A Benchmarking Tool to Assess the Role of the Construction Manager in terms of Project Teamwork Supports

  • Construction management services have been adopted for more than a decade and are continuously growing; however, the advantages of utilizing a construction management service are still not quite clear, regardless of many arguments can be made in their favor. The construction manager, as a coordinator, is supposed to smoothly facilitate the project teamwork in order to deliver a profitable and satisfactory project, not only for the owner's interests but also for the success of all project participants. This study has focused on the teamwork supports a construction manager can provide during project operations. This study developed a benchmarking tool to assess the construction manager's role in terms of its project teamwork supports, by utilizing the evaluation model and several case studies. In addition, this study also attempted to set the industry average and higher performance so that both the owner and the construction manager can self-assess, and more importantly, can improve project operation. The actual implementation of the benchmarking tool into on-going projects can allow the construction manager to understand the current operation and to make a better project process through teamwork.

  • 건설 공정계획을 수립함에 있어 시뮬레이션의 제한적인 활용은 시뮬레이션 관련 데이터의 수집과 모델 구축의 어려움에 그 원인을 두고 있다. 본 연구에서는 시뮬레이션 관련 데이터 수집과 분석을 통하여 건설 장비 운영 특성 데이터 축적과 데이터 분포 특성 분석 방법론을 제시하였다. 실제 현장에서 측정한 건설 장비 운영 데이터를 확률 통계적 기법을 적용하여 데이터의 분포 특성을 분석하였으며, 이러한 데이터 축적 및 데이터베이스(DB)화는 시뮬레이션 입력 데이터의 지원과 건설 장비 운영 계획에 다시 사용되어 건설 관련 정보의 효율적 활용이 가능하다.

  • 건설공사의 규모가 대형화, 복합화 되어감에 따라서 유지관리의 중요성이 더욱 커지고 있다. 유지관리의 효과를 높이기 위해서는 유지관리단계의 정보뿐만 아니라 설계 시공단계에서 생성된 정보를 신속하게 조회하고 활용할 수 있어야 한다. 본 논문에서는 3D 그래픽 모델을 활용한 교량 구조물 유지관리 정보 시스템을 제시한다. 3D 환경의 유지관리 정보 시스템은 시설물 부재의 속성정보를 저장하고, 이와 관련하여 데이터베이스에 저장되어 있는 데이터를 추출함으로써 필요한 자료를 신속하게 조회할 수 있다. 연구의 목적을 달성하기 위해서 캐드와 웹 환경으로 구성된 프로토타입을 개발했다. 개발된 프로토타입을 적용하여 테스트한 결과 유지관리자는 웹 환경에서 사무실과 현장에서 필요한 데이터를 찾을 수 있으며, 작업 시 실시간으로 데이터를 활용하여 유지관리의 시간을 단축하고, 의사결정의 정확성을 높일 수 있는 것으로 나타났다.

Reverse Brayton 사이클과 Claude 사이클 기반 LNG 재액화 공정의 동특성 운전성능 비교 (Comparison of Dynamic Operation Performance of LNG Reliquefaction Processes based on Reverse Brayton Cycle and Claude Cycle)

  • A dynamic model to simulate LNG reliquefaction process has been developed. The model was applied to two candidate cycles for LNG reliquefaction process, which are Reverse Brayton and Claude cycles. The simulation was intended to simulate the pilot plant under construction for operation of the two cycles and evaluate their feasibility. According to the simulation results, both satisfy control requirements for safe operation of brazed aluminum plate-fin type heat exchangers. In view of energy consumption, the Reverse Brayton cycle is more efficient than the Claude cycle. The latter has an expansion valve in addition to the common facilities sharing with the Reverse Brayton cycle. The expansion valve is a main cause to the efficiency loss. It generates a significant amount of entropy associated with its throttling and increases circulation flow rates of the refrigerant and power consumption caused by its leaking resulting in lowered pressure ratio. It is concluded that the Reverse Brayton cycle is more efficient and simpler in control and construction than the Claude cycle.

  • IT 아웃소싱 운영의 효율적이고 품질 높은 서비스를 제공하기 위하여 정보시스템 운영 원칙을 세우고, 그 원칙을 통하여 운영관리가 이루어져야 한다. 따라서, 정보시스템 운영관리 프로세스를 참조한 정보시스템 운영관리 프로세스의 정립이 필요하다. 정보시스템 운영감리는 구축 개발 감리와는 다르게 일회성이 아닌 매주기별로 지속적인 감리가 필요함으로 운영관리 프로세스의 변화에 따라 운영감리 지침도 보완이 이루어져야 한다. 이에 본 논문에서는 IT아웃소싱 운영을 위한 정보시스템 운영감리 모형을 제안하였다. IT서비스 영역을 참조하여 계획, 전략, 계약, 서비스, 관리 등 IT아웃소싱 운영관리를 위한 정보시스템 운영감리 모형 및 점검항목을 제안하였으며, 도출된 감리모형 및 점검항목은 전문가들의 설문조사를 통하여 제안한 모형의 적합성을 검증하였다.

  • This study aims at establishing JIT production management system to enable manage the resources input into from procurement through construction based on correct identification of the process, an analysis on the amount of input materials and information sharing. This study has focused on the process control and working process of rebar work in domestic apartment house construction where the overall scope of Process from the planning phase to the construction phase has been analyzed in this study. Also construction phase was selected for the application of a sample case. A basic model for JIT production was generated with these processes. Furthermore A questionnaire and the on-site survey with process, checklist and control data were prepared and performed for the application of JIT production management model into rebar work. The governing scopes of JIT production management system include process management, material management, yard loading and moving management and inventory control, and the operation of each control item

  • Building costs means capital costs which include cost of land, costs of acquiring and preparing the site, construction costs, professional fees, furnishings, cost of financing the project. and cost of management required to run and maintenance the building for use. There are several phases that determine the building costs : design phase, construction phase, and operation & maintenance phase. So, the cost of work could be set against the examining the full range of complexities that a building program might contain. To solve this problem, it needs to compute building cost systematically. This is still in the development stage, awaiting the organization of rational cost data base. The method of cost saving by cost control could be constituted by detailed knowledge of building costs for all possible combinations of components and subsystems that can be assembled into integration model of cost factor on each phase of project development. The model of cost saving in each building phase is available for procedures of cost control of building systems.

  • 시뮬레이션은 건설관리를 위한 도구로써 많은 잠재력을 가지고 있으나, 국내의 경우 대단히 제한된 범위에서 마이크로 프로세스의 공정 평가에 적용을 시도하고 있는 단계에 있다. 시뮬레이션을 건설 공정에 적용하기 위해서는 현장 특성을 반영한 입력 데이터 수집과 모델 구축에 상당한 노력이 필요하며, 건설 주요 공정에 대한 시뮬레이션 모델을 구축하여 적용성을 검증하는 것은 필수적인 프로세스라고 할 수 있다. 본 연구에서는 시뮬레이션 모델 구축 방법론을 소개하고 현장 측정 데이터와의 비교 ${\cdot}$ 분석을 통해 모델을 검증하였다.

건설업 안전경영시스템모델 개발 (A Model for Efficient Construction Safety System)

  • Safety management cost, US$ one thousand billion has been input to the construction area from 1995 to 2000 but the management quality is still in the developing country level. The above mentioned increase of accident rate are attributed to the generous code regulation, net fit to the sense, varying with time change, but the more fundamental reason of this is no practical construction safety management system, up to now. Hardware-orienting operation for the system could be a main reason of this problem. In this paper, we developed a model for efficent construction safety system. It was found from the case study that the model result in high efficient with low cost.
