  • As a result of rapid aging speed in our society, it is necessary to supply a lot of housing for older people in near future. When we think that high portion of residence in rental housing complex composed of small units is the elderly, the housing units in those apartments have to be designed for the physical, mental, social, and economical conditions of elderly people who lives in such a residential complex. Considering these living conditions of the elderly, this study proposes a remodeling prototype of a living unit for older people in rental housing complex. For the research of this topic, various characteristics of the elderly and the environmental requirements for them firstly have been analysed from the literature survey and the interviews with two residents living in a rental apartment. And the design considerations for each space of the housing unit such as entrance, living room, bed room, bath room, and so forth have been explored. Based on the design guidelines above, the remodeling plan of a housing unit for older people has been propose as a result of this study.

3세대 가족형 공동주택의 계획에 관한 기초연구 (A Basic Study of the Planning of the Housing Unit for Three Generation Family)

  • Information on the planning of the housing unit for three generation family is required for developing nuclear families and increasing elderly person. This study deal with the life style, it's characteristics and housing needs of the elderly who lived with other two generations. Specifically, this study attempted to find the basic information of the detailed planning and the establishment of criteria of the housing unit for three generation family. The results of this study were as follows. 1. Planning of the housng unit for three generation family, it had to be taken over residency areas for elderly especially for keeping privacy each other. 2. It was necessary the criteria of housing standards for eldery based on their housing characteristics. 3. Considering the psychological characterstics and life style of the elderly, it should be suggest that they could live easily with their next generation in the samecommunity. Also, the public policy should take over the housing unit for three generation family.

  • Purpose: At the moment, a lot of poor older people live in permanent rental housing in Korea. But many rental apartments are not suitable for elderly living because most of them have many problems related to the lack of accessibility and adaptability for older people with physical and mental disabilities. So it is necessary to upgrade the old permanent rental housing for convenience of elderly living. The purpose of this paper is to construct basic data for remodeling of worn out and small rental housing block in order to realize the concept of "Aging in Place". Methods: Questionnaires and interviews about elderly living have been conducted on 104 elderly who live in Suwon Wooman permanent rental apartment block which was constructed 21 years ago. From the collected data, dining pattern, inconvenient area, small area, satisfaction level on unit area and demand for unit expansion type have been analysed in order to find out the direction for remodeling of permanent rental apartment unit. Results: The problems of existing permanent rental apartment can be summarized into improper laundry space, small dining area, inconvenient bath and so on. According to the family size, the elderly resident has the different preference about the expansion type of his resident unit. Big families usually want to enlarge their living unit though they pay for additional monthly rental fee. Implications: Lifetime home concept adopting Universal Design has to be applied to the whole residential block especially to the social rental housing. And this concept had better be expanded to Lifetime neighbor design.

노인시설의 단위주거에 대한 요구 분석 (Needs for the Design of Residential Unit in the Elderly Housing)

  • The purpose of this study is to present the design guidelines of residential unit for the elderly by investigating their needs and preferences. The results of this study will be utilized to develop the alternative elderly housing which is appropriate for the Korean culture. To perform an empirical analysis, the existing data collected in 2000 for the study of silver industry In Ulsan were used. The subjects were 292 elderly aged 65 and over living in Ulsan. Statistics employed for the analysis were frequencies, percentage, and Chi-squared test with cross-tabulations. About 70% of the elderly respondents preferred more than 49.5$m^2$(15-pyung) for the size of residential unit and about 50% of them wanted to have bedroom, bathroom, kitchen, and living room In the unit. Most elderly (72%) did not prefer to select interior finishes for their units by themselves. Surprisingly, the elderly did not want to bring their own furniture when relocating to the elderly housing, which was somewhat different result from previous studies. There were significant differences between preferred unit size and level of education, income, and living with or without spouse. Also, income and health status were the characteristics of elderly which made differences in preferred space composition.

노인공동주거시설 단위주호의 설계지침 중요도 분석 (Analysis on the Importance Degree of Design Checklist for the Elderly Housing Unit)

  • A rapid increase of the elderly population and changes in the social structure, family type and lifestyle bring us to the moment for considering the various aspects of supporting the elderly including the elderly housing facilities. Traditionally it is considered as a merit for a son to support parents in his own house. Hut recently the elderly increasingly want to live independently without support from their children. To satisfy these needs, new housing facilities for the elderly were developed by private non-profit foundations. A number of outstanding housing facilities for the elderly have been built in the last five years. These facilities show significant progress in housing for the elderly. Unfortunately, there u e no standard design checklists or guidelines for housing for the elderly available in Korea. The housing facilities were built based on foreign design guidelines or architect's experience. This research aims to develop an affordable design checklist that can meet the needs of the Korean elderly lifestyle. This study evaluated the senior residential facilities using Woo's checklist which consolidated the guidelines available here and abroad. As the result of this study, we presented the checklist subject in upper group $25\%, middle group, lower group $25\% distribution and 6, 5, 4, categories in order to importance. When designing the future senior residential facilities, a constraint can be made based on the scope and financial factors of the facility first and the determine how extensive the application of the checklist should be.

