operational sections of the devices have been analyzed by CFD simulation to calculate discharge coefficients of openings and estimated indoor air speed. For the analysis of the appropriate installation area ratio for each room and the optimum installation area, TRNFLOW simulation has been used. As the results, we could see that the natural ventilation system can provide the similar pollutant removal performance to 0.7 ACH of mechanical ventilation with appropriate installation area and installation area ratio.

초고층주거건축의 가구공사 프로세스 분석 및 개선방안에 관한 연구 (A Study on Analysis and Improvement of the Process of Furniture Work for High-rise Residential Building)

  • 우리나라의 최근의 건설공사의 형태를 보면 초고층 아파트, 대형 주상복합 건물 등 대형주거용 건축물들이 등장하고 입다. 이러한 건설공사의 대형차 추세에 따라 공사기간, 공사비용 등이 크게 증가하였다. 이에 공사기간 및 공사비용을 절약하고 프로젝트의 성공을 위한 건설관리 기법들의 연구가 활발히 진행되고 있다. 본 연구에서는 초고층 주거건축의 마감공사 중에서 공사규모, 자재의 양중 측면에서 많은 부분을 차지하고 있는 가구공사의 관리체계를 정립하기 위하여, 적시생산(Just-In-Time)방식과 린건설(Lean Construction)의 개념을 도입하였다. 생산성 향상을 위한 위의 두 가기 원리를 이용하여 가구공사의 프로세스를 분석하고 그에 따른 개선방안을 제시하고자 한다. 이러한 분석과 개선방안의 제시는 마감공사의 원활한 흐름을 유도할 수 있으며, 또한 공사기간 및 공사 비용을 절약함으로써 프로젝트의 성공에 기여할 수 있다.

都市 超高層 住居建築의 室內空氣環境의 評價에 관한 硏究 (A Study on the Evaluation of Indoor Air Environment in Super High-Rise Dwelling House)

  • The concept of dwelling space is tend to be changed not only to have reasonable mobility but also to have high quality of indoor air with psychologicaa satisfaction and comfortable. Moreover, recent constructed buildings have a big problem because of exhausted pollution gas and particles from building materials. More serious problem occurs from its high air tightness reducing the ventilation for saving the energy and superior adiabatic insulators to have high heat efficiency. Indoor air quality in super high-rise dwelling house was investigated by measuring pollutants such as $CO_2,=;CO,\;MO_2,\;R_n,\;TSP,\;PM_{10}$, HCHO, Offensive ordor. Subjective evaluation of residential environment is processed for the inhabitants who live in research space by testing environmental load in accordance with environment morphology, exterior environmental factor and post occupancy correlation and influence of attention.

An Enhanced TACT Technique for Finish Work of High-rise Residential Buildings

  • Execution of the finish work for high-rise residential construction occurs when a mixture of work progresses simultaneously at each floor or sector and is carried on by highly-specialized subcontractor teams. Therefore, the finish work plan requires an effective scheduling method that interfaces between the work and the teams. In order to address these issues, the TACT technique is utilized in Korea. This technique is based on Line-of-Balance and Lean construction. However, according to recent case studies, finish work using TACT technique was frequently delayed with cost overruns because the work was performed without a detailed schedule control plan outlining the relationship between architecture and mechanical, electrical, and plumbing work. This paper describes the enhanced-TACT technique which provides a detailed work flow chart and TACT work template. With improved TACT technique, this paper will contribute to improved cash flow and reduced cycle time and provide quality improvement through work continuity.

초고층 주상복합건축물 입지유형에 따른 높이기준 및 세장비 제안에 관한 연구 (The study on the height standard and the slenderness ratio according to location types of Mixed-use Residential Tall buildings)

  • 현재 주택시장은 주택증가율 상회와 미분양증가, 장기침체로 어려우나 주상복합은 복합화를 위주로 주거시설과 다양한 수요 시설을 조합할 수 있으며 초고층화하여 넓은 오픈스페이스와 우수한 조망을 확보하는 장점을 가진다. 그러나 스카이라인 형성 저해, 건축물의 높이에 의한 문제점이 야기된다. 이에 본 연구는 초고층 주상복합 건축물 입지유형에 따른 높이기준 및 세장비를 제안하는데 목적이 있다. 연구의 방법은 먼저 문헌조사를 통한 용어정리, 선행연구조사를 하고 사례조사로 서울시내의 16개의 사례를 중심으로 도시 계획적 차원과 건축물 단위의 높이와 관련한 사항을 조사하였다. 이를 기준으로 입지유형별 높이기준과 세장비를 제안하여 다음과 같은 결론을 가진다. 첫째, 도시계획적 차원에서 입지유형별 주상복합의 높이는 부도심을 중심으로 시작하여 높아지며, 150m이하에서 200m이상으로 제안이 가능하다. 둘째, 세장비는 초고층건축물과 달리 주상복합의 저층부의 면적이 크므로 1:3 이상으로 계획하여 시각통로를 두어 개방성 및 군(群)의 형성에 통일성 있게 계획한다. 셋째, 초고층 주상복합 건축물과 관련한 높이에 있어 특별건축구역제도 수정 및 초고층 관련 특별법을 제정한다.

Design Optimization Using Conflicting Building Information - A case Study Focused on the View and Structure in High-Rise Building Design

  • Within residential high-rise market there are many value determining factors. Site condition, view, program, units and structure are important parameters that are directly related to the financial aspect of the project. However, most of the studies of high-rise building design focus on the facade and the shape strategies from an esthetic point of view without considering these factors. The objective of this study is to investigate new design approach that incorporates site, program and structural information at an early stage as a generator of building form and explore a wide range of strategies to negotiate these factors in the process of design/decision making. Not being based on designer's subjective preference or style, architects still can create interesting building design through integration and negotiation of various building information. Since this form is based on real data, not just play of form, we can expect that this form has great potential to be developed into real one at the later design phase.

도시 고층아파트단지 주거민의 외부공간 이용행태 및 만족요인 분석 (Analysis on Residents Behavior and Determinants of Satisfaction to the Exterior Space in High-rise Apartment complex.)

  • The purpose of this study is to establish better residential environment in APT. complex. In this study, the actual conditions of exterior space, user behavior and degree of satisfaction are investigated and analyzed on the 5 high-rise story APT complex in Taegu city. The results of this study were as follow ; The size and arrangement of organizational elemnnt to exterior space in APT. complex have been regulated by law and regulations as the buildings coverage and floor space index, but housinghold and accessibility to the racility will be simultaneously considered to raise Quality of the residential environoment. The main user behavior to exterior space in APT. complex was practical activity and the user behavior pattern by week and among APT. complex were found similiarly. In the ratio of use to exterior space in APT. Complex, that of high-rise residents were lower than that of lowrise residents. In the degree of satisfaction by property of variables to exterior environment In APT. comples, physical of buildings, social - psychologic, managerial economical, physical property of exterior space were estimated positively, but properly of facility were estimated negatively. The degee of satisfaction to exterior environment in APT. complex was highly Influenced by green space, site size. As a result of ractor analysis, the four factors were drawn out from exterior environment in APT. complex. and the factors that have an effect on the degree of residents' satisfaction by factorscore were found in the order of importance as fallow ; managemental, physical, environmental, organizalional factor. Therefore, devilopment of APT. complex should be considered in a view of environmental psychology according to physical organization for used in the future. It is recommended that this problems should be necessitated to be more deeply studies in the future.
