Towards More Accurate Space-Use Prediction: A Conceptual Framework of an Agent-Based Space-Use Prediction Simulation System

  • Size of building has a direct relationship with building cost, energy use and space maintenance cost. Therefore, minimizing building size during a project development is of paramount importance against such wastes. However, incautious reduction of building size may result in crowded space, and therefore harms the functionality despite the fact that building is supposed to satisfactorily support users' activity. A well-balanced design solution is, therefore, needed at an optimum level that minimizes building size in tandem with providing sufficient space to maintain functionality. For such design, architects and engineers need to be informed accurate and reliable space-use information. We present in this paper a conceptual framework of an agent-based space-use prediction simulation system that provides individual level space-use information over time in a building in consideration of project specific user information and activity schedules, space preference, ad beavioural rules. The information will accordingly assist architects and engineers to optimize space of the building as appropriate.

  • Most of studies on PC method aim at the structural analysis and development of PC members, and studies on the construction management aspect are insufficient. Therefore, this study tries to investigate 'hallow PC column composite method(HPC composite method)' from the viewpoint of construction management and analyze the construction cost of the composite method. On the assumption that each comparative method was applied to the zone, the difference in construction cost between the two methods was analyzed. As a result, HPC composite method increased the initial investment cost because of its factor technology, but reduced transport cost, lifting cost, and installation cost through lightweight columns. This study analyzed only the difference in construction cost of HPC composite method so that it has the limitation in evaluating its economy. Therefore, to evaluate the economy of HPC composite method, it is considered to research more the construction cost of HPC composite method.

  • Planning/planning stage Construction cost prediction is very important. In particular, flexible thinking is required to predict the construction cost by reflecting rapid market changes and current conditions. Therefore, in this study, we tried to consider the process for calculating the construction cost of an apartment house in a more accurate planning/planning stage. First, cases were collected based on the classification system by construction type. Second, the construction cost was predicted using the case-based reasoning technique. Third, the composition ratio by construction type of the most similar case was applied to the derived construction cost. Finally, the construction cost was predicted based on practical corrections reflecting the market and field conditions.

  • 한국 고유의 목조건축형태인 한옥을 현대 공법 및 재료 등의 기술의 적용을 통해 품질과 시공성을 향상시키고, 다양한 규모와 시설을 포괄한 신한옥의 형태로 보급 확산하려는 노력이 계속되어 왔다. 본 연구는 신한옥 표준분류체계(Hanclass) 적용을 통해 구축된, 일곱 개의 실증구축사업 사업비 정보를 분석하여 신한옥 공법변화의 추세와 함께 이에 따른 공사비 변화를 고찰하였다. 우선, 일곱 개 실증구축사례의 공법 특징을 분석하고, 이를 공종분류, 재료분류, 공법분류, 부위분류를 분석의 기준으로 설정하여 공사비에 끼치는 영향을 분석하였다. 또한 사례 프로젝트들에서의 공법 변화 주요 영향요인들을 항목화하고 연계된 비용변화를 정량화함으로써 향후 지속적인 공법과 비용간의 관계를 관찰하기 위한 기본 구조를 작성하였다. 본 연구의 결과는 지속적으로 개발되고 있는 신한옥의 신공법의 추세를 체계적으로 파악하고 또한 발전방향의 가이드를 할 것으로 기대한다.

의료시설 사업계획서의 건축사업비 산정에 관한 연구 (A Study on the Calculation of Construction Project Cost of Healthcare Facility Business Plan)

  • Purpose: The purpose of this study is to provide an effective construction project cost estimation tool for preparing a business plan of healthcare facilities which can be practically used for development projects. Methods: In order to provide a tool for calculating construction project costs, this study analyzed the Building and Related Laws, the Building Technology Promotion Laws, the Ministry of Land, Infrastructure and Transport notifications and directives, the Ministry of Trade, Industry and Energy notifications, the detailed guidelines of the Ministry of Strategy and Finance, the Building Service Industry Promotion Acts, various certification standards, actual project budget calculation cases, etc. with advices from related experts. Results: 1) Construction cost is classified into construction costs, architectural design costs, supervision costs, incidental costs, and each sub-element. In particular, since there are many incidental cost items, essential items to be reviewed during planning are derived and costs are calculated according to appropriate consideration criteria. 2) Criteria for Payment calculation mainly applies the construction cost rate method or the actual cost fixed amount method in consideration of the characteristics and scope of work. Implications: There are many calculation factors that need to be applied to the construction project cost. Therefore, it is necessary to organize the calculation process more clearly.

