  • Building management cost increases enormously as modern buildings become complicated. Lost of building eveners or managers feel the need to cut down the cost not sacrifying Comfort building environment and building safety, The ways to achieve such goal are maintaing with a few person, proper HVAC scheduling to save energy BAS's i.e the building automation system or building maintenance system, are designed to meet the goal. In korea, imported BAS's have been installed past several years. Difficulties arised in several aspects. One is extra high cost in installing BAS's because of marginal coat. Another is long settling time because it is originated from abroad. GSC/85/30 is the first trial as a korean BAS to minimize such difficulties. Even though it is a primitive system, it is a mileston of korean BAS the technics gained from developing GSCI/85/30 can be utilized to develop higher version and is now. As modern buildings become more complicated and hugy, managers owner of buildings seek for the system to manage building properly. BAS(Building Automation System or Building management system) is designed to meet the need.

  • The rapid development of Kuala Lumpur has seen numerous new and high-rise buildings introducing Building Automation System (BAS). Whilst effective application of Knowledge Management (KM) within BAS is the pre-requisite for the achievement of optimum BAS performance, there has been little research undertaken to investigate if have been the case. This paper presents a research undertaken to get a view of how KM applies in BAS in six (6) selected case-study buildings in Kuala Lumpur, all operating with the 'one-system' M&E workstation control BAS. The emergent findings positively suggest that adequate KM approaches were employed within their BAS management processes, but further studies would be necessary to determine the extent of their application and effectiveness.

  • There are many economic and operational reasons to integrate fire alarm signaling system with other building automation system. Integration of this requires open network with for the standard communication protocol and careful design practices. The important point for this is also the development of intelligent control modules for replacing the conventional zone adapter in fire system. Therefore, this paper proposes an new conceptual design of the open distributed fire alarm signaling system for the integration of BAS, a new intelligent control modules with LonTalk protocol and a new control modules for power line communication. Newly proposed additions to LonWorks network make it very well suited for integrating fire systems with other building automation sub-systems and another BAS with low cost. Additionally, it is very important that best design practices, test procedures and building codes need to be modernized to accommodate integrated building systems.

  • Wireless Sensor Network(WSN) has been very popular in unattended surveillance systems recently. For Applying WSN into Building Automation system(BAS), a novel hierarchial network structure and static routing algorithm which eliminates the scalability limitation of Zigbee are proposed in this paper. The static routing algorithm relying on the hierarchial network address reduces the computational complexity to a great extent and has a real-time performance which satisfies urgent applications well.

  • In this paper, we analyze the architecture of a typical building automation systems and control points in the network architecture, interoperability, and performance aspects. We proposed a new virtualization-based point-to-point automatic control system that is connected to a high speed wired system. Cloud computing based automation system enables the user based environment control, and may perform a building energy management performance through the improvement of the building automation system efficiently In addition, the virtualization system makes it possible to perform the management of the group building load management operators efficiently.

  • As the 21st century signifies an information-oriented society, the computer integration takes place in all walks of human presence. Needs for computer and network-integrated automation present new challenges in military as well as commercial facility systems engineering. Since the first intelligent building appeared in USA in 1984, it gradually became an essential capability for the building industry requirement these days. Intelligent Building System(IBS) is evolving to be very complex because there are many subsystems such as telecommunication(TC), office automation(OA), building automation(BA), security, construction environments, etc. During the planing phase of IBS development, therefore, a disciplined systems engineering must be performed to analyze stake- holder's requirements to build an optimized system while minimizing trial-and-error expenses and risks. This paper presents a conceptual design of BAS applying systems engineering methods. The contribution of this study includes the development of IBS subsystem specification for building automation subsystem, which is a part of IBS, using the methodology of requirement analysis, functional analysis, synthesis, and verification. A computer-aided systems engineering s/w, RDD-100, was used to improve the system design efficiency and to promote the product design knowledge management for reuse in later design programs.

  • Recently, due to the importance of information security, security vulnerability analysis and various information protection technologies and security systems are being introduced as a countermeasure against cyber-attacks in new as well as existing buildings, and information security studies on high-rise buildings are also being conducted. However, security system introduction and research are generally performed from the viewpoint of general IT systems and security policies, so there is little consideration of the infrastructure of the building. In particular, the BAS or building infrastructure, is a closed system, unlike typical IT systems, but has unique structural features that accommodate open functions. Insufficient understanding of these system structures and functions when establishing a building security policy makes the information security policies for the BAS vulnerable and increases the likelihood that all of the components of the building will be exposed to malicious cyber-attacks via the BAS. In this paper, we propose an architecture reference model that integrates three different levels of BAS structure (from?) different vendors. The architectures derived from this study and the security characteristics and vulnerabilities at each level will contribute to the establishment of security policies that reflect the characteristics of the BAS and the improvement of the safety management of buildings.

  • Technology has been viewed at various stages of civilization as leading to future progress. The building, its services systems and management of the work process all contribute to the well-being of people within an organization. Productivity relies on there being a general sense of high morale and satisfaction with the workplace. Now buildings are considered as providing a milieu for human creativity. Flexibility, adaptability, service integration and high standards of finishes offer an intelligence threshold. Building Automation System(BAS) - controlled lighting systems may offer incremental energy saving. Conventional Lighting control systems often control equipment in a single room or over the limited area, because they are centralized control systems, which means that all the controlled circuits must be wired to a single control panel. The computers used by these systems are typically dedicated microprocess that perform only lighting control functions. By comparison, modern Building automation systems are distributed control system, which means that their computing hardware and software are distributed as a network that microprocessor-based control modules and standard PC. PLC(Programmable Logic controller) is extensible virtually without limits, so that all the lighting in a facility can be controlled by single, unified system - the same system that also can control and monitor the building's HVAC, security, and manufacturing processed, elevators, and more. A Building automation system can control light using schedules, manual controls, occupancy sensors, and photosensors, either singly or in combination. Building Lighting control and monitoring system will be for a energy saving and efficient building management system.
