BIM과 이기종 솔류션 데이터 통합을 고려한 시설물관리 시스템 아키텍처 개발에 관한 연구 (A Study on BIM-based Facility Management System Architecture Development considering the heterogeneous solution data integration)

  • 연구의 목적은 BIM과 다양한 이기종 솔류션 데이터 통합을 고려한 시설물 관리 시스템 아키텍처를 개발하는 것이다. 이기종 솔류션 데이터는 시설물 관리 시스템, 자산 관리 시스템, 시설물 센서 데이터베이스 시스템 뿐 아니라 모델러로 부터 생성된 파일이 될 수도 있다. 본 연구에서 이기종 솔류션 데이터 통합을 위한 고려사항을 도출하고 이를 구현하기 위해 ETL (Extract, Transform and Load)을 사용한 BIM기반 데이터 통합 방법을 제안한다. 이와 관련된 연구동향을 조사하고, BIM기반 이기종 솔류션 데이터 통합 지원 아키텍처 개발을 위한 유스케이스를 도출하였다. 이를 통해 BIM기반으로 시설물 객체와 관련된 데이터를 확인할 수 있도록 FM 데이터베이스 스키마를 개발하였다. 마지막으로 아키텍처 적용 가능성을 확인하기 위해 제안된 방법을 이용하여 프로토타입을 구현하였다.

  • 과거 1960~70년대에 급격한 경제발전으로 인하여 국내에는 수많은 건물이 건설되었으며, 특히 2000년 이후에는 대형화, 첨단화된 수많은 건물들이 건설이 되고 있다. 이러한 건물의 전 생애주기 비용 (Life Cycle Cost) 중, 운영 및 유지관리 단계 비용은 전체의 약 85%를 차지 (Teicholz 2004)하고 있어 건축물에 대한 효율적인 자산관리가 강조된다. 하지만 운영 및 유지관리 단계에서 필요한 정보들은 초기 기획 단계부터 설계, 시공 단계를 넘어오면서 각각의 정보들의 호환이 부족하다. 단계를 거듭할수록 정보에 대한 가치는 증가하지만 정보의 상호 호환의 부족으로 인하여 비효율적인 부분이 발생하고 있다 (Foster 2011). 본 연구에서는 먼저 발주자 관점에서 자산관리의 주요 업무기능을 3개의 대분류와 19개의 중분류로 도출하였다. 다음으로는 도출한 항목들을 바탕으로 자산관리 업무량의 비중, 자산관리 업무별 소요 데이터의 비중, 그리고 생애주기 단계별로 발생하는 데이터의 비중에 대한 평가방법론을 제안함으로써, 효율적인 운영 및 유지관리를 위한 방안을 제안하였다. 마지막으로, 제안된 방법론은 공공 및 민간 기업의 사례를 바탕으로 적용성을 검토하였다.

DISTANCE MEASUREMENT IN THE AEC/FM INDUSTRY: AN OVERVIEW OF TECHNOLOGIES

  • One of the oldest, most common engineering problems is measuring the dimensions of different objects and the distances between locations. In AEC/FM, related uses vary from large-scale applications such as measuring distances between cities to small-scale applications such as measuring the depth of a crack or the width of a welded joint. Within the last few years, advances in applying new technologies have prompted the development of new measuring devices such as ultrasound and laser-based measurers. Because of wide varieties in type, associated costs, and levels of accuracy, the selection of an optimal measuring technology is challenging for construction engineers and facility managers. To tackle this issue, we present an overview of various measuring technologies adopted by experts in the area of AEC/FM. As the next step, to evaluate the performance of these technologies, we select one indoor and one outdoor case and measure several dimensions using six categories of technologies: tapes, total stations, laser measurers, ultrasound devices, laser scanners, and image-based technologies. Then we evaluate the results according to various metrics such as accuracy, ease of use, operation time, associated costs, compare these results, and recommend optimal technologies for specific applications. The results also revealed that in most applications, computer vision-based technologies outperform traditional devices in terms of ease of use, associated costs, and accuracy.

시설물 유지관리를 위한 BIM데이터 전달의 문제점 (The problem of using BIM data for facility management)

  • Facility Management (FM) is a project phase to maintenance and to increase the qualities of product which is planned on the design phase and ensured on the construction phase. In addition, since the approximate time occupied in operation and maintenance phase is the longest from construction project as total approximate cost is about 85% of whole the project, it could be managed and realized primarily. The information of facility is not created on the specific point of project, but it might be created on the whole process of subject project widely. Thus, as the information could not be lost and it can be delivered into computer aided facility management system, it is necessary to manage the facility information. This paper proposed the necessities and the problems of BIM-based data interoperability on the Korean construction projects.

