농촌마을 조성모델에 기초한 환경친화적 주거단지 입지 적합성 분석 (The Suitability Analysis of Environmentally Friendly Housing Site Based on the Rural Villages Model)

  • The purpose of this study is to suggest the guidelines for suitability analysis of the environmentally friendly rural village housing site. And then this study is based on the rural village model for the rural village (re)development. The suitability analysis of environmentally friendly rural village housing site is conducted on Suryon dong, Wonju, Gangwon-do. The method of analysis is to secure validaty and reliability of the exact analysis of a geographic data for a decision-making statistical analysis. The results of this study is useful to prove it conclusively site-suitability to establish a principles and to change direction for the environmentally friendly rural village and rural housing (re)development.

판별분석을 이용한 친환경 아파트의 마케팅 전략에 관한 연구 (A Study of Models for Marketing Strategy in the Eco-friendly Apartment Housing Using Discriminant Analysis)

  • The purpose of this study is to analyse the effects of the eco-friendly factors on the apartment housing price rise and to suggest the desirable way of marketing strategy for apartment housing. For the analysis, the data of apartment sites in Seoul had been collected from September 2006 to February 2007. The data consisted of 95 apartment sites in Seoul. Data were analyzed with descriptives, crosstabs, and discriminant analysis by SPSS/PC for Window. Following result was obtained. The eco-friendly apartment housing price rate in Seoul was determined by eco-friendly landscape, green space rate, house unit size, installment sale price per pyeong, floor space index, distance from subway station when it was not considered the impact of building age, construction company's brand, and autonomous districts. Findings of this research can provide valuable information for marketing strategy of housing construction company.

  • There is a rental housing policy in Korea to support low income citizen. However, the living condition of tenants through this rental program is not work for improving, unlike the initial purpose of providing rental housings. Rental housings, which were planned to improve the residential welfare and enhance self-reliance ability of low income groups and the elderly. It's not effective any more in terms of policy purpose. To solve this problem, plans are needed to support for the construction by Farm-Housing(FH) so that the residents of can support their self-reliance by promoting creating jobs and cooperation. This paper analyze and propose some solution in terms of legal system, financing and streamlining of planing process and permission to support FH program. The paper focus purpose to help identify a new area through such proposals and retain a power of leading technology by bridging the gap between the realistic aspect and ideal aspect.

도시 빈민 주거지 재생에서 주택협동조합의 역할에 관한 연구 (The Role of Housing Cooperatives in the Process of Neighborhood Regeneration)

  • 본 연구는 도시빈민들이 거주하는 노후화된 주거지 재생에서 주택협동조합의 역할을 지속가능한 지역사업 네트워크(SLEN)를 근거로 하여 살펴보았다. 분석을 위하여 투입요소인 인적자본, 사회적 자본, 재무적 자본, 생태적 자본을 검토하였으며, 과정으로서 조직의 구조, 지속가능한 사업, 사회적 네트워크를, 결과로서 주거의 안정성과 공동체성, 주택건설비의 지불가능성을 검토하였다. 이를 통하여 주택협동조합의 사업이 지속가능측면에서 어떤 문제점이 있으며, 극복하기 위한 핵심요인이 무엇인지를 도출하고자 하였다. 분석을 위해 문헌자료를 검토하고, 현지를 방문하여 심층인터뷰 및 설문조사를 실시하였다. 연구결과 주거지 재생과정에서 주택협동조합은 주민들의 적극적 참여로 공동체성은 확보하고 있으나, 재무적 자본과 생태적 자본인 토지와 주택건설자금은 열악한 것으로 나타났다. 이는 사업의 지속가능성과 주택건설비의 지불가능성을 취약하게 하는 것으로 조사되었다. 이를 극복하기 위해서는 저소득층이나 취약계층을 위한 사회주택 공급을 목적으로 하는 주택협동조합에게는 토지의 양여 및 토지대부료를 저렴하게 책정하도록 하며, 주택건설을 위한 적극적 자금지원을 할 필요가 있다.

  • Purpose: This study is as only basic research for the model Development of the New-Hanok Type Service Facilities in Apartment Housing, which is as a decisive factor used as a planning element for developing the model inherited tradition, There aimed at extracting the genetic factor of Korea's traditional architecture. Method: For this purpose, Consider the concept and regulations of the New-Hanok Type Service Facilities in Apartment Housing and examined the Domestic Application Status of the New-Hanok Type Service Facilities in Apartment Housing. It sets direction of the New-Hanok Type models development based on Expert advice and the literature, and was reviewed a primal reason system of Korea as an extraction base of genetic factors. Result: Then Through the framework of the vertical axis (the form), the horizontal axis (space), It extracted the genetic factors of the Korea Traditional Architecture, classified the genetic factors extracted as the structure(layout, construction, space), features, traditional beauty, investigated the content of the form representation and spatial meaning, and were characterized. Based on the result, It were comprehensive the genetic factors extracted as plan Elements for inheriting of the traditions.

