The proposal of urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks - A case study of Kwangju City (쇠퇴한 구도심 주거지의 개발여건별 재활성화 방법 제안 - 광주광역시 구도심을 사례로)

  • The purpose of this study was to suggest urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks. Through the research that are based on literature, field survey, urban planning map and local experts consulting, it found out suitable sites for development such as a deteriorated residential zone or a unused site and it was deduced eight development types from analyzing the characters of developable sites. And then it is suggested various housing forms which were applied to eight development types of developable sites. The consequences of this research are summarized as follows. There are various housing forms by eight development types; block housing, low rise-high density court housing, medium low rise-high density housing, urban housing for low-income groups belong to T1-development of urban strategic position; block housing, housing on hilly site, semi-detached house, lodging house, urban housing for low-income groups, elderly housing belong to T2-development for living benefit; block housing, low rise-high density court housing, housing on hilly site, low rise housing, lodging housing, urban housing for low-income groups, elderly housing belong to T3-development of a small-scale rental housing; block housing, low rise-high density court housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, block-typed detached house, semi-detached house, cluster-typed low rise housing, town house, urban housing for low-income groups belong to T4-residential environment renewal development; terrace-house, housing on hilly site, low rise housing, block housing, semi-detached house belong to T5-development of a small-scale housing; terrace-house, housing on hilly site, low rise housing, cluster-typed low rise housing belong to T6-development to adapt natural environment; block housing, low rise-high density court housing, low rise housing, block-typed detached house, town house belong to T7-development for community; block housing, low rise-high density court housing block housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, elderly housing belong to T8-development of environment-friendly.

The Improvement Direction of Piloti Space for Neighborhood Regeneration of Deteriorated Low-Rise Residential Block (노후 저층주거지 근린재생을 위한 필로티 공간 개선 방향)

  • The objective of this study is to propose a community facility design for the revitalization of the piloti spaces of deteriorated low-rise residential blocks. For this study, the precedent research and institutional limitations are examined. In addition, this study selected and analyzed a deteriorated low-rise residential block utilizing pilotis. Generally, in this type of residence, 8 to 10 generations live together in multi-family houses and row houses, so it is a type of housing that lacks both public space and parking places. Therefore, we attempted to improve the situation of the communities by making use of the space between the pillars and walls without infringing on the parking places. In addition, we took into consideration the design and arrangement of the piloti by evaluating the inconveniences and needs of the residents through interviews. Specifically, various modules were planned and used to transform the spaces between the pillars of the pillar type piloti structure. This study examined the possibilities offered by various materials and modules, and studied the diverse possibilities that can be offered by changing the modules.

A Study on the Remodeling Design Direction of the Community Center for Neighborhood Regeneration (근린재생을 위한 동 주민센터의 리모델링 계획방향 연구)

  • Recently, residents' community center is trying to combine with various program and facilities as the residents self-government program's development. This is due to the reduction of administrative tasks, the computerization of programs, the importance of community participation activities, the activation of community, and the increase of welfare projects. Therefore, previous studies on program complexity have been actively carried out. Nevertheless, spaces and programs studies of considering regional characteristics are lacking. Therefore, the community centers' program and spaces need to change. Therefore, this study propose an improvement direction through analyzing the situation of the residents' community center. For this study, the precedent research and institutional limitations are examined. In addition, this study selected and analyzed the 15 local community center. Thirdly, interviews were conducted with users and officials of the 5 residents' community centers on major changes. Finally, This study suggests direction of program improvement and architectural design direction. As a result of this study, integrated management measures with overlapping agencies should be sought. Surplus space will have to be rearranged into a new program through prior examination. Above all, the proposed remodeling guidelines require user requirements to be reflected and designed with the residents.
