주택산업의 풍수마케팅 모형 정립에 관한 연구 (A Study of the Fengshui Marketing Model in the Housing Industry)

  • 본 논문은 풍수마케팅 위한 체계화된 풍수지리 분석기법과 풍수지리 감결서의 작성 방법을 연구하여 주거공간에 있어 기업의 마케팅에 활용할 수 있도록 풍수마케팅 모형을 정립한다. 여기서 풍수마케팅은 제품광고뿐만 아니라 판매촉진, 홍보, 이벤트, 세일즈맨 활동 등 변화하는 시대에 부응하는 마케팅 전략으로 소비자의 구매력과 기업의 이미지 증진에 영향을 줄 수 있다. 다만, 아직까지 풍수마케팅을 할 수 있는 광고상품이 주택분양이나 점포입지 그리고 상품배치를 위한 공간배치 등 매우 제한적이다. 그래서 현재 보편적으로 이루지고 있는 일반적인 주택분양 마케팅에 덧붙여 주택분양을 한층 더 촉진할 수 있는 풍수마케팅 방식을 연구하고자 한다. 먼저 이 연구를 위해 전통풍수지리 이론을 바탕으로 양택풍수 분석방법을 논하고, 현대에 맞는 새로운 풍수지리 분석기법으로 지형공간구조와 지자기교란을 분석방법을 논한다. 이러한 체계적이고 객관적인 풍수지리 분석방법을 적용한 풍수지리 감결서의 작성방법과 표준양식을 제시하였다. 결과적으로 기존 주택산업의 풍수마케팅 모형을 정립하여 기업의 상품판매 촉진 마케팅의 한 방법을 연구하였다. 향후 이러한 연구를 토대로 주택산업에 대한 정립된 풍수감결서 방식에 따라 분석하여 평가한 풍수마케팅 적용사례의 실례를 들어 주택분양에 얼마나 효과가 있었는지, 웰빙건축에 얼마나 반영되었는지에 대한 연구가 진행되면 풍수마케팅의 실효성 유무를 검증할 수 있을 것이다. 만약 이러한 연구를 통하여 실효성이 검증되면 풍수마케팅의 저변확대로 친환경적인 웰빙 주택산업 활성화에도 도움이 될 것이다. 덧붙여 풍수마케팅에 대한 산업별 모형을 연구하여, 그것이 기업의 이미지와 이윤의 극대화 그리고 고객의 만족에 얼마나 부합되는지에 대한 구체적인 연구가 필요하다.

목재의 미세조직구조를 이용한 서각작품 제작 (The Manufacture of Calligraphy-Woodcarving Artwork Using Anatomical Micro Structure of Wood)

  • Marvelous calligraphy-woodcarving artwork was made by using the mysterious beauty of anatomical structure of wood. The wooden artwork uses not only beautiful external appearance of wood, but it also uses the mysterious beauty of anatomical micro structure of wood which can only be observed through optical microscope or scanning electron microscope. The characteristics of anatomical structure of wood were presented through various carving techniques. The used wood species for the artwork include Quercus acutissima Carruth., Cinnamomum japonicum Sieb., Betula davurica PALL, Magnolia kobus A.P.DC, Populus maximowiczii HENRY, Betula schmidtii REGEL and Plerocaya stenoptera DC. These various types of woodcarving techniques are anticipated to be applied to the techart marketing for architecture as a field of environment art.

Development of the Performance Analysis Model Based on Research and Development Phases for Automated Construction Equipment

  • The automated construction machines have been recently developed to help solve the construction industry problems that significantly affect labour, productivity, quality, and profit. Despite the importance of performance analysis to commercialize the automated construction machines, previous studies have mainly concentrated on developing hardware and software of automated construction machines. This research now focuses on two objectives: (1) to propose an analysis model which can measure productivity, quality, and safety improvement rate of automated construction machines based on research and development (R&D); and (2) to develop a performance analysis system which will aid the evaluator in analysing the performance of automated construction machines. Finally, it is anticipated that the effective use of the performance analysis model and computerized system will ably develop the high-performance, automated construction machines and establish the marketing strategy to increase not only the commercial value but also the upkeep and development of construction machines.

