As the Korean construction market in the apartment housing has changed to a housing consumer focused market, interest and importance on efficient use and management on existing buildings has increased rather than demand for new buildings. Interest of housing consumers on apartment house quality has increased in this market paradigm, and this spontaneously is connected to quality flaw related defect disputes and lawsuits that the importance of defect diagnosis has continuously increased. This defect diagnosis is directly connected to maintenance charges in defect dispute and lawsuit processes that rather objective and highly credible progress of duty is required. However, most defect diagnosis firms today that progress defect diagnosis are using different diagnosis methods and depend on the experience of experienced professionals that there is no standardized defect diagnosis process. Therefore, the purpose of this study is to provide common defect diagnosis process model for defect diagnosis firms utilizing the BPMN (Business Process Modeling Notation) modeling method. It is expected that this will contribute to professional and reliable task performances of concerned defect diagnosis workers. Furthermore, it is expected that design lawsuit damage will be substantially reduced by standardizing defect diagnosis processes.

현대사회는 산업경제사회에서 지식기반사회로 급격히 변화되어 현대인에게 요구하는 지식과 기술의 변화를 따라가기 위하여 지속적인 학습 또는 교육을 받지 않으면 현대사회를 살아갈 수 없게 되었다. 건축 설계사무소의 경우 내부역량 향상에 초점을 맞춰 자체적인 교육을 실시하여 실무자의 능력을 배양함으로서 기업의 생산성을 향상시키는데 주력하고 있다. 이와 관련하여 최근 다양한 산업분야에서 재무비율 지표들을 활용한 자료포락분석(Data Envelopment Analysis, DEA)을 실시하여 기업의 효율성을 분석하고 있으며, 건설산업에서 또한 DEA를 활용한 효율성 분석 연구가 증가하고 있다. 그러나 건설산업의 경우 경영 효율성에만 초점을 맞춰 연구가 진행되었을 뿐 각 기업의 교육효율성 분석과 같은 특정 분야에 대한 접근이 매우 부족한 실정이다. 이에 본 연구에서는 교육효율성과 관련된 선행연구와 전문가 인터뷰를 통한 변수 도출 및 계층적 분석방법(Analytic Hierarchy Process, AHP)을 활용하여 투입 및 산출 변수를 선정한 후 DEA 모형을 활용하여 건축 설계사무소의 교육효율성을 분석하였다.

As the external knowledge networks of firms have become more and more important to their product and service innovations, many global leading companies such as P & G, IBM, and Samsung Electronics have formulated and implemented their open innovation strategy. This study attempts to empirically analyze the effects of CEOs' supports for external knowledge networks, external knowledge network-oriented cultures and inter-organizational knowledge management systems as the major antecedents to external knowledge networks by using the data based on organizational members' perceptions about them. Based on 847 samples collected from employees in three companies in the medical, the construction and the IT service industries, this study performed a structural equation modeling (SEM) analysis about the effects of the antecedents to the external knowledge networks on product and service innovations through Partial Least Squares (PLS). The empirical findings of this study show that CEOs' supports for external knowledge network positively influence product and service innovations, partially mediated by external knowledge network-oriented cultures and inter-organizational knowledge management systems. And they also show that external knowledge network-oriented cultures and inter-organizational knowledge management systems have a positive effect on product and service innovations, respectively, partially mediated by external knowledge networks. With these new findings, academic and practical implications are discussed.

Project logistics is becoming increasingly important in overseas plant projects. Efficient logistics risk management is needed to reduce construction period and reduce costs. However, Korean construction firms bid unconditionally without sufficient experience and analysis on overseas plants contract, companies are gradually losing profitability on projects due to not considering profitability. Despite the significant effects on the profitability of Korean construction companies, and although these companies still continue to bid on overseas plant projects, policies to manage project logistics risks for safe transport and compliance with the contracted building schedule in the long term is still lacking. Hence, this study investigates the risk factors related to project logistics and to analyze the effect of project logistics risk on overseas plant business performance. We conducted a survey of project-related workers. The results of the analysis are as follows: First, among the logistics risk factors, overseas platform business people recognize operational risk and financial risk factors, which have a positive effect directly on overseas plant performance. Second, the ability to manage project logistics risks can have a significant impact on the success or failure of overseas plants. Finally, if logistics risk factors are managed on the basis of the research results confirmed through empirical analysis, it is possible to carry out more efficient and effective management of the project, which implies that this will have a positive effect on overseas plant business performance.

