The block-unit housing renewal project was presented as an alternative method to overcome the side effects of large-scale renewal projects while improving poor residential conditions. However, projects implementation is prolonged and even the pace of projects, which was considered an various incentives, is being delayed for the most part. In this study, delay factors are drawn by eight; conflict among association members, contract delay of joint implementation, participation paucity of constructor, inadequate project guidelines, alteration of project plan, lack of renewal project professionals, stricter loan restriction of HUG, lack of capacity of project operator. We categorized those eight factors to three aspects such as implementation, participants and proposition and suggested improvement alternatives according to three aspects.
The Don-am district is a residential area that was supplied in 1936 as a land readjustment project(Tojiguhoekjeongri). The Don-am district was newly supplied with residential areas and urban hanoks were built in large numbers. The Don-am district was influenced by urban planning and legislation at that time. These affected in the layout and plan of urban hanok. Residential block in the Don-am district were developed sequentially from the late 1930s to the 1960s. Residential block were divided by modern construction company and sold by individual lots. The blocks supplied to the Don-am district made uniformly the corner out-off(Ga gak) for creating a vehicle-centered road. So urban hanoks located in the corner plot was transformed in response to the road. Residential blocks in Don-am district was divided into three to four rows. Therefore, alleys were created inside the block. Newly made alleys consist of a privately owned road(Sa-do), a public road(Gong-Do), and open space in the site. And the alleys were used as an entry space for sharing with neighboring. Urban hanoks of Don-am district have had changed and adapted to the formation of these alleys.

This study examined the characteristics of a district through the concept of a block system in the physical aspect of the four land readjustment project districts of Cheongju City in the 1970s. The results of this study are as follows. First, the local road system for accessing the main road network and blocks was well established compared with the current urban development standards. On the other hand, since the access roads to the individual lots in the block were not equipped properly, it was difficult to improve a house. Second, according to the characteristics of the block, the Aspect Ratio of blocks was 1: 2 on average and most of those directions was east-west. The area of block from the 1st to 3rd districts was increasing, but districts 4 were decreasing. This also was changed to the shape of a contemporary block system. The larger the size of the block area, the lower the Jeobdoyul. Third, in terms of the characteristics of the lot array, blocks with a multi-row system of $4{\times}4$ or more were lots up to the 1st to 3rd district, but 4th district was improved greatly. Because blocks close a square shape have become excessively poor with Jeobdoyul, it was judged that it is difficult to improve the residential environment. Moreover, as the type of the residential development by the land readjustment project is standardized considerably and this type of land area is extensive, it can be an alternative to control the urban sprawl of suburbs if it finds the way to improve this type of the residential area considering this characteristic.
The purpose of this study is to find out distributional principles of the shop-houses in residential district through physical composition of residential area. Through the research that are based on literature and field survey, it analysed the relation between physical composition of residential area and the shop-houses of selected four sites under similar urban condition where land readjustment project were held. The consequences of this study are summarized as follows; 1) A road that is not penetrating the inside a residential area is seemed to have low occupancy of shops comparing to other roads with similar hierarchy. And the shops functions as convenience facilities. It can be inferred from the statement above that even a road with higher hierarchy is not easy to form commercial area if without penetrating the residential area. 2) According to the size and the arranged method of Inner blocks of residential area towards major roads, distribution of shop-houses appear to be different. In other words, when shop-houses are located along the roads, the proportion of shop was higher than when located perpendicular to the roads. 3) When the number of average lots are little and the size of block is small, usually, street ratio and the number of corners gets higher, which eventually increases the number of shop-houses.