스페이스 마케팅 관점에서의 파사드 디자인의 표현방법 연구 - 부산과 후쿠오카의 스포츠 전문점을 중심으로 - (A Study on the Expression Methods of Facade Design from the Perspective of Space Marketing - Focus on Sports Stores in Busan and Fukuoka -)

  • The purpose of this study was to investigate the influential factors of space marketing, and then to empirically analyze how they were reflected on the facade elements of sports stores. In order to achieve such a purpose, the research was firstly based on the perspective of space marketing to extract various features into 4 types of factors, namely sensuous factors, differentiated external appearance factors, image-associating factors and story-creating factors. Secondly, this study extracted the elements of facade design for sports stores including architectural elements, visual elements and display elements. Thirdly, it clarified the correlation of the influential factors of space marketing with the external space elements of sports stores. Fourthly, the qualitative analysis method was applied to analyze eight selected cases in Busan and eight selected cases in Fukuoka, Japan in order to explore the various different methods of expression of facade design. Lastly, the study found that the stores in Busan mostly take advantage of contrasting effects to deliver a strong visual impression to customers in the sensuous factors. Besides, the facade shapes in Busan were designed to be straight in order to enhance the main doors with its distinguished formative features to maximize the effective expression of the differentiated external factors, along with other expression methods of the image associating and story creating factors. This was done to associate with the brand identity in comparison with the stores in Fukuoka.

군산의 근대 창고건물 현황 및 산업유산으로서의 가치에 관한 연구 (A Study on Characteristics of the Modern Warehouse in Gunsan and Its Value as Industrial Heritage)

  • This research is to analyze the modern warehouses in Gunsan during the Japanese Colonial Period. They were the spatial and urban symbol of City of Rice, Gunsan. The main purpose of this study is to survey the modern warehouses in the original center of city, to find their architectural characteristics and to set up a possibility of reuse. 7 existing warehouse buildings are located at Jangmi-Dong and Jooksung-Dong, and they have been built between 1935 and 1940. The warehouse buildings have a module of 6m and they are generally 12m wide, 24~48m long and 8m high. Their structure is composed of reinforced concrete and wooden truss. All warehouse buildings have a rectangular form. Now the diverse commercial programs occupy the original space. Modern warehouse in Gunsan has the spatial and symbolic value as industrial heritage. Therefore, it is necessary to respect the original value of modern warehouse and to create a reusing space for the current generation. It is also essential to verify restoring possibility of three symbolic warehouse buildings in the harbour that were demolished.

Method for Composing a Portfolio for REITs Investment Using Markowitz's Portfolio Model

  • Domestic construction companies are suffering from financing difficulties in the wake of the economic slump in Korea and abroad. During this economic slump, real estate investment trusts (REITs), facilitators for improving financing and stimulating construction businesses, have increasingly expanded since their introduction in 2001. However, in terms of growth speed and marketing size, Korean REITs are falling behind those of other nations. The purpose of this study is to suggest a method for composing a portfolio using the Markowitz portfolio selection model to stimulate REITs. The main contents are as follows. First, a comparative analysis was conducted of increased REIT profit with the application of the Markowitz model and the average REIT profit rate from July 3, 2007, to July 21, 2008, during the investment analysis periods. The results showed that the total profit rate from the Markowitz model was about 10% higher than the average REIT profit rate. Second, the sensitivity was analyzed according to the portfolio's data-gathering and replacement cycle to measure the optimum cycle and yield. The six-mouth profit data collection period showed about 16% higher profits with the Markowitz model than with the REITs. The two-week portfolio change period resulted in about 11% higher profits with the Markowitz model than with the REITs.

Planning Directions of Community Facilities Integrating Generations based on Local Communities

  • Purpose: This study aims to derive planning directions of community facilities integrating generations based on local communities to promote sustainable intergenerational exchange by analyzing the spatial configuration and programs of domestic and foreign generation-integrated community facilities based on local communities. Research design, data and methodology: Through theoretical consideration, the concept of intergenerational integration, types of intergenerational exchange, and spatial arrangement types were identified. Then, case study analysis of domestic and foreign community facilities with well-planned intergenerational exchange spaces and programs were conducted to identify intergenerational integration, and to derive community facility planning direction. Results: The results of this research are as follows. First, in terms of humanware, in order to revitalize continuous exchange between the 1st, 2nd, and 3rd generations, a systematic support system is needed to build mutual trust through voluntary participation by each generation. Second, it is important to provide a variety of shared spaces while maintaining the uniqueness of each facility from a hardware perspective, and must be planned in such a way that selective interaction takes place with privacy and interaction in mind. Third, in terms of software, programs that meet the characteristics of each user must be provided. Conclusions: It is expected that the results of this research can be used as basic data for planning community facilities that integrate generations based on local communities, contributing to the search for sustainable ways to revitalize intergenerational exchange in the future.

