공동주택 리모델링 유형별 적용 가능한 공범에 관한 연구 (A Study on the Technical Method of the Apartment Remodeling Types)

  • The purpose of this study is to provide the technical methods of apartment remodeling. To gather information, a survey of the technical methods of apartment remodeling in domestic and foreign was conducted. As a case study, three types will be applicable to apartment remodeling: Horizontally expanding remodeling, combining remodeling, conversion remodeling. The results of the study are as follows: 1. Horizontally expanding remodeling type will be applied the dry construction and anchor pile foundation at skeleton and the double flooring at infill. 2. Combining remodeling type will be applied the dry wall construction in order to establish or remove the partition walls. 3. Conversion remodeling type will be applied that converting building equipments and interior finish materials conversion of old to new materials.

보급형 공동주택의 리모델링 계획안의 제안 (Plan Planing of Apartment Remodelling by Resident's Needs Analysis)

  • This study has the purpose a remodeling plan of apartment complexes in residential areas. Based on the analysis on characteristics of circumstance surrounding it and economic gains for the residents who live in the apartments, this study suggests a concrete model to accomplish the purpose. The apartment in Nowon-gu was studied and some apartments which have same characteristics with the target of remodeling plan were interviewed and answered the questionnaire. To grasp the functions required and planning factors of apartment's remodeling, the questionnaire focused on the residents' request in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household. The conclusion is, (1) The major problems of common apartment complexes were serious aging, insufficient everyday life facilities and high rate of the residents' dissatisfaction. (2) The study suggests remodeling plans of an apartment complexes in each levels of their own entire hosing complex, just a building in the hosing complex area, and their own household, such as, underground parking area, tree-planting of first and top areas, improvement of a housing floor plan, a view of the front side, and so on.

  • Recently, the environmental conservation has been emphasized over the world. Building industry should carefully reflected the development focused on the economic aspect as well as the environmental considerations. Therefore, it requires the technology development to mitigate the environmental pollution through the reducement of the energy and resources usage amount over the building life cycle. For these, it should be required to set up the analysis methodology to grasp the amount of the environmental pollution and energy and resources in each step of building life cycle. In this paper, it aimed at preparing the analysis process and analyzing the embodied energy and $CO_2$ and $SO_x$ emission according to the building work, field work, mechanical and electrical work on the new building and remodelling, utilizing the inventory analysis which is one of the LCA process.

  • This study is about the description method & scope of maintenability in window components which have been applied to the remodelling work in Apartment Housing. Already we did established the maintenability performance index through the preceding research in recent. It is defined as changeability, prefabrication, coordination. and capacity of performance preservation. As the results of analysys on the performance information that is reported by catalog & internet media, the ratio of adaptation as a maintenabilty performance was revealed to percentage of 11(11%). And as the respects of represented content, majority of the performance information only have dealt with advertising-effect, rather than physical performance make easy to change and separat.

  • The purpose of this study is to present basic data that can assist on projecting the plans of use of balcony space, by identifying the problems derived from balcony remodelling for the sole purpose of securing practical space, and to further research on the role of balcony space in an apartment. The results of this study revealed a high demand on balcony space, thus the key area of research would be on developing various methods of utilizing such balcony space differing among the different types of available residential space, rather than a standardized extension of balcony space.

  • 현재 리모델링 시장은 전체 건설시장 규모에 비해 매우 적은 비중을 차지하고 있으나 점차 그 비중은 확대될 것으로 기대한다. 또한 공동주택 리모델링 시장은 자원의 재활용 및 수익성 측면에서도 재건축을 보완할 대체시장으로 부상할 것으로 예상한다. 그럼에도 불구하고 리모델링보다 재건축에 대한 선호도가 높은 이유는 재건축이 리모델링보다 경제성 측면에서 유리할 것이라는 막연한 기대감과함께 리모델링의 구조적 신뢰도 결여, 리모델링 평면의 제약, 리모델링 사업 수행 경험 부족 등에서 그 원인을 찾을 수 있다. 그러나 분석 결과와 같이 실제 사업성 측면에서 리모델링이 유리한 단지가 많을 것으로 예상되는 만큼 사업 주체인 조합에게 합리적인 사업성 분석을 통하여 자산 가치를 높이는 최적의 사업방안을 제시하는 것이 필요하다. 이를 위해 리모델링에 대한 포지셔닝 구축을 통한 합리적인 마케팅 방안 제시가 요구된다고 하겠다.

