Improvement Factors for Reinforced Concrete Firm against Removing the restriction of Construction Market Activation (겸업제한 폐지에 따른 철근콘크리트 전문건설업체의 발전요인)

  • Recently, the Ministry of Construction and Transportation announced a notice of the legislation related to remove the restriction of construction market activation in advance. he removement is an overwhelming change of the business structure in the Korean construction industry and has a far-reaching influence on general and trade contractors. The purpose of this research was to suggest improvement factors to survive an excessive competition in reinforced concrete market. This research did SWOT analysis to examine the strength, weakness, opportunity and threat of reinforced concrete firm, and established business strategies. The factor analysis was also applied with questionnaire survey to staff in charge of reinforced concrete company. It is expected that the suggested improvement factors can give effective business strategies to reinforced concrete firm. Furthermore, trade contractors having difficulty in a bottleneck in management can get help from the result of this research.

  • An enterprise has evolved to meet social changes and customers' requirements. The construction industry has also evolved according to the changes and requirements, therefore it comes to manage the relationships with customers. However, the customer management in the construction industry has not been quite genuine, since it has been mainly oriented for public relations and advertisements of companies. The genuine customer management should not only systemize customer data but also provide strategy to utilize it through managing relationships with customers as well as customers themselves. In order to apply customer relationship management (CRM), which is a more aggressive and structured business strategy, this paper tries to redefine customers in the construction industry; identifies differences from the existing CRM business strategy; and suggests a desired CRM business strategy and it roles in the construction industry.

Derivation of BIM/GIS Platform Application Scenarios and Definition of Specific Functions in Construction Planning and Design (건설 기획 및 설계 단계 BIM/GIS 통합 플랫폼 활용을 위한 시나리오 도출 및 상세기능 정의)

  • BIM (Building Information Model) and GIS (Geographic Information System) are applied widely to all stages (Planning - Design - Building - Maintenance) of construction. Recently, research for designing an integrated BIM/GIS platform has been conducted to determine the synergy effects. This paper reports the derivation of BIM/GIS platform application scenarios and definition of specific functions in construction planning and design phases. First, BIM/GIS application scenarios and platform functions are derived for each phase based on an analysis of business affairs. Second, SW functions, which compose platform function, are defined. In the construction planning phase, location selection and route location business affairs were analyzed. Preliminary design and detailed design business affairs were analyzed in the construction design phase. The result of this research can be used for BIM/GIS integrated platform design in the future.

Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience (프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

  • As $40%{\sim}60%$ of the construction project expense is used for the purchase and procurement of construction materials, construction companies are attracted by the promise of online procurement of construction materials through the B2B e-Marketplace. B2B e-Marketplace can save construction companies time and money spent through the off-line procurement. Construction B2B e-Marketplaces can energize the construction market dominated by major construction companies. It will expand the business scope of small and medium construction material suppliers and construction companies. Current B2B e-Marketplaces underperform in all industries due to low participation. Excluding some construction B2B e-Marketplaces led by major construction companies, most construction B2B e-Marketplaces show poor performance in terms of revenue and transaction. Researches are needed in the area of discovering the problems of current construction B2B e-Marketplace and identifying the factors for participating in the construction B2B e-Marketplace. This research conducts a case study to analyze the current status of construction B2B e-Marketplace.

  • Adopting ASP applications in the construction industry can minimize the resource and cost of an enterprise. And it also can overcome defective management ability and poor management environment. Thus, This paper develops and evaluates a model of business functions and factors which have influence on the assessment of ASP for the construction industry. The findings of this study can provide the basis of ASP research in the construction industry, and help the construction firms to make decision for adopting ASP

The Personal Branding Strategy for Effective Construction of Personal Image (효과적인 퍼스널 이미지 구축을 위한 브랜딩 전략)

  • The research intends to exploit a strategy method of personal branding improving a personal value for construction of a personal image. As an assessment, the model of construction strategy of personal branding is developed in four steps of a model, construction of personal branding, by using elements of personal image and researching about personal branding strategy of scholars. In order to substantiate a validity of presented model, the case analyses of Martha Stewart. The strategy of four steps for construction of effective personal image is explained below. First step is an analysis of personal brand equity, deciding a direction of the concept of a personal branding through analyzing into a core value and core competence of one. Second step is a personal brand identity, constructing personal specification and identity with elements of personal image by using effective strategy, being able to be perceived to population. Third step is a personal brand positioning, constructing competitive brand image by using analysis of SWOT and strategy STP. Fourth step is a promotion of personal brand, advertising and extending a brand image of one by using a public activity and communication methods such as publication, mass media, and social network. By using the four kinds of processes, constructed strategy of a personal brand will be significant for construction of an effective personal image by having increment of a value and power of the brand.

  • According to this plant construction trends, the future plant construction will be very complex, specialization and oversize, so it is expected that future plant construction will create high-profits and require the connection between high-technology and construction method. To catch this advance, more detail business management plan and knowledge sharing technology are needed as basic element. Consequently, this study will analyze the status of current plant industry and develop the educational curriculum for plant business participants, and based on study outcome, this study will propose that web-based portal system by Knowledge Management System(KMS) prototype to fit each company's characteristics.

  • Construction and engineering is one of the world largest industry. Yet, it Is one of the most inefficiently operated industry. Since buildings are not constructed by mass production, construction projects usually require intense communication and collaboration between participants, who are usually widely dispersed. That is the main reason for the inefficiency. eWorks21 that we developed in this research, is a project management system that can improve communication and collaboration among project participants using the Internet. eWorks21 can reduce project life-cycle, costs, and increase revenue, resource utilization, controls, transparency, and competitiveness, which will eventually provide infrastructure for knowledge management of construction projects. In this research, we classified currently available project collaboration systems, and analyzed the benefits gained by using project collaboration systems. Then we describe the implementation of eWorks21, and discuss employment and utilization strategies of project collaboration systems.

  • Recently policy and clouding system to mandate the introduction of BIM in construction industry, various sensors technology, BIM in ICT technology and fusion, such as 3D scanning and printing technology has been further activated. However, the expression level of diversification associated with it, plan within one of the BIM project, design, engineering, it is difficult to have a different application has been consistent for each field, such as construction. Thus fell the efficiency of BIM apply, it is difficult to determine the appropriate level of BIM in the business early stage in order destination of position. In this study, in order to solve this problem, by utilizing SLA used in the IT field, it attempts to explore scheme which can be evaluated targeted level of BIM suitable for business in the planning phase.
