A Survey on the Correlation Analysis between Housing Environment and Price of Apartments (주거환경과 아파트 가격과의 상관관계 분석에 관한 연구 - 대전시의 아파트 사례를 대상으로 -)

  • The purpose of this study is the correlation analysis between housing environment and prices of apartments in Dae-Jeon city. For these purpose, selecting assessment factors to analysis correlation from housing environment classified by space stages and correlation analysis between selected factors and price of apartments. The results of this study are as follows : in old city area, a physical factors of housing environment gives high influence on the price of apartment, in new city area, density of building gives high influence on the price of apartment.

A Study on the Characteristics of he Space Composition of the Medium Large Size Apartments' Unit Plan in Gyeongnam (경남지역 중대형 아파트의 단위세대 평면구성 특성에 관한 연구)

  • This study attempts to analyze the characteristics of the space composition of the apartments and the general principles of apartments unit plans in Gyeongnam. Literature review and content analysis method were used in his research. The data of 108 unit plans were collected from e-catalogue and model houses of housing construction firms. The results of this study were as follows; 1) The general principle of Gyeongnam apartment unit plans, the tendency of 4LDk+2BATH type, 4bay, central type living room were showed. 2) In the point LDK and couple's bed room, LDK area become large and open type and couple's bed room were showed bed room+dress+powder+bath type as Maser's zone. 3) The entrance has a intermediate space as a balcony or a former space and the privacy of LDK space was protected from the entrance. 4) In the case of support space, generally support kitchen and laundry space were offered and several balconies were utilized. In fact, he differences of apartment plan composition between central cities and Gyeongnam were no showed. Therefore, these tendencies on plan composition of apartment in Gyeongnam were followed the general principles of Korean unit plans.

  • The purpose of this study is to investigate the remodeling of apartments housing unit according to the area type and size in order to provide useful information for future plans for more consumer-friendly dwelling units. To achieve this goal quantitative data analyses were employed. The sample was a total of 100 apartments analysed in previous researches conducting case studies on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x2-test. The results of the study are as follows: The change of finishing materials were made in almost all of the sample. 6.4, 8.6 and 10.6 categories were altered in the small, medium, and large apartments respectively out of 21 remodeling categories. In the case of communal areas, change of finishing materials and installation, removal, and change of lighting fixtures were most frequent. The most frequent alteration in private areas was also observed In change of finishing materials and installation, removal and change of lighting fixtures.

Residents' Awareness toward the Differentiation of Design Factors in Apartments (아파트 차별화 계획요소에 대한 거주자 의식조사)

  • The purpose of this study was to investigate the residents' awareness toward the differentiation of design factors in apartments in order to offer the information helpful to housing designers. Documentary research and questionnaire survey methods were used in this study. In this survey, internet web survey was carried out using questionnaire tool that was extracted in the Preliminary survey. This web survey was carried out on 124 housewives from January 6 2004 to January 20 2004. Data were analyzed with the SPSS PC+ window version 11.0. The major results of this study are as follows. 1) Residents' educational level is high and they are so young nuclear family and they live in Seoul and metropolitan area. 2) They want 85$m^2$ type apartment and the dress room that is so large. 3) Although they have evaluate very Important factors to architectural design which are apartment plan design, space design, interior design, storage design, equipment and high-tech system design, it seems that they are interested in interior design among the design factors in apartments. 4) There is significant difference the evaluation of importance toward the differentiation of design factors in apartments according to housing size when they move to go.

A Study on the Qptimum Size of Master Bedroom Walk-In Closet in Apartments (아파트 드레스룸의 적정 수납장 크기에 관한 연구)

  • Housing construction companies have been providing master bedroom walk-in closet as a selling point in modest sized apartments as small as 74m$^2$. It is noticeable that master bedroom walk-in closet in apartments provided by public sectors showed much variety in its size. This study tries to set up the guide line of master bedroom walk-in closet size. It is quite reasonable to assume that the biggest space-occupiers in walk-in closet are blankets and clothing. The survey conducted in this study shows that the number of clothes people keep in their closet does not show any significant difference regardless of square footage of their apartments. 34.7% of respondent answered they keep about 50-60 clothes using coat hangers, where 20-30 of those are winter clothes. It is calculated the required optimum length of the walk-in closet is 3.8m$^2$. Considering the most popular longitudinal dimension of master bedroom, 3.9m, and the space needed to accommodate blankets, it can be concluded that the required length of storage in master bedroom walk-in closet is 2.1m. The length can be adjusted reflecting the length of the master bedroom.