기존 공동주택에서 채취한 철근콘크리트 기둥의 내력특성 평가 연구 (Axial Strength of RC Columns Extracted from Existing Apartment Housings)

  • 본 논문에서는 노후화된 부재의 내력평가 및 보강설계를 위한 기본 자료를 구축하기 위하여 기존 공동주택에서 채취한 철근 콘크리트 기둥에 대한 구조실험을 통하여 노후화된 부재의 내력특성을 분석하고자 하였다. 이를 위하여 기존 재건축 아파트 현장에서 총 10개의 기둥을 채취하고, 각각의 기하학적 특성에 따라 중심축력 및 편심축력 실험을 실시하였다. 채취된 부재의 치수는 도면과 최대 40mm 정도 차이가 있었으며, 철근 피복두께는 약 25~115 mm 정도의 범위로서 매우 고르지 못한 분포를 나타냈다. 본 실험결과에 의하면 모든 부재의 실험 압축내력이 계산치보다 최소한 75% 이상 큰 것으로 나타나 현행 설계기준을 만족하는 것으로 파악되었다. 그러나, 부재의 변위 연성비는 최소 2.12, 최대 5.86으로 나타나 전반적으로 부족한 것으로 파악되었다.

한옥의 공간구성과 주거공간 및 주택의장요소를 담은 아파트 단위세대 계획안 (The Plan for Apartment Unit containing the Space Organization, Residential Space and Housing Design Elements of Han-Ok)

  • This study focuses on the fact that the Korean traditional design application appears as one of the trends for a planning technique to express an apartment as a healthy, clean and environment-friendly dwelling recently. Focusing on this, this study tries to apply the characteristic of Han-Ok to an apartment unit plan more compositively beyond the fragmentary design application of existing preceding researches. To do this, the space organization, residential space and housing design elements of Han-Ok are deducted through preceding researches and case studies and proposes a plan by applying this to the apartment plan with a floor plan of about $132m^2$(40 pyeong). The apartment unit plan containing the characteristic of Han-Ok proposed in this study is planned based on the floor plan of about $132m^2$(40 pyeong) which is distributed the most in the city of Seoul. It has an advantage in terms that it can be individually applied not only when a construction firm progresses business anew carrying the banner for a Korean-style apartment but also an existing residents can apply through remodelling. Meanwhile, it has a limit that the diversified space sense and the advantage of an airy Han-Ok cannot be applied to many parts of the design due to the characteristic of an apartment of diverse height change. If a measure to secure constructability and economic feasibility while reflecting diverse differences of floor-level of an apartment can be prepared in follow-up researches, much more various advantages of Han-Ok can be put into the apartment design.

장수명 공동주택용 보-기둥 접합부 시공방법 개발 (Development of Beam-Column Connection for The New Apartment Structural System)

  • Bearing wall system was used extensively in most multi-residential apartment buildings in Korea. However, bearing wall apartments have the lack of architectural plan flexibility, remodelling-incompatible, causing serious economic losses in terms of construction waste. Recently, many researchers have studied the use of Rahmen structure as a potential alternative. The beam-column connection in the paper for long-life apartment housing forms connection of a Rahmen structure utilizing the advantages of steel and reinforced concrete. In addition, reduction of cast-in place concrete and construction schedule is expected by using precast concrete. Reduction effect of quantity decreased construction costs and $CO_2$ emission of key construction materials. However, verifying the feasibility of new construction method entails numerous challenges. Accordingly, the purpose of this study is to analyze the construction feasibility of sleeve, coupler, and pressure welding connections for long-life apartment building structure. A 3D modeling software was used to perform the analysis, and a real scale model was created to verify the results of construction feasibility. By verifying the construction feasibility of beam-column connections, this study will contribute to the efficient application of these methods on construction sites.

서울시 편복도 아파트 생성문법의 위상학적 유추에 대한 연구 (Topological Investigation of the Generative Grammar for the Balcony Access Type Apartment Houses in Seoul)

  • This study aims to construct the design competence by means of a topological approach. To this end, the linguistic concept of 'competence and performance' in Chomskian sense is borrowed and applied to the study. The usability of this method is then tested against the sample apartment plans from Gangnam-gu area in Seoul, and it is found that this enabled a middle-ground approach to a more productive grammar that overcomes the limits in Glassie's and Stiny's grammar systems. Through a series of analyses on the sample plans, it could be clarified that there appear classificatory levels in the competence that controls the planning of the building, zoning of the unit, and layout of LDK combination. At the end, it is evaluated that the generative grammar, constructed in this research, is the possible world in designers' minds, and this retrospective remodelling of the architectural competence could illuminate the 'design decision flow' that generates the sample plans.