본 연구는 조선산업 경기가 선박용 도료업체의 경영성과에 미치는 영향을 분석하는 것을 목적으로 한다. 조선기자재는 조선산업의 후방산업으로 우리나라 조선산업의 경쟁력을 좌우하는 중요한 요소이다. 이처럼 밀접한 관계에도 불구하고, 조선기자재산업에 대한 연구는 경쟁력 확보 방안 및 기술개발 위주로 진행되어 왔으며, 조선산업과 연계한 경영성과에 대한 연구는 부족한 편이다. 이에 본 연구에서는 우리나라 조선산업 경기가 선박용 도료업체의 경영성과에 미치는 영향을 성장성과 수익성의 관점에서 분석하였다. 이를 위해서 우리나라에서 영업중인 주요 선박용 도료업체 6개사의 영업실적을 2003-2022년 기간 동안 수집하여 패널 회귀분석을 실시하였다. 분석 결과, 우리나라 조선소의 선박 인도량으로 측정한 조선산업 경기는 선박용 도료업체의 성장성과 수익성에 양(+)의 영향을 미치는 것으로 나타났다. 그러나, 선박인도량 지표에 따라 통계적 유의성이 상이한 것으로 나타났는데, 표준화물선환산톤수, 총톤수, 금액 기준의 지표는 통계적 유의성이 있지만, 재화중량톤수는 통계적 유의성이 없었다. 이러한 결과는 조선산업의 규모가 아니라 조선산업이 창출하는 부가가치에 따라 선박용 도료업체들의 경영성과가 영향을 받는다는 시사점을 제공한다.

Recently, there has been a growing interest in the life cycle management field of buildings through the introduction of BIM. And as BIM application is expanded, BIM ordering guidelines and guidelines are becoming popular. Also, as diverse forms of buildings including super high-rise building have been generalized, attention to the importance of curtain walls that are advantageous for construction period shortening, building lighting and quality homogenization has been increasing. However, all BIM information from the design stage to the maintenance stage is not accumulated in stages. And the input information is not improved in proportion to the level of appearance of the BIM model. Also, current curtain wall designs rely heavily on curtain wall consulting firms or utilize accumulated data from existing processes. In this study, curtain wall components, shape and property information were derived by analyzing BIM guidelines and curtain wall construction standards to contribute to solving these problems. And the curtain wall smart BIM library which can be converted according to LOD(Level of Development) has been produced and its applicability has been verified. Through the library, curtain wall information can be systematically managed in the library from design to construction and maintenance. And the library will contribute to the expansion and activation of the BIM library market in the future.

아파트는 우리나라 전체 주택 중 상당 부분을 차지하는 중요한 거주형태이며 매년 증가하는 추세이다. 아파트는 일반 국민에게 주거용뿐만 아니라 수익 상품으로서의 가치를 지니며, 건설기업에게는 주요 상품, 정부에게는 공공 복지를 위한 중요한 수단중 하나이다. 따라서 아파트의 수요 트렌드를 이해하고 분석하는 것은 고객의 요구 가치에 대응하는 아파트 개발과 부동산 정책수립을 위해 중요한 현안이다. 본 연구의 목적은 주요 일간지의 뉴스기사를 빅데이터 소스로 설정하고 텍스트 마이닝 기법을 활용하여 아파트 수요 트렌드를 분석하고 주요 특징을 도출하는데 있다. 연구 결과, 빅데이터 분석을 통해 개발, 거래, 분양, 입지, 정책, 주거환경, 투자 수익 등 7개의 테마별로 아파트 수요 관련 17개 주요 트렌드가 도출되었다. 본 연구에서 제안된 연구방법론은 향후 건설산업 관련 연구에 빅데이터 분석을 접목시키는데 유용하게 활용될 수 있다.

