Defect data contains experiential knowledge about specific work conditions. And the number of projects performed by a company is too limited for an individual to experience the various defects under the current complex construction environment. Therefore, in order to manage and prevent a reoccurrence of defects, a proper data feedback mechanism is required. However, most defect data are stored in unstructured ways, resulting in the fundamental problem of data utilization. In this paper, a new framework is proposed by using linked data technologies to improve defect data utilization. The target of this framework is to convert defect data to the ontology-based linked data format for sharing defect data from different data sources. To demonstrate it, some technical solutions are implemented by using real cases. The proposed approach can reduce data search time and improve the accuracy of search results as well. Moreover, the proposed approach can be applied to other domains that need to refer to external sources such as safety, specification, product, and regulation.

One role of waterproofing work is to block external moisture and water. Defects in waterproofing work in building construction brings on huge repair costs for related construction work as well as for the waterproofing layer itself. However, we don't have a quantitative probabilistic management method for waterproofing work to successfully anticipate and prevent defects. From an analysis of the literature and prior research, defects in the waterproofing work in the underground parts of buildings occur frequently. We selected Fluid-Applied Membrane waterproofing work as representing waterproofing work in the underground parts of a building, and researched the general types and causes of defects. In this study, we developed the Relative-FMEA (Failure Mode and Effect Analysis) approach that merges the Matrix method and FMEA. From a survey of experts, we deduced the most important management factors for Fluid-Applied Membrane waterproofing work for the underground parts of buildings.

But argument in relation to defects is increasing every day, because regulations for defects are abstract and uncertain. Modular apartment houses are a relatively new approach to public housing in South Korea. While promising in terms of efficiency and potential cost benefits, initial occupancy and maintenance data highlight areas for improvement in quality control. Analysis of defects reported during occupancy and maintenance stages revealed a high prevalence of issues with wallpaper and flooring. This suggests a need for stricter quality control measures during the production and installation of these building components. Furthermore, maintenance data identified shortcomings in the waterproofing methods employed for roofs, as well as in the design and construction management of connections between the low-rise concrete frames and the modular units themselves, including balconies. These findings point towards the importance of meticulous design and rigorous construction management practices to ensure the long-term durability of these critical building elements. Finally, the research suggests that unifying responsibility for construction management by awarding contracts for both the frame and the modular units to a single company could improve overall quality control. This approach could potentially mitigate issues arising from divided responsibility and streamline communication channels. By addressing these quality control concerns, modular construction has the potential to become a more widely adopted and successful method for delivering public housing in South Korea.
With rapid economic development in Korea, interests in interior design have increased gradually. However, interior design markets were poorly evaluated from 2015 Korean Consumer Evaluation. It is necessary to identify what kinds of problems, defects, and consumer claims have arisen during interior design planning and construction procedures. Therefore the purpose of this study is to investigate claims and disputes in interior design project procedures and to find out when defects or claims take place in those procedures in order to reduce claims or defects. Email questionnaires were distributed to KOSID members (professional interior designers) using Google Survey. In addition, a focus group interview was conducted. A total of 54 responses were collected and analyzed using SPSS 19. As a result, in an agreement stage, alteration in materials is the major source of claim. More than a half of respondents addressed time shortage for programming and planning. During the construction stage, approximately 31% respondents experienced client dissatisfaction with materials and finishes. The reason for project completion delay was due to claims during construction. The claims most frequently appealed by clients were related to painting. The satisfaction with project quality is positively related to the quality and contents of design documents including design drawings and specifications. Regulations and communication with clients are important issues to reduce the gaps between interior designers and clients/ consumers.
The purpose of this study is to classify defects of the residential building by analyzing the defect specified by prequalification of residential building reconstruction and to suggest the solution of the problem which can be arisen during each stage of plan, construction and maintenance. By sorting the main defects which is specified by pre-qualification of residential building reconstruction for three years from August 2006 to August 2009 into 4 catagories and analyzing the cause of the defects, we draw the way of maintenance to prevent the defects and make pleasant residential environment. The reason for the frequent defects from residential building is mainly deterioration. It occured on the finishing more than on the structure, which means that residents can find defects easier on the finishing than the structure and clear the demand for repair. The result of analyzing of pre-qualification of residential building reconstruction is that the defects mostly caused small, masonry constructed and lower apartment. The apartment which is not into legal right for maintenance naturally have more defects than the others. In conclusion, it is necessary to establish a law of obligation duty of the maintenance of small apartment.