거주자 요구에 의한 유료 양로 시설의 단위 공간 계획 방향에 관한 연구-유당마을을 중심으로- (A Study on the User Required Unit Space in Elderly Housing -Special Reference to Yoodang Village)

  • The purpose of this study was to present design direction of a unit plan in elderly housing. In order to perform the above purpose, this study was organized into two sections. First, literature review to understand the relationship between late adulthood development and housing environment, unit plan of elderly housing and design needs. Second, questionnaire and field survey research to seek a design direction of unit plan. Statistics were frequency, percentage, mean and crosstabulated analysis. The major findings were summerized as follows ; 1) The size of ideal single room was 20.4$m^2$-28.5$m^2$, and the minimum size for the couple was 28.5$m^2$. 2) The entrance of each room must not be faced each other, in case of the corridor type building like YooDang village. 3) Spare heater which can be turned on anytime was requested in bathroom especially for wintertime or whenever elderly need more heat. 4) The minimum size of closet was 1.5m per single room and the ideal size of it is over 1.8m. 5) The platform ondol type bed was ideal type bed was ideal for Korean elderly.

일본 고령자 집합주택 거주자의 생활패턴을 고려한 건축계획 연구 (A Study on the Architectural Planning for the Housing of the Elderly to consider their Daily Life Patterns in Japan)

  • Studies about architectural planning for elderly residences have been carried out to examine various factors including the unit plan, site planning, and size planning. However, no studies have been undertaken that focus on the residents' daily life patterns. This study offers the design guidelines to support the daily life patterns of the elderly through the planning of elderly housing. For this study, elderly residents in Tokyo, Yokohama etc. in Japan were interviewed and surveyed. The results indicate that the changes to the daily life patterns of the residents living in elderly housing are the reduction of household, the increase of free time, and the change of social relationships. The elderly want to utilize their free time and focus on their social relationships. However, the elderly residences that we surveyed pay no consideration to social spaces and programs for their residents except for the cafeteria. To support the daily life patterns of the elderly, elderly housing should set a high value on the location, shared spaces, and unit plans of the residences in order to consider the personal diversity of the residents. Accessibility to public transportation systems and facilities should to be considered in the initial location planning. The revitalization of the public spaces should to be considered during the architectural planning stage. Considerations of personal taste during the unit planning stage are also necessary.

  • The purpose of this study is to propose prototypical plans for a dwelling unit applying the concepts of 'open housing' and 'aging in place' for senior citizens living in cities focusing on specific life patterns with chronic disease. Especially, a unit was designed for diabetes patients because diabetes, a representative disease of elderly people, often accompanies complications such as arthritis and Alzheimer disease. A unit design suitable for the convenient life of the elderly people with diabetes will provide a guideline for the similar unit designs of the senior citizens with other diseases. In this study, three types of unit plan are proposed. A-type plan is for type-1 diabetes patients, B-type alt.1 for the independent seniors of type-2 diabetes patients, and B-type alt.2 for the dependant seniors of type-2 diabetes patients. And a support design for a unit plan with the exclusive area of $60\;m^2$ is proposed. The same support design is used for all three unit types. Although the locations of bathroom and storage room are fixed and the location of the kitchen is changeable only in wet-zone. In conclusion, senior residents with diabetes can choose one of three unit types before occupation and the chosen unit type can be renovated by replacing infill systems as the health condition or life style changes.

대전시 노인의 거주환경실태 조사연구 (A study on the Analysis of Actual Condition of Residental Environment for the Eldery Residing in Daejeon)

  • The purpose of this study was to identify the actual condition of residential environment for the elderly residing in Daejeon. The data were collected through interviews and structured questionnaires. The sujects were 583 elderly people over the age of 65 in Daejeon. Sociodemographic characteristics, living characteristics, housing characteristics, neighborhood environment types, actual usage condition of neighborhood environment, relationship between sociodemographic characteristics and actual usage of neighborhood environment, actual condition of unit interior, were surveyed. The data were analyzed with frequency, percentage, χ²-test, mean using the SPSS package. The major findings were as follows. Features of unit interior which pointed generally were deterioration, soundproofing and size. Features of unit interior which need to be carefully planned were removal of height difference of entrance, removal of the thresholds, installation of emergency bell and room heating control facility. The facilities provided highly within the subject's residential environment were the eldery facility, church, hospital, bank, restaurant, beauty salon/barbershop, supermarket. and the facilities provided lowly were recreational facility, library, elderly school.

도심지역 대규모 노인전문요양시설의 단위공간별 특성 분석 (An Analysis of Unit Care Characteristics of Large Skilled Nursing Facilities for the Elderly in City Areas)

  • The purpose of this study was to investigate unit care characteristics of large skilled nursing facilities for the elderly, which are located in city areas, and to discuss the way of encouraging home-like atmosphere in perspective of spatial unit. First of all, the analysis of five facilities opened before 2002 was performed, based on previous studies, to compare with them opened in recent 5 years. Most of the previous facilities did not have differentiation between their residential and nursing units, and the number of residents in each unit were excessive in comparison with the standard limit(12-28). On the contrary, the facilities established in recent 5 years had systematic spatial unit structure. The residential units had basically rooms and spaces for small group and the number of elderly residents per unit was appropriate on the basis of standard limit which was suggested by Kwon(2002). The nursing units were consist of nursing station, 2-3 residential units, spaces for large group of residents, hair dressing, nurse, living assistant, bathing, storage and etc. But, there was a problem In space usage even though they have distinct unit care systems. Some spaces for groups were empty without residents, furniture, and other equipments, which were necessary for unit care.