유관 시스템 분석을 통한 시설물정보관리종합시스템 개선방향 (Improvement Direction of Facility Management System(FMS) through Related Systems Analysis)

  • 공중의 안전을 확보하고 나아가 국민의 복리증진에 기여하기 위해 1995년에 시특법이 제정되었고, 시설물을 보다 효율적으로 관리하기 위해 FMS가 개발 운영되고 있지만, 몇몇 문제점이 발생하고 있다. 이에 본 연구에서는 FMS와 유관시스템의 현황을 면밀히 분석하여 (1) 1 2종 외 소규모 시설물을 포함한 범 국가 시설물정보 관리체계로 확장, (2) 시설물별 표준화된 점검진단시스템 개발 및 보급, (3) 관리주체 의사결정지원기능 등 DB활용시스템 개발, (4) 최신 정보기술을 활용한 FMS 성능 향상 및 안정적 운영환경 마련 등의 개선방향을 제시하였다. 본 연구에서 제시한 개선방향에 따라 개선해 나간다면 소규모 시설물의 안전관리를 강화하는데 도움을 줄 수 있으며, 시설물 안전 및 유지관리 업무 관계자에게 최적의 정보서비스를 제공함으로써 업무효율을 향상시키고 대국민 서비스를 개선할 수 있을 것이다.

Conceptualizing a Strategic Facilities Management Decision Framework for Heritage Building Maintenance Management

  • Heritage buildings (HBs) as structures with historical and architectural relevance that form an integral part of contemporary society. HBs deserve to be protected for as long as possible to retain their significance. Therefore, prioritizing HB maintenance management (HBMM) is pertinent. However, the decision-making process of HBMM can be relatively daunting. The decision-making challenge may be attributed to the multiple 'stakeholders' expectation and requirement which needs to be met. To this end, professionals in the built environment have identified the need to apply the strategic concept of facilities management (FM) in decision making. However, studies exploring the application of FM in decision-making seem lacking. To bridge this gap, this study focuses on developing a framework for strategic decision-making HBMM, which helps achieve HBMM sustainability. At the study's inception, relevant works of literature in the domains of HBMM and FM were conducted. This review helped identify contemporary maintenance practices and their applicability to HBMM. Afterward, a conceptual framework to aid decision-making in HBMM was developed. This framework integrated the concept of FM scope (people, place, process, and technology) while ensuring that decisions and plans were made at strategic, tactical, and operational levels. The conceptual framework presents a holistic guide for professionals in HBMM to ensure that decision processes and outcomes are practical and efficient. It also contributes to the existing body of knowledge on the integration of FM in HBMM. Furthermore, it will help achieve HB sustainability through an effective decision-making process.

Building Facilities Management Using the Condition Prediction Process: A Case Study of Fiberglass Doors

  • In the last decades, Facility Management (FM) has established itself as a key building service factor.FM includes supporting services and organizing functions essential for maintaining, operating and managing physical component and material. The purpose of the paper is to develop an economical analysis for building facilities management during its service life based on limited cost. This method helps to facilities managers and engineers to make better decisions for reducing of facilities assessment costs and increasing the facilities' service life. This paper presents the preliminary development of a model involves three stages process namely data collection, economic computation and economic process optimization. This process was tested for fiberglass doors example in a building interior and exterior system. If executives can manage essential points effectively and make decisions according to a key performance index, cost can be optimized and safety can be enhanced for installation building.

대학 시설물 유지관리 서비스 사용자 요청 패턴 분석 (Patterns in User Requests for Facility Management Services in Higher Education Facilities)

  • This paper aims to identify patterns in users' requests for facility management (FM) services in higher education facilities. We analyzed data collected from 309 service request forms, made available via a department office and an enterprise resource planning system, at a private university in Seoul between May 2009 and February 2015. We found that the number of user requests were the highest in September and October. Requests for electronic and communication (E/C) services outnumbered those for architectural services and mechanical and plumbing (M/P) services. Repair requests for doors and windows were the most common under architectural services; repairs for air-conditioners and radiators were the most commonly under M/P services; and installation of electrical outlets, telephone wires, and internet services were the most sought-after E/C services. Maintenance requests were received every three months, while repair requests were received every six or seven months.