While numbers of apartment housing are continually rising in the domestic housing construction industry, apartment contractors are currently developing plane models, upgrading facilities, and relevant technology, and investing much efforts to meet the higher demands of consumers. However, the construction process of apartment housing involves the intricate properties of the construction industry such as materials, workforce, equipment, weather, and unpredictable situations. If any of these factors becomes discordant and results in interference and interruption of the construction process, then defects, both functional and aesthetic, are likely to occur due to errors in the plan of industry organizers and constructors. Therefore, this research identifies the types of defects in an apartment construction project and analyzes their relative importance. Firstly, this research reviews the previous research trends and will reduce the needs of this research. Afterward, defect repair costs corresponding to the different defect types are calculated by applying results of the research and performing frequency analysis on defect types included in 'Tenant preliminary research' on apartments constructed by Company A. As a result of analyzing the importance of defect type, the top six activities, including tile, floor, paper hanging, PL window, cabinetry, and kitchen cabinet, are found to be of high importance, and the top six activities in question need of repair and management of defects first. The results of this study will help establish a plan to initially respond to such problems as refusal to move in and filing a defect suit against delay in repairing defects.

This study undertook a empirical analysis, delving into the association between the direct construction approach and the construction quality of general construction companies. The research hinged on corporate financial data to elucidate the premise that a reduced emphasis on direct construction approach by general construction companies correlates with a notable prevalence of building defects. Specifically, the analysis engaged with the top 100 construction companies based on their construction capability evaluation in 2022. This appraisal leveraged the Empirical Research Model(ERM) rooted in financial data-sets spanning 2017 to 2021. Findings underscored that as the ratio of direct construction approach diminishes, the incidence of building defects amplifies, signifying a consequential dip in construction quality. Moreover, the research reaffirmed that companies with elevated construction capability evaluations or larger organizational scales tend to register decreased defect rates. This study fortifies, from a theoretical perspective, the legislative imperatives championing direct construction approach, by empirically spotlighting the potential perils of over-reliance on subcontracting.

This research addresses the types and causes of defects in seismic retrofitting projects of school facilities, which, following the Gyeongju and Pohang earthquakes in September 2016 and November 2017 respectively, have been identified as having comparatively lower seismic resilience among public buildings. The incidence of seismic retrofitting has notably increased in the subsequent years, raising concerns about the potential for defects arising from these efforts. The government has committed to enhancing the seismic resilience of all public facilities by 2035, with a specific focus on completing upgrades for educational establishments by 2029. Although prior investigations have explored construction defects in school facilities, there exists a gap in research specifically targeting defects within seismic retrofitting processes. Thus, this study aims to catalog the defects associated with seismic retrofitting efforts and analyze their underlying causes to identify crucial management strategies for defect mitigation. Furthermore, by examining the interplay between defect types and their causative factors, the study seeks to pinpoint essential management practices that could preempt defects during the construction phase, ultimately aiding in the reduction of future maintenance expenditures.

This study analyzed the actual use of defect deposits for financing long-term expenses (that is, expenses incurred within 4-10 years of building completion) and for financing short-term expenses (that is, expenses incurred within 3 years of building completion). Therefore, 36 cost data on the expenses financed out of defect deposits for apartment complexes were collected from construction companies and analyzed using statistical methods. The findings revealed that 62.6 percent of defect deposits were spent to resolve actual defects, and 37.4 percent were spent resolving resident complaints. Furthermore, these results are valid regardless of the location of the complexes. As such, these results could be of significance when establishing or revising regulations regarding the repair of the long-term defects of apartment complexes.