This study aims to find the conservation and regeneration plan in terms of preserving and utilizing old wooden houses, regenerating existing buildings, and developing idle land for old dwellings located outside the southern gate of Cheongju, Korea. In the preservation and utilization of old houses, three places in the block where wooden houses clustered are created as conservation houses, and are conversed as cafes, workspaces, and homestays along with the preservation of individual houses. In the regeneration of existing buildings, the street landscape was improved through extension and renovation, new construction after demolition, and exterior renovation for one or two-story buildings facing the roadside. In the development of idle land, it reflects the layout method and open yard space corresponding to the path and orientation of the old house, and the mass was varied and segmented to resolve the medium scale. Accordingly, considering the context, landscape, and environmental aspects of the historical downtown, the development of old dwellings in downtown should shift from a uniform high-rise apartment project-oriented approach to a gradual and continuous regeneration direction.
This paper defined the concept of unsold land and diagnosed the cause of unsold land of LH business site. The results are showing as follows. First, unsold land is defined as land could not be sold until the completion of the project, and plan to sell the unsold land can be changed partially. Second, the status of unsold land in the 226 project sites were analyzed. $146km^2$ area corresponding to 74.8% of the total capital area($195km^2$) are unsold. By purpose, co-residential($38km^2$), industry($21km^2$), exclusive residential($16.4km^2$), commercial business($12.5km^2$), education($10.2km^2$) was larger in order. Third, value enhancement target project sites were selected and its symptoms and the cause of unsold land were analyzed. For the project site over average unsold rate, 6 sites located in province and 2 sites located in capital region were selected through collecting the practitioners and expert opinion. These 8 sites are characterized that sale of land for medium and large co-residential, urban support facilities, block-shaped house and attached house was inactive. Also, these sites commonly experienced economic fluctuations, changes in market demand, supply and demand mismatch, inflexible planning standards.
Since Paris Climate Change Conference in 2015, many policies to reduce the emission of greenhouse gas have been accelerating, which are mainly related to renewable energy resources and micro-grid. Presently, the technology development and demonstration projects are mostly focused on diversifying the power resources by adding wind turbine, photo-voltaic and battery storage system in the island-type small micro-grid. It is expected that the large-scaled micro-grid projects based on the regional district and town/complex city, e.g. the block type micro-grid project in Daegu national industrial complex will proceed in the near future. In this case, the economic cost or the carbon emission can be optimized by the efficient operation of energy mix and the appropriate construction of electric and heat supplying facilities such as cogeneration, renewable energy resources, BESS, thermal storage and the existing heat and electricity supplying networks. However, when planning a large residential town or city, the concrete plan of the energy infrastructure has not been established until the construction plan stage and provided by the individual energy suppliers of water, heat, electricity and gas. So, it is difficult to build the efficient energy portfolio considering the characteristics of town or city. This paper introduces an energy mix optimization(EMO) method to determine the optimal capacity of thermal and electric resources which can be applied in the design stage of the real large-scaled residential town or city, and examines the feasibility of the proposed method by applying the real heat and electricity demand data of large-scale residential towns with thousands of households and by comparing the result of HOMER simulation developed by National Renewable Energy Laboratory(NREL).
This study is to derive a project model based on potential demand for Korean-style houses, focusing on new town detached housing sites that LH supplies and to test validity of the derived model and to present the direction and supply methods of the projects. The existing high-class new town Korean-style housing developments that have been considered were found to have little business value due to problems in choice of location and discordance of demand, so 6 types of projects were established through the methods of changes in planned scale, combined use, and subdivision of plot of land based on the results of survey. The type that has the highest business value among the project models was block-type multifamily houses, and this can be interpreted as the increase in total construction area leading to increase inrevenues of allotment sales due to economies of scale. The feasibility of mass housing model in which small-scale Korean-style houses are combined with amenities was found to be high, and if the same project conditions as those of the block-type multifamily houses are applied, the business value of the Korean-style tenement houses was found to be high. Besides, the high-class housing models within block-type detached housing areas are typical projects that the private sector generally promotes, and the construction cost was found to be most expensive with 910 million won per house. In order to enhance the business value of the Korean-style housing development, collectivization such as choice of location, diversification of demand classes, optimization of house sizes, and combination of uses is needed. And in order to adopt Korean-style houses in the detached housing sites, the adjustments and division of the existing planned plots are needed, and the strategies to cope with new demand through supplying Korean-style housing types of sites can be suggested. Also breaking away from the existing uniform residential development methods, the development method through supplying original land that is natural land not yet developed besides basic infrastructures (main roads and water and sewage) can be considered, and as the construction of more than 1~2 stories building is impossible due to the structure of Korean-style house roof and furniture. So it can be suggested that original land in the form of hilly land is considered to be most suitable to large-scale development projects.

The SeoulMerto, operating subway line No.$1{\sim}4$, was constructed in the metropolitan Seoul with the highest population. When it was built, the design was challenged to sharp curved tracks considering the protection of buildings, cultural assets, the connection to ground roads and rivers as well as to elevated railway in some parts. Lots of residential apartments and business complex have gradually increased in the area around subway stations and railway lines according to the urban development. Consequently, Requirements of better quality of life and comfortable environment caused the citizen complain for the noise. It has become one of serious social issues. In this paper, Noise level was analyzed using noise map measured in the running train of all routes. The analysis on the noise level was conducted according to railway type, track components type, seasonal type, retirement degree of the vehicle and subway station. Especially, Noise characteristics were analyzed by noise level data measured in the inside and outside of the train with geometry types of the concrete track. This study will contribute fundamental data for the "The Development of Sound-Absorbing Block on Concrete Track" promoted on The National R&D Project.

This paper deals with 111 buildings built between 1962 and 1987, from various parts of the city of Osijek, for which, through the collection of documentation, a database is created. The aim of this paper is to provide the first steps in assessing seismic risk in Osijek applying method based on vulnerability index. This index uses collected information of parameters of the building: the structural system, the construction year, plan, the height, i.e., the number of stories, the type of foundation, the structural and non-structural elements, the type and the quality of main construction material, the position in the block and built-up area. According to this method defining five damage states, the action is expressed in terms of the macroseismic intensity and the seismic quality of the buildings by means of a vulnerability index. The value of the vulnerability index can be changed depending on the structural systems, quality of construction, etc., by introducing behavior and regional modifiers based on expert judgments. Since there is no available data of damaged buildings under earthquake loading in our country, we will propose behavior modifiers based on values suggested by earlier works and on judgment based on available project documentation of the considered buildings. Depending on the proposed modifiers, the seismic vulnerability of existing buildings in the city of Osijek will be assessed. The resulting vulnerability of the considered residential buildings provides necessary insight for emergency planning and for identification of critical objects vulnerable to seismic loading.
