The Spatial Composition by Block Plan of the Free Elderly Facility in Jeonbuk Province (전라북도 무료양로시설의 건물배치에 따른 공간구성 특성)

  • The purpose of this study was to evaluate and to analyze the spatial composition by block plan of the free elderly facility and to provide basic information for building up the detail architectural guidelines. The results of the study were as follows: Elderly welfare law needed to control the poor physical environments of the free elderly facility such as the residential space for more than 4 individuals. The facility of single building type should strengthen the informal support networks through the dispersion of public spaces or should encourage moving of the residents through the outdoor space, especially in rural area. On the other hand, the linking type needed to focus on the administrative spaces on the first floor for the managerial convenience, and to group and disperse the public/recreational spaces to decrease the unnecessary moving of the residents and staffs. The passageway linking building to building should directly connect each administrative space or public space so that elderly used them without any inconvenience. In the dispersion type, which is suited to rural area, the lounge, dining hall, and the place for the staff on duty should be located in the same as the residence building for the convenience and the safety of the elderly residents.

  • In the case of that not considered seismic design at transformer vault which is equipped with many important electrical facilities, the facility is damaged, electrical fire breaks out and another damage may be caused due to earthquake. But seismic design has not yet applied to transformer vault in the country. Regard to seismic design method of electrical facility installed inside the building, the seismic design procedures for electrical facility is presented in this parer, which has been developed by referring "Building design standard" of domestic code and "Manual of seismic design and construction for building electrical facility" in japan. This paper may help engineers perform detail seismic design, construction and reliability inspection of electrical pipes and facilities.

  • As school facilities have been expanding quantity better than quality, efficient school facility management has been focused on from 2001 in domestic. Due to obsolescence of school facility, objective management and maintenance cost of school facility is very important. However LCC(Life cycle cost) analyst, owner, engineer, contractor and facility manager have a difficulty to obtain and facilitate the basic analyzed data required to analyze LCC of school facility and establish maintenance plan. Therefore this research presents muti-dimensional analysis method through data warehouse technique for supplying maintenance cost information of school facility that can trace and accumulate the scattered LCCing data in the perspective of life cycle of school facility.

  • Recently, amount of High-Rise Mixed-use Building is Increasing based on Preference of comfortable residence and good view. Government policies were turned to prefer about High-Rise Mixed-use Building because of decreased real estate Condition. But these changes have revealed that it has many maintenance problems for example- efficiency, economic, environmental problems. This paper suggests that the Database System based on various alternatives and real case. And it will be a tool in the scientific decision and value analysis from the facility management to make optimized decision.

  • Looking at recent safety accidents in buildings, most of them due to lack of FM expertise, and this is due to human resources. In each all industry areas, some companies are competitive, representational, and leading in the market through long-term expertise and research in their respective fields. In the field of FM industry, some companies offer core-competencies in internal and external innovative building management through competition with others. However, old custom and old management form still exist in the FM field. However, an old custom and old management system still exist in the FM field; it forces cost-cutting and caused by carelessness in technical development competitiveness and safety measures. The government control by safety inspection and facility inspection through legislation of building management, but the management is still weak as a side of in the facility management section due to inspect sth as a mere formality and submit a paper report. These facts exist different kind of usage of the building have a three-party encounter between a building owner, user, and FM enterprises. In this research identify survey, especially building owner (manager)'s choice perception priority for optional factors to choose FM enterprises. Based on this, FM enterprises will be forced to seek a new dimension for better building management. In this light, the purpose of the research is to shape changes in the FM market culture safely and providing better service in building management and understanding building owner's insight through this research's information.

  • Now, our country is in the face of increasement of aged person, and because of this fact many problems about aged person are show themselves. The main problems can be summarized as services provided by suppliers, inefficient management of welfare facility, violation of human rights, and nonprofessionalism of caring. Therefore to increasement of welfare quality, the direction of aged person welfare facility was suggested in this study.

  • An instance of domestic exhibition facility building case, the shortage of managing personal in construction resulted serious issue on expenses, times, quality, and safty with no satisfaction on its process and result. According to subject's speciality the CM's application methods are varied and because of its speciality, overall process of building an exhibition facility operating by its owner.   • Overseas countries' government and facility management industries make efforts to ensure precise and fluent data from building information modeling (BIM). In facility management, a large amount of data and information are necessary to continue the process activities. Facility condition assessment, which is performed to make budget plan for the maintenance and operation requires the related facilities' documentation and information. However, it depends on the owner and the user of the facility to provide accurate and complete information to consultant. The problems as follows: (1) owner and user should provide documents and information, and (2) the consultant cannot verify the provided information. To solve these problems, we suggest a methodology to produce the information for FCA through BIM. First, all of the essential documentation and assessment elements are listed. Next, the documents and elements are separated out, whether they are able to be extracted from BIM or not. Then, the list indicates only the data that is linked with BIM. The suggestion is expected to provide the required information through the connection to BIM with accuracy and completeness and to present another BIM application use for facility management.

  • The introduction of BIM technology is expanding not only in the field of design and construction, but also in the maintenance and use stage. In particular, researchers are looking to build a smart facility management system that integrates advanced IT technology and BIM. This study proposes the parts to be used and added to the BIM information, focusing on information generated and exchanged in the application case that is an issue during the current facility maintenance work by introducing the smart facility management technology and its use cases. The effectiveness of this proposal is compared with the scenario in which BIM-based facility safety management is applied and the current business scenario. In conclusion, the requirements for smart facility management are analyzed, and linkable parts between facility management tasks and BIM data that should be reflected in the facility management system are presented. In the maintenance phase, through the use case scenario, the facility management phase is subdivided according to the characteristics and contents of the work. In addition, information about the facilities required for each task is specified. Furthermore, it is examined whether BIM data and IT information can be linked with existing facility management systems. It is a process and guideline that can be provided to practitioners who want to introduce BIM and smart technology to facility management. It can define the required data items and levels according to the required information step by step based on the maintenance case.