Comparative Evaluation of Indoor Temperature in Spring according to Sitting Orientation of Tower-Type Apartments (탑상형 아파트의 배치방향별 봄철 실내온도 비교평가)

  • It is usual for energy consumption in accordance with facing and sitting direction of tower-type apartments to be calculated by the official statistics or computer simulation. Previous studies for energy consumption appear to be very limited due to the dependence on flat type of apartment. Acknowledging these constraints, an empirical study for a tower type apartment was conducted to demonstrate how a on-site indoor temperature measurement in spring can be used to assist in estimating the total energy consumption in terms of facing and sitting orientation specific settings. The results indicate that maximum temperature difference in spring was identified as $1.16^{\circ}C$ between south and eastern direction. It is known that raising $1^{\circ}C$ indoor temperature require 7% more energy consumption than normal. The $1.16^{\circ}C$ difference means that sitting direction of tower type apartment is a crucial explanatory variable as unit of analysis for energy consumption. It was demonstrated that the indoor temperature could be used effectively as an indicator to estimate energy consumption among various sitting direction of tower type apartments. It is anticipated that this research output could be used as a valuable reference to support more scientific and objective decision-making for facing and sitting orientation of tower type apartments.

Energy Consumption Characteristics and Evaluation of Thermal Insulation Performance in Accordance with Built Year of Apartment Complex (공동주택의 준공연도에 따른 단열성능 평가 및 에너지소비 특성에 관한 연구)

  • Studies have shown that the thermal performance of buildings changes depending on the year of construction completion. It leads to increased energy consumption of buildings and significant financial burden on users. Thus, this study has calculated the thermal insulation performance of 86 apartments quantitatively, using temperature difference ratio and sensible heat flux. Also, energy consumption characteristics depending on the year of construction completion and thermal insulation performance were analyzed by comparatively analyzing the results of insulation performance evaluation and heating costs. The analysis results are as follows. As for thermal insulation performance, it was around 70% lower in the apartments completed before 1985, compared to apartments completed after 2010. As for heating costs, the apartments with the highest heating cost incurred 1.5 higher heating cost than the apartment with the lowest heating cost. In terms of the insulation performance evaluation, the difference was 2.5-fold.

  • Concern about global environment has been increasing in recent years. Efforts to minimize the environmental impact to the globe as well as human beings have increased, especially in the late twentieth century. The study researches one of the solutions for the environmentally friendly building construction, which can contribute to sustaining the world environment. Assessment and proposals are made for high-rise apartments, one of the most popular construction types nowadays in Korea. Since the volume of high-rise apartment construction is so great, a small improvement in each building will make a great contribution. Assessments are made over the life-span of apartment buildings. A tool named EIAHA (Environmental Impact Assessment for High-rise Apartment) has been made through references from western examples, mainly in the UK. The components of EIAHA include passive design strategies, building materials, energy consumption during building operation and management/maintenance. Although the issues are on a global scale, solutions are sought on regional scale. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

An Analysis of the Bathroom Plans of Apartments Constructed of Seoul from 1971 to 1995 (평형대별, 연대별 아파트 욕실의 변화 -서울시의 1970년 이후 건립된 아파트를 중심으로-)

  • The purpose of this study is to provide a basic for a desirable bathroom plan of apartments. As a first step in this process, we analyzed the bathroom plans of the apartments(area: 10-69 pyung) constructed in 8 sections in Seoul from 1971 to 1995 where 65,801 households live. In this study, the numbers, location, size, and proportion of the bathroom and dressing room, and the direction of the bathroom door in apartments are examined. The major frindings are as follows; 1) We have found that the numbers of bathrooms to increase in more than 20s pyung apartment since 1990. 2) Except a master bathroom, the another one for the guest is located in enterance in more than 40s pyung apartment. 3) The door of the bathroom faces corridor in more than 40s pyung apartment. So, it is possible for them to lessen discomfortness when they coming in and out of the bathroom. 4) It was found that the size of bathroom were decreased in most cases. 5) They did not plan a dressing room in 10s pyung - 60s pyung and the size of dressing room was decreased in 60s pyung apartment.

The Case Study on the Exterior Colors Used in the Apartment Complex (아파트 단지 내 외관색채에 대한 기초사례연구 - 군산, 전주지역 아파트 단지를 중심으로 -)

  • The apartments of South Korea has developed enormously from 1960's to the present. Nevertheless, People have not paid much attention to the exterior colors used in the apartments. For this reason, this study tries to understand the differences of the colors between each brands and areas based on the newly-built apartments in Jeonju and Gunsan, and this focuses on the colors used in the main buildings, public facilities, playgrounds, and the main entrances. According to the research, although six-cases all showed that YR was higher than any other color patterns, but there were differences from both the brands and the areas. Both the colors and the materials, as distinguished by the brands, were more diverse in the apartments by the small or medium businesses than in those by the big businesses. Moreover, when the identical brands were observed in Jeonju and Gunsan, the differences between the areas was more recognizable than the differences between the brands. Both the colors and the materials, as distinguished by the areas, had more varieties in Gunsan than in Jeonju. It was because Gunsan had many diversities in natural, historical or social backgrounds, as compared to Jeonju. Unlike other studies, this study researched public facilities as well as the main buildings so that it was possible to perceive the harmony of the colors in the apartment complex; however, the cases used in this study were limited numerically.
