녹색건축인증 건축물 유지관리 평가제도 발전을 위한 연구 (The Analysis for Development Evaluation System of G-SEED Building Maintenance and Management)

  • In Korea, Green building certification system had been operated for more than 10 years and Expired certification buildings are ever-increasing. However, post management of building and qualification standard for re-certification(G-SEED) aren't exist, certificated green building don't have smoothly maintenance and management. Therefore, analysing the status and situation of similar system such as building maintenance and management, to suggest the direction of evaluation for green standard for energy and environmental design.

건설사업관리자 선정방식 개선 방안 (Improvement of Construction Manager Selection Method)

  • 본 연구는 건설사업관리 시장의 공정한 경쟁을 위하여 국내 CM 시장현황, 2010년 CM 공시업체현황 및 평가기준 분석을 통하여 CM 선정방식을 고찰하였다. 또한 건설사업관리의 평가기준의 적정성을 고찰하기 위하여 2009년도 CM 상위업체 현황과 2002년부터 2010년까지 120개 CM 용역의 참가자수와 평균 투찰율을 분석하고, 2010년 평가 결과를 공개한 6개 CM용역을 분석하였다. 이러한 고찰결과 현행 CM용역의 평가기준이 용역금액으로 결정되고 기술제안서 평가에 따른 기술력과 가격이 연계되지 못하는 등 CM 산업의 발전과 CM회사의 기술발전을 저해하는 결과들이 도출되었으므로 사업특성과 기술력 요구조건에 따른 CM자 선정방식의 개선을 제시하였다. 따라서 향후에는 사업특성별로 기술력 요구조건을 구분하는 방식과 CM 사후평가를 위한 추가의 연구 노력이 필요할 것으로 판단한다.

손상평가와 구조물 신뢰성과의 연계 (Linkage of Damage Evaluation to Structural System Reliability)

  • 구조물에 대한 비파괴 손상평가는 손상 전과 손상 후의 동적 특성으로부터 손상의 위치와 그 크기에 대한 정보를 제공한다. 기존 구조물의 시스템 신뢰도를 추정하기 위해서는 이러한 비파괴 손상평가의 결과가 부재요소의 파괴확률에 반영되어야 한다. 구조 부재의 파괴확률은 각 부재의 파괴함수로부터 신뢰성 이론을 이용하여 구할 수 있다. 본 논문에서는 각 부재의 파괴확률로부터 직접 구조 시스템의 파괴확률을 구할 수 있는 식을 제안하였다. 손상평가와 신뢰성평가 분야의 연계는 철골조 단층 프레임의 수치해석 모델에 인위적인 손상을 가하여 손상 전과 손상 후의 모달 변수를 이용하여 그 타당성을 입증하였다.

Post-earthquake assessment of buildings using displacement and acceleration response

  • After an earthquake, a quick seismic assessment of a structure can facilitate the recovery of operations, and consequently, improve structural resilience. Especially for facilities that play a key role in rescue or refuge efforts (e.g., hospitals and power facilities), or even economically important facilities (e.g., high-tech factories and financial centers), immediately resuming operations after disruptions resulting from an earthquake is critical. Therefore, this study proposes a prompt post-earthquake seismic evaluation method that uses displacement and acceleration measurements taken from real structural responses that resulted during an earthquake. With a prepared pre-earthquake capacity curve of a structure, the residual seismic capacity can be estimated using the residual roof drift ratio and stiffness. The proposed method was verified using a 6-story steel frame structure on a shaking table. The structure was damaged during a moderate earthquake, after which it collapsed completely during a severe earthquake. According to the experimental results, a reasonable estimation of the residual seismic capacity of structures can be performed using the proposed post-earthquake seismic evaluation method.

  • Recently, major public owner and general contractors in Korea are actively preparing and improving BIM manuals and guidelines to effectively apply BIM technology in construction projects. These guideline has a purpose to define the scope of the applying BIM technology to each construction phase and to explain the minimum technology guidance required for the initial stage. In situations where BIM data are to be submitted within a limited time and cost at the design stage, a BIM data preparing process should be carried out in advance to meet the BIM interoperability between the pre and post of construction precess. In this research, we propose the scope of the BIM guidelines to meet and to be considered for the BIM based review of constructability and economic evaluation of Apartment.

