수도권과 지방 주택매매가격의 동조화 변화 분석 (A Co-movement Analysis of Housing Purchase Price of Capital and Non-Capital Area)

  • This study examined the dynamic change in the co-movement between the house price rates with the network methods of Mantegna (1999). First, Capital area and non-capital area form independent clusters which have the heterogeneous co-movement pattern. In other words, Capital and non-capital areas have low connectivity in the housing market. Also, if the co-movement between capital areas have been strengthened, the co-movement between non-capital areas have been weakened. The results of the dynamic analysis show that the degree of the co-movement in the housing market is continuously increased. The members of the co-movement group in the capital area are strongly steadied by all periods. However, the members in the non-capital area have been changed according to the period. Accordingly, it is necessary to establish policies based on various information for the housing market of the non-capital area rather than policies targeting the capital area. In addition, Apartments in Korea are more likely to be used as investment or speculative assets than other types of houses. It has been confirmed that this is Gangbuk, which is locatied in the northern part of Seoul, appears to be a region where the Spillover Effects of price fluctuation can be triggered in the housing and apartment market. However, the housing market in Gangnam, which is locatied in the southern part of Seoul, was divided into low systematic risk.

  • 본 연구에서는 수도권과 수도권이외 지역 커피전문점의 브랜드이미지와 브랜드충성도 간 신뢰와 관계몰입의 매개효과를 확인하였다. 이를 위하여 커피전문점을 이용해 본 경험이 있는 수도권 거주 고객 125명, 수도권이외 지역 거주 고객 139명을 대상으로 설문지 조사를 하였다. 연구결과는 다음과 같다. 첫째, 커피전문점의 신뢰는 브랜드이미지와 관계몰입 간에서 매개역할을 하는 것으로 나타났다. 둘째, 관계몰입은 신뢰와 브랜드충성도 간에서 매개역할을 하는 것으로 나타났다. 셋째, 신뢰와 관계몰입은 브랜드이미지와 브랜드충성도 간에서 매개역할을 하는 것으로 나타났다.

  • 본 연구는 사회적기업이 지난 5년간 2배 이상 증가한 점을 고려해 볼 때 지역별 비교를 통하여 성장 결정요인을 살펴보고자 한다. 매출액 결정요소에서는 수도권은 업력·근로자총인원·자본집약도, 경상지역은 업력·근로자총인원·자본, 충청지역은 업력·근로자총인원·정부지원금 의존도, 전라·제주지역은 근로자총인원·자본이 정(+)의 영향을 나타내었다. 자산 결정요소에서는 수도권은 업력·근로자 총인원·자본, 강원지역은 자본, 경상지역은 업력·근로자총인원·자본, 충청지역은 업력·근로자총인원·자본집약도, 전라·제주지역는 근로자총인원·자본, 자본집약도가 정(+)의 영향을 나타내었다.

A Study on the Capital Area's Urban Type Analysis and Real Estate Characteristics

  • In recent times, multi-centralization and decentralization as well as large Capital area and suburbanization in the spatial structure of capital area. With rapid growth, urbanization and industrialization are unsystematic, and growth inequality between regions caused negative effects such as discordant centralization and decentralization, fluctuating land value, and gap between living conditions. Accordingly, this study analyzed urban spatial indexes by the self-governed body in the capital area such as Seoul, Incheon, and Gyeonggi province for the analysis of the regional inequality phenomenon. We examined the characteristics of temporal and spatial changes in urban spatial structure in the capital area by utilizing the distribution pattern and density of city indexes such as population, employment, etc, and then drew the commonality of those factors through factor analysis. We evaluated the drawn results through the city standard index by each city, conducted factor score analysis, and identified the interaction between each factor and Housing Purchase Price Composite Indices index, housing rent price index(Housing Jeonse Price Composite Indices), land price fluctuation rate, diffusion ratio of house, and financial independence.

