A Study on the Prediction of Initial Sales Rate on Apartment Housing Projects (민간 아파트 사업의 초기계약률 예측에 관한 연구)

  • Apartment developers consider the initial sales rate as an important indicator for their success of apartment development projects. They tried to achieve a secure level of initial sales rate. In spite of its importance, there is little research on the initial sales rate because of the difficulties in gathering proper data for analysis. This study, however, collects the data in initial sales rates in Su-won from various sources such as construction companies, marketing companies, sales companies and so on. By using this rare data, this study analyses the initial contract rate of apartment and estimates the initial contract rate by sales price. The result of this study shows that important of land area ratio, brand, and distance to park. It is expected that the proposed model will be used for apartment developers in sales planning phase.

An Analysis on Determinants that Affect the Sale Price of an Office Building in Seoul after Focusing on Strata Property Sales (서울 오피스 빌딩 매매가격 결정요인 분석 : 부분매매를 중심으로)

  • This paper has statistically analyzed the determining factors that affect office building sale prices by focusing on strata property sales through the hedonic price function. In this study, 1,171 office building transaction cases were analyzed in Seoul from 2000 to 2017. To determine the influence of various factors on office building sale prices, independent variables included factors that represented macroeconomic characteristics, locational characteristics, physical characteristics, and deal characteristics. The analysis of the strata property sales, which is a major concern in this study, showed that strata property sales enjoyed a discount of about 1.56 million won per pyeong out of the entire sales. In terms of the discount rate, strata property sales were at a 12.6% discount compared to entire property sales, so it was found that strata property sales significantly influenced office building selling price. This is due to the fact that the owner of the strata property encounters more difficulties in distributing cost than the sole proprietor in terms of property rights and the exercise of management rights. The results of this study are expected to contribute in securing transparency in transactions and risk management strategies in the future.

Analysis and Estimation of Food and Beverage Sales at Incheon Int'l Airport by ARIMA-Intervention Time Series Model (ARIMA-Intervention 시계열 모형을 이용한 인천국제공항 식음료 매출 분석 및 추정 연구)

  • This research attempted to estimate monthly sales of food and beverage at the passenger terminal of Incheon int'l airport from June of 2015 to December 2020. This paper used ARIMA-Intervention model which can estimate the change of the sales amount suggesting the predicted monthly food and beverage sales revenue. The intervention variable was travel-ban policy against south Korea from P.R. China since July 2016 to December 2017 due to THAAD in south Korea. According to ARIMA, it was found normal predicted sales amount showed the slow growth increase rate until 2020 due to the effect of intervened variable. However, the monthly food sales in July and August 2019 was 20.3 and 21.2 billion KRW respectively. Each amount would increase even more in 2020 and the amount would increase to 21.4 and 22.1 billion KRW. The sales amount in 2019 would be 7.7 and 8.1 billion KRW and climb up 7.9 and 8.2 billion KRW in 2020. It was expected LCC passengers tend to spend more money for F&B at airport due to no meal or drink service of LCC or the paid-in meal and beverage service of LCC. The growth of sales of food and beverate will be accompanied with the growth of LCC according to estimated data.

  • Purpose: This study analyzed the general status and conditions of the kimchi industry in Korea. The purpose of this study is to contribute to the information of a desirable kimchi market by analyzing the distribution, price, market, and consumers of kimchi based on the current status and status of the kimchi industry in Korea. Research design, data and methodology: This study basically conducted research design and analysis based on theoretical consideration and kimchi market data. Results: The conclusion of the study is that in order to globalize kimchi, it is expected that a strategy to target overseas markets with relatively low competition through a low-salt diet and premium strategy along with the image of Western health is expected. Conclusions: In Korea, small and medium-sized companies can target the B2B (Business-to-Business) market first and then target department stores or convenience stores at a stable time in the future to expand sales channels and profitability through premium or low-cost policies. Another strategy is to target overseas markets as soon as the company stabilizes through B2B. Therefore, in the kimchi industry, it is necessary to establish a sales/marketing strategy according to what position and position of one's own company in the kimchi industry.

An Empirical Analysis on Long Tail Patterns with Online Daily Deals (소셜 커머스 시장의 롱테일 현상에 대한 실증 연구)

  • The renowned Pareto rule of 80/20 has been challenged in the electronic marketplace with the emergence of long tail economy. Mass customization on top of the Internet infrastructure is expected to explain these changes of product concentration. In this paper, we empirically analyzed the micro-transactional data of a Groupon-like daily deal web site to identify the changes of product and customer concentration. The results show the long tail pattern aligned with the previous research on the e-commerce literature on the long tail. We find that the notification setting on email or SMS about daily deal influences the patterns of sales concentration. The information through email and SMS is expected to enable consumers to know about daily bargains and purchase the coupons eventually. However, the email notification for niche products results in the decreased sales while the SMS notification for overall product promotes overall products.

  • To the development of IT technologies, online shopping is implemented in various forms ranging from desktop environment to smartphone, and also variety of items are being sold. In addition, various type of online sales from that can not seen in offline like sales a one products per one day. In this type of sales, competition is extremely intensified and among those in the differentiated features are hold competitiveness. In this paper, we design and develop the site that adopts the online marketing technique - sale only one kind of product a day for increasing the sales revenue. To do this, in traditional commercial sites, we develop the marketing strategy, and information placement is emphasized site based on analysis of the daily product site planning and so that costumers are concentrated the products that did not interested. Though which customers to target specific items one day for some items and increasing publicity would help the sales increase is expected.