국가하천사업 사후 평가를 위한 세부지표 개선 및 방법론 적용 (Improvement of Detailed Indicators and Application of Methodology for Post-Evaluation of National River Project)

  • 우리나라는 국가하천 관련 사업들에 많은 투자를 하고 있으나 하천사업이 완료된 후 사업의 실효성을 평가할 수 있는 평가기법이나 하천사업을 관리할 수 있는 시스템은 부재한 실정이다. 평가기법과 시스템의 부재로 하천공사구간 정보, 사업효과 분석, 사업 간 벤치마킹 등의 불가로 이어진다. 이는 동일 구간 유사사업 수행으로 인한 예산의 과잉, 중복투자 문제를 야기할 수 있으며 잘못된 사업요소가 반복적으로 활용될 수 있다. 이러한 평가기법 및 시스템의 부재를 해결하고자 본 연구에서는 하천사업 평가기법 개발 및 하천사업(공사)관리시스템 개발을 진행하였다. 평가기법의 개발은 사업 간의 비교·분석을 가능하게 하며, 유지관리 계획 수립 시 활용될 수 있다. 또한 시스템을 통해 공사정보 조회 및 공사구간의 시각화, 성과품 관리 등을 제공할 수 있다. 본 연구에서는 선행연구를 통해 개발한 하천사업 평가기법을 수정·보완하였으며, 낙동강수계 국가하천인 A하천 ◯◯지구, B하천 △△지구 하천환경정비사업에 적용을 통해 실효성을 검증하였다. 또한 하천사업(공사)의 공정관리, 예산관리 등을 위한 시스템 구성(안)을 제시하였다. 본 연구에서 제시한 평가기법 및 시스템 활용방안을 통해 하천사업의 업무효율성 증대와 하천사업의 효율성을 제고할 수 있을 것으로 기대한다.

ESTIMATES OF THE CONSUMER SATISFACTION INDEX USING THE POST OCCUPANCY EVALUATION

  • The evaluation items to assess the consumer needs are thought to be varied depending on their age, education and income. It should be noted that consumer needs are getting too diversified to notice them in time due to the rapid economic, social and cultural development. It is, therefore, considered improper to try to assess the level of consumer satisfaction and correct consumer needs by employing one evaluation method for the vastly diversified consumer types. This research is going to conduct a written questionnaire survey to the apartment dwellers in order to identify like dweller groups according to their age, income and education. Then the scope of personal characteristics of each group will be identified and the importance assessment model will be developed. Then the items on the POE will be weighted according to the assessed importance. Finally a method of developing the customer satisfaction index will be produced to quantify how much the consumers are satisfied with the project.

  • Post-occupancy evaluation (POE) techniques have been developed to provide a means for evaluating occupant responses to changes in an environment and linking this response to physical measures of that environment. POE has been used to systematically evaluate the performance of buildings after they have been built and occupied for some time. This paper present findings on factors (social and physical), which influences housing residential satisfaction of a sample of occupants in four different government Housing Subsidy locations in the Gauteng Province of South Africa. Descriptive statistics were carried out on the data obtained through the use of occupant survey. Findings emanating from the survey revealed that the respondents were satisfied with their overall housing situation, but had complaints about certain aspects of the housing unit. However, the respondents felt that most of their housing needs were not being met. Also, a comparison is also made of the perceived factors of dissatisfaction amongst the housing subsidy occupants. It is recommended that a wider systematic coverage of the subject through investigation and diagnostic POE and occupants need assessment should be carried in housing subsidy schemes in South Africa.

  • Recently, the flat-plate structure is widely used because it has many advantages such as reduction of story height, long span etc than the RC rahmen structure. Furthermore, application of the flat-plate is on the increase because of flexible plan unlike wall structure. Long span have been at a disadvantage for vibration serviceability evaluation, however studies about vertical direction vibration of flat-plate structure has not been carried out. This study analysis the characteristics according to slab structure to make an experiment on vibration and floor impact noise for the flat-plate structure in construction performance laboratory in Kolon E&C R&D center, the flat-plate structure applied to the post-tension method, and the wall structure in apartment houses.