최근 건설경기의 난국 속에서 많은 건설기업들이 경영상의 어려움에 처해 있다. 본 연구에서는 코스피 코스닥 상장 건설기업들을 대상으로 ANP와 DEA 결합 모델을 이용하여 기업의 경영 효율성 분석을 실시한다. DEA 모형에 쓰이는 투입 및 산출 요소의 결정은 ANP 모형의 중요도 분석을 통하여 결정함으로써 기존의 방법보다 효율성 분석 결과의 신뢰도를 제고하였는데, 효율성 분석결과 비효율적 그룹에 대해서는 효율적 그룹으로의 이동을 위한 벤치마킹 대상과 개선을 위한 효율성 수치를 제공한다. 또한 연구의 결과로 나온 기업별 효율성과 주가와의 상관관계를 분석한다. 본 연구에서는 코스피 상장 건설기업 36곳과 코스닥에 상장된 건설기업 21곳인 총57개 기업을 대상으로 기업의 효율성을 평가하였는데, 효율성 분석결과 CCR 효율성이 1인 기업은 4개 기업, BCC 효율성이 1인 기업은 7개 기업, 규모의 효율성이 1인 기업은 4개 기업 이었으며 각각의 효율적 그룹군 기업과 주가와의 상관관계는 CCR, BCC 모형 모두에서 0.7 이상의 강한 양의 상관관계를 나타냈다.

원가초과의 억제는 건설기업의 수익성 확보를 위해 매우 중요한 현안이다. 특히 원자재 가격 상승, 고금리 정책에 따른 금융비용 상승 등과 같이 원가 상승 압박이 큰 상황에서 실패비용 발생으로 인한 원가초과는 건설기업의 수익성에 매우 부정적인 영향을 미친다. 본 연구의 목적은 IPA기법을 활용하여 건설기업이 현장에서 채택하고 있는 원가초과 억제 방안의 현황을 분석하고 주요 특징 및 시사점을 제시하는 데 있다. IPA 분석 결과, 종합건설사 실무자들은 원가초과에 대한 관심과 노력 수준은 높지만 그 성과는 상대적으로 낮은 것으로 나타났다. 그럼에도 불구하고 대체적으로 원가초과를 억제하기 위해 중요하다고 생각하는 방안은 실행도 또한 높은 경향을 보이고 있었다. 중요도가 높지만 실행도가 낮게 나타나는 원가초과 억제 방안은 주로 협력 및 의사소통 부문에 속해있으며 원가초과의 억제를 위해서는 감리자/CM, 본사, 인허가 기관과의 협력 및 의사소통을 강화하는 것이 가장 시급한 것으로 나타났다. 본 연구를 통해 건설기업의 원가초과 억제 방안에 대한 현황과 개선점을 파악할 수 있으며, 이는 향후 원가초과 억제 전략 마련을 위한 방향성과 개선사항을 도출하는데 유용하게 활용될 수 있다.

국내 건설사업관리(CM) 시장은 지속적으로 성장 추세를 보이고 있으나, 건설시장에 비해 규모가 너무 작아 본격적으로 시장이 형성되었다고 보기에는 어려운 수준이다. 공공 및 민간 부문의 계약 건수 및 금액 모두 증가하여 시장이 성장한 것으로 조사되지만, 공공의 경우 대형 국책사업에 정책적으로 적용한 사례를 제외하면 CM 계약 실적이 미미해 민간의 활용 수준에 미치지 못하고 있다. 국내 CM 사업의 현 수준을 파악하기 위하여 관련 주체를 대상으로 사업관리 업무의 중요도 및 기 수행된 CM 사업의 성과에 대한 설문조사를 시행하였다. 사업관리 주요 분야별 업무 중요도 조사에서, 발주자는 사업비 관리, 설계 관리, 기획 및 계획 등을 중요하게 판단하였으며, 사업관리자는 사업비 관리를 제외하고 이와 유사하게 응답하였다. 한편, 분야별 업무 만족도에 대하여 발주자가 만족도가 가장 낮은 분야로 안전관리, 사업비 관리를 선택한 반면, 사업관리자는 공정관리, 안전관리, 사업비 관리 등의 만족도를 높게 평가하여 상반된 결과가 나타났다. 사업관리 세부 업무에 대한 우수 및 취약 업무 평가 결과, 사업관리 효과가 큰 우수 세부 업무에 대해서는 발주자 및 사업관리자 모두 공정관리 및 부진 공정 만회 대책 수립, 품질관리 및 기술 지도, 실시설계 VE 등을 높게 평가하였다. 이에 반해 취약 업무로는 양주체 모두 클레임 분석 및 분쟁 대응 업무, 사업 단계별 총사업비 및 생애주기비용 관리 등을 공통적으로 지적하였다. CM 사업에 대한 공사비, 공기, 품질, 안전 등 4대 항목의 성과 및 향후 목표치 평가에서 CM 0~5% 수준대의 개선 효과가 있는 것으로 조사되었다.