장수명 공동주택의 관리자 유지관리 지침(I) (The Maintenance Guideline of Long-Life Housing for the Manager(I))

  • The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.

농촌지역의 정주환경 개선을 위한 일본우량전원주택 사례분석 연구 (Case Analysis of Japanese Excellent Rural Housing for Improvement of Settlement Environment in Agricultural Region)

  • Purpose: The purpose of this study is to suggest a implication and improvement which can provide direction when proposing prospective housing policies which comply the peculiar and changing needs of rural communities. Method: Accordingly this study reviewed for rural housing regulations and policies that appear in the process of developing Japanese Excellent Rural Housing. According to the case study, municipal organizations have implemented independent housing programs base on the Promotion of Rural Residence Act for returning farmers. Result: They provide service to provide returning farmers comprehensive counseling and information about employment, child-rearing and education, housing, and etc. The service program is run by a cooperative way. In addition the Japanese Excellent Rural Housing projects nowadays focus on promoting voluntary establishments of local communities by providing comprehensive plans for local community formation and interaction for harmony between existing residents and returning farmers. In the case of Korea, targeting existing residents and returning farmers for settlement environment in rural areas need jobs, child care, education, and comprehensive housing counseling. In addition, this suggests the need for linkages between the various community programs and residents.

  • In the 21st century, Korea had radical economic development with accelerating urban sprawl, and following declination with social polarization. City declination makes socially vulnerable people unstable and increase homelessness. The projects revitalizing decayed area utilize local idle spaces to build new facility with creative supportive programs. The purpose of this study is to analyze inclusive characteristics of a supportive housing 'The Brook'. A field visit walk through observation and in-depth interview were utilized as research methods. The information of a representative supportive housing field will promote understanding the concept, and create base for further research. As results, state and knowhow of information concerning housing first policy, active government investment, space planning, management, social integration, service providing, architecture and so on offered to facilitate inclusive insights. In conclusion, the characteristics of supportive housing were realistically analyzed through a field research. This research is significant to introduce initially the effective supportive housing which has been practiced for 30 years in USA to that needs alternatives for the socially vulnerable in Korea.

지속가능한 주거 개발을 위한 가변성 개념의 유형학적 분석 (Typological Analysis of the Flexibility Concept for Sustainable Housing)

  • From an sustainable perspective, one unique characteristic of Open Housing is its ability to individualize variable elements (infill) from the permanent elements (support) in accordance with the residents' needs. Such environment-friendly elements of Open Housing can contribute to increasing the life span of the building, reducing the scope of reconstruction, and minimizing the amount of disposed building materials during demolition. The purpose of this research is to analyze the flexibility concept from a typological perspective, so that the concept of open housing can be better understood and its development can be promoted. The main method of this study was content analysis. Based on literature review of flexibility concept in a typological approach, a primary categories were established to describe the flexibility concept such as time for flexibility, scope, and the degree of openness. Subsequently each criterion was elaborated as follows: planning, supply, and utility in the time stage; internal and external flexibility in its scope; and fixed, semi-free, and free flexibility in its openness degree. This research exposes the lack of comprehensive knowledge of Open Housing caused by rather uniform features of previous studies. This research establishes and promotes a systematic approach for a more holistic meaning of Open Housing. This approach should contribute to the proper utilization and further development of sustainable housing.

주택성능등급 인정 사례의 부문별 평가 결과 분석 (Analysis on Results evaluated by "Housing Performance Grading System" in Korea)

  • The government is enacted "Housing Performance Grading Indication System" from qualitative housing supply policy and performance of housing under the background of looking for new plan to secure good housing stock and housing performance. This system consists of 5 main performance section, 14 performance categories and 20 detailed performance items. 5 main performance parts are sound insulation related grading(Light-weight impact sound insulation, heavy-weight floor impact sound insulation, noise emission in bathroom, airborne sound insulation for wall between units), Long-life housing related grading(flexibility, remodeling & maintenance, durability), environment related grading(landscape, indoor air quality and ventilation, energy performance), Living environment related grading(common resident facilities such as playground and consideration for the socially underprivileged such as the aged), Fire fire prevention grading(fire fire prevention). The purpose of this research is to analyze characteristics and assessment results of 20 detailed performance items on "Housing Performance Grading Indication System" which was enforced 240 cases from Jan 9th, 2006 to Sep 30th, 2010. The analysis of approval condition of detailed performance items will be important comments for understanding the current domestic level and development of technology.