겨울철 신축 공동주택의 플러쉬아웃 시행 시 난방비용에 관한 연구 (Study of Energy Cost for Performing Flush-out in Newly Constructed Multi-residential Buildings during Winter Season)

  • Newly constructed multi-residential buildings with more than 500 households should be flushed out indoor contaminants using a mechanical ventilation system or large fans after the completion of construction and prior to occupancy by the Heath-friendly Housing Construction Standards since 2014. In addition, the standard recommends to maintain indoor temperature over $16^{\circ}C$ and relative humidity below 60% while performing the flush-out. However, it is difficult to maintain these recommended indoor conditions, especially during winter season because additional energy cost is needed for space heating. Therefore, in this study, additional energy cost including heating and ventilation energy cost in multi-residential household for flush-out during winter season was estimated using building energy simulation program called EnergyPlus. Additional energy cost according to various conditions for performing flush-out (such as performance period, ventilation rate, and heating set-point temperature) was analyzed. Based on the results of the energy simulation, the energy cost was estimated to be ranged from 14,625 to 29,452\/household in Incheon city and from 3,521 to 26,268\/household in Gwangju City. There was no significant change in energy cost according to the performing terms of flush-out between Incheon and Gwangju City.

건축물 범죄예방 기준 확대적용에 따른 경제성 분석 (An Economic Analysis by Applying Extended Crime Prevention Standards for Buildings)

  • Multi-unit house, multi-household house, row house and apartments with less than 500 households were included in the list of anti-crime for buildings following the revision of the "notice of crime prevention building standards" on July 31, 2019. Strengthening the performance of crime prevention buildings is inevitable to increase the cost of building construction, including installation of preventive facilities and use of facilities that have secured performance. Thus an economic analysis on the costs and expected benefits of implementing the standards is required for social consensus. Economic analysis is divided into cost analysis and benefit analysis. This study aims to perform an economic analysis on the installation of crime prevention facilities in the buildings subject to expanded crime prevention obligations. Cost analysis is calculated as the sum of the cost of installation and the price of the crime prevention facilities installed for each target residential building. Benefit analysis is calculated as the social cost of targeted crimes that are expected to decrease due to the installation of crime prevention facilities. Economic analysis shows that the total cost of installing crime prevention facilities in residential buildings is estimated at 107.31 billion won per year, while the total benefit from enhanced crime prevention performance is estimated at 9.38 billion won per year. Considering inflation, benefits are expected to outpace costs in the 28th year since the system was implemented.

Particle Swarm Optimization을 이용한 공기-비용 절충관계 최적화 모델에 관한 연구 (A Study on Optimization Model of Time-Cost Trade-off Analysisusing Particle Swarm Optimization)

  • It is time-consuming and difficulty to solve the time-cost trade-off problems, as there are trade-offs between time and cost to complete the activities in construction projects and this problems do not have unique solutions. Typically, heuristic methods, mathematical models and GA models has been used to solve this problems. As heuristic methods and mathematical models are have weakness in solving the time-cost trade-off problems, GA based model has been studied widely in recent. This paper suggests the time-cost trade-off optimization algorithm using particle swarm optimization. The traditional particle swarm optimization model is modified to generate optimal tradeoffs among construction time and cost efficiently. An application example is analyzed to illustrate the use of the suggested algorithm and demonstrate its capabilities in generating optimal tradeoffs among construction time and cost. Future applications of the model are suggested in the conclusion.

국민·영구임대주택 건축비 산정을 위한 공사비지수 예측 연구 (Prediction of the construction cost indices for construction cost of the public and permanent rental house)

  • Korean government is planning to supply a half million public and permanent rental houses from 2013 to 2018 for settlement of non-homeowners. It is requested an objective criterion to appropriate the budget for the rental houses construction project cost. In this study, construction cost indices, which reflect the inflation trend of construction resources, were explorated to suggest a effective methodology for the construction cost estimation of therental houses. We figured out the future construction cost indices using several scientific methods, and seven estimated indices values were shown. It is required an additional research to select the proper value among the analyzed indices.

  • Recently, BAI(Board of Audit and Inspection of Korea) has recommended that "Result unit cost" of Korean government apply to national power plant construction project when plant owner corporations estimate budget price for tender. but nuclear industry have difficulties with this suggestion. the purpose of this study is to review the "Result unit cost" and problem with application of NPP construction cost estimating. And proposed the direction of application of "Result unit cost" to NPP construction cost estimating.