커피전문점의 브랜드이미지와 행동적충성도 간 고객만족과 태도적충성도의 매개효과에 관한 연구 - 수도권지역과 수도권이외지역을 중심으로 - (A Study on Mediating Effect of Customer Satisfaction and Attitudinal Loyalty between the Brand Image and Behavioral loyalty in Coffeeshops -Focusing on Capital Area and Non-Capital Area-)

  • 본 연구에서는 수도권과 수도권이외 지역 커피전문점의 브랜드이미지와 행동적충성도 간 고객만족과 태도적충성도의 매개효과를 확인하였다. 이를 위하여 커피전문점을 이용해 본 경험이 있는 고객 290명을 대상으로 설문지 조사를 하였다. 연구결과, 첫째, 커피전문점(수도권지역)의 고객만족은 브랜드이미지와 태도적충성도 사이에서 부분매개역할을 하는 것으로 나타났다. 그러나 수도권이외지역 커피전문점의 고객만족은 완전매개역할을 하는 것으로 나타났다. 둘째, 커피전문점(수도권지역)의 태도적충성도는 브랜드이미지와 행동적충성도 사이에서 매개역할을 하는 것으로 나타났다. 그러나 수도권이외 커피전문점의 태도적충성도는 완전매개역할을 하는 것으로 나타났다.

Comparative Analysis on the Cremation Rate of the Capital Area and the Increase Rate of Cremated Bodies Using the Online Cremation Reservation Service in Funeral Information System

  • In the study, we show the annual average increasing rate of death bodies in the capital area was 2.1% while the annual average increasing rate of cremated bodies was 4.5%. As the annual average increasing rate of cremated bodies was about 2.1 times higher than the annual average increasing rate of death bodies, the increase rate of cremated bodies contrast to the increase rate of death bodies was relatively high. Also, the cremation rate of the capital area was increased by 9.5% from 80.3% in 2011 to 89.8% in 2017 while the increase rate of cremated bodies was 27.2%(N=21,694 people) from 79,866 people in 2011 to 101,560 people in 2017. Thus, the increase rate of cremated bodies contrast to the increase of cremation rate of the capital area was relatively very high. On the basis of 2017, the utilization rate of public cremation facilities in by capital area was 94.5% in Incheon Metropolitan City, 91.1% in Seoul Metropolitan City, and 20.9% in Gyeonggi-do, which showed huge differences in the utilization rate of public cremation facilities in the jurisdiction area of by capital area. Focusing on the actual state shown in the results of this study above, it would be necessary for Seoul Metropolitan City to carry forward a supply & demand policy of cremation facilities through the extension of cremation furnaces, for Gyeonggi-do to carry forward a policy to build the public cremation facilities focusing on the basic local government in the jurisdiction area, and for Incheon Metropolitan City to enforce the measures for the joint use of cremation facilities with the basic local government in the adjacent Gyeonggi-do jurisdiction area in order to improve the efficiency of the operation of cremation facilities.

김장굴의 수요 분석 및 예측 (Forecast and Demand Analysis of Oyster as Kimchi's Ingredients)

  • This paper estimates demand functions of oyster as Kimchi's ingredients of capital area, other areas excluding a capital area, and a whole area in Korea to forecast its demand quantities in 2011~2015. To estimate oyster demand function, this paper uses pooled data produced from Korean housewives over 30 years old in 2009 and 2010. Also, this paper adopts several econometrics methods such as Ordinary Least Squares and Feasible Generalized Least Squares. First of all, to choose appropriate variables of oyster demand functions by area, this paper carries out model's specification with joint significance test. Secondly, to remedy heteroscedasticity with pooled data, this paper attempts residual plotting between estimated squared residuals and estimated dependent variable and then, if it happens, undertakes White test to care the problem. Thirdly, to test multicollinearity between variables with pooled data, this paper checks correlations between variables by area. In this analysis, oyster demand functions of a capital area and a whole area need price of the oyster, price of the cabbage for Gimjang, and income as independent variables. The function on other areas excluding a capital area only needs price of the oyster and income as ones. In addition, the oyster demand function of a whole area needed White test to care a heteroscedasticity problem and demand functions of the other two regions did not have the problem. Thus, first model was estimated by FGLS and second two models were carried out by OLS. The results suggest that oyster demand quantities per a household as Kimchi's ingredients are going to slightly increase in a capital area and a whole area, but slightly decrease in other areas excluding a capital area in 2011~2015. Also, the results show that oyster demand quantities as kimchi's ingredients for total household targeting housewives over 30 years old are going to slightly increase in three areas in 2011~2015.