The Effects of Managerial Attributes on Cost Stickiness: An Empirical Analysis of Korean Exporters and Implications for Start-ups

  • Purpose - We attempted to empirically verify the effects of managerial attributes on cost stickiness in exporters. Exporters are often affected not only by external factors such as exchange rate but also by internal factors such as managerial attributes regarding their business activities. Because cost stickiness is the product of a manager's decision-making, it has been considered that managerial attributes have a great influence on the behavior. Therefore, our study was intended to find out whether cost stickiness shows differentiated aspects depending on managerial attributes in exporters. Design/methodology - We considered two managerial attributes: CEO power and managerial overconfidence. First, CEO power was measured as CEO pay slice. In addition, managerial overconfidence was measured based on three methodologies presented by previous studies. To measure cost stickiness, we used multiple methodologies presented by prior research. Findings - The results of our empirical analysis are as follows. First, in export firms, the greater CEO power is, the greater cost stickiness is. This result suggested that export managers with great influence little respond to temporary sales decrease promptly, little reduce related production costs flexibly in preparation for future sales recovery, but leave room to endure costs for idle resources. Second, the greater managerial overconfidence is, the greater cost stickiness is. This result indicated that export managers with great overconfidence on their decision-making often view the prospect for sales recovery positively; therefore, they little respond to temporary sales decrease immediately, little reduce related production costs flexibly for future sales recovery, but leave room to endure costs for idle resources. Third, export managers with great influence in their businesses and great overconfidence in their decision-making tend to show relatively great cost stickiness. The results proposed that the combination of the two factors functions to make cost stickiness greater. Originality/value - Our study is differentiated from extant studies in that we provided empirical evidence of the effects of managerial attributes on their business activities in exporters. Specifically, we verified the effects of managerial attributes on cost stickiness in Korean exporters. The results of our study are expected to contribute to providing useful information for exporters and start-ups.

Influence for Pharmacy Management by Health Functional Food after the Separation of Prescribing and Dispensing Practice (의약분업후 건강기능성식품이 약국경영에 미치는 영향)

  • The purpose of this study is to investigate the best way that health functional food contributes the diversification of pharmacy management at the new point after the separation of prescribing and dispensing practice. In the question of the number of prescription paper, it was more than 200 papers (18.9%), next 100 papers (11.3%). In case of daily total sales volume except prescription fee, it was more than 1,000,000won (28.3%). About the motivation using health functional food, the reason for activation of pharmacy management was 66%. The selling method was mainly by pharmacist recommendation and consumer's need. In comparison with after and before the separation of prescribing and dispensing, more than 60% of subjects answered that sales volume was decreased and no changed. Concerning the ratio of total sales volume to health functional food within 5 years, 66% of subjects expected that it will be increased positively. The type of best pharmacy to handle health functional food was community pharmacy. These results suggest that the handling of health functional food by pharmacist will greatly increase in near futures and will be very important portion for pharmacy management.

Analysis of the Life Cycle of Menus in Restaurants - A Case Study of 'T' Restaurant - (레스토랑 메뉴 수명주기(Menu Life Cycle) 패턴 분석 - T레스토랑 사례를 중심으로 -)

  • This study investigated the life cycle of menus and made suggestions on the appropriate time for when new menus should be developed. For this purpose, a total of 636 customers who visited 'T' Restaurant more than 25 times in the past three years were used for analysis. After estimating product life cycles based on sales and selling period, an empirical study was conducted. In terms of product life cycle, a growth stage was observed in the category of pasta and pizza in both stores A and B, whereas sales in the rice category stayed constant. Regarding trend in seasonal sales, a big difference was detected between the two stores. While store A was already in the decline stage of the life cycle in all menu categories, store B remained in the growth stage. In terms of menu life cycle, the product life cycle of long-lived products was observed in the pasta category in both stores A and B. While the pizza category was in the growth stage, the product life cycle of long-lived products was observed in the rice category. It is expected that the results of this study could be useful in development of new menus and product life cycle management to fulfill diverse customer needs in the dining-out business.

  • Purpose - This study aims to provide a clue on which factors current managers and many more potential entrepreneurial applicants were required to concentrate on presenting effective research methods in the effects of purchasing companies' perception of service quality about suppliers of MRO industrial goods on the quality of relationships. Research design, data, and methodology - To accomplish the purpose of this study, we plan to conduct a research model with factors of MRO service quality as the leading variables and conduct a causal analysis using regression analysis on their influence relations. Results - In order to achieve the above purpose, it is necessary to select service quality factors suitable for the characteristics of MRO industrial goods supplier companies. And it is necessary to develop a plan for improving the relationship quality with buyer companies by understanding the sales orientation of MRO industrial goods supplier companies. Also, they develop a combined strategy capable of facilitating relationship quality by clarifying the role of rapport. Conclusions - It is expected that these results will provide strategic clues which service quality factors should be improved from the perspective of supplier companies and will provide various information on educational training sales skills of the sales staff.
