The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.

After 1980's, the progress in quantities of apartments were made by the housing construction expediting policies. But, the qualities of apartments were neglected and the plan of apartments were uniformed by the economical aspects. Apartment unit plans were designed standardized by the reasons of economical efficiency, structural methods and sales. Therefore apartments could not deal effectively with increasing demands for qualities of the residents. Absence of aesthetical values and fixed unit plans on regardless of the residents family compositions and the size of the apartments were occurred. So the new types of the apartment plans are needed to suit the changes and diversities of living. The purpose of this study is to extract the design factors for future apartment by analyzing the unit plans of apartment housings today.
The parking problem is caused by the parking demand. The ratio of parking demand at multi-family housing sites has been increased significantly, therefore several parking problems have occurred. The goal of this study is to investigate the parking demand per housing size of public-sized apartments, and to prepare that with the architectural regulations about parking supply. According to the results of this study, the parking demand of the small size housing unit(exclusive size:60 $m^2$ below) shows 1.09 car per the unit. and that of the medium size housing unit(exclusive size:60 $m^2$ over 85 $m^2$ below) shows 1.34 car per the unit. The parking demand of the small size housing unit was exceeded 56% more than the legal supply limit, and the parking demand of the medium size housing unit was exceeded 34% more. It is means that the level of architectural regulation about parking supply was not enough than the parking demand. So, it needs recon-sideration about the architectural regulations of parking supply.
This study is intended to compare the quality of housing envirionments between single family house and apartments. To be specific, firstly, it is to be examined as to whether there exists any differences between residents of single family house and those of highrise apartments in terms of their perception of the quality of housing environment. Secondly, the major factors of the perception of the quality of housing environment may be linked to the level of housing satisfaction are to be explored in this study. The perception of the quality housing environment is composed of four factors such as living space, noise, neighbor environment, and structural feature. For the purpose, questionnaires were adinistered to 125 home makers living in single family house and 125 home makers in high-rise apartments in Kwangju. The data were analyzed with factor analysis, analysis of variance, and multiple regression analysis.The following conclusions are derived from the data analysis in thi study: 1) Resjdents of apartments tended to be more satisfied with structural feature of housing unit and less satisfied with noise than those of single family house. There are negligible differences between two housing types in perception of the quality of living space, and neighbor environment. 2) According to the singhle family house group, it is found that structural feature, neighbor environment, and living space predict most of the variance in the level of housing unit satisfaction. It is also turned out that neighbor environment, noise, and structural feature have impact on the level of neighborhood statisfaction. 3) the apartments group shows that structural feature is the only predictor having impact on housing unit satisfaction. It is found that neighbor environment factor predicted the level of neighborhood satisfaction.

This study aims at finding the trend changes of spatial configuration in housing units of Korean apartments in the 2000s. Among the housing units in the apartments built by large construction companies, we have selected ones with small and regular sizes, $59m^2$ and $84m^2$ respectively, and investigated the number of bays, the location of wet zone and the spatial flexibility in the housing units selected for analysis. In conclusion, the number of bays in the housing unit has gradually increased, after allowing for the structural change of the balcony in the legal. It is estimated that the trend has came from the intent to increase the numbers of the externally exposed surfaces of the balcony, ensure a good view, lighting, ventilation and spatial flexibility. The location of wet zone, water-needed space such as a bathroom or a kitchen, has changed in the direction to facilitate the expansion and modification of space. Variable range of space has gradually expanded by using the balcony and wet zone as much as possible. In order to configure more effectively spaces in housing environments, the future study should be implemented to develop tools for realizing sustainable housing environment at the levels of not only the housing unit. but also the entire building, housing site, and city.
The purpose of this study is to investigate the actual usefulness and consciousness of bathrooms and to clarify the preference of bathroom plans by apartments dwellers in Jeonju City. Data was collected through self-administered questionnaires and 343 apartments dwellers were used for this study. The major results are as follows. The bathroom types were mostly unit bathrooms and were not suited with using bathrooms of apartments dwellers. The unit type of bathroom was not comfortable for them and most of them were not satisfied with their bathrooms. They usually used family bathroom instead of private bathroom. They wanted a separate space for different facilities such as a bathtub and toilet, a dressing room, and a fixed clothes chest. Generally apartments dwellers did not prefer unit bathrooms, prefering instead the bathroom plan with separate rooms for the bathroom and toilet, with space for dressing. This study suggests that further studies be conducted on apartments dwellers in other big, small and medium-sized cities. Also, it is necessary to offer bathroom plans which take the size of houses and bathrooms, and the number of bathrooms into account and to survey housing consumers' satisfaction of those bathroom plans.
This study attempts to analyze the characteristics of the space composition of the apartments and the general principles of apartments unit plans in Gyeongnam. Literature review and content analysis method were used in his research. The data of 108 unit plans were collected from e-catalogue and model houses of housing construction firms. The results of this study were as follows; 1) The general principle of Gyeongnam apartment unit plans, the tendency of 4LDk+2BATH type, 4bay, central type living room were showed. 2) In the point LDK and couple's bed room, LDK area become large and open type and couple's bed room were showed bed room+dress+powder+bath type as Maser's zone. 3) The entrance has a intermediate space as a balcony or a former space and the privacy of LDK space was protected from the entrance. 4) In the case of support space, generally support kitchen and laundry space were offered and several balconies were utilized. In fact, he differences of apartment plan composition between central cities and Gyeongnam were no showed. Therefore, these tendencies on plan composition of apartment in Gyeongnam were followed the general principles of Korean unit plans.
The purpose of this study is to investigate the remodeling of apartments housing unit according to the area type and size in order to provide useful information for future plans for more consumer-friendly dwelling units. To achieve this goal quantitative data analyses were employed. The sample was a total of 100 apartments analysed in previous researches conducting case studies on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x2-test. The results of the study are as follows: The change of finishing materials were made in almost all of the sample. 6.4, 8.6 and 10.6 categories were altered in the small, medium, and large apartments respectively out of 21 remodeling categories. In the case of communal areas, change of finishing materials and installation, removal, and change of lighting fixtures were most frequent. The most frequent alteration in private areas was also observed In change of finishing materials and installation, removal and change of lighting fixtures.
The remodeling of apartment that improves the improves the life level is going to be in the market because of lots of old apartment buildings. Until now, the research of remodeling is mainly restricted to the laws and financial funding, however, the needs in the trend of remodeling. This research, first, through the examples of remodeling in the country, this study draws remodeling factors that can be applied. Secondly, this study targets the study of remodeling to apartments and analyzes the type of housings made by the Korea National Housing Corporation. The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.