사회적 자본과 자살충동 (Social Capital and Suicidal Impulse)

  • Objectives: This study examines the relationship between social capital and suicidal impulse for the Metropolitan Seoul residents, paying particular attention on individual and area level risk factors using multilevel analysis techniques. Methods: Data are obtained from the 2005 Seoul Health Indicators Survey and the Seoul Survey. At the individual level, we analyze demographic variables including sex, age, marital status, educational attainments, family income, field of economic activities, having close friends or relatives, and having participating groups or organization. To measure the area level social capital, happiness index, attitude toward minority, the percent of volunteer activity, the percent of having close friends or relatives, and the percent of participating groups or organization are considered. A multilevel logistic regression analysis is conducted utilizing the SAS 9.1. Result: Results show that non-aged, female, not currently married, unemployed individuals tend to have relatively high motivation of suicide. Controlling for individual level covariates, the relationship between social capital and suicidal impulse is neither significant nor substantial. Further, the consideration of area social capital does not explain the variances in suicidal impulse across 25 Kus. Conclusion: Suicidal impulse among Seoul residents is mainly attributable to the composition of individual characteristics but little to the contextual social capital.

백제 후기 익산도성 조영계획모델에 대한 도성계획사적 해석 (Restoration of Iksan Imperial Capital City Structure and Construction Model in Late Baekje from the Point of Ancient Capital City Planning)

  • This study aims to draw out planning principles and structure of Iksan imperial capital city in late Baekje, especially in view of the relationship among imperial capital city planning area, skeletal axis and the location of royal castle. With site survey and analysis of historical records, old maps, topographical maps, archeological excavation data, land registration map of 1915, some significant inferences were drawn out. Firstly from the point of topological conditions, the contiguous line of a stratum from Mireuk mountain(彌勒山) to Wangkung-ri castle(王宮里遺蹟) and two waterways made a topological axis of Iksan Imperial capital city. Secondly district of Iksan imperial capital city can be deduced to the inner area north to Kummado soil wall(金馬都土城), south to the confluence of Iksan river(益山川) and Busang river(扶桑川), west to Okum mountain fortress(五金山城) and Galjeon river(葛田川), east to line near to eastern wall of Jesuksa temple(帝釋寺). Iksan ssang-reung(益山雙陵) was located outside western boundary line of capital city. Thirdly axis from Wangkung-ri castle to northern Kummado soil wall made a skeletal axis of city structure. It got through northern lowland along Buk river(北川) between Yonghwa(龍華山) and Mireuk mountain. Fourthly the location of royal palace can be deduced to the north part of the city around Kumma town area along the planning principle of northern royal palace.

소작경영(小作經營)이 농업생산성(農業生塵性)에 미치는 영향(影響)에 관(關)한 연구(硏究) (A Study on the Effect of Tenant Farming to Agricultural Productivity)

  • Land reform in Korea was performed in 1949. The formation of owner farmers was the primary objective of land reform. But since land reform, the number of tenants has been increasing, and it reached to 65.7% of total farmhousehold by 1985. To analyze the productivity of tenant farming, 40 farmers in Kumnam, Yeongi Gun and Gongju Gun, Banpo, Chungnam Province, were selected as samples for the empirical analysis. The results of the empirical analysis are summarized as follows; 1. In plain area, tenants input 5% more labor, and 15% less capital than owner farmers. In mountain area, tenants input 15% more labor, and 4% more capital than owner farmers. 2. There is no difference in the output of rice between owner farmers and tenants in both area. 3. In plain area, the physical productivity of labor of owner farmers is 4.6 (kg/hour), and that of tenants is 4.4. And the physical productivity of labor of owner farmers in mountain area is 4.2, and that of tenants is 3.6. 4. The physical productivity of capital of owner farmers in plain area is 17.7(kg/1,000 won), and that of tenants is 20.6. In mountain area, the physical productivity of capital of owner farmers is 18.8, and that of tenants is 17.9.