일본의 타운매니지먼트 운영실태 분석을 통한 민간주도형 도시관리수법 도입방안 연구 - 도쿄, 오사카, 후쿠오카의 타운매니지먼트 지구를 대상으로 - (A Study on Introduction of Privately-led Urban Management System - Based on Analysis of Operation Status of Town Management in Tokyo, Osaka and Fukuoka -)

  • The purpose of this study is to introduce a town management system that utilizes private sectors and public space resources in urban management area. In this study, we are studying 7 town management districts in Japan which have been establishing diverse management systems that are propelled by the private sectors and private fund. We analyzed qualitative characteristics of 7 town management districts by surveying the operating status of organization, financial management and activities. Through the analysis, we clarified their characteristics that are related to establishing background. Also, we suggested conclusions of the study as follows: First of all, it is important to develop a town management method that takes into account the characteristics of the target district in order to overcome the limitation of applying uniform method and increase sustainability and efficiency of privately-led urban management. Second, marketing and promotion are critical strategies in town management since they are satisfying both private and public benefits. The high rate of reinvestment in marketing and promotions shows efforts to maintain the asset value of the private sector and continue to revitalize the city. Finally, in order to carry out urban management with private initiative, it is necessary to establish a working organization capable of realizing the operational direction of the steering committee to secure the executive power.

국내 초고층 주거의 친환경적 실내 공간 계획 및 개선방안 연구 - 친환경 건축 인증 제도에 의한 사례 분석을 중심으로 - (A Study on the Improvement and Environment-friendly Interior Space Planning of High-rise Residences in Korea - focuesd on the case analysis by environment-friendly architectural certification -)

  • After the concept of apartments was introduced in 1960s in Korea, on account of the development of architectural technology and science, high-rise residences in Korea are getting higher, and these residences have been becoming high-rise commercial/residential buildings since 1990. Nowadays, as the construction of high-rise commercial residential building complex is booming, the difference between these complex and high-rise apartments is getting smaller, and these two kind of high-rise residences are becoming new residential style in Korea. And these high-rise residences are considered the symbol of wealth owing to the marketing strategy emphasizing high quality, refined interior, a fair view, and the protection of privacy. However, high-rise residences bring about many problems related to health and psychology caused by the consumption of a large amount of energy, pollutant emission, the deterioration of the quality of indoor air, and vibration. For this reason, in this study, we tried to emphasize the necessity of environment-friendly access to provide healthy living environment and to reduce the negative effect of housing life in high-rise residences, and find the method to improve environment-friendly quality and health of residents in interior space. Therefore, this study aims to detect the problems and the items to be improved of interior spaces of high-rise residences by quantitative, qualitative analysis of the evaluation elements and the floor planning elements deduced from environment-friendly architectural certification in Korea and the other countries, and suggest the guideline to improve the environment-friendly quality of these interior spaces.

분당 서울대학교병원 증축 설계 사례 연구 (A Case Study on Extension Design of Seoul National University Bundang Hospital)

  • Recently general hospitals in Korea have been actively remodeled. Remodeling is required to extend the hospitals' area and to meet the new medical demand. Eventually it aims for achieving ideal healing environment. Seoul National University Bundang Hospital has also developed the schematic design to open the new hospital in 2012. This large scale of extension is the first step in its expected remodeling cycle. It is essential for the extension of hospital to create an architectural system on the basis of function, and to keep the balance with both the existing buildings and natural context simultaneously. To connect the existing hospital and the new hospital, a hospital street should be designed to make it function as a main pedestrian spine. Space design marketing of general hospital is effective in promoting the hospital image. It can be realized by emphasizing hospital identity through combining cultural program and commercial facilities. Developing hospital design should be encouraged under the EBD (Evidence Based Design) concept spread in USA.
