  • As school facilities have been expanding quantity better than quality, efficient school facility management has been focused on from 2001 in domestic. Due to obsolescence of school facility, objective management and maintenance cost of school facility is very important. However LCC(Life cycle cost) analyst, owner, engineer, contractor and facility manager have a difficulty to obtain and facilitate the basic analyzed data required to analyze LCC of school facility and establish maintenance plan. Therefore this research presents muti-dimensional analysis method through data warehouse technique for supplying maintenance cost information of school facility that can trace and accumulate the scattered LCCing data in the perspective of life cycle of school facility.

  • It is focused on a methodology to establish a optimal inspection cycle of electrical facility of railroad Decision method of optimal inspection cycle is a process which establishes maintenance plan for facilities' immanent function as using reliability theory in operation term In order to ensure normal operation in a given condition, the decision method is logical for selecting effective maintenance plan to consider characteristic of system In estimation of failure rate, critical facility is selected firstly. After that, proper distribution function on each facility is decided to investigate distribution function for extraction of failure rate. Next, cost produced by the case that facility's failure is occurred is surveyed. Finally, maintenance method developed until now is investigated, before suitable model for the facility applying maintenance method is developed, and that maintenance decision is made. Therefore, this process is the method to find optimal inspection cycle for reasonable cost and effective reliability on facility.

  • It is important to manage an educational facility used by many students. The office of education has responsibility to manage public school facilities instead of most elementary, middle, and high schools. Some school or university outsources facility management and maintenance. An international school in Jeju is established by BTL (Build-Transfer-Lease) that includes construction and maintenance. This research objective is to analyze the case of facility management in the international school, and to provide improved method for school maintenance.

  • Due to the deterioration of infrastructure, the importance of maintenance is continuously increasing. Therefore, an integrated maintenance method for various facilities is required. In this study, a maintenance priority determination method for integrated maintenance of roads and pipe network facilities was developed. It is possible to analyze attribute information by using GIS data of roads and pipe networks, and shape information can be used. This information is derived as quantitative figures for determining maintenance priorities. In the future, it is expected that facility maintenance can be further advanced in connection with maintenance method and quantity information for each facility.

Improving Maintenance Management Practices for Building Facility

  • The practiced conventional methods for maintenance management in Malaysian Polytechnic faced many issues due to poor service delivery, inadequate finance, poor maintenance plan and maintenance backlogs. The purpose of this study is to improve the conventional method practices which tend to be ineffective in Malaysian Polytechnic. The case studies were conducted with eight Polytechnics and are selected based on conventional method practices and its major problems. There are around 32 Polytechnics in Malaysia and almost are using conventional methods. The number is considered very big indicating that the use of modern Information and Communication Technology (ICT) is still very limited compared to other institutions of higher learning in Malaysia. The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. There is also need to overcome less man power competencies of maintenance management practices which existed with all eight Polytechnics. The proposed system is intended to be used for maintenance management practices at Malaysian Polytechnics in order to provide high-quality of building facility with safe and healthy environments.

An Inspection/Maintenance Job Scheduling Management Method by Using Location Information based on Wi-Fi AP Connection History (Wi-Fi AP 접속 기록 기반 위치 정보를 이용한 점검/유지보수 작업 스케줄 관리 방법)

  • In this paper, we propose a location-based service that the user's location is known by connection history to WI-FI AP installed in a facility known its location previously. The location-based service proposed in this paper manages job processing states of technicians who inspect and maintain the facility like elevator by using worker's location and arrival time information. The job scheduling management method proposed in this paper is based on previously scheduled arrival time and actual arrival time to a target facility. And we experimentally implemented the inspection and maintenance system of an elevator to show the feasibility of job schedule management based on location and arrival time information acquired from Wi-Fi AP connection history. Our experimental implementation shows that our proposed method is usefulness in the field of the inspection and maintenance of a facility.

  • The aim of this study is for performing the efficient and systematic facility maintenance management by using 2D CAD data and the technique of updating spatial DB. The existing system of the facility maintenance management and the performance is not properly made out utilizing the information about the construction drawings. Moreover, the management of the DB renewal, which is about the information of construction drawing, is not carried out properly Furthermore, this study draw the conclusion on the effectiveness of reducing maintaining active by the lack of the interior and exterior location information. This study suggest the method of the efficient maintenance management of facilities by using the technique of updating spatial DB and the facility location information.

  • Purpose: Currently, port facility informatization technology is focused on the planning and design phases, so the necessity of research and technology development on the port facility maintenance system based on life cycle-level information is emphasized. Method: Based on the maintenance history data of port facilities and facility operation information, from the perspective of the life cycle of port facilities, the system is configured to enable maintenance decisions for port facilities through analysis of aging patterns, performance degradation prediction models, and risk analysis and proposed a method of expressing information. Result: A function was developed to simultaneously display the SOC performance evaluation and the comprehensive performance evaluation developed in this study, so that mid-to long-term maintenance and reinforcement and facility expansion can be applied and comparatively judged. Conclusion: The integrated port performance system developed in this study induces and supports the risk minimization of port facility management by proactively promoting appropriate repair and reinforcement measures through historical and operational information on port facilities.

  • This paper presents the optimal design and analysis method of the train overhaul maintenance facility based on the simulation. Because the train is composed of a coach or more, we design the simulation model after analyzing the operation of train into train, coach, coach's body parts and wheel parts and soon. In simulation analysis, we consider the critical (dependent) factors and design (independent) parameters for the selection of alternatives and optimal design. Therefore, Multi Criteria Decision Making (MCDM) is proposed for the selection of alternatives and optimal method in order to find the optimal design factors. The case study for the above approach is used for the electronic locomotive overhaul maintenance facility. This paper provides a comprehensive framework for the train overhaul maintenance facility design using the simulation, MCDM and optimal methods. Therefore, the method developed for this research can be adopted for other enhancements in different but comparable situation.
